Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

White & Weston presents the ultimate in parkside, village lifestyle

Design-driven Melbourne apartment developer ANGLE has been given the green light for its next project.

The company is partnering with the Melbourne Anglican Trust Corporation, the landowner of a prime 2,784 sqm site spanning 552A and 550 Burke Road, and 250 Camberwell Road, to deliver two new residential buildings comprising 36 apartments.

In its early stages, the project is being referred to as <a href="https://www.urban.com.au/new-apartments/550-burke-road-camberwell-vic-3124">Edition 08: St John’s Place</a>, due to its location within the St John’s Anglican Church precinct and its proximity to the historic church itself. The development is set to cater primarily to families and downsizers, with a focus on three-bedroom residences—a market ANGLE has targeted since its founding just over a decade ago.

The built form is carefully set back to preserve the visual prominence of the adjacent St John’s Church, a 1957 heritage-listed building. It also responds thoughtfully to the neighbouring Lower Reserve and Camberwell Primary School.

A four-storey volume will front Burke Road, designed at a reduced scale to align with the existing streetscape, while a more prominent eight-storey structure is located toward the rear of the site, adjacent to parkland.

The proposed material palette includes warm-toned brickwork, raw and textured concrete, and refined metal cladding—referencing local civic and ecclesiastical architecture while establishing a contemporary identity.

One of the key features of the proposal is a new public laneway connecting Burke Road to Lower Reserve. This link will be activated by ground-floor commercial tenancies and a food and beverage venue, formalising pedestrian movement through the precinct and strengthening the interface between the church and park.

First look: ANGLE partners with Melbourne Anglican Trust to deliver new apartments in Camberwell's St John's Church precinct

Fresh off the completion of The Clermont in <a href="https://www.apartments.com.au/developments/bellevue-hill-nsw-2023">Bellevue Hill</a>, boutique developer Concretive is now planning its next project in the same suburb.

They are set to demolish the 1970s-era Sharon Court, which sits on a 740 sqm block at <a href="https://www.urban.com.au/new-apartments/17-bellevue-park-road-bellevue-hill-nsw-2023">17 Bellevue Park Road</a>, adjoining Bellevue Park. In its place, they plan to deliver a $9.7 million, five-level development comprising nine apartments.

Seven of the nine apartments will feature three bedrooms. One one-bedroom and one two-bedroom apartment have also been proposed, with the two-bedroom residence located on the top floor. This unit will share the rooftop level with a 100 sqm communal rooftop terrace.

Designed by renowned architecture firm <a href="https://www.apartments.com.au/architects/mhn-design-union">MHN Design Union</a> (MHNDU), the building form is articulated with soft curves and extensive planting to echo the neighbouring tree canopy and parkland.&nbsp;Materials such as scalloped concrete, brick, and glass have been chosen for their durability and low-maintenance qualities, while also presenting a contemporary façade.

MHNDU said&nbsp;the site is located in a highly desirable area that is shifting to an increasingly higher proportion 
of medium-density living.

"The proposal is related to the desired future character of the area and will assist with the desired increase in density in this increasingly popular location," the submission to the Woollahra Council noted.

Positioned at the end of a no-through road, 17 Bellevue Park Road directly adjoins Bellevue Park, offering a rare level of green outlook.&nbsp;The site, bought earlier this year, is opposite Bellevue Hill Public School and is also just 150 metres from Cooper Park.

The project marks Concretive's third project in Bellevue Hill. As well as The Clermont, the Pyrmont-based developer has completed&nbsp;<a href="https://www.urban.com.au/buildings/priv-21-23-riddell-street-bellevue-hill">Privé on Riddell Street</a>.

First look: Parkside downsizer apartments pitched on Bellevue Park

When Plus Architecture put pen to paper on La Mer, one of the newest apartment developments in Main Beach, they wanted to design a building that went far past aesthetics.

Plus Architecture Director, Danny Juric, says La Mer, just 22 full-floor apartments and a double-storey penthouse on Main Beach Parade, isn't&nbsp;just about an elegant facade, but a deep integration with its surroundings.

“When designing for the coast, environment plays a huge role,” Juric says.

“We sculpted the building to respond to the sun’s trajectory, ensuring that each apartment is bathed in light without the interruptions of shadow, which is quite rare on the Gold Coast.”

The vision for La Mer was also guided by an understanding of how the Gold Coast lifestyle shapes its residents.

