ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Brisbane apartment values surged over August, jumping 1.4 per cent, according to the monthly update from property data firm CoreLogic.

It was the Queensland capital&#39;s best performing month in 2021 and took the rolling quarterly gains to 1.6 per cent,&nbsp;following&nbsp;0.8 per cent gains over July and 0.7 per cent in June.

Values are now 7.7 per cent higher than they were at the start of 2021, when the median apartment price was $390,000. Now it&#39;s $425,000, CoreLogic calculate.

The price gap between houses and units in Brisbane however has widened, with Brisbane&#39;s median house price standing at $691,000, around $270,000 higher than the median apartment price.

New listings in Brisbane are slowly on the up ahead of the traditional listing increase in spring. The same can be said for Adelaide, Perth and Hobart, however the trend remains weak in the locked-down&nbsp;Sydney, Melbourne and Canberra.

Queensland has benefitted from record low vacancy rates, with southern state dwellers heading north during the pandemic over 12 months ago.

The June 2021 quarter data from the Real Estate Institute of Queensland showed that nearly&nbsp;two thirds of local government areas in Queensland recorded their lowest or equal lowest residential vacancy rates since 2010.

Of the 35 local government areas, 20 saw their vacancy rates tighten, 10 remained static and five saw them slightly rise in the June quarter.

Brisbane&rsquo;s vacancy rate dropped from 2.1 per cent&nbsp;to 1.7 per cent&nbsp;from the previous quarter. The Gold Coast&rsquo;s remained static at a tight 0.6 per cent&nbsp;and the Sunshine Coast&rsquo;s was slightly higher, from 0.5 per cent&nbsp;to 0.6 per cent.

Around Greater Brisbane, Ipswich stayed at one per cent, Logan slightly tightened from 1.1 per cent&nbsp;to one per cent&nbsp;while Moreton Bay remained the same at a low 0.7 per cent. REIQ&nbsp;chief executive Antonia Mercorella said the perfect storm of conditions thrown up by COVID-19 appeared to still have their grip on vacancy rates in the Sunshine State.

&ldquo;It seems the COVID-19 phenomenon of people moving to the regions for lifestyle purposes is still having an effect on vacancy rates,&rdquo; Mercorella said.

&ldquo;With more people taking the opportunity of working remotely and not having to commute regularly to their offices, they are succumbing to the lure of moving to a region where they can enjoy a sea or tree change lifestyle.

&ldquo;This could be reflected in regions around Brisbane such as the Gold and Sunshine Coasts and even further afield, where people can work remotely and commute to the capital city when necessary.

&ldquo;The lifestyle motivation is strong interstate, with people seeking an escape to Queensland from the southern states. According to the Australian Bureau of Statistics (ABS), Queensland recorded a net gain of 9800 interstate migrants in the December quarter &ndash; the highest of any state or territory.

&ldquo;Greater Brisbane also recorded the highest net internal migration rate of any capital city in the December quarter &ndash; with 4800 arrivals. &ldquo;In central and northern Queensland, a ramping up of the resources industry and a recent revival of tourism&rsquo;s fortunes (at least until the current interstate lockdowns) could be attracting workers to these regions, putting pressure on vacancy rates.&rdquo;

Mercorella said while owner-occupiers had been dominant in the residential property sales market, investors were becoming more active.

&ldquo;In May according to the ABS, the number of new housing loans taken out by investors rose 13.3 per cent to $9.1 billion &ndash; the highest amount seen since June 2015.

&ldquo;A return of investors to the market will likely increase the number of rental properties available and reduce pressure on vacancy rates, potentially providing some relief for those struggling to find a rental.&rdquo;

Apartment values across Sydney continued their strong growth&nbsp;over August, rising 1.4 per cent, according to the latest data released by property data firm CoreLogic.

Values are now up 11.5 per cent over 2021, after the current 4.7 per cent&nbsp;rolling quarterly gain. Values rose 1.6 per cent over both June and July.

