ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The Gold Coast is set to see one of its biggest ever residential resort-style developments.

The Shanghai-headquartered international property developer SPG Land, in a joint-venture with Australian developer Gordon Corp, has lodged plans for nearly 800 apartments to be built across three towers in the heart of Surfers Paradise.

They will be anchored by a new ground-level retail and dining plaza at the street level Ferny Avenue. The 1.15 hectare site will be bounded by Ferny Ave, one of Surfers main streets, as well as&nbsp;Surfers Paradise Boulevard, Pandanus Avenue and Ocean Avenue near the Surfers Paradise North light rail station.

The 38, 40 and 42 level towers will home 792 apartments and two swimming pools, one a suspended glass-bottom lap pool set on the 26th level, a Gold Coast first.

There will also be an infinity lagoon pool on the podium level.

The toughening of COVID-19 restrictions in Greater Sydney will cause massive financial loss for apartment construction companies in spite of state and federal support, industry groups say.

The forecast came after NSW Premier Gladys Berejiklian announced that as of 11.59pm 18th July that all construction would pause until July 30.

Business NSW chief executive Daniel Hunter advised he supported the need for a tougher health response but the economic impawould be immense.

The shutdown of the construction sector alone would trigger a loss of $800 million to $1 billion per week, he advised.

Hunter told the Ray Hadley 2GB program that NSW needed to implement the Victorian style measures which kept construction sites operating at reduced levels (25%) during its extended shutdown last year.

The current Victorian lockdown sees construction continuing for unoccupied premises and new builds. &nbsp;Construction and renovations, including pool installation, painting, and landscaping, must not proceed at occupied Melbourne premises, excepting emergency repairs and maintenance.

NSW Government instructs total Sydney apartment construction shutdown

A South Yarra office property with significant development potential is expected to sell for more than $4 million at upcoming auction through the Melbourne estate agency, Dawkins Occhiuto.

The 48 Wilson Street property is set to become a multi-level office, residential or mixed use development (STCA).

Grant said there had been height precedents set by a number of, predominantly residential, developments in Wilson Street of eight or nine levels, according to a preliminary planning report prepared by Pro Urban.&nbsp;

Mr Dawkins said city fringe development sites were becoming increasingly difficult to find as demand for residential and office space continued to grow.&nbsp;

The property will be auctioned August 12.

Australian landlords have seen the highest annual growth in dwelling rents since January 2009.

But very high rental growth is unsustainable while income growth remains subdued, CoreLogic&#39;s Eliza Owen has advised.

CoreLogic&rsquo;s Rental Review for the June 2021 quarter shows despite rental growth slowing over recent months, the latest figures take national rental rates 6.6% higher over the year.

A new Grattan Institute report recommends power be connected to apartment carparks and garages in the next decade for electric car charging.

&quot;To ensure drivers don&rsquo;t have to worry about where they can recharge their electric car, governments should require all new buildings with off-street parking to include electrical cabling to allow for an appropriate number of future vehicle chargers,&quot; the report urged.

The government should require all leased dwellings with off-street parking to have at least one electrical outlet near the car park by 2030.

It should ensure convenient, local vehicle charging is available by 2030 for all residents of homes without off-street parking.

The report noted the transport sector is responsible for nearly 20 per cent of Australia&rsquo;s emissions, and more than 60 per cent of transport emissions are from light vehicles (including the two most popular cars in Australia, the Toyota HiLux and Ford Ranger).

A waterfront Drummoyne apartment topped Sydney&#39;s weekend lockdown online auction results.

The four bedroom, two bathroom apartment at fetched $3.95 million.

Marketed by McGrath as having house-like proportions, it last sold at $2 million in 2010.

The waterfront block of four shares a communal function room opening onto level lawn and the water.

The last sale in the complex was in 2017 at $2.5 million.

CoreLogic calculated a preliminary 70.6% amid Sydney&#39;s 214 apartment and townhouse auction offerings.

There was a $950,000 median for the offerings, compared with $1.55 million for Sydney houses.

Nationally there were 535 apartment offerings with a 66.8% success rate at a $718,000 median sale price.

Two years ago DKO Architecture, Archer Office and landscaper Oculus&nbsp;won the&nbsp;design for the redevelopment of the historic Bidura House and adjoining site in Sydney&#39;s inner west suburb of Glebe.

Now developer Vision Land Glebe, associated with developers Lina Jin and Yeulai Zhou, has lodged plans for the $32 million development at 357 Glebe Point Road.

It will see the brutalist building, previously occupied by a children&#39;s court house and remand centre, demolished and replaced with four&nbsp;modern, green-focused apartment buildings comprising&nbsp;58 apartments, as well as seven townhouses.

There will be 14&nbsp;one-bedroom apartments, 31 two bedders and 13 three-bedroom apartments.

The historic Bidura House, dating back to 1860, has been used for commercial purposes over recent years, however will be restored and converted back in to a residential home.