Juric speaks of “barefoot luxury” - a design philosophy that emphasises comfort, warmth, and tactile experiences.&nbsp;

“It’s not just about how the space looks; it’s about how it feels,” Juric says.

“From the feel of the travertine underfoot to the curves in the walls that soften the edges of the spaces, we wanted to create an environment that invites you in and makes you feel at home. It’s all about creating a sense of belonging, of being part of the coast.”

The apartments reflect this philosophy with open layouts that prioritise connection to both the internal and external environments. Large, sculptural balconies are designed to frame views of the coast, while interiors use natural materials like travertine, timber, and soft plaster to engage the senses.

On designing for the location, Juric says Main Beach is not just another beach suburb.

“It’s a quiet, residential area where you need to make a decision to visit, and that’s a key element in how we approached the site. The location is all about balance - an easy walk to the beach and Broadwater, but far enough from the main thoroughfares to maintain peace and privacy.”

La Mer is just 68 steps to the sand at Main Beach, and a short walk to the Tedder Avenue retail strip.

La Mer is being developed by the Sydney-based ODUS, which took over the project last year. To instil confidence in the delivery of the new development, they commenced construction last July and are targeting a late 2026 completion.

The large-scale apartments each span 300 sqm with three bedrooms. Residents will have&nbsp;exclusive access to a resort-style pool, spa, gym, sauna, barbecue facilities, private sun lounges, yoga lawn, and an outdoor beach shower.

ODUS Director Byron Sakha said La Mer was the latest evolution of the exclusive, laid-back&nbsp;<a href="https://www.apartments.com.au/developments/main-beach-qld-4217">Main Beach</a>&nbsp;village, one of the&nbsp;<a href="https://www.apartments.com.au/developments/gold-coast-qld" target="">Gold Coast</a>’s most highly sought-after addresses.

“Every apartment in La Mer has house-sized proportions and incredible views—not to mention a location in one of the city’s best postcodes,” Sakha said. 
 
“Demand continues to outstrip supply for ultra-luxury apartments on the&nbsp;<a href="https://www.apartments.com.au/developments/gold-coast-qld" target="">Gold Coast</a>, and the rare full-floor design will make these residences particularly prized."

Belconnen's growing town centre is set to continue to evolve with plans filed to turn a temporary car park into more apartments.

The new plans are for the penultimate, and final stages of the Linq precinct,&nbsp;which is being delivered by&nbsp;NDH Property Group, a joint venture between KDN and Evri Group.

Stage 2B will add a further 151 apartments, across two 13-level towers on the 6,601 sqm site at <a href="/new-apartments/103-eastern-valley-way-belconnen-act-2617">103 Eastern Valley Way</a>. The car park currently provides temporary surface parking for nearby commercial and residential developments within the Belconnen Town Centre.

Stage three will be a further 300 apartments.

The development’s podium design, shared between the two towers, will include green spaces, retail, and leisure areas, making it a central hub for both residents and visitors.

The two towers will feature a distinctive red-brick base, reflecting the architectural language of Belconnen's established character. The stepped podium design ensures a smooth transition in scale from the nine-storey Linq Stage 1 to the taller developments to the north, such as Republic, which rises up to 27 storeys. This approach minimises the visual impact of the development while maintaining the necessary residential density to support Belconnen’s urban renewal vision.

The development is situated within Belconnen's rapidly evolving town centre, surrounded by other key developments, including the nearby Belconnen Arts Centre, retail precincts, and access to public transport.&nbsp;

The site is also well connected to the University of Canberra and Lake Ginninderra, further enhancing its appeal for residents seeking a convenient, vibrant urban lifestyle.

Recently Canberra developer Morris Property Group launched Iris, at <a href="https://www.apartments.com.au/new-apartments/iris-belconnen-53-benjamin-way-belconnen-act-2617">53 Benjamin Way</a>, nearby.

Belconnen's final stages of Linq masterplan revealed

<a href="/developers/frasers-property">Frasers Property Australia</a> is mixing up their upcoming Newstead residential development, changing the plans to focus on the higher end of the market.

They're now proposing 70 apartments across two 16-level towers on a 3,016 sqm site on the <a href="/new-apartments/19-chester-street-newstead-qld-4006">corner of Chester and Morse Street</a>. There will also be three street-level terraces, a rarity so close to the popular James St retail precinct.