Sydney&#39;s median apartment price is now $825,000, having started 2021 at $734,000.

What happened to Melbourne apartment values over August?

Investors have been witness to the growing attractiveness of Melbourne&rsquo;s Heidelberg&nbsp;West in recent years, as the ramping government expenditure totalling more than half a billion dollars has started to snowball the suburb&#39;s underlying value.

Heidelberg West apartments have seen 5.3 per cent price growth per annum over the past 10 years, according to SQM Research. Population growth has been similarly steady, up 1.3 per cent per annum for the past decade, ABS and Urbis data found.

Demographics in the Heidelberg West area reflect a younger age demographic, with a higher proportion of residents renting their property. Some 59 percent of residents are renters, more than double the 28 per cent in Greater Melbourne average.

And there&rsquo;s potential for further growth in the area due to the $160 million Olympia Housing Initiative, which is set to revitalise housing in Heidelberg West, Heidelberg Heights and Bellfield. Outdated public housing is being replaced by more housing more appropriate to local demographics.

There&rsquo;s also the proposition of the $50 million redeveloped town square in Heidelberg West, as well as $210 million development in neighbouring Ivanhoe of an 8,900 sqm site that will include residential, aged care and child care facilities.

Growth in median weekly rents has been steady in the Heidelberg West/Heidelberg rental area over the past decade. Data indicates that one-bedroom units achieved the strongest growth, at 6.5% per annum for the last 10 years. This is above the Greater Melbourne average of 5%. Over the same period, two and three bedroom units grew at 5.2% and 4.3% per annum respectively, indicating continued demand for rental units across all sizes.

Heidelberg West has the lowest rental vacancy rate among the surrounding suburbs, currently at 1.3%.&nbsp;

Cultivate, at 294 Bell Street, has a walk score of 80, indicating a very walkable neighbourhood with easy access to grammar schools and colleges, universities, hospitals, research hubs and major retail centres. It also has extensive transport links and a direct road network.

The draft National Construction Code provisions on energy efficient residential buildings was an important step towards more healthy and comfortable homes for Australian families.

Minimum energy efficiency standards for housing haven’t shifted substantially for over a decade, Professor Ken Maher from the The Australian Sustainable Built Environment Council (ASBEC) noted this week.

Maher was welcoming the release by the Australian Building Codes Board of the NCC public consultation draft as an important step change towards more healthy and comfortable homes for Australian families.

“Australia’s homeowners and tenants need certainty that they are gaining the health, comfort, efficiency and environmental benefits that they could reasonably expect.”

 “Low energy homes can provide great outcomes in terms of reducing energy bills and emissions, whilst also delivering much more,” added Professor Tony Arnel, chair of ASBEC’s Building Quality Taskforce. 

“More energy efficient buildings offer more resilience to extreme weather, better comfort and reduce stress on the electricity grid.”

“At a time when bill savings and consumer empowerment are more important than ever, we welcome the Australian Building Codes Board’s actions to facilitate improved home energy for NCC 2022,” Professor Arnel said. 

The research in ASBEC’s publication, Built to Perform, shows that delaying cost-effective changes to the Code by just three years (for example, implementing changes in the 2025 Code instead of 2022) could cost $2 billion in household energy bills between now and 2030. 

The delay would also lock in 9 million tonnes of emissions to 2030 and 22 million tonnes to 2050.

“If we are serious about reducing emissions, saving money and increasing resilience of our buildings, we need to continue the momentum towards stronger energy performance – and this 2022 step change for residential buildings is an important part of the process,” said ASBEC’s interim executive director, Alison Scotland.

“Buildings offer one of the most cost-effective, jobs-rich opportunities for energy savings and emissions abatement, with broader benefits that we can’t afford to ignore.” said Prof Maher. 

“The Government’s commitment to energy productivity for households is the right priority right now and there is a big opportunity to do much more in coming years.”

