Toorak's dress circle St Georges Road, home to some of the city's priciest homes, is set for a rare new apartment development.

Blood Diamond Group, an entity tied to Tina Brandi, wife of David Brandi who has been a prolific bidder on The Block over the years, has filed plans for an ultra-exclusive development across an amalgamated 3,662 sqm site at <a href="https://www.apartments.com.au/new-apartments/104-106-st-georges-road-toorak-vic-3142">104 and 106 St Georges Road</a>.

The proposal would replace two existing homes on the riverfront site with a five-level apartment building cascading down the steeply sloping land toward the Yarra River. Designed by Charles Wright Architects, the development has been carefully shaped around the site’s topography and river environs, with the upper levels stepping back to reduce visual bulk from both St Georges Road and the Yarra corridor.

Planning documents describe the proposal as “a site layout and building typology that is consistent with the emerging character of the area and which provides exceptional amenity for future residents without compromising that of neighbouring properties.”&nbsp;

The scheme comprises 12 apartments, including 10 three-bedroom residences, one one-bedroom apartment, and a substantial split-level five-bedroom penthouse. A 624 sqm communal rooftop terrace will crown the building, while three undercroft levels embedded into the hillside will accommodate apartments and basement parking.

The design leverages the site’s dramatic northern outlook across the Yarra River, with living areas and balconies oriented toward the water. A central atrium running the full height of the building is intended to draw natural light deep into the residences and improve internal amenity.

Landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo Design &amp; Landscape</a> will play a major role in softening the built form, particularly along the river edge where significant setbacks have been introduced. The proposal includes a minimum 30-metre setback from the Yarra River boundary, preserving a substantial landscaped buffer between the development and the waterway.

While a mature English Oak near the front of the site is proposed for removal, the plans retain a large English Elm closer to the riverfront, alongside other established vegetation in the lower section of the property.

Architecturally, the building adopts strong horizontal forms with expansive glazing and curved balcony edges facing the river. Planning documents note the upper levels “adopt a receding form” to ensure the building responds appropriately to the Yarra River environs overlay controls.&nbsp;

The surrounding streetscape is characterised by large contemporary homes embedded into the hillside, many presenting as modest one or two-storey forms to the street before expanding toward the river frontage below. The planning report notes this established pattern heavily influenced the massing strategy for Toorak Pavilion.&nbsp;

Until the recent sale of the landmark Clendon Road mansion Coonac for around $130 million, St Georges Road held the state's most expensive home, the $80,000,088 derelict "Ghost House" mansion that was bought by crypto king Ed Craven.&nbsp;

Blair House, also on St Georges Road, sold for $74.5 million in 2022.

First look: Toorak Pavilions slated for dress circle St Georges Road

Six months after a development site on Kangaroo Point’s Shafston Avenue sold for $6.55 million, plans have been lodged for a 23-storey apartment tower.

A company named JMT Mega Capital, understood to be interstate investors when the 1,222 sqm double block traded late last year through Patona Property, is proposing an 84-apartment development in place of the existing low-rise buildings.

The slender tower at <a href="https://www.apartments.com.au/new-apartments/212-220-shafston-avenue-east-brisbane-qld-4169">212–220 Shafston Avenue</a>, overlooking the Brisbane River, has been designed by <a href="https://www.apartments.com.au/architects/aplus-design-group">Aplus Design Group</a>. It will comprise a mix of one-, two- and three-bedroom apartments above six basement levels, topped by rooftop resident amenities.

The development has been designed as a vertically articulated tower with recessed balconies, curved façades and planted edges intended to soften its scale within the evolving Shafston Avenue skyline. In the submitted Urban Design Report, Aplus Design Group said the tower had been “shaped with a slender vertical expression, articulated façades, recessed balcony zones, integrated planting and a clearly defined podium relationship, helping to reduce perceived bulk and create a more elegant contribution to the Shafston Avenue streetscape and broader Kangaroo Point skyline.”

The scheme comprises 84 apartments, including 25 one-bedroom units, 34 two-bedroom apartments and 25 three-bedroom residences. A total of 104 car spaces are proposed across six basement levels, including resident, visitor and accessible parking.

Residents will have access to rooftop communal open space and shared amenities, while the development also incorporates deep planting zones and subtropical landscaping throughout the podium and tower levels. The project includes 35 per cent communal space coverage across the site and a 17.5 per cent deep soil zone allocation to support urban greening outcomes.

The application exceeds the mapped building height under the Kangaroo Point Peninsula Neighbourhood Plan and is being assessed under Brisbane City Council’s impact assessment pathway. The design team argues the additional height is supported by the site’s strategic inner-city location, existing high-density zoning, and proximity to transport and employment hubs.

“The design has been developed to make better use of a well-serviced urban site within an established high-density residential setting, while improving the street presentation and overall quality of the public realm interface,” the report states.

A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The development of 118 apartments is part of the redevelopment of the&nbsp;Kirra Beach&nbsp;Hotel. The brains behind the operation&nbsp;is the family-ran KTQ Group, led by Peggy Flannery, who are behind the award-winning Elements of Byron Bay.

