The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

National developer Time &amp; Place has submitted a State Significant Development Application to the NSW Government to get its Potts Point redevelopment of The Chimes building on Macleay Street approved and underway.

Last year they had submitted the plans for the SJB-designed building through the City of Sydney Council. They are planning a brand new 12-level building with 34 apartments, reduced from the 45 previously put forward.

SJB noted in its Design Report they "investigated in detail the distinctive character of the site and local context."

"The proposed design responds carefully to the natural and built features of the site, social, economic and environmental conditions, and the layered history of Potts Point. The proposal has been designed to fit with and enhance the overall quality of the historical high-density community of Potts Point."

SJB added that the proposed design provides&nbsp;multi-bedroom units to cater to the demand for quality housing in the high density area of Potts Point. The majority of apartments have three bedrooms.

"This replaces the low density of existing apartments on site, which consists predominantly of studio apartments without balconies."

Time &amp; Place have spent a reported $85 million buying all of the 80 studio apartments and car parks in the nine-level building that dates back to the mid-20th century when it was designed by Hugo Stossel, a modestly well-known post-War émigré architect who designed a number of similar residential apartment buildings in Sydney’s inner eastern suburbs.

Time &amp; Place made their intentions clear when they started buying apartments in the block a few years ago.

“Over the last 24 months, Time &amp; Place has worked collaboratively with owners at The Chimes, Potts Point, as well as representatives from the City of Sydney to ensure fair and considered outcomes were achieved for all involved," Time &amp; Place Director Evan Papadopoulos told Apartments.com.au late last year.

“A priority for our team has been to ensure that communications with all stakeholders have been consistent, thoughtful and clear from the outset. We will approach this next step in the same spirit of transparency and open-mindedness we have adopted over the course of this acquisition."

“We look forward to continuing to engage with the wider community to achieve positive outcomes for this iconic Potts Point site.”

The recent plans suggest it will cost around $100 million to construct the new building, that will feature ground-floor retail fronting Macleay Street and resident amenity in the form of two lap pools, and an outdoor gym on the third level, as well as additional communal space.

The affordable housing component, which has triggered a 30 per cent uplift in height of the building, will be operated by Bridge Housing Limited, who will assume&nbsp;management of the affordable housing dwellings within the project for a minimum of 15 years.

JWLand opens display apartment at De Burgh, Lyneham, offers $5k deposits

Rob Steer's&nbsp;<a href="https://www.apartments.com.au/developers/steer-developments">Steer Developments</a> is doubling-down on Palm Beach, expanding its footprint with a new tower near the sand.

Steer has joined the ranks of developers taking up what is becoming precious land on Jefferson Lane, one row back from the beach.

He is seeking to develop Jardin, a nine-level, code-assessable building with 40 two- and three-bedroom apartments at 234-236 Jefferson Lane. Steer worked with the landowners to put together three sites totalling 1,242 sqm.

Steer had Plus Studio design the building, which "unfolds" among curated gardens, the Design Report submitted to the Gold Coast Council noted.

It said the building is&nbsp;“inspired by the essence of the Mediterranean, framed by sunlight, shaded by greenery, and elevated by form”.

A central architectural spine is accentuated by vertical planting, while stepped terraces to the west cascade toward the highway with integrated greenery.

Steer is currently delivering&nbsp;<a href="https://www.apartments.com.au/new-apartments/c-te-palm-beach-3-thirteenth-avenue-palm-beach">Côte</a>, just 17 apartments nearby on Thirteenth Avenue. After GCB, the builder of the project, collapsed, Steer brought development in-house, establishing SunBuilt.

Steer is the latest to join the ranks of Jefferson Lane. Recently Josh Foote's Ignite Projects launched Retreat Palm Beach, and Tim Gordon's Gordon Corp, in another joint venture with the Mathieson family, launched Elle on Jefferson.

Prolific South East Queensland developer Sherpa Group has snapped up two more Palm Beach sites to expand it's affordability focus Flourish brand of apartments.

They have paid a combined $30.5 million for the sites, an 810 sqm block at 7-9 Sixth Avenue, and a 2,050 sqm site at 1156-1164 Gold Coast Highway. The two sites will become Sherpa's third and fourth Flourish project locally, after Ovana and Flourish on Sixth. The developer expanded into Brisbane recently, launching Symphony, another under the Flourish banner.

