A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

SQM Research has calculated the national residential rental vacancy rate remains tight at just 1.7% over the month of July 2021.

Meanwhile rents surged for yet another month in most capital cities and regions, Louis Christopher, managing director of SQM Research said.

The national combined weekly rent stands at $508 a week, which was up by 1.3% for the past 30 days to August 12 and up by what Christopher said was a "concerning" 13.7% for the past 12 months.

The total number of vacancies Australia-wide now stands at 61,313 residential properties, up from 60,468 in June.&nbsp;

Melbourne’s vacancy rate rose to 3.6% in July from 3.5% in June, while in Sydney vacancy rates dropped to 2.7% from 2.8%.&nbsp;

In Adelaide, Darwin and Hobart the vacancy rate remained below 1.0%, while Perth and Brisbane and Canberra rate remained constant.&nbsp;

Vacancy rates rose in the Sydney CBD to 6.1%, possibly reflecting the new lockdown.&nbsp;

While rates fell again in the Melbourne CBD to 5.7%.

Over the month to 12 August 2021, national asking rents rose 1.3% for houses to $526 per week and units rose by 0.5% to $420 a week.

The national rise was driven by larger regional increases over and above the capital cities.&nbsp;

"SQM Research believes the new lockdowns may have triggered another wave of interest in regional living as many of the community seek freedom away from harsh Covid measures," Christopher said.

"Nevertheless, capital city rents also rose by 0.5% for houses over the past 30 days and are up by 8% over the past 12 months."

Rents were flat for units for the past 30 days and up by just 0.7% for the past 12 months.&nbsp;

Rents for houses in some cities have recorded stunning increases over the year, with Brisbane up by 11.2%, Perth up by 12.9% and Darwin up by 25.3%.

“Current tight rental vacancy rates are driving up rents across Australia. It is somewhat perplexing to see both regional Australia and the Capital cities record surges.&nbsp;

"Given the ongoing international border closures and still relatively high completions, the national rental market should be at least more balanced.

Rental apartment vacancy tightening, but not in Sydney CBD possibly due to lockdown 

A lot has changed for Melbourne Square resident Brendan since his days of regular travel to the US and Canada for work through the 2000s.

Now with three adult children, Brendan and wife Jill were looking for a smaller and more practical space to call home, as their old family house in Glen Waverley was just too big for the two of them.

Before settling with his wife Jill on the 55th floor of our East Tower in 2020, the couple had to weigh up their options and think seriously about how their new space would meet the high quality and everyday amenity options Brendan had come to expect from his experiences visiting other integrated lifestyle precincts throughout North America.

Urban caught up with Brendan recently to chat about his purchaser journey and how he and Jill had settled into the growing precinct since deciding to sell the family home and move closer to the city.&nbsp;&nbsp;

How did you hear about Melbourne Square and were you in the market for a new property at the time?

B: Jill and I actually stumbled across the display suite by pure chance! It had only just opened, so naturally we popped our heads in to check it out and it was not too long after that when we made our deposit.

With no kids at home anymore, our old family home in Glen Waverley was just too big for our needs and we were also moving to Montreal temporarily for my work which meant that we needed to make a decision on our new home while abroad.&nbsp;&nbsp;

It was the experience we had during our visit to the display suite that got us over the line and led to us officially making our deposit in 2018 while in Canada. It was quite a surreal experience!

Was there anything that made Melbourne Square stand out for you and helped you make your decision to buy at the project over other residential developments?

B: Setting out on our buying journey, we knew we wanted to live closer to the city. With various developments to consider in Southbank and in Docklands, a standout positive when we were enquiring about Melbourne Square were the different floorplan options available at the project.

I’ve travelled and worked overseas for a number of years and seen similar high-quality developments established in the US and in Canada, however I had not seen this same approach to integrated precinct living showcased locally until we visited Melbourne Square.

One of the major things that stood out to my wife Jill and I was the quality of the development. There has been a particular effort placed behind the integration of shared facilities which is helping build an authentic sense of community. Melbourne Square is like its own mini-neighbourhood.

What do you love the most about living at Melbourne Square?

B: We absolutely love the location of Melbourne Square and being wedged between South Melbourne and the city. The feel of the Southbank community is terrific and it is great having the park and Boyd Street Community Centre just a short walk away to take our young grandson for walks.

Having a full-line Woolworths supermarket downstairs is incredibly convenient as well. If you need anything for dinner it is so handy to be able to pop into the lift and be at the shops in a couple of minutes.

The new restaurants around the precinct are great too and we are looking forward to trying all of them. We ate at Waku Waku Japanese recently which was really nice and it is exciting to see other dining places starting to open. The precinct certainly has a vibrancy building about it.

Being so close to the world-class Melbourne arts precinct has allowed Jill and I to fully immerse ourselves in the arts lifestyle. I particularly loved walking to the Malthouse Theatre, which is just a short stroll away, to watch some of their latest live outdoor gigs.

What are your favourite amenities at the precinct?