Urban recently sat down with KTQ Group&#39;s development director Jeremy Holmes to discuss the project.

JR: Why was Kirra Beach chosen for the project?

JH: The KBH was purchased back in 2010. It was a run-down venue. As new owners we undertook a significant refurbishment at the time and sought about changing the offering under new management. Over time we built a reputation as a community focused and value for money beachside pub. Something we are endeavouring to re-create with the new development.

We progressively acquired a number of neighbouring sites up until 2017, and now have a total landholding around 9000m2, almost the entire block. This was a key strategy in order to create a compelling design and masterplan for the site, to make use of the full frontages, views and connection to the beach.

This location was always earmarked for redevelopment. We were drawn to the site and its key fundamentals (aside from size) of beachside location, north facing beach, city skyline view (night-time view especially) and proximity to the airport and highway. We believe in the Southern Gold Coast as a region undergoing a major transformation and growth for these reasons listed above. It has been undervalued in the past.

JR: What was the design brief for the first tower? And was there a shortlist of &ldquo;must-haves?&rdquo;&nbsp;

JH: Firstly, we were after a design that was sympathetic to the surrounding landscape and the beach. We wanted a building with a curvaceous and organically shaped fa&ccedil;ade, utilising colours that were muted and gentle (to blend in with the natural surrounds). We then had a bit more of a bold and fun approach to the design of the beer garden and pavilions to create a more vibrant and active ground plane and frontage. We integrated this with a 2 level pergola that runs the full length of the site along Marine Parade.

The wave awning feature was a key design element for the overall scheme and shapes the entry to the tower along with creating a visual break from residential use to the hospitality uses.&nbsp; A Sun-exposed 25m north-facing pool is another key feature that sits proudly along the beach edge of the tower, above the hotel and pavilion, and will be one of those amazing resort-style experiences for our residents to enjoy.&nbsp;

JR: What was the biggest challenge when conceiving the design building (or collection of buildings)&nbsp;

JH: The site masterplan was fairly logical in its layout and the building heights were set from a previous approval. The key was making the large floorplates of each tower work from an apartment planning perspective and maintain the curved fa&ccedil;ade without compromising these layouts. There was a focus on ensuring views were maximised from each apartment and the seamless transition between inside and outside was a critical design feature

JR: How important are the amenities in such a project?&nbsp;

JH: Residents expect resort-style amenities in beach-side leisure destinations like the Gold Coast. Many developments don&rsquo;t do it well however. The single most important facility is always on the pool so we have created a generous size pool with an immaculate beach view on the front of the site, north-facing, with plenty of sun.

JR: Which part of the project are you most looking forward to seeing when completed?&nbsp;

JH: My apartment&hellip;.

But actually the mix of amenities and being able to get everything you need in one location without having to jump in your car. That is real luxury. Our buyers are seeing the benefit of on-site facilities, amenities, and entertaining opportunities. When all stages come together this will be a very special thriving destination / precinct.

The Brisbane-based developer Spyre Group has sold out all three of their Gold Coast beachfront apartment projects as the coastal Queensland apartment market continues to boom.

Spyre, who are <a href="/project-updates/spyre-group-plan-komune-resort-redevelopment-dubbed-cala-dei-residences">set to redevelop Coolangatta's Hotel Komune</a>, have sold out their $79 million Broadbeach tower Elysian, the $77 million Burleigh block Natura and the $25 million MAYA in Kirra Beach.

“We are absolutely delighted that we have been able to converge three luxury beachfront products that met what the market wanted,” Spyre Group director Andrew Malouf said on the milestone.

“We have worked very hard over the last four years to create residences tailored towards the luxury downsizer market and the sell-out certainly vindicates the luxury product that we have brought to the market.”

Spyre's first Gold Coast project was Elysian, the 21 level tower on Old Burleigh Head Road with 61 apartments.

Spyre followed with Natura, targeting the downsizer more with just 33 half-floor, three bedroom apartments across 17 levels, before going more boutique with MAYA Kirra Beach which has 16 half-floor residences with two and three bedrooms.

They're waiting for the green light from the Gold Coast City Council to move on their fourth project, the redevelopment of the Hotel Komune which will home 31 apartment across 12 levels which will be known as Cala Dei.

The project has been designed by bureau^proberts, with Cusp Landscape Architecture handling the 576 sqm of recreational space which will include a communal resort area with plunge pools.

“A major key to our success on the Gold Coast has been the ability to secure the best beachfront sites in unique and highly sought after locations.

Nicholas Clydsdale, director of CBRE Residential Projects Gold Coast and the marketing agent for Spyre’s Gold Coast projects, says the group targeted the high-end owner-occupier market ahead of the curve with the launch of Elysian Broadbeach in late 2016.

The Laneways is the newest address in Rosebery, on the fringe of the Sydney CBD.

Ellerson Property Group are developing the&nbsp;118 apartment project across four buildings&nbsp;designed by Arc Architects.

The Laneways draws its name from a leafy pedestrian pathway connecting Mentmore Avenue to Dunning Avenue.

Urban sat down with Ellerson Property Group directors Fayad and Remon Fayad to discuss The Laneways.