Together, the Palm Beach acquisitions represent more than $42 million invested into the suburb in just over a year, underscoring Sherpa’s pivotal role in the suburb’s transformation.&nbsp;

The acquisitions follow the near-completion of Perspective Nexus and $110 million in rapid sales at Flourish on Sixth.

Christie Leet, founder of Sherpa Property Group, said the latest acquisition reflects the group’s ambition to lead Palm Beach’s renewal.&nbsp;

“Palm Beach is buzzing, but it’s been near impossible for locals to find something new that fits their lifestyle and budget,” said Leet.&nbsp;

“There’s a significant price gap between beachfront and non-beachfront properties – typically around 30 per cent, but in Palm Beach it can be closer to 100 per cent.&nbsp;

“That presents a tremendous opportunity, and we believe it’s our obligation as Sherpas to identify and deliver it for our community.”

Flourish projects are positioned as an attainable alternative to beachfront towers, offering design-led interiors, rooftop amenities and sweeping ocean views ideal for buyers ranging from young couples to rightsizers and families.&nbsp;

Leet said the response to Flourish on Sixth highlighted the unmet demand in Palm Beach.&nbsp;

“So many locals told us it was the first time they’d been able to buy into the Palm Beach apartment market,” he said.&nbsp;

“We’ve loved seeing buyers who’d previously been priced out finally get the chance to secure a home here – and that’s exactly what we want to keep delivering.”&nbsp;

The proposed development at 7 and 9 Sixth Ave will feature Flourish’s signature rooftop amenities and is scheduled to launch later this year, with construction planned to commence in Q1 2026 in partnership with local builder LPS Group.

Meanwhile, 1156-1164 Gold Coast Highway will showcase a ground-floor commercial precinct contributing to the vitality of Palm Beach as well as the renowned Flourish-style amenities, with the development application slated to be lodged next month, and construction anticipated to start mid-2026 by LPS Group, pending approval.&nbsp;

“Our partnership with LPS Group means we can and will deliver on our commitments, and that certainty gives buyers real confidence,” Leet added.&nbsp;

“Working together allows us to manage quality and timelines more effectively as we scale our pipeline across the region.”&nbsp;

Sherpa Group snaps up two more Palm Beach sites to expand Flourish brand

Kedron is the latest Brisbane suburb in-line for a large, mixed-use new precinct that will reshape the suburb.

George Weston Foods Limited,&nbsp;one of Australia and New Zealand's largest food manufacturers, has filed plans for a 3.6-hectare mixed-use precinct dubbed in the planning application as Bakery Square.

The proposal marks the first formal step in the long-anticipated transition of the former Top Taste factory site at 466–488 Gympie Road.

The application seeks preliminary approval via a variation request to facilitate a future urban renewal precinct comprising residential, commercial, retail, and community uses alongside new public open space.

According to the Town Planning Report by Urbis, the intent is to repurpose a strategically located parcel of low-impact industrial land into a connected, amenity-rich, medium-density lifestyle destination. The development would front one of Brisbane’s busiest public transport corridors and adjoin Bradbury Park, a 6.5-hectare green space.

The proposal seeks to align with emerging policy directions under Brisbane: Our Productive City and the Brisbane Sustainable Growth Strategy, both of which identify the need to unlock “transition sites” for housing supply.

“The timely conversion of the site’s former industrial land will contribute to the supply of much-needed housing, especially within Brisbane’s core residential corridors," the assessment report noted.

The precinct planning covers approximately 36,405 square metres over two lots: 30 Glentanna Street and 474A Gympie Road, both currently zoned Low Impact Industry and within the Chermside Centre Neighbourhood Plan area. The proposal is subject to impact assessment and has been referred to the State Assessment and Referral Agency for review.

The submitted documents frame Bakery Square as a key opportunity site on Brisbane’s northside. The Urban Context and Master Plan Report identifies the precinct as a “critical location” for establishing a contemporary mixed-use environment, capable of delivering the kind of holistic placemaking seen in other major Brisbane redevelopment areas.

