Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The $3 billion redevelopment of the Moonee Valley Racecourse is going from strength to strength.

Fresh off the back of launching the fifth stage, The Eveline, developer Hamton and joint venture partner Hostplus have revealed the sixth stage of the booming masterplan.

They're proposing five more buildings in what is being called the Cox Plate Precinct, with around 1,100 new residences. There will be two build-to-sell apartment buildings, two build-to-rent building, and a hotel.

The buildings will range in height from 10 to 25 storeys, and 10 per cent of the dwellings will be allocated to affordable housing.

Complementing the residential offering is over 3,000 sqm of retail space, including a circa 800 sqm supermarket, and 4,100 sqm of commercial office space. The hotel will deliver 184 rooms with ground-floor activation via lobby and retail uses.

The Cox Place Precinct is located on existing racecourse infrastructure including the grandstands, horse stalls and parade ring. The stage will further expand Tote Park, that was completed in 2020.

Architects DKO, Nelson + Koo, and FK Australia, have collaborated on the Cox Place Precinct, alongside landscape architect Tract.

The two build-to-sell buildings, Grandstand North and South, will overlook the racecourse. Grandstand South will be a distinct tower form broken by vertical greening, and comprise around 366 apartments.

Grandstand North will present as a larger, slender tower, and home 191 apartments.

"Grandstand North presents as an opportunity for a placemaking marker at a significant intersection on the ground plane where Cox Place opens up to the racetrack," the Urban Design Report read.

"The unique oval form orients apartments and their view lines to the CBD and seeks to create a distinctive silhouette amongst the overall skyline composition of the Moonee Valley Precinct buildings. The oval form meets the ground plane to announce building entry and interlocks with the stepped and geometric expression of the podium levels as they extend along Cox Place."

The joint venture submitted their proposal to VIC Planning in May. It will cost just over $850 million to deliver the five buildings. A build partner has yet to be named.

They anticipate to start construction on the two residential buildings in Q3 2028, pending approvals.

"We are excited to be working through the planning process for this next stage at Moonee Valley Park,"&nbsp;Hamton Managing Director Matt Malseed said.

"We are crafting a unique mixed-use precinct, and this collection of buildings will unlock further significant new housing supply for Melbourne’s inner northwest."

A major redevelopment is on the cards for one of Sydney’s most recognisable inner-city blocks, with <a href="https://www.apartments.com.au/developers/salter-brothers">Salter Brothers</a> lodging plans for a new mixed-use precinct at the long-standing Potts Point Holiday Inn site.

Located at 203–225 Victoria Street, the proposal would see the transformation of the prominent Kings Cross-adjacent site into a contemporary residential-led development incorporating tourist and visitor accommodation, commercial space, and a renewed retail offering.&nbsp;

The application was recently declared a State Significant Development by the NSW Government, recognising its potential to contribute meaningfully to housing supply and urban renewal efforts across Greater Sydney.

Salter Brothers acquired the Holiday Inn Potts Point in 2023 as part of its broader $2 billion hotel portfolio and has since turned its attention to repositioning the asset as a key component of the emerging Kings Cross urban precinct.&nbsp;

The proposed redevelopment will be known as One Kings Cross, and is being framed as a "village-style precinct" that blends residential, cultural, and commercial uses above and around Kings Cross Station.

According to preliminary plans, One Kings Cross is expected to deliver between 250 and 300 apartments across a range of low-, mid- and high-rise buildings.

Around five per cent of the dwellings will be allocated as on-site key worker housing, supporting essential service workers in sectors such as healthcare, education, hospitality, and emergency response.

Approximately one-third of the site, equal to about 1,500 sqm, is earmarked for new publicly accessible laneways, a civic square, and pedestrian connections.&nbsp;

A standout element is the proposal to deliver the first new public square in Kings Cross in over a decade, linked to a revitalised entry to Kings Cross Station from Victoria Street.

The design intent is rooted in local character, prioritising permeability, public activation, and architectural diversity. As outlined in the early proposal documents, the built form will be broken into varied typologies to “encourage different building types to be delivered on site and make it a unique precinct”.

Retail activation is also central to the vision, with 3,000 sqm of dining and lifestyle-focused commercial space proposed across laneways and street frontages.&nbsp;The integration of a new station portal is expected to improve pedestrian flow and visibility, reinforcing the Kings Cross gateway as a vibrant transport and lifestyle node.

