A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

A major infill site at Officer in Melbourne&rsquo;s south east has been sold to a local residential developer for $43 millin.&nbsp;

CBRE Victorian development sites agents David Minty, Nathan Mufale and JJ Heng sold the 12 ha Rix Road property via an expressions of Interest campaign.&nbsp;

Mr Minty said the sale reflected a record rate of $3,650,000 per hectare.

It was the first time the corner general Residential landholding had been offered for sale in 33 years.&nbsp;

&nbsp;It last sold for just $225,000 in 1988, according to CoreLogic records.

The land had been used to grow peas.

Developer YourLand, backed by one of Japan&rsquo;s biggest companies, Nippon, was successful, when edging out Satterley.&nbsp;

The Herald Sun noted the buyer had first offered the family $27m off-market last year.

The vacant site forms part of the Officer Precinct Structure Plan (PSP), which allows for 15 dwellings per net developable hectare. &nbsp;

The on-market campaign generated 18 offers from private and institutional developers, located both domestically and offshore.&rdquo;&nbsp;

The property sold following the conclusion of a second and final round when strong competition was received, including seven bids sourced via CBRE&rsquo;s Asian Services Desk. &nbsp;&nbsp;

A capital allocation totalling over $500 million was received as part of the first round of offers.&nbsp;

The sale price achieved was $11,000,000 above the vendor&rsquo;s reserve and represented a 26% uplift between the first and second rounds.&nbsp;

&ldquo;We&rsquo;re experiencing strong demand from developers looking to secure development pipelines in this region, which is unlikely to be satisfied in a market which is very short on appropriately zoned or earmarked landholdings,&rdquo; Mr Mufale added.

South east Melbourne residential development site sells for $43 million

A 865 sqm development site, known as The Premiere has been listed for sale in Surfers Paradise.&nbsp;

Located at 71 Garfield Terrace, it offers 20 metres of direct beach frontage.

It is currently an under-developed eight-storey, six-unit apartment building with potential to become a taller residential tower.

The 865sqm development site is situated within a designated regional urban footprint where there are no maximum restrictions on building heights.

CBRE agents Mark Witheriff and Rem Rafter have been appointed by the owner Mick Power, chairman of BMD to manage the expressions of interest campaign, closing September 15.&nbsp;

&ldquo;With CBRE having recently negotiated the successful sale of the neighbouring 1500sqm site for $30 million, I&rsquo;m confident we will achieve a great result,&rdquo; Power said.

The Premiere will give the incoming purchaser a significant holding income, while approvals are being sought for the future development of the site.&nbsp;

Around $7m has been paid for an off-the-plan penthouse at Mt Buller, the Victorian ski resort.

The 350 sqm penthouse is set for the Timbuktu ski apartment complex which is scheduled for occupation for the 2023 ski season on the edge of the popular Bourke Street ski run.

It is being done by the developer Headland Properties with the sale through John Castran.

It has five bedrooms, four bathrooms and two car parking plus ski in, ski out access.

There had been a $5.5 milllion prior sale elsewhere on Mt Buller six months.

The triplex apartment will be constructed above the existing 10 year old two-level Timbuktu development in Mt Buller.

The apartment below Catalano’s has also been sold for about $7 million. The third apartment is listed at $6.5 million to $7 million.

Catalano plans to add the penthouse to his growing collection of hotels and villas collection headlined by the Raes at ­Wategos boutique hotel at Byron Bay.

Floorplan focus: Three varied layouts available to buyers at Sky Garden, Glen Waverley apartments

Highpark Seasons, the new apartment development in Melbourne&#39;s Glen Iris, was targeted at locals and owner-occupiers straight from the outset.

And the COVID-19 lockdowns has only seen further demand from locals who want to live in the picturesque and peaceful location, right on Gardiners Creek&nbsp;and the popular Gardiners Creek trail.

&quot;People have really re-connected with walks over the last 16 months or so&quot;, Jellis Craig head of projects Stephen Bowtell, who is marketing the apartments, says.

&quot;It&#39;s a bit of an island site, not built on any side, and residents will easily be able to access the nature track.&quot;

The development has been popular&nbsp;with city dwellers, who, since the onset of COVID, have been&nbsp;reconnecting with nature through long socially-distanced walks.

Bowtell says the developer, David Li&#39;s Pasino Group, wanted to keep the residents as local as possible, with few investors. To do this he made the conscious decision not to sell the development through&nbsp;channel groups or to investor databases.

Highpark is a passion project for Li, who is a well-known philanthropist and the chairman of the Melbourne Symphony Orchestra.

&quot;He&#39;s not bottom-line focused, he lives locally, and his kids will likely take apartments in the building when it is completed,&quot; Bowtell added.

Highpark is under construction now through Crema Group&#39;s high-end construction arm Camilo, with completion expected toward the end of 2022.

There&#39;s been keen interest by first home buyers, given the affordable&nbsp;$480,000 entry point for a one-bedroom apartment. There&#39;s been a number of purchases by families who live locally and within walking distance who are buying for their kids.

&quot;There&#39;s no difference in finishes between one bedroom apartments and the penthouse,&quot; Bowtell said.

The development has been designed by Rothelowman, one of Melbourne&#39;s top architecture firms, to react to its location, with the inspiration coming from the seasons of nature. There&#39;s extensive outdoor entertaining areas in the apartments, as well as outdoor communal gardens and terraces.&nbsp;

Four townhouses sit along the front of the development, directly on the trail. Three have already been snapped up.

Across the board Bowtell sees more enquiry during the lockdown months, around 20 per cent more week on week.

&quot;There&#39;s a build up of enquiry, with no one being able to buy anything else in the meantime.&quot;

Bowtell recently sold out Rosanna, a 27 townhouse development in Melbourne&#39;s north east, after just six weeks, with around four of those weeks spent in lockdown.
