A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

St Leonards is set for a new mega-development, with the integrated property group&nbsp;Top Spring Australia lodging plans for 329 residences as part of a 1.26 hectare masterplanned community.

The site,&nbsp;at 21-41 Canberra Avenue and 18-32 Holdsworth Avenue, will see the apartments built across five buildings, three fronting Canberra Avenue and Newlands Park, and the other two buildings with a frontage to Holdsworth Avenue.

The three buildings facing the parkland will be eight, nine and 10 storeys in height (some storeys will be part levels due to the site&rsquo;s incline), while the two rear buildings will be eight and 11 storeys.

The Bates Smart-designed buildings will include a mix of one, two and three-bedroom apartments, two-storey townhouses, as well as several penthouses. They have been designed to be stepped in height, to maximise views of the surrounding green spaces.

Sales are underway at one of Southport&#39;s newest apartment developments, The Waverley Residences.

Located in the heart of Southport&#39;s CBD at 15 Waverley Street, the $30 million Rothelowman-designed tower, developed by the Sydney-based&nbsp;Busikon, will have 60 apartments across its eight levels when it is completed in May 2022. Construction by Descon Australia has already begun.

There will be 60 apartments in total, comprising 14 one-bedroom apartments, 32 two-beds and 14 three-bedroom apartments.

Prices start from $345,000 for the one-bedroom apartments, $500,000 for the two-bedroom apartments and $680,000 for the three-bedrooms.&nbsp;

Cbus Property, is currently marketing the final opportunity to purchase a penthouse in Epping for the foreseeable future, with the release of the last remaining penthouse at its north-western Sydney development, The Langston.

Canberra&rsquo;s largest property developer, Geocon Group has recorded a bumper financial year in residential property sales, exchanges and settlements, in spite of Covid-19.

The Group reported over 1000 sales for the 20/21 financial year, totaling $438.5 million. Additionally, the company achieved over 840 Settlements at a value of $385 million

There were 850 exchanges in off-the-plan apartments sales to the value of $372 million which will be settled by 2024.

Geocon Group&rsquo;s Managing Director Nick Georgalis, who founded the company in 2007, said the Group was tremendously pleased with the sales results which indicates the strength and appeal of the Canberra market, particularly with investors who made up 70 per cent of sales.

&ldquo;We have seen record sales in the past 12 months for apartments and the market should see the same increases in value for apartments over the next 12 months that we have seen in housing over the past 12,&rdquo; he said.

Mr Georgalis said he put down Geocon&rsquo;s success to several key factors, apartment pricing being attractive to investors, strong rental yields in Canberra&rsquo;s stable rental market and strong capital growth.

Floorplan Focus: A look at the apartment configurations at Mirvac’s Voyager in Yarra’s Edge

The ASX-listed developer&nbsp;Cedar Woods&nbsp;has spent $63.5 million on&nbsp;two sites in Melbourne&rsquo;s western growth corridor.

They&#39;ve secured a 14.6 hectare site in Fraser Rise ($30.5 million) and a 39.7 hectare site in Fieldstone ($33 million). Combined, the acquisitions will add 725 lots to Cedar Woods&rsquo; development pipeline.

The Fraser Rise site (pictured main),&nbsp;25 kilometers north west of Melbourne&rsquo;s CBD, has planning permits in place for a 225 lot subdivision.

As part of the Plumpton Precinct Structure Plan, the development will benefit from a recreational park and a proposed non-government school. Settlement is due in October 2021 and is expected to contribute to Cedar Woods earnings from FY23.

The Company&rsquo;s purchase of a 39.7 hectare site in Fieldstone (below)&nbsp;is on deferred terms and is subject to Cedar Woods receiving approval to subdivide the site from its parent title, which is anticipated in FY23.

Brisbane apartment values are continuing to demonstrate the steady growth profile they have shown in the year to date, according to property data firm CoreLogic.

Values rose 0.8 per cent over July, double the growth of apartments in Melbourne.

It puts Brisbane&#39;s rolling quarterly apartment gain at 2.7 per cent, following jumps of 0.7 per cent in June and 1.2&nbsp;per cent across May.

Brisbane&#39;s median apartment value reached a 2020 high of $390,000. Now it&#39;s $419,143, up from just over $415,000 last month.

Queensland as a whole has continued to see gross yields over&nbsp;5&nbsp;per cent for apartments, much more forgiving when compared to the significant&nbsp;yield compression seen in Sydney, where gross yields have fallen to 2.5%, and in Melbourne at 2.8%. Every other capital city is recording gross yields at 4% or higher.

Sydney apartment values rose a further 1.6&nbsp;per cent, according to property data firm CoreLogic.

Values have now grown 10 per cent over 2021, with 1.6 per cent over June&nbsp;and 1.8 per cent&nbsp;over May, a rolling quarterly gain of 5.1 per cent.

Sydney&#39;s median apartment value is now $810,000, having started the year at $734,000.

In Sydney, the monthly number of new listings added to the market has fallen by approximately -30% since the week ending June 27th, dragging total active listing numbers -13.7% below the five-year average.

&ldquo;At the other end of the spectrum are the apartment sectors of Melbourne and Sydney, where rental conditions have been substantially looser.&quot;

&quot;The good news for landlords is that rental markets in these areas are stabilising following a substantial reduction in rents due to high vacancy rates attributable to stalled overseas migration and a preference shift away from high density living during the pandemic,&rdquo; Mr Lawless continued.

We have seen the same trend through earlier lockdowns, where both buyer activity and vendor activity reduce before recovering to pre-lockdown levels once restrictions are eased or lifted.

&ldquo;With stock levels remaining tight, selling conditions have been skewed towards vendors.&quot;

&quot;Auction clearance rates have remained in the low-to-mid 70% range across the major auction markets through July and private treaty sales continue to record rapid selling times and low discounting rates,&rdquo; Lawless said.

What happened to Sydney apartment values over July?

There were 2,734 properties for rent in Perth at the end of July, according to reiwa.com data.&nbsp;

Listings for rent have increased 13 per cent since the height of the rental shortage in December 2020.&nbsp;

&quot;Although there is still a rental shortage, this is an encouraging trend that needs to continue to achieve a balanced market,&rdquo; Damien Collins said.

The five suburbs to record the biggest increase in rental listings during July were Bayswater, Mount Hawthorn, Halls Head (photographed), Ascot and Bassendean.

Perth rental shortage eased in July: REIWA

The NSW Government is creating greater protection for consumers from defective building work by moving the Strata Building Bond and Inspections Scheme (SBBIS) online.

Under the SBBIS, developers are required to pay a bond equal to two percent of the building contract price to NSW Fair Trading for newly constructed multi-story (4 levels and higher) strata developments.&nbsp;

The building bond adds another layer of protection for strata owners, providing money to cover the cost of rectifying early defects that are not fixed by the developer.

Minister for Better Regulation and Innovation Kevin Anderson said moving the process online from July 31 is the first step in the NSW Government&rsquo;s new digital data hub and will take the scheme to the next level by removing paper forms, making the process simpler and allowing everyone involved to easily follow progress on claims and inspections.