Frasers Property Development Director Jamisen Rivera said the upscale project felt like a natural progression following the delivery of luxury townhomes and apartments at Hamilton Reach.&nbsp;

Fresh off the recent completion of their boutique <a href="/new-apartments/caloundra-qld-4551">Caloundra apartment development</a> Bianco, local Sunshine Coast developer RCQ is moving onto their next project, just down the street.

They've filed plans for three towers on a prime 3,640 sqm site at <a href="https://www.apartments.com.au/new-apartments/124-126-bulcock-street-caloundra-qld-4551">126-140 Bulcock Street</a>, comprising a mix of short-stay and traditional build-to-sell apartments. The three towers, with 155 units, will be delivered in two stages.

"The proposed mixed-use development on Bulcock Street, Caloundra, adopts a context-sensitive mixed-use precinct that supports residential and civic functions, reinforcing the site's role within Caloundra’s evolving town centre and aligning with strategic planning goals," the Design Report submitted to the Sunshine Coast Council noted.

The building will feature&nbsp;open-air terraces and high-quality resort-style amenities including pools, wellness areas, and public areas that enhance community connectivity.

Caloundra is going through a renaissance of sorts.

Brisbane builder-developer Gardner Vaughan Group will later this year launch <a href="/new-apartments/eden-caloundra-1-9-bulcock-street-caloundra-qld-4551">Eden Caloundra</a>, down the street at 1-9 Bulcock. It was announced in June they secured 5,289 sqm, where they are planning 179 apartments across two towers.

GVG Director Sam Gardner says&nbsp;Bulcock Street is one of the premier streets in&nbsp;<a href="https://www.apartments.com.au/developments/caloundra-qld-4551" target="">Caloundra</a>, but it's been left behind in recent years.

"We expect&nbsp;<a href="https://www.apartments.com.au/developments/eden-nsw-2551" target="">Eden</a>&nbsp;to be just the start of the revitalization of the area," Gardner says.

Caloundra transformation continues with RCQ's Bulcock Street plans

Developer <a href="/developers/thirdi-group">Third.i</a> has revealed plans for a major mixed-use transformation in Gladesville, with a proposal that could reshape the suburb’s town centre into a new civic, retail and residential destination.

Lodged across a trio of neighbouring parcels at 1–3 Flagstaff Street, 2–10 Cowell Street and 1 Massey Street, the project would see the Gladesville Village Shopping Centre redeveloped into an integrated precinct of more than 500 apartments, a new supermarket, and significant public domain upgrades.

Designed by i2C with landscape architecture by Arcadia — the team behind Lane Cove’s Canopy — the proposal represents the first of its scale in Gladesville and is being framed by Third.i as a once-in-a-generation opportunity to reimagine the area.

A key feature of the masterplan is a continuous green spine connecting Massey and Cowell Streets, threading new pedestrian links through the site and anchoring the development around over 4,500 sqm of publicly accessible open space. The proposal also includes a 4,000 sqm supermarket, a dedicated health and wellness centre, and a food and beverage precinct positioned as a future hospitality destination for the lower North Shore.

In line with Third.i’s broader strategy of blending housing typologies, the 500-plus apartments will be delivered across a mix of build-to-sell and build-to-rent formats. The scale and ambition of the project go beyond what’s currently permitted under the existing Local Planning Panel controls, but directly respond to Council’s Local Strategic Planning Statement (2020), which identifies the Gladesville Village precinct as “primed for place-based redevelopment.”

“This is a rare opportunity to create something with long-term benefit — a social and civic heart for Gladesville that reflects the area’s growth and character,” Callion said.

“We’re proud of the level of collaboration we’ve had with Council throughout this process, ensuring that what’s proposed isn’t just deliverable, but meaningful.”

The masterplan aims to support housing targets outlined in the National Housing Accord and, if approved, would directly contribute to addressing supply shortages across Sydney’s established suburbs. It also sets out a model of infrastructure-led development, with all upgrades — including new pedestrian paths, public landscaping, and civic amenity — to be fully funded by the developer, placing no financial burden on Council.

Pending approval, construction is expected to begin in late 2026.

First look: Third.i plots 500-unit redevelopment of Gladesville Village Shopping Centre

National developer&nbsp;<a href="/developers/cedar-woods">Cedar Woods</a>&nbsp;is commencing construction this month on <a href="/new-apartments/incontro-subiaco-133-salvado-road-subiaco-wa-6008">Incontro</a> Apartments in Subiaco, following strong sales performance, with almost 50 per cent of the new apartments sold prior to breaking ground.

Multi-award winning EMCO Building has been appointed to deliver the 110-apartment development.