JR: Why did you choose Rosebery as your first inner Sydney project?

Rosebery is one of the secret gems of Sydney&rsquo;s inner city.&nbsp;It is strategically located between the beach and the CBD, has strong infrastructure centring around Green Square and a thriving caf&eacute; dining scene.&nbsp; The opening of Gunyama Aquatic Centre is also a major leisure drawcard for health and leisure activities.

JR: How did you initially scope out the project?

The Laneways site was part of the former 12-hectare Sweetacre confectionary factory which gave the world such iconic lollies as Red Frogs, Jaffas and Minties.&nbsp; The opportunity to breathe new life into the site, to build a micro-community in Rosebery was too good to pass up.&nbsp; We reviewed the scale of surrounding residences and set about creating four buildings that would blend elegantly into the streetscape.

JR: What do you think buyers would love about Rosebery?

There is an inviting urban vibe to Rosebery that people find appealing.&nbsp; The suburb has its own dining precinct with Blackstar Pastry and The Cannery serving up some of the best cuisine and coffee in Sydney.&nbsp; It is also home to numerous fashion and design outlets which gives the area a creative design-driven look and feel. &nbsp;

The blending of old industrial architecture with pared back modern luxury sits really well.&nbsp; A strong design aesthetic can also be seen in the Green Square public library which entices readers of all ages. &nbsp;

Pets are very much part of the family in Rosebery, so there are pet boutiques, grooming salons and dog-friendly cafes popping up near the large dog park across the road from The Laneways.

JR: What was the architectural brief?

To create a boutique development with great bones, that connected Mentmore Avenue and Dunning Avenue to promote walkability for residents and the wider community.&nbsp; Also maximising the use of the rooftop terraces.

We also introduced a tech element into the design with the inclusion of Wi-Fi device chargers integrated into the kitchen benches and the inclusion of electric car charging bays in the basement.

JR: What are you most looking forward to seeing when the project is finished?

There is always a sense of achievement when the team finishes a building.&nbsp;You have taken an idea and brought it into reality.&nbsp; The team feels a strong affinity for The Laneways; part of the community.

Something unique to The Laneways that we are particularly proud of, is our public art project Song of Frogs. In researching the site, we learned that as well as the famed Red Frog lolly connection, the area was once a wetland long ago with frogs inhabiting the area.

Armed with that knowledge, we commissioned some of Australia&rsquo;s most formidable design and arts talents to design a succession of five unique bronze frogs that will inhabit the gardens connecting Mentmore and Dunning Avenue.&nbsp; Gentle frog songs will be heard as people walk through The Laneways. &nbsp;

We cannot wait to see the work of Ross Shepherd at Site Image, Tim Phillips from Tilt design, sculptors Clive Calder and Chris Hauge at the Australian Bronze Foundry at North Head installed.&nbsp; We are also honoured to have exceptional artist Dennis Golding who is the Create NSW and Artspace Visual Arts Emerging Fellow for 2020 and award-winning indigenous contemporary art curator Tess Allas working on the design.

JR: Which buyer demographic do you think suits The Laneways and why?

We are getting great interest from owner occupiers that want the emotional connection of a new home in the inner city.&nbsp; The project has been priced to offer options for both First Home Buyers who are starting their home ownership journey and next home buyers. &nbsp;

We have also had buyers who have moved from locations such as the Hills and rented locally to get a feel for the area before deciding to buy in Rosebery.

JR: Any plans for your next development?

We are looking at Croydon Park for our next venture.&nbsp; Again, a great location with its own unique character.

First home buyers have been snapping up apartments in The Wave, the newest address in Sydney's Rockdale.

The Wave at&nbsp;376 Princes Highway, Rockdale, around 15 kilometres south of Sydney, is being developed by the veteran property development firm Chanine Developments.

The eight-level, CD Architects-designed block of just 35 apartments has been a hit with first home buyers who took advantage of the HomeBuilder grant prior to the end of March, as well as the first home buyer stamp duty concessions.

There are now only around 10 apartments left.

Ziad&nbsp;Chanine, the managing director of CD Architects,&nbsp;said the location of The Wave,&nbsp;positioned at the entry gateway into Rockdale town centre, dictated its unique design.

"We felt it fitting to design a building which would welcome you into the town centre upon approach as well as creating an identifying landmark in the region," Chanine said.

"We embarked on the creation of something not of the normal order of apartment development in the region and the feedback has been tremendous."

Chanine said inspiration came from iconic buildings like the North Bondi Surf Life Saving Club.

"The design employs a flowing, curvilinear form to create an attractive architectural built element whilst angling balconies to capture views and vistas of Botany Bay through to Sydney CBD skyline.

"The crackled tiles are an eye catching element along the wave-shaped balconies, reflecting the natural texture and landscape.

Most apartments left are priced under $800,000 which means first home buyers won't have to pay stamp duty for one or two bedroom apartments.

One bed apartments are priced from $595,000, two bedrooms from $690,000 and three bedrooms from $870,000.

Haus Agency director Alex Vrisakis said the development offers all the comforts buyers need in a first home, but is also attractive for the downsizer from a large family home.
