A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

Victorian developer Moremac has sold 300 lots at their Donnybrook estate, Kinbrook in the first six months of 2021.

It represented a record number across its&nbsp;Victorian portfolio, highlighting unprecedented demand for greenfield spaces.

Located in Melbourne&rsquo;s north, Kinbrook&rsquo;s highest selling month this year was&nbsp;April.

It saw two lots purchased per day on average, at a time when the Home Builder stimulus package had wrapped up and as new home sales halved across Australia.

Kinbrook offers entry-level and first home packages within The Glide precinct of the estate, and second home options within the southern Lavender Rain pocket.

Lots within Lavender Rain are larger in size - ranging in size between 350 and 643 square metres.

Nalin Sharma purchased his first block of land at Kinbrook in May - with more space, high connectivity and true value for money attracting him to the area.

Working in sales and travelling frequently across Victoria including Geelong, Dandenong and Melbourne CBD, Nalin said that access to the freeway was a primary consideration for the decision to buy in Kinbrook.

&ldquo;Other developments were positioned further back into the suburb, but the land we&rsquo;ve purchased is 200 metres from Donnybrook Rd which leads onto the freeway in minutes,&rdquo; said Nalin.

&ldquo;We were also really impressed with the estate&rsquo;s masterplan and vision for what&rsquo;s to come, including open spaces and parks at the back of the estate and upcoming schools.&rdquo; &ldquo;We have a two-year-old son, so by the time he is enrolled, we will have plenty of options in walking distance for him to go to,&rdquo; he said.

Kinbrook is set to commence work on a community park in the coming weeks, with public primary and secondary schools due within the next 18 months.

Meanwhile Mirvac is seeing sales at its recent masterplanned community at Donnybrook, its 465-hectare Olivine estate.

Olivine already has 200 plus residents, across 85 homes, with 11,000 residents once completed. For a time last year around 70% of sales were to first home buyers.

The 465-hectare Olivine community will comprise in excess of 4,000 lots with 120-hectares of land dedicated to open space and conservation.

Olivine is set to get a 9ha sporting precinct including dog park and skate park, Hayes Hill State Government primary school and a future local town centre featuring 10,000 sqm of retail and 5,500 sqm of commercial space anchored by a town plaza.

Donnybrook, Kinbrook sees 300 housing lot sales in 2021

The Seven Group media heir Ryan Stokes is set to develop an apartment block on his recently acquired double block on Gold Coast’s Palm Beach.

Stokes, managing director and&nbsp;chief executive of Seven Group Holdings which his father Kerry Stokes founded in 1991, recently doubled the size of his Jefferson Lane holding, paying $4,625,000 for a holiday home on 406 sqm. That gave him a total of 814 sqm. Stokes spent $3,375,000 on a four bedroom home on 408 sqm next door in 2016.

And now Stokes has lodged plans for&nbsp;Akuna, a boutique block of just 13 apartments designed by the Brisbane-based Modulus Architecture at 39-41 Jefferson Lane, Palm Beach.

Akuna, which derives from the Aboriginal word meaning “flowing&nbsp;water," will span&nbsp;nine levels and&nbsp;comprise nine three bedroom apartments and four four bedroom apartments.

Crowning the apartment development is another resident amenity level, featuring a mother pool, sun deck, built-in barbecue space and external dining space.

There will be 34 parking spaces across the two basement level garaging, and bicycle parking for 17.

The development is oriented toward the vistas of Surfers Paradise, Coolangatta and the Gold Coast Hinterland.&nbsp;

“Linear elements roll and curl along the facade, in the same way as a wave curls before breaking on the shoreline. A refined palette of materials references Queensland coastal vernacular, composed of linear timber boards, flowing concrete forms and ornate fenestration.&nbsp;

“Contextually, the development is conveniently located within proximity to a range of retail, restaurant and wellness facilities, providing residents with an increased level of amenity.”

