A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The transformation of the Gold Coast suburb&nbsp;Hope Island by the local developer Aniko Group is set to continue.

Aniko, led by the experienced developer George Mastrocostas, has secured approval to go ahead with another development on Sickle Avenue, the gateway to one of the smallest islands in area.

The newest $125 million development, which follows the booming success of the sold-out, $140 million No.1 Grant Avenue which is located across the road, will add another 185 apartments to Aniko&#39;s local portfolio.

Mastrocostas said the company was extremely keen to fast track its latest project due to the success at No.1 Grant Avenue.

&ldquo;The Sickle Ave site was an exceptional opportunity for us to bring our signature product to a market that is ablaze with demand for residences set on a waterfront position within the centre of Hope Island,&rdquo;&nbsp;Mastrocostas said.

They&#39;re set to develop a mixed-use precinct at&nbsp;217-227 Boundary Street Coolangatta, a few streets back from Rainbow Bay.

Above ground level retail will be two interconnected buildings designed by Cottee Parker Architects totalling&nbsp;96 apartments.

The main residential tower will have 72-two bedroom apartments and 19-three bedroom apartments across 12 levels.

Perth has long had a problem with the size of apartments for downsizers.

That&#39;s the view of&nbsp;Abel Property sales agent Gethen Sullivan, who&#39;s&nbsp;been&nbsp;marketing off the plan and established apartments for the best part of two decades in Perth.

&quot;The overwhelming feedback from apartment buyers is that the internal size, and specifically the master bedrooms, are always too small,&quot; Sullivan suggests.

&quot;This is the case for the majority of developments in Perth.&quot;

Biggest apartments in Perth hit the market

SQM Research has again advised the national residential rental vacancy rate continues to tighten, down at 1.8% from 1.9% in April.

The total number of vacancies Australia-wide now stands at 62,144 residential properties, down from 66,411 in April.&nbsp;

There were 76,600 vacant dwellings last December.

While they remain elevated, the latest fall in vacancy rates included the Sydney CBD down to 6.9% and Melbourne CBD to 8%.

Sydney CBD briefly sat at 16 percent in May last year, and and its 6.9% current rate has only been matched on two prior occasions, briefly in 2019 and 2009.

Melbourne will see 34,250 new apartments completed over the next three years, according to Knight Frank&#39;s Australian residential development review.

The pipeline is well below the 42,250 recorded in the prior three year 2018-20 period.

Of the new Melbourne apartment projects, 24,125 are planned in inner Melbourne, 8,150 in the middle suburbs and 1,975 in the outer suburbs.

However the slowdown in apartment activity hasn&rsquo;t stopped Melbourne remaining the most attractive investment proposition for overseas developers and investors, who completed $185m in residential development site sales last year.&nbsp;

The Cronulla mall is set for a $350 million facelift, with the Sydney developer Sammut Group set to create a new mixed-use retail and residential precinct.

The mixed-use urban renewal project at the northern end of the Cronulla Mall, which the&nbsp;Sutherland Shire Council calls the Northern Gateway site, will see the old retail and commercial and retail space renovated and extended.

Some of the most sought-after developments over the last six months have been in the small Gold Coast enclave of Kirra Beach.

Miles Residences, the residential arm of the KTQ&#39;s Group&#39;s $380&nbsp;million redevelopment of the Kirra Beach Hotel, had the area abuzz with interest late last year.

More recently there was the quick-fire sell out of Spyre Group&#39;s Cala Dei, the&nbsp;redevelopment of the Komune Resort around the corner.

And now the Gold Coast developer Marquee Development Partners are set to put their stamp on the area, with plans approved by the Gold Coast City Council for a new residential tower.

The tower, dubbed SOL Kirra Beach located at&nbsp;133-135 Musgrave Street, will rise 11 levels and have 46 two, three and four bedroom apartments.&nbsp;

Not set to launch to the market until June 26, Marquee have already been inundated with enquiries from their database, some 1,600 prospective buyers over the last few weeks.

&ldquo;We&rsquo;ve witnessed an astounding level of interest for our latest project in Kirra within mere weeks of receiving council approval,&rdquo; said Marquee Development Partners sales director Azura Griffen.

The award-winning, Brisbane-based architecture firm&nbsp;Arkhefield have created&nbsp;the tower, with the primary focus to capture the view corridors of Kirra Beach, Kirra Headland, Pacific Ocean, and Coolangatta&nbsp;from its elevated headland position.

Arkhefield drew inspiration from the surrounding natural landscapes of Kirra, Greenmount and&nbsp;Snapper to inform the composition &ndash; reflecting the ocean meeting and&nbsp;shaping the land.

Each balcony is designed to capture the unique ocean views.&nbsp;

The resident amenity was inspired by Palm Springs and&nbsp;the iconic 60&rsquo;s Gold Coast aesthetic. The pool area is surrounded by mature landscaping, poolside lounges, sunbeds and&nbsp;cabanas. There is also an outdoor lounge, dining room and barbecue facilities.

SOL is the last development on the Kirra Headland, with Marquee acquiring&nbsp;the site from a family who had been at the Musgrave Street property for over 45 years.

Apartment buyers at Riverbank, the recently completed Abbotsford development on the banks of the Yarra River, will pay $0 stamp duty if they secure an apartment&nbsp;before June 30*.

The Melbourne development firm Salta Properties,&nbsp;one of Australia&#39;s largest privately owned companies, is matching the VIC government&#39;s 50 per cent stamp duty savings, which end at the end of June.

Riverbank&#39;s one- and two-bedroom apartments fall in to the criteria for stamp duty savings, only applied to apartments&nbsp;under $1 million.

The one-bedroom apartments at Riverbank&nbsp;start from $505,000, and two-bedrooms from $740,000.

Buyers pay $0 stamp duty at Riverbank in Abbotsford, as Salta matches VIC government offer until June 30

The mean price of NSW&#39;s residential dwellings now sits at $1,011,100, in the first quarter where the ABS calculated mean price of dwellings in any state or territory has risen above $1 million.

The second highest mean price in the country was in Victoria at $834,600, followed by the Australian Capital Territory at $809,600.&nbsp;

The lowest mean price was in the Northern Territory $480,400.

The latest capital city residential property price increases saw Sydney up 6.1% along with Hobart up 6.1%.

This was the largest quarterly rise in the rise for Sydney since the June quarter 2015.

The ABS noted price rises were observed across all segments of the Sydney market, with price growth most evident in the upper market segments.&nbsp;

Melbourne was up 5.1% in the March quarter, which was the largest quarterly rise since the December quarter 2019.&nbsp;

Elsewhere Perth was up 5.2%, Brisbane (+4.0%), Adelaide (+4.0%), Canberra (+5.6%) and Darwin (+4.7%).&nbsp;

Over the last twelve months the biggest jump was in Canberra (+10.9%), followed by Hobart (+10.2%), Perth (+9%), Sydney (+8%), Brisbane (+7.5%), Adelaide (+7.5%), Darwin (+6.4%), and Melbourne (+5.9%).&nbsp;

The figures saw the weighted average residential property price Index rise 5.4% in the March quarter across the eight capital cities, up 7.5% over the last twelve months.

The total value of residential dwellings in Australia rose $449.9b to $8,293.2b.

The ABS advised the mean price of residential dwellings was up $39,100 to $779,000 based on the number of residential dwellings at 10,645,400.

The value of residential dwellings in NSW sits at $3,330 billion, with NSW accounting for 40 per cent of the total value of dwellings in Australia.&nbsp;