Our research for the upcoming Spring edition of The Price Predictor Index shows that Regional Queensland has set another record, with 171 locations with rising sales activity and 96% of all locations achieving price growth in the past year.

The total of 171 rising markets is the highest recorded in the six years of these quarterly surveys. From 2015 to 2020, the average number of rising markets in our surveys of Regional Queensland was 49. The three surveys in 2021 have recorded 157, 146 and 171 rising markets.

The latest increase in the number of upwardly mobile markets comes despite a further softening in the Sunshine Coast market. The Sunshine Coast Region and Noosa Shire combined still have 19 rising markets, but this compares with 25 three months ago and 37 six months ago. This distinct pattern of a softening market comes after three very strong years in this market, and prices are still rising.

Elsewhere in Regional Queensland, it&rsquo;s very much a story of growth. The Gold Coast, Cairns, Bundaberg, Gladstone, Mackay, Rockhampton, Toowoomba and Townsville have all increased the number of suburbs with rising sales volumes.

The Gold Coast is the most prolific municipality in the nation: 37 of the 49 Gold Coast City suburbs ranked in this report have rising trajectories with sales activity. This is an incredibly strong market, thriving on the Exodus to Affordable Lifestyle trend and going to another level every time Sydney and Melbourne experience lockdowns. Southport is a particularly prolific market: quarterly sales have been 197 288 382 496 505.

The other standout market is Toowoomba, where 14 of the 17 suburbs ranked in this report are categorised as growth markets.

In the Far North of the state, both Cairns and Townsville have buoyant markets. Cairns has 16 suburbs with rising sales activity and Townsville has 11. In Palm Cove in Cairns, quarterly sales activity has been 25 54 69 78 92.

In Central Queensland, nine of the 10 Rockhampton suburbs in this report are rising, while 10 of the 14 Mackay suburbs have increasing sales activity. In Yeppoon, quarterly sales have been 41 73 99 107

Gladstone is continuing its revival after a long slump: 8 out of 12 suburbs now have rising sales activity and there is growing evidence of price recovery.

Bundaberg continues to emerge as a growth city, with 8 out of 11 suburbs delivering rising sales activity.

There is also rising momentum in the Whitsundays market.

PRICES: The Sunshine Coast region is the undoubted star of price growth performance in Regional Queensland, although the Gold Coast is also challenging.

Across Queensland, 96% of locations have recorded growth in their median house prices in the past year. Almost 60% of locations have risen more than 10%.

Unit markets have also done well, with 85% of locations recording annual rises in their median unit prices.

Across the region covered by the Sunshine Coast and Noosa councils, there are 33 suburbs and towns where the median house price has increased by at least 12% in the past year.

Sunrise Beach is up 37% to $1.2 million, while Minyama has risen 29% to $1.5 million. Markets which have increased 20-22% include Coolum Beach ($850,000), Wurtulla ($745,000), Woombye ($635,000), Twin Waters ($970,000), Maleny ($750,000), Mt Coolum ($760,000), Mudjimba ($920,000) and Noosaville ($1.35 million).

The Gold Coast has 26 suburbs with annual growth in house prices above 12%, led by Currumbin (up 24% to $1.18 million) and Bundall (22% to $1.27 million). Tallai, Tugun, Coomera, Labrador and Miami have all lifted 18-19% in the past year.

The Hervey Bay market is lifting, headed by the 25% rise in Pialba ($400,000), while six other suburbs have increased more than 12%.

Mackay has several growing suburbs, led by 30% in Sarina ($375,000) and 25% in East Mackay ($425,000). Gladstone&rsquo;s recovery continues, with double-digit median price growth in six of its suburbs.

In Far North Queensland, Cairns has multiple growth locations, including Palm Cove (up 30% to $770,000), Caravonica (30% to $500,000) and Port Douglas (27% to $750,000). The revival in Townsville is being led by the 30% rise in North Ward ($735,000).