B: I find the pool on level 54 is a great way for me to stay active. It has a great outlook across the city and towards Melbourne’s east and lets you soak in panoramic views of the Dandenong Ranges. That said, I must give an honourable mention to the whole level eight pool and podium area. The pool space in particular will become a central part of Melbourne Square’s community and it has been great to see people soaking up the sun there.

Jill is also a big fan of the amenity on offer on level 54. Her favourite place would have to be the gym. There is an extensive range of great equipment in there and its generous size and format means it does not get overcrowded.

B: Yes. I would definitely recommend living at a lifestyle precinct like Melbourne Square to friends and family, but particularly to people that are keen to downsize like Jill and I have from our family home.&nbsp;

The concierge staff at Melbourne Square are lovely, attentive to our queries, and always greet you warmly when coming and going.&nbsp;

On the whole, our experience with the staff we have dealt with across our entire Melbourne Square journey has been phenomenal and the quality of information included in the marketing assets and floorplate designs have all been very accurate. We have not been oversold the precinct and everything matches what has been delivered.&nbsp;&nbsp;

Before buying we were also able to work with OSK and their team to make some modifications to our bathroom; and any defecting issues we had after moving in were actioned very quickly. Further to this, the quality of the fixtures and fittings is everything we had hoped for and there is plenty of natural light that elevates our living spaces.

The ASX-listed Perth developer Finbar Group are set to redevelop the old heritage-listed former Chemistry Centre on the fringe of Queens Park in East Perth.

The $154 million plans, drawn up by architecture firm S S Chang Architects, see the current heritage-listed building at 101 Hay Street, which dates back to 1942, incorporated in the design, acting as a base for a 27-level tower.

Given the vast 5,335&nbsp;sqm site, Finbar are also building another 38-level tower alongside. Combined the development will have 331 apartments.&nbsp;

The development plans pay homage to the heritage by retaining the Material Sciences building and a hexagonal design feature that also provides shade to apartments. The former Chemistry Centre will home 550 sqm worth of restaurant or cafes. There will be a further&nbsp;eight spaces slated for restaurant or cafe use, three personal service spaces and a shop, activating the 1,300 sqm of street level commercial space.

Finbar,&nbsp;alongside Singaporean developer&nbsp;Ventrade bought the 5,335 sqm site from the state government for $16 million.

In 2015&nbsp;the local developer Diploma Properties Pty Ltd was chosen as the preferred developer to transform the former Chemistry Centre site, with over&nbsp;200 apartments, dining venues and shops planned. That would have been a 16-level apartment tower with rooftop sky gardens.

The heritage component would have turned in to a laneway-style eat street.

The development firm, led by Christie Leet, has lodged plans for Perspective Nexus, their latest in the Perspective chain. The proposal comes after sell-out success at the nearby Perspective 488 and Perspective Two Sea.

Located on 1581&nbsp;sqm at&nbsp;949-953 Gold Coast Highway, Sherpa are planning a 14-storey building pitched at the downsizer. There will be just 34 apartments, half of the site's allowable density.

There will be just three and four-bedroom apartments, including three impressive three-level, four-bedroom sky-homes, which each has its own private roof access where there will be a pool and spa and 360 degree views across the Gold Coast.

Sherpa are simultaneously gearing up to migrate its ‘Perspective’ brand further north, lodging a development application for&nbsp;‘Perspective Broadwater’ which will have just six full-floor apartments overlooking the esplanade and waterfront of Biggera Waters.

There will be just three and four-bedroom apartments, including three impressive three-level, four-bedroom sky-homes

A local developer has purchased a 362 sqm Carlton property sold by the Churches of Christ for more than 100 years for $4.2 million. 

Located at 148-150 Queensberry Street, the property comprises an older-style simple church building situated in the University Precinct of Carlton, between RMIT and Melbourne Universities.

The property was sold by the church as the building no longer provides a suitable standard of accommodation. The funds raised will be redeployed into the community support roles of the church.

The deal was negotiated by Clinton Baxter and Julian Heatherich of Savills Australia.

“This property attracted a huge level of interest from the market by virtue of its spectacular position on the cusp of the Melbourne CBD together with its obvious potential to add value or for greater development of the site” Mr Baxter said. 

The property, sold with 12 month settlement terms, benefited from Mixed Use zoning permitting retail activation, office, student accommodation or residential just 250m from the CBD.

Carlton apartment development site sells for $4.2 million

Off the back of strong demand for apartments, Mirvac has confirmed several new apartment launches are planned over the next 12 months.

Its latest annual report noted &quot;growing demand for high-quality, well designed, owner-occupier targeted product.&quot;

There are 1144 lots it is planning across Sydney, Melbourne, Brisbane and Perth.

The largest of the new launches will be the Nine Willoughby site in North Sydney.

NINE by Mirvac, Willoughby is set to deliver 442 apartments.

It has been designed by Mirvac Design &amp; CHROFI with the landscaping by McGregor Coxall.