Four defining characteristics support the site’s transformation:

	<li>Proximity to transport: Located along Gympie Road, the site benefits from existing high-frequency bus services and planned future upgrades under Brisbane Metro Stage 2 to Carseldine.</li>
	<li>Lifestyle potential: With access to Chermside, Royal Brisbane and Women’s Hospital, and other employment nodes, the proposal aims to deliver a liveable, connected precinct.</li>
	<li>Co-location with green space: Bradbury Park offers an established recreation anchor, described as a “rare opportunity to co-locate high density living, a lifestyle precinct and open space.”</li>
	<li>Uncommon scale: The 3.6-hectare landholding is a rarity in Brisbane’s inner-northern suburbs, offering a blank canvas for integrated precinct planning.</li>
</ul>

Design evolution has been central to the application’s development. A height transition strategy has been proposed to mediate built form across the site and surrounding context. The tallest elements will be centrally located, stepping down toward Gympie Road, adjacent residential areas, and Bradbury Park. An “urban common” forms the heart of the site and integrates new public open space, pedestrian links, and activated edges.

“This is one of the most critical locations to establish a new mixed-use precinct with significant development uplift on the northside of Brisbane,” Urbis noted in the Urban Design Report.

“Bakery Square can provide the housing, amenity, and local character expected of a modern, infill lifestyle precinct”.

From a housing perspective, Bakery Square represents a significant potential boost to Brisbane’s infill supply. While the DA does not lock in a specific number of dwellings at this stage, planning documents suggest a strong emphasis on diverse housing typologies, including apartments and build-to-rent options.

The Town Planning Report notes that “the proposal enables a planning framework that will facilitate the eventual delivery of residential housing typologies to support emerging demographic needs” and directly respond to the housing supply targets identified in ShapingSEQ 2023.

Designed by BDA Architecture, the precinct will evolve over the next decade into a vibrant “village of villages,” housing more than 4,000 residents. The masterplan includes a mix of apartments, villas, communal open spaces and parklands, a 1.2-kilometre waterfront boardwalk, private marina berths and a suite of resort-style amenities.

Sustainable living at Harbour Shores: better health, lower bills

Apartment king Harry Tribugoff is progressing with the next stage of Pagewood Green, its Westfield-anchored Eastgardens precinct in Sydney's eastern suburbs.

Meriton will deliver another 200-plus apartments across three interconnected buildings ranging in height between seven and 13 levels. There will be two retail tenancies as part of the $130 million stage, as well as a&nbsp;suite of communal recreation and landscaping elements.

The developer has been approved for over 214 apartments, but is seeking to reduce the density to just over 200 to "align with broader market trends" that prioritise larger apartments, and a shift towards owner-occupier preferences in new developments.

According to the compliance statement submitted with the application, the proposed design continues to meet key planning and urban design criteria, including deep soil planting, tree canopy coverage, integration of cycle and pedestrian paths, and full EV readiness across residential car parking.&nbsp;

Architecture for the project has been led by <a href="https://www.apartments.com.au/architects/plus-architecture">Plus</a>,&nbsp;which noted that materials and articulation across the podium and tower forms aim to create a “village-like character” consistent with Pagewood Green’s vision.

There will be a near-1000 sqm communal open area on the level one podium for residents with a barbecue area and associated areas for dining and seating. In addition to this space will be accessible terraces on levels 10 and 9 along the western tower form with sitting areas and views to south eastern suburbs.

On ground level there is also a mixture of areas from a swimming pool, spa, sauna and gymnasium providing on-site amenity to the future residents.

Meriton first launched the $3 billion masterplan, known as Pagewood Green, in 2016. At the time it was called the biggest project undertaken by the developer. The 16.5-hectare block was previously home to the former&nbsp;British American Tobacco manufacturing plant and the former General Motors-Holden factory.

At the time, Triguboff said that Pagewood Green would provide some of the most spacious apartments in the area.

“Bigger apartments are in short supply and, because of this, they are achieving the strongest rental increases.”

Meriton secures $130 million approval for next stage of Pagewood Green masterplan

Brisbane developer Citimax Property Group has announced its third development within the Kings Beach pocket of Caloundra.