The latest apartment project by the award-winning developer,&nbsp;Pace Development Group,&nbsp;is set to invigorate a prominent corner site in&nbsp;Blackburn in Melbourne&#39;s east.

Priced from $395,000, Urban has had a look at the development in more detail, and highlighted its key features.

1. Location

The corner site fronting Whi​tehorse Road and Railway Road puts residents in the heart of Blackburn, within walking distance to local amenity and extensive transport links connecting to the city.

Pace of Blackburn is just&nbsp;25 minutes to the CBD with frequent trains and buses. The bus routes 271 and 279 run near the development, and Blackburn train station is just a 10-minute walk.

There&#39;s nearby medical services and health and fitness centres. Investors are likely to see a decent uptake from students, with the development located just five kilometres from Deakin University. There are three other universities within an 11 kilometre radius.

Pace of Blackburn does not only boast its own landscaped gardens and indoor pool but is close to one of Melbourne&rsquo;s largest pockets of greenery, Blackburn Lake Sanctuary.

Local residents can cycle or walk the network of trails that wind through 30-hectares of natural bushland and enjoy the peace that comes from sharing the space with local wildlife.

2. Amenity

Residents at Pace of Blackburn will share a large resort-style pool area, with an 18 metre lap pool and a children&#39;s splash pool set in extensive landscaping.

There will be a&nbsp;concierge service, with cold room storage for the safe keeping of groceries.

Residents can book a meeting space, a private dining room with a full chefs kitchen. There&#39;s also a library with a fireplace.

3. Convenience

Residents will have access to multiple retail spaces on ground level.

A prominent supermarket chain will feature as the flagship tenant within the precinct, with other retailers to include cafes, restaurants, beauty boutiques and specialty stores, providing the residents and Blackburn locals with an inner-city style of living.

4. The Design

The trio of well regarded architects and designers, Ascui and Co. Architects, interior designer Adele Bates and MDG Landscape Architects, have come together to design every feature down to every detail.

The exterior architecture by Ascui &amp; Co. complements the leafy streetscape of Blackburn, with views framed by oversized windows and an external fa&ccedil;ade that features warm earthy tones alongside lush landscaping to complete the scene.

5. The Developer

Pace is one of the most respected developers in the business, having delivered over 100&nbsp;projects over the last 19 years.

The team won&nbsp;the Master Builders Victoria award for Excellence in Construction - Highrise Buildings 2020 for their Abbotsford development, Pace of Abbotsford.

Five reasons why Pace of Blackburn apartments should be on a buyer's shortlist

The residential redevelopment by Lendlease of the Channel Nine studio site in Richmond is expected to be one of the most impressive regeneration projects of an industrial heritage&nbsp;building in the area when completed.

And that&#39;s seen buyers snap up the small collection of terraces, designed by the award-winning Bates Smart to incorporate the former Wertheim Piano Factory, which was built over a century ago.

Urban recently spoke to Bates Smart studio director Mark Healey about the Bendigo Street project.

JR: What was the brief from Lendlease for Gramercy Terraces?

MH: The brief was to provide a high-end product offering with a true sense of identity that respected the heritage context.

Lendlease sought the development to be part of a vibrant and sustainable inter-generational precinct within the Richmond neighbourhood, creating a strong sense of place.

The low-maintenance residential terrace homes are predominately targeted at young professionals, young families and agile downsizers.&nbsp;

Linking Gramercy Terraces to the common theme of the wider precinct, whilst also having their own unique identity to promote the individuality of the product was important.&nbsp;

JR: How will you incorporate the current building into the design?

MH: The Gramercy Terraces are responsive to the neighbouring textures, rhythm and depth found within the fine grain residential and heritage context to create a familiar atmosphere.

The fa&ccedil;ade expression references the mass and generous vertical elements of the adjacent heritage building within the broader development.

The building forms also tie in with precinct wide datum, allowing Gramercy Terraces to stitch seamlessly into its immediate context and Richmond cottage streetscapes.