Taking inspiration from the curls of a breaking wave,&nbsp;Akuna’s sculptural form evokes a sense of fluidity and calm. Concrete upstands bend and curve their way around each articulated floor plate and terminate much like a wave crashing back into the ocean. Each floor level is articulated with a series of breaks and extensions that mirror the effect of natural resonance. Pushing in and out to provide balconies and quiet moments to view the magnificent coastline.&nbsp;

Built Form&nbsp;

The sculptural form appears to float over the street level but seamlessly integrate with the natural surroundings along the beach front.&nbsp;Akuna&nbsp;is study in horizontality, broken by finite vertical elements. Slab extensions and breaks are positioned so as to provide glimpses to the water but provide privacy to neighbouring sites. Setbacks are considered with the view to reduce overlooking. Rear setbacks to balconies are calculated from the Sea Wall A-Line, with the street front setbacks exceeding four metres to the bulk form of the building. Elegant curves wrap and fold around the façade whilst providing a level of protection to the apartments from the afternoon sun. Bedrooms and living spaces are positioned to capture vistas north to Surfer’s Paradise and south to Coolangatta. Noting the 29m height limit,&nbsp;Akuna&nbsp;looks to maximise its coastal outlook by providing a series of elevated roof zones which follow the natural contour of the ground. All 9 levels are contained within the stated 29m height limit.

A secure lobby entry is provided on grade from the street level, providing a central point for the collection of mail and meeting of guests. Flanked by lush sub-tropical gardens, a private access stair is provided for the ground level unit. Communal recreation facilities are provided on the ground level, allowing for a series of internal and external recreation activities to take place. Direct connection to the beachfront boundary on grade provides resident’s and their guests the opportunity to access the beach or enjoy the coastal vista from the privacy of their outdoor terrace. A pool and sculptural planting creates an increased level of activation to the street and provides the opportunity for passive surveillance to the public footpath and street face to the north of the site. Car &amp; bicycle parking is contained within the basement zone, providing four visitor carparks accessible from the street, and an additional 30 residential carparks secured behind an access controlled gate. Bicycles are located within the basement, with a collection of visitor bicycles located on grade adjacent the lobby.&nbsp;

Materiality&nbsp;

A refined palette of carefully selected materials envelope the elegantly winged floorplates; profiled concrete provides a reference to the striations of shells, whilst the battened façade screens allude to the natural tones and colours of found items along the shoreline. The top reported sale on the Gold Coast last week was an off the plan deal in the Coast, Surfers Paradise project.

The $3.933 million sale was secured by Highland Project Marketing.

The half floor 601/43 Garfield Terrace offering has 206 sqm and 92 sqm external space.

It is in the Sammut Group project designed by PBD Architects which hit the market recently.

The project is being marketed as offering a 6-star resort style lifestyle, in an absolute beachfront location.

The tower&rsquo;s 43 luxury apartment include 36 half-floor villas between levels 3 to 20, two double-storey &ldquo;sky homes&rdquo;, 10 full-floor sub-penthouses and a penthouse from level 33 to 35.

Melbourne&#39;s top apartment sale was $1.68 million in Port Melbourne.

The three bedroom apartment has views across the waters of Port Phillip Bay spanning from Williamstown, past St.Kilda and down towards the Mornington Peninsula.&nbsp;

With house and land packages seeing a surge in popularity, bolstering housing supply ahead of the restart of post COVID-19 immigration could improve housing affordability, according to the new Stockland managing director Tarun Gupta.

Gupta, who spent 26 years at Lendlease, has just taken over from Mark Steinert at Australia&#39;s largest listed residential house and land developer.

&ldquo;A lot of the heat currently is in established home prices, which is where price increases are coming through,&rdquo; Mr Gupta told The Australian.

He added that ensuring supply would stop prices rising too high, which had been&nbsp;creating&nbsp;affordability problems and stopping people getting into the market.

&ldquo;We think supply needs to come in and kick in at the moment,&rdquo; he said.

&ldquo;Over time, especially as immigration starts to come up in future years, there&rsquo;ll be more demand, right across the market. Supply is very important to moderate prices, because affordability is good at the moment because of low interest rates,&rdquo; he said.

&ldquo;Even though we don&rsquo;t have migrants coming to the country at the moment we have had a lot of Australians returning back to the country who have supported, probably more the established home market, but that is still driving a halo effect on the market that we service,&rdquo; he said.

He said outer suburban and regional markets were drawing people looking for larger homes and better amenities, partly due to the pandemic, which allowed for flexible working from home.

