Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> is advancing a major residential and mixed-use development in <a href="https://www.apartments.com.au/developments/edmondson-park-nsw-2174">Edmondson Park</a>, with plans for 15 buildings delivering more than 1,800 apartments in one of Sydney’s fastest-growing transport-oriented precincts.

The development application covers a consolidated 3.2-hectare landholding across Buchan Avenue, within walking distance of Edmondson Park Station and adjacent to the future high school site.

The 15 buildings will range in size, from around four to 40 storeys. They will deliver around 1,827 apartments, at a minimum. Some of the apartments might be designated build-to-rent, and some co-living and affordable housing.

The largest of the three parcels, Site 5, will accommodate 871 apartments along with the full retail offering. Site 3 will house 552 apartments and Site 4, 404.

Development around Edmondson Park Station has been under consideration since 2010, when Landcom lodged a concept plan for the Edmondson Park South Precinct. The plan included 3,530 dwellings and a new town centre.

UPG later acquired five sites from Landcom. Two of these sites, which are not part of the current application, are located opposite Site Three. They have approval for 178, three-level townhouses.

The location’s proximity to key infrastructure—particularly the train station and Ed.Square Town Centre—has positioned Edmondson Park as a critical node in the Western Parkland City’s long-term housing strategy. Its dual frontages and adjacency to education and retail amenities further enhance its potential as a high-density urban hub.

Urban’s latest plans reflect growing momentum in higher-density development across south-west Sydney, with increasing buyer and investor interest in well-connected precincts that integrate transport, retail, and community infrastructure.

Sunshine Coast developer <a href="https://www.apartments.com.au/developers/cube-developments">Cube Developments</a> has secured a prime Golden Beach site for $10.775 million, with plans already lodged for a new lifestyle development as demand for quality residential opportunities across the region continues to surge.&nbsp;

A national expressions of interest campaign led by Colliers agents Nick Dowling and Baydn Dodds resulted in the sale of the 11,236 sqm site at 9 Onslow Street Golden Beach, just 100 metres from the beach.

Cube’s planned development on the Onslow Street site will join its growing Sunshine Coast portfolio of high calibre projects, which includes Oasis at Bokarina Beach and Nature at Cotton Tree.&nbsp;

Cube Developments Director Scott Juniper said Golden Beach was fast becoming one of Queensland’s most sought-after property destinations.&nbsp;

“The once sleepy suburb of Golden Beach has well and truly arrived,” Juniper said.&nbsp;

“World-class infrastructure projects, coupled with an unmatched water-based lifestyle, are fuelling &nbsp;growing demand in the area.”&nbsp;

The Onslow Street site is currently occupied by Golden Beach Holiday Park improved with a 12-room &nbsp;motel-style complex, 70 powered caravan sites, a manager’s residence, and amenities. It is zoned for &nbsp;a maximum 18-metre height limit, allowing for sweeping water views from future development.&nbsp;

Colliers Sunshine Coast Managing Director Nick Dowling said the transaction added to a string of &nbsp;major development plays in <a href="https://www.apartments.com.au/developments/caloundra-qld-4551">Caloundra</a>, one of Australia’s most supply-constrained and tightly held &nbsp;coastal markets.&nbsp;

“We saw really strong interest in the site with developers drawn to its walkable amenity, laid-back &nbsp;lifestyle, and the coasts’ growing infrastructure pipeline,” Nick Dowling said.&nbsp;

“The site provided an ideal opportunity for developers to take advantage of a rapidly growing pocket of the Coast.”&nbsp;

The Sunshine Coast new apartment market is booming, with Gardner Vaughan recently securing a site on Bulcock Street, and RCQ planning another three towers down the road.

Colliers agent Baydn Dodds said&nbsp;transaction reflects the ongoing strength of the Sunshine Coast market and the high level of &nbsp;demand for development opportunities in lifestyle destinations like Caloundra.

“The Sunshine Coast is forecast to grow by nearly 240,000 people to 2046, requiring almost 90,000 &nbsp;new homes. That equates to around 3,600 new dwellings per year just to keep up.&nbsp;

“The region is one of only three markets nationally to record an increase in crane activity, showing &nbsp;renewed momentum across the development pipeline—particularly in the residential sector."

Builder-developer McNab has received development approval for <a href="https://www.urban.com.au/new-apartments/tannery-residences-439-montague-road-west-end-qld-4101">The Tannery Residences</a> in Brisbane’s West End – a project that will set a new benchmark for integrating heritage preservation with modern wellness-focused living.

The original 19th-century Dixon’s Tannery – a rare piece of Brisbane’s industrial history – will be carefully preserved and reimagined as ‘the Retreat’, a communal wellness space at the heart of the vibrant 10-storey residential precinct.

McNab Founder and Executive Chairman Michael McNab said the project provided a unique opportunity to pay tribute to Brisbane’s rich tannery history as part of the premium residential building.

Reputable builder-developer TOGA is reviving its mixed-use masterplan precinct in Sydney's Five Dock.

The&nbsp;new State Significant Development Application and rezoning proposal is for nearly 700 dwellings across four buildings on the prime Parramatta Road site.

There will be three shoptop housing towers ranging from 14 to 28 storeys, and one eight-storey build-to-rent (BTR) building with co-living units and co-working space. There will be 50 affordable housing units. The masterplan will also include ground-level retail anchored by a full-line supermarket

Architecture firm Bates Smart has been engaged to draw up the plans.

They said their vision is for a "sustainable and permeable mixed-use precinct that builds on the urban design principles established in the recently rezoned Kings Bay Precinct."

The project spans a consolidated 18,500 sqm site fronting Parramatta and Queens Roads. TOGA’s concept integrates residential, retail, and community uses with substantial public realm upgrades.&nbsp;

A new 2,090 sqm public park, widened road frontages, a through-site pedestrian and cycle link, and a new local street are proposed as part of the transformation of the Kings Bay Precinct, an area identified under the Parramatta Road Corridor Urban Transformation Strategy (PRCUTS) for high-density redevelopment

The scheme includes:

The submission follows the refusal of a previous scheme, known as Five Dock Village, that proposed over 1,000 homes across four towers. The 2024 rejection by Canada Bay Council cited excessive height, bulk, and non-alignment with PRCUTS objectives.

In contrast, the current approach focuses on design excellence and planning alignment, facilitated by a concurrent rezoning and SSD pathway under the Housing Delivery Authority. TOGA will pursue a streamlined design review process via the State Design Review Panel, waiving a competitive design competition while ensuring architectural quality through oversight and review

“The revised scheme responds to council and state feedback and delivers a more integrated outcome,” the scoping report notes, highlighting the project’s focus on active ground-level uses, walkability, and local character.

It sits less than a kilometre from the future Five Dock Metro Station, currently under construction as part of the Sydney Metro West line, strengthening the project’s public transport connectivity and alignment with NSW’s 30-minute city goal

The development is also expected to make a significant contribution to the NSW Government’s housing targets, with the Canada Bay LGA required to deliver 5,000 new homes by 2029.&nbsp;

The proposal supports key pillars of the NSW Housing Strategy and National Housing Accord, with a mix of tenures, affordable housing, and timely delivery potential.

Watersone sales agent Paul Marrum says the orientation of the building was key to Sekisui's wider design philosophy.