Following on from Ascend and Ocean Verge, Citimax will develop <a href="https://www.apartments.com.au/new-apartments/solara-kings-beach-19-21-verney-street-kings-beach-qld-4551">Solara</a>, just 23 three- and four-bedroom apartments on Verney Street, just a short walk to the beach.

Citimax Property Group director Matthew Bond said Solara continues the company focus appealing&nbsp;to owner-occupiers who are looking to purchase high quality and spacious apartments close to everything the Sunshine Coast has to offer."

"In response to market enquiry, with Solara we have expanded the offer to include a selection of four-bedroom apartments. This opportunity is quite rare in this market and will provide our purchasers with great flexibility in their use of the apartment and the lifestyle it offers."

Bond said at their two&nbsp;previous Kings Beach apartment projects, buyers were specifically seeking high quality appliances, finishes and fixtures.

"This is something we will take to another level at Solara which will also include some of the largest floor plans on the market."

Residents of Solara will have access to private amenities like a&nbsp;resort-style pool area, complete with cabanas, a dining pavilion, and BBQ area. There’s also a gym, outdoor shower, and dog washing facilities.

In Queensland, its landmark Teneriffe Banks development achieved $285 million in sales on launch day in late 2025. The group’s current portfolio includes $2.5B worth of projects across Melbourne and Brisbane.&nbsp;

Kokoda Property Group completes Malvern Collective precinct

It has been well over two decades since Oxley Secondary College, south west of the Brisbane CBD, closed its doors. The vast block of land sat perfectly between Oxley Station and Canossa Private Hospital, which made it ripe for a new residential-led masterplan.

Just over four years ago, <a href="https://www.apartments.com.au/developers/honeycombes-property-group">Honeycombes Property Group</a> Founder Peter Honeycombe expressed his interest in a 9,644 sqm section of the broader Songbird Oxley masterplan, where a new townhouse neighbourhood would take shape.

Having spent the last three decades in development, working on major suburb-shaping projects like Ferny Gr​ove Central and Coor​paroo Square, Honeycombe knew his first step.

“While it’s not a requirement, we always hold public forums before we even lodge our development applications,” Honeycombe says. “We want to know what type of housing resonates the most with the local community, because ultimately they are the most likely to call it home.”

At <a href="https://www.apartments.com.au/developments/oxley-qld-4075">Oxley</a>, Honeycombes held four forums, which he attended personally to speak to the community. For Ferny Gr​ove Central, he held nine.

“It’s about creating something that belongs to the community. The site was ripe for regeneration, and the feedback we ascertained from the community was that they wanted amenities that could bring people together again.”

Significant amenity is already established in the wider masterplan, like a childcare centre and a cafe, which are ideally located directly across from the <a href="https://www.apartments.com.au/new-townhouses/songbird-terraces-oxley-10-honeyeater-circuit-oxley-qld-4075">Songbird Terraces</a> development.

The feedback also signalled a preference for townhouses over apartments. A townhouse product would lend itself to young families who could utilise the nearby childcare centre, downsizers, and multi-generation families.

There are just 34 three and four-bedroom townhouses that make up Songbird Terraces, each with private courtyards, two car spaces, and access to shared outdoor spaces that include a heated swimming pool with an adjoining alfresco terrace.

Honeycombe sees townhouses as an under-appreciated asset class, offering a middle ground between apartments and detached houses.

“Some people want the low maintenance and shared amenities of apartments. Others want the size of a house but without the upkeep of a large backyard. Townhouse communities like Songbird bridge that gap,” he said.

Songbird Terraces’ position within the larger Songbird Oxley masterplan reinforces its family and lifestyle focus. With a childcare centre opposite, a nursing home next door, and parks on two sides, the neighbourhood is positioned as a multigenerational community hub.

Honeycombes, working with builder Clearcon, expects the retail component of the masterplan to be roofed by mid-next year, with the residential component nearing topping out around the same time.

For Honeycombe, new development is very much a journey, and a two-way street between developer and the local community.

“I think it can be difficult for prospective home buyers to trust developers a lot of the time, but the vast majority spend years on a development. We’ve spent four years getting to this stage of launching the project, and it will be another two years building it. Ferny Gr​ove took 12 years and Coorp​aroo took 11. These projects aren’t quick in-and-out ventures. We’re in it for the long haul, and that’s why the community has to be at the centre of it.”