Bidura House&nbsp;was the home of Edmund Blacket while he was designing the Great Hall of the University of Sydney. The walls are of handmade bricks, rendered to give the appearance of stone coursing.

Some 959 sqm, over 25 per cent of the total 3,794 sqm development, will be committed to communal open spaces.

- Construction of a seven (7) storey RFB with total GFA of 7,193m2 over shared basement behind the Bidura House Group and along the Ferry Lane frontage comprised of: o 14x 1-bedroom apartments; o 31x 2-bedroom apartments; and o 13x 3-bedroom apartments.

- Construction of seven (7) x two (2) storey plus attic terraces facing Ferry Lane and Avon Street frontages

- Use and conservation of the Bidura House Group for a singular residential use in accordance with the HIS, CMP, as well as new garage for future residential parking spaces;

It will see a brutalist building demolished and replaced with four modern, green-focused apartment buildings



Glebe's historic Bidura House part of apartment and townhouse redevelopment

New Farm is set for an architecturally modern boutique apartment development, continuing the luxury downsizer trend in the inner Brisbane riverfront suburb.

The latest development at 25 Harcourt Street will see two early 1960s apartment blocks demolished and five apartments designed by Tim Stewart Architects in landscaping by Forme Landscape Architects built in its place.

J.J.K. Properties, directed by the Melbourne-based developer John and James Kaias, are behind the development. The brother&rsquo;s are directors at Abcor, the engineering firm founded by their father Greg. It&#39;s not the Kaias&#39; first development in Brisbane. They are also&nbsp;building a 45-level office tower in the Brisbane CBD.

The seven storey building will have five apartments levels. There will be two two-bedroom apartments and three three-bedroom apartments.

The first level apartment has wrap around landscaping with its own private pool and fire put area. Each apartment has a large outdoor area with an outdoor kitchen and dining space.

Melbourne developer targets luxury downsizer in boutique New Farm apartment development

The Sydney CBD is set for a new mixed-use residential and office development.

Fife Capital, the alternative asset manager led by Allan Fife, has lodged plans for two towers in the heart of the CBD, one residential and one commercial&nbsp;at 114-120 Castlereagh Street and 139 Elizabeth Street.

Fife paid $46 million for the two sites last year&nbsp;when buying from the hotelier Kim Maloney, the publican at Hotel Bondi.

114-120 Castlereagh, currently home to George Bosch Chambers,&nbsp;spans eight storeys and dates back to the mid 1920s. The St James Hotel currently occupies the lower ground, ground and first level.

That building will stay, with GML Heritage stating the building is culturally significant and should be retained and conserved, despite no heritage overlay of the 1920s-built building which underwent a renovation in the mid-1980s.

139 Elizabeth, to the rear of the Castlereagh building fronting Hyde Park, is a four-storey masonry building. With no significant enough heritage or streetscape impact, 139 Elizabeth will be demolished and make way for the 17-level apartment tower, which will home just 26 luxury apartments.

There will be&nbsp;one, two and three bedroom apartments, and a two-level, four bedroom penthouse across levels 15 and 16.

The majority of the units will face the park, with some facing Castlereagh Street and the lower levels facing Elizabeth Street and will contain wintergreens. A landscaped communal open space has been designed above the commercial building at level 10.&nbsp;The roof terrace provides communal facilities including BBQ area, outdoor dining and recreation areas.

Fife commissioned the Chippendale-based Tony Owen Partners to prepare the development application. &nbsp;&nbsp;&nbsp;

&ldquo;Whilst the site is tight, the proposal maximises the potential for landscaped are in this small inner city site,&rdquo; the design verification statement&nbsp;read.

Tony Owen Partners designed the 17-storey residential tower The&nbsp;Eliza, which adjoins one of the building&#39;s on Elizabeth Street for the Ceerose Group.

There was a design advisory panel held between the City of Sydney and Tony Owen Partners&nbsp;in February where issues about the development were discussed&nbsp;and resolved.

&bull; Retention of retail space on the ground floor and basement of Castlereagh St building.&nbsp;

&bull; Retention of the fa&ccedil;ade and majority of building fabric of Castlereagh St building.&nbsp;

&bull; Existing levels of the Castlereagh St building to be refurbished as a commercial building as present.&nbsp;

&bull; Additional levels above the exiting building on Castlereagh St containing residential uses.

&bull; Additional cores and structure if required to support additional built form.&nbsp;

&bull; A new building on Elizabeth Street consisting of residential uses.

The development also located up the road from the soon-to-be-completed Castle Residences, the luxury 131 apartment by Urban Development Sydney which sits at 203 Castlereagh Street.

The Candalepas Associates-designed, 36-level tower, which incorporates hotel suites as well as residential apartments, is set for completion in December.

Urban Development Sydney has just relaunched the $18 million penthouse.
