ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The soon-to-be national property developer, Crown Group, has unveiled its penthouse collection across two of its Sydney apartment developments.

The architecture-led penthouses in Crown Group&#39;s&nbsp;Mastery by Crown Group and Waterfall by Crown Group developments are being pitched at potential onshore and offshore investors, now New South Wales is allowing quarantine-free travel.

Iwan Sunito, Crown Group co-founder and group chief executive, said, despite the COVID-19 outbreak, Asian investment in Sydney remains very strong.

&ldquo;Compared with many global cities, Sydney offers stronger growth prospects for property owners; backed by a stable government, strong education market and a demand for housing which outstrips supply.&rdquo;

This year, the Crown Group buyer pool is made up of a mix of offshore and onshore investors, with demand from the Asian market holding up despite travel restrictions.

Crown Group tapped in to the work-from-home trend, pivoting toward&nbsp;flexible floor plans and internal and external living areas, along&nbsp;with resort-style amenities and communal landscaped gardens.

It is being marketed as having12 storey development potential (STCA).

It has 18 metres frontage to Rutland Road and rear laneway access via Ellingworth Parade. 

``The property presents a great opportunity for development within Box Hill’s major activity centre," Teska Carson agent Stephen Speck said.

He said Box Hill had experienced exceptional growth over the last decade.

Both house and unit rents rose at the same rate - 1.9% - over the September quarter, according to CoreLogic&rsquo;s quarterly Rental Review.

The national rental index increased 1.9% during the September quarter compared to a 2.1% rise in the June quarter.&nbsp;

National rental rates are 8.9% higher year-on-year, the highest annual growth in dwelling rents since July 2008.

CoreLogic&rsquo;s research director Tim Lawless said a desire for detached housing remained strong, but suggested further rental affordability deterioration was likely to see more renters looking towards higher density rental options.

&ldquo;Renters are clearly looking for lower density housing options, with house rents rising at more than double the pace of units rents over the past year, however this trend is starting to narrow, with national house and unit rents rising at the same rate over the September quarter (1.9%),&rdquo; Mr Lawless said.

&ldquo;Another factor that may be contributing to rental demand is that more renters are working from home, which could be driving a trend towards smaller rental households as tenants look to maximise their space and working environment during COVID.&rdquo;

Mr Lawless noted the proportion of investors entering the market had begun to increase with investors accounting for 31% of mortgage demand in August.

Regional dwelling rents rose 2.2% over the September quarter compared to capital city dwelling rents, which increased 1.7% over the same period.&nbsp;

Investors eye rental rises as house and apartment rents jump 1.9% in September quarter: CoreLogic

The hotly anticipated Aperture, which will be one of the most high-end apartment developments&nbsp;in Broadbeach when completed in mid-2023, has officially launched to the market.

Following on from their successful first tower in Broadbeach, Signature, which sold out earlier this year, the Melbourne-based Little Projects took a different approach to&nbsp;Aperture, which refers to the opening of a lens&#39;s diaphragm through which light passes.

This time they&#39;re targeting the luxury owner-occupier, with every apartment on offer spanning a whole-level and offering over 200 sqm of internal and external space, enough space for a downsizer.

There are just 29 apartments across the 35 levels, with 26 full-floor apartments with three bedrooms, three bathrooms and three parking spaces. They start from $2.1 million, with every level of the 120 metre building offering uninterrupted ocean views from the balcony off the living area.

Floorplans for the double-storey sub penthouse and penthouse are still in the works, but they expect to have four bedrooms and four bathrooms each.&nbsp;

Pent up demand in Sydney has been released at Paramount on Parkes in Parramatta, one of the first apartment buildings to launch sales since Sydney came out of its prolonged lockdown.

The launch of sales at Paramount on Parkes, the 39-level tower&nbsp;to be developed by the well respected and local developer ALAND, saw 25 sales secured over the weekend, with a further 60 appointment scheduled.

ALAND released the first 135 apartments of the 294-apartment tower, designed by Sketch Design Group and Stanisic Architects, which were&nbsp;a hit with investors and owner-occupiers.

They were drawn to Paramount's prime location on the fringe of Parramatta, a stones throw from Parramatta train station&nbsp;and minutes from riverside parks, shopping precincts and a number of fine dining restaurants, bars, and cafes.

The spacious floorplans were also a tick for buyers, as well as the state of the art amenities which will include a resort-style pool on the podium level, a 300 sqm rooftop terrace with barbecue area, lush landscaped gardens with local Western Sydney flora, and resident-only children’s play areas.

Buyers so far have been predominantly young couples&nbsp;and young families in their early and mid 30's, moving to the area from within a 10 kilometre radius of Parramatta.

Critical to the design brief, was the care needed in preserving the original building fabric and ensuring the new building was complementary to its surroundings. 4 Ballarat St. picks up on the distinctive qualities of Victorian Edwardian, post-war and industrial buildings, which characterise&nbsp;the diverse nature of the suburb.

Community is at the forefront of our building designs, with the relationship between apartments and the open-air walkways designed to encourage connection.&nbsp;

MK: What spoke to you about the 4 Ballarat St. site in particular when planning the development?

RS: 4 Ballarat St. is a vibrant location off Sydney Road. When it comes to Melbourne&rsquo;s renowned culinary areas, Sydney Road is high on the list with foodie icons like Tiba&rsquo;s, Mediterranean Wholesalers and the famous, low-cost A1 Bakery.

The site is within walking distance of great outdoor and recreational areas, including Clifton Park, Gilpin Reserve, A G Gillion Oval and Brunswick Baths. It is also well connected, with a range of public transport options servicing Sydney Road, residents are connected to surrounding suburbs, and can easily access the Melbourne CBD.

MK: Where did you take your inspiration from?

RS: The design of the building has been inspired by the character, history, and predominant terracotta hues of the Brunswick neighbourhood.

Apartments are accented with warm colours and no-fuss design details such as terracotta tiles, hard-wearing benchtops, rich terracotta-coloured kitchen joinery, and chrome finishes.

RS: We collaborated with Atelier Ten to ensure best practice waste and sustainability methodologies are in place, and planet-friendly solutions are embedded throughout the building, reducing our environmental impact, and enhancing the quality of life for our residents.&nbsp;

We follow a clear set of design principles to ensure all apartments offer natural light, cross-flow ventilation and connection to landscaping and open space.&nbsp;

MK: 4 Ballarat St. boasts a number of communal amenities. What is the benefit of this?

RS: 4 Ballarat St.&nbsp;has been designed to bring people together offering residents an enriched and connected life beyond their four walls. Shared spaces provide meaningful, convenient and functional areas to work, eat and hang out.

Three best Melbourne apartments under $400,000, offering an accessible pathway to homeownership

The Sydney-based developer Image Property Developments has been given the green light to push&nbsp;ahead with stage one of their $85 million gateway development in the popular suburb of Dural, in Sydney&#39;s Hills District.

The Hills Shire Council granted a &#39;deferred development consent&rsquo; for the first stage of Skyline Dural, a gateway development at 488 Old Northern Road Dural, Round Corner.

Skyline Dural will see a number of apartments and townhouses developed in the second and third stages, a rarity for the suburb which is littered with sprawling mansions on acreages. The second and third stages are yet to be lodged to the local council.

The first stage will see a two-storey retail and commercial building developed, with views to the Blue Mountains, as well as a public plaza.

The building will include a supermarket and retail outlets including specialty stores and restaurants, giving buyers in the latter stages already established amenity on their doorstep.

The frontage to Old Northern Road will see large road improvement, with two lanes each way, a new bus layback, new traffic lights, and dedicated turn lanes.