&ldquo;We are selling a very large proportion of our homes to owner-occupiers who are really making the choice to come and live in our community.&quot;

But buyers are being forced further and further out, Richard Rhydderch, general manager of residential communities NSW for developer Stockland, told Domain.

&ldquo;There&rsquo;s a real lack of supply in greenfield areas, and that will continue until the government releases more land or accelerates rezoning,&rdquo; he says.&nbsp;

&ldquo;And with people being pushed further from the centres, we need better infrastructure and access to jobs, which requires significant investment from local and state governments.&rdquo;

At the moment, Stockland is allocating buying opportunities to people who register their interest as soon as a new parcels of land are released.

It is not unknown to take 1000 requests for 20 blocks in the first three minutes.

&quot;There&rsquo;s a lot of people being constantly disappointed,&rdquo; Rhydderch said. &ldquo;And that isn&rsquo;t good to see.&rdquo;

Stockland boss says house and land supply is needed ahead of return of migration

Tech entreprenuer Robin Khuda has plans to redevelop the Palm Beach fish and chip shop into six apartments above retail premises on Sydney&#39;s northern peninsula.

Khuda made his $600 million fortune from data centres, but has recently become a significant property investor and developer.

His plans involve&nbsp;modifying a 2014 approved development application for four apartments, with the council consent slightly&nbsp;commenced.

The latest plans are for a three-storey, apartment shop top project next door to historic Barrenjoey House.

Khuda spent $6 million on the local fish and chip shop premises.

There are also plans on the other side of Barrenjoey House for a site bought by developer IPM which is set for a four-storey building featuring ground floor retail and eight three-bedrooms&nbsp; 
apartments.

Council records show early site works had also been commenced at this site, with a 2014 commencement certificate at the 1112 - 1116 Barrenjoey Road site.

Local agents have suggested the projects will&nbsp;see Palm Beach head towards being another Noosa.

Khuda, founder and chief executive of AirTrunk, has commissioned architect, Rob Mills, to oversee his amended project.

The section 455 modifications application gives a $2.32 million cost of work.

The previously approved building heights are increased by 817mm to accommodate ADG compliant floor to floor heights, with the additional height sought to be justified having regard to &quot;the superior building design, amenity and broader urban design outcomes achieved.&quot;

Dozens of locals have lodged objections.

Plans have been unveiled to build Adelaide&rsquo;s tallest tower behind the Freemasons Hall.

A 160m-high tower is proposed for North Terrace.

The $120 million proposal includes a mix of hotel, student accommodation, office and hospitality spaces.

The city&rsquo;s Freemasons branch are considering the proposal which would raise funds for repairs to their 1920s heritage-listed building.

The Adelaide Advertiser advised a joint-venture partner was likely to be sought.

It has been estimated around $9 million is needed for rectifications.

The proposal includes 200 hotel rooms and 204 student accommodation beds across at least 33 storeys inspired by the architectural principle of Entasis.

The Sunland founder Soheil Abedian and wife Anne have put their Lumiere, Labrador penthouse for July 16 auction.

The Abedians plan to move into Sunland&rsquo;s new tower at 272 Hedges Avenue.

Lumiere was built on Marine Pde in 2015 by Sunland with views over the Broadwater, Wave Break Island, Southport Marina, Pacific Ocean and the Gold Coast hinterland.

Rare black limestone floor tiles are&nbsp;a feature of the 337 sqm space.

The penthouse includes three parking spaces and storage in the secure basement car park.

The three-bedroom, three bathroom apartment will be offered by Katrina Walsh at Harcourts Coastal who will consider offers before auction.

The highest sale in Lumiere this year was $1,325,000 for a 20th floor subpenthouse with three bedrooms that previously sold at $1.15 million 2015.

It first sold in 2005 at $1,005,000.

Construction of Sunland&rsquo;s 44-storey Hedges Ave tower is close to topping out ahead of its mid-2022 completion.

The $250 million residential tower will have 98 units, with more than 90 per cent of the project&rsquo;s apartments already sold, mostly&nbsp;to local owner-occupiers.

The 1820 sqm site, at 272 Hedges Avenue, was bought by Sunland for $13.4 million in 2017.

Designed by Contreras Earl Architecture, the construction is being delivered by Hutchinson Builders.