It will be a landmark community on Sydney&rsquo;s north shore &quot;expected to set a new benchmark in the area.&quot;

Elsewhere in Sydney it propses a prestige, over-55s offering in Waverley, Sydney comprising 55 apartments and the next two buildings at Green Square, Sydney comprising 159 apartments.

There will be a low-rise building of 88 apartments at Burswood, Perth.

Melburne will see Forme, the final apartment building at Tullamore, comprising 93 apartments and the next stage at Yarra&rsquo;s Edge, comprising 191 apartments.

It also noted off the back of strong demand for masterplanned community product during FY21 across both land and built-form, it expects to see FY22 settlements again dominated by masterplanned communities.

&quot;Strong demand means we are now selling 12-18 months ahead of settlement in most masterplanned community projects.

&quot;We expect to see demand continue to be driven by owner occupiers, both upgraders and downsizers, with domestic investor activity continuing to grow, first in masterplanned communities followed by apartments.&quot;

Mirvac set to launch seven apartment projects across Australia in the next 12 months

Mirvac chief executive Susan Lloyd-Hurwitz confirmed at the group's recent full-year results that Mirvac had been working towards reducing its operational carbon footprint.

It was now down 80 per cent from the group's baseline.

Its plan includes sending zero waste to landfill by 2030, which involves halving its development waste and buying 25 per cent recycled content.

"And we will get to be carbon-neutral in the operations of our buildings through renewable electricity and a very small number of offsets," she advised.

"But the timing is all to do with renewable electricity contracts in the running of our buildings. From a development point of view, that's scope three."

It was earlier this year when Mirvac revealed a "green ceramics" range of apartment fittings.

Mirvac created a prototype apartment fitted out with "green ceramics", tiles, splashbacks, floors, furniture and light fittings, made from waste fabrics and glass as part of its Pavilions project at Sydney Olympic Park.

The “green ceramics” were the result of a collaboration that began in 2019 between Mirvac and the UNSW Centre of Sustainable Materials Research and Technology (SMaRT) led by global pioneer in waste technology, Professor Veena Sahajwalla.

"The successful application of the product is a world-first and demonstrates the potential to revolutionise the way we build by reimagining waste as a valuable resource, which in turn reduces demand for virgin materials," the annual report noted.

"As one of the largest property companies in Australia with an integrated business model that brings together design, development, construction and marketing, we are in a unique position to take bold steps that pave the way for others," Ms Lloyd-Hurwitz said at the launch.

“In Australia, the building industry is responsible for around 60 per cent of the waste we generate. At Pavilions, we have been able to demonstrate a better way to build, using reformed waste, which not only helps our industry but provides a valuable second life for the mountains of glass and clothing, much of which would otherwise find its way to landfill," she said.

She is also the chair of the Green Building Council of Australia.

As recipients in the Physical Sciences Fund’s inaugural 2019 round, UNSW Sydney received $790,000 to assist in the development of commercial tiles from common waste products, for use in the built environment.

Mirvac's green apartment push continues

First home buyer purchasing has contributed to the current low supply and high demand dynamic, according to CoreLogic.

"First home buyer activity creates additional housing demand without adding new advertised stock to the market," reseacher Eliza Owen said.

First home buyer loans recently peaked at 16,260 in January 2021, which is almost double the series average of monthly first home buyer loans activity.

"First home buyer purchases would go a long way in explaining the current supply and demand dynamic. 

"This is because owner occupier purchasers who already own property would presumably list their existing home around the time they are purchasing a new one."

Activity was distorted by incentives for first home buyers in 2020 that saw the introduction of multiple first home buyer incentives, from the first home loan deposit scheme before the pandemic, to various state-based grants and concessions, along with incentives for the purchase/construction of new or off the plan property.

Though first home buyer loan commitments have trended lower since January,  they remained 58.8% above the series average through June.

Owen noted in the same way that first home buyer purchases increase demand without adding to supply, investor purchasing activity has also trended higher since mid-2020. 

Unlike first home buyer activity, investor purchases are not slowing down, she noted.

Through June, there were 18,625 secured home loans for investor property purchases, which is a 74.8% increase on commitments in the same month of 2020.

Increased buyer demand has stemmed from continuously falling mortgage rates, the report advised.

Mortgage rates are one of the most important determinants of housing demand, and in the current climate, where GDP is once again expected to decline, the RBA will likely facilitate a low rate environment for longer, Owen said.

First home buyers prompt pressure on listings

There has been a $2.24 million sale in the Q1 tower at Surfers Paradise.

The sale at 7001/9 Q1, Hamilton Ave, Surfers Paradise to a local buyer was the highest in the tower in three years. 

The three bedroom sale was secured by Hanan Cawley of Harcourts Coastal.

It was the apartment's first sale since sold in 2003 at $2.32 million off the plan in the 2005 building.

It has 319sqm space on the 70th floor of the Q1.

Apartment 7202/9 Hamilton Avenue was the last big sale when sold at $2.68 million in 2018. The four bedroom sub penthouse had previously sold at $2,500,000 in 2014; $2,750,000 in 2008 and at $3,400,000 in 2005.