Implementation of similar fa&ccedil;ade materiality in different tone to subtly unify Gramercy Terraces with other buildings within the precinct assists.

JR: How will the history be reflected in the terraces when completed?

MH: Building on the broader GTV9 site&rsquo;s historical setting as a place of production, our design language was influenced by a contemporary, refined, industrial aesthetic; combined with a focus on natural materiality extracted from the local context.

Gramercy Terraces drew inspiration from the iconic Federation-era red brick buildings of the precinct, while paying homage to the former Nine Network studio&rsquo;s colour past. Gramercy Terraces also speak to the character of local terrace house language with landscaped entry.

Contextually responsive materials such as textured brickwork and local bluestone were selected, adding a sense of permanence.

Richmond&rsquo;s rich industrial history of craft also informed the materiality selected for the interior.&nbsp;&nbsp;Warm terrazzo stone with metalwork reference the surrounding context but are refined and contemporary in their interpretation.

JR: What is/was the biggest challenge in the design? 

MH: The largest challenge was to relate the terrace&rsquo;s scale and materiality to the neighbouring context whilst also giving them their own unique identity. The massing of each home has been carefully articulated in order to add diversity to the streetscape and achieve active frontages.

JR: Was there a previous similar project you&#39;ve undertaken which you took inspiration from, or that gave you ideas in the design of Gramercy Terraces?

MH: There is no one project that provided individual design inspiration, however we do believe our residential design is influenced by other sectors in which we work - such as health and hospitality.

We believe this cross-sector approach brings a deeper and more nuanced approach to our design; experience rich spaces that people want to use and will enjoy.

Coupled with this approach, Bates Smart has also delivered over one&nbsp;million sqm of residential projects over the past 20 years leading to resolved and well-planned residences. &nbsp;

JR: What is the part of the project you&#39;re most looking forward to seeing when completed? 

MH: We are looking forward to seeing the mix of residential building typologies all come together as a whole, that allows families of all generations to reside within one integrated precinct.

Both Gramercy Terraces and the wider precinct respect the site&rsquo;s rich heritage and celebrate diversity with timeless appeal.

A grand lobby is kitted out with a concierge that will collect your deliveries and store your groceries in its cool room, and a communal meeting room that serves as an extension of your home and office.

The development provides a new level of lifestyle with considered shared facilities. The four towers meet on a centralised podium that is home to a lap pool set amongst landscaped gardens.

Pace of Blackburn also includes a communal lounge for entertaining, designed for lingering, with a gas fireplace, cosy nooks for reading or catching up over a coffee.

The Sunshine Coast developer Cube Developments have been given sign off by the local council for their boutique Cotton Tree, Maroochydore apartment development, Nature by Cube.

The 12 luxury apartments at 49 The Esplanade, on the&nbsp;Maroochydore coastline, has already seen huge buyer interest, with nearly half of the apartments already sold.

Nature is catering for pent up demand for luxury beachfront living since the mass northerly migration to the Sunshine Coast.

2020 saw Queensland undergo its&nbsp; biggest population boom in 16 years, with 30,000 people relocating to the Sunshine State.

Scott Juniper, director of Cube Developments,&nbsp;said the Cottee-Parker designed project is attracting buyers wishing to maintain a high-end, highly connected lifestyle in a home that is on par to their Sydney and Melbourne residences.

&ldquo;There is a real upmarket quality to the area of Cotton Tree, and it&rsquo;s all on Nature&rsquo;s doorstep - from the parklands, aquatic centre, retail on one side, sports activity on the other - it&rsquo;s all a stone&rsquo;s throw away,&rdquo; Juniper said.

Cube are well known in the area for their quality developments. They&#39;re currently selling Seasons in Birtinya, a&nbsp;much more budget-conscious apartment development in&nbsp;Birtinya.

They&#39;re planning a boutique project at Bokarina Beach, located between Calounda and Mooloolaba and adjacent to&nbsp;Bokarina Beach.