If approved, One Kings Cross will represent one of the most significant transformations of the area since the completion of Omnia in 2018, just across the road.

Builder-developer SEYAH has reworked plans for its debut Gold Coast apartment project, Cavella.

Led by brothers Liam and Michael Hayes, who have delivered apartments for the likes of McNab and Mirvac, SEYAH will now bring 18 residences to Sunset Boulevard, an underdeveloped pocket of Surfers Paradise just minutes from the centre.

The revised scheme reduces the apartment count from 30 to 18, introducing larger two- and three-bedroom layouts. The 12-level tower, down from 17 levels previously proposed, will also feature five full-floor residences.

SEYAH has also shifted the resident amenity, activating the ground-level and connecting the facilities level to the canal. There will be a pool, gym, barbecue areas, fire pit, and both hot and cold plunge pools, and a sauna, while residents will also have direct access to a new pontoon and the use of a storage and parcel room.

On the site acquisition, Liam Hayes says Sunset Boulevard is surprisingly an underdeveloped pocket of Surfers Paradise.

"It has all the hallmarks of what makes a great development," Hayes says.

"It sits on the water, offers unobstructed views from every apartment to the Gold Coast skyline, and is a short walk into Surfers and Broadbeach."

SEYAH, which is both developing and building the project, has slated a Q4 2025 pre-sales launch through SRQ Projects Director Nicholas Clydsdale. They are anticipating to start construction in Q1 2026 and complete around Q4 2027.

The move into residential apartments was a natural progression for the business, Hayes says. The builder-developer will look at exploring more opportunities at the start of 2026.

What began as a mid-rise masterplan may soon become one of Newstead’s most prominent high-rise communities, as Seymour Group moves to amend its approved development with significantly taller towers across its $1.5 billion mixed-use precinct.

The site at&nbsp;99 Breakfast Creek Road has long been earmarked for transformation, with a preliminary approval already in place for a mixed-use urban village comprising eight buildings.&nbsp;

The latest change application proposes to push this vision further, with Seymour Group seeking to push the buildings into the sky. Approved for heights between 11 to 15 storeys, they are now seeking to double the limit, to between 20 to 33 storeys. There will be more units available as part of the new proposal. Previously Seymour had expected around 800 across the smaller buildings.

According to the Town Planning Assessment Report submitted by Mewing Planning Consultants, sites of this size are rare and should be utilized to bring more housing to the city.

"The revised built form outcome takes advantage of the strategic opportunities offered by the site to ensure a long-term benefit to the City and seeks to create a strong architectural outcome and major focal point, with high-quality activated public spaces be provided throughout ground level," the report noted.

"Large urban development sites across the City (such as 99 Breakfast Creek Road, Newstead) are rare and provide an important and scalable supply of housing to meet City and SEQ region wide needs. The subject land is a significant site with dimensions ideally suited to an integrated mixed-use high density residential development outcome, that offers potential for the City for redevelopment and delivery of residential and employment uses."

They suggested the site dimensions are of a scale and intensity of development that befits the site’s large site area, allowing for a number of tower forms to occur.

The proposal maintains the site’s mixed-use ambition but seeks to amplify its residential component in line with Brisbane’s broader urban consolidation strategy.

The site spans 1.8 hectares and occupies a strategic position along one of Brisbane’s busiest gateway corridors. It sits within a designated ‘priority precinct’ under Brisbane’s Inner City Strategy and is adjacent to upcoming infrastructure including the Breakfast Creek Green Bridge and Newstead Park.

The broader masterplan, designed by Bureau Proberts, incorporates more than 800 apartments alongside 10,000 sqm of retail anchored by Coles and a Harris Farm-style market. Key public realm elements, such as a central green spine, public plaza, and open-air laneways, remain core to the design. These features are aimed at establishing an activated precinct with permeability between Evelyn and Austin Streets.

The new proposal also outlines proximity to several other major developments in the area, such as the 28-storey towers at Breakfast Creek Quarter, and the 33-storey ‘Little Italy’ project on Stratton Street, reinforcing the precinct’s transition into a high-rise urban village.

Originally lodged in 2021 and approved by the Planning and Environment Court in 2023, the Newstead Green project had faced delays following a legal appeal from landowner Dexus. That dispute has since been resolved, allowing Seymour Group to press ahead with a revised vision for the precinct.

Design-driven developer Milieu has kicked off construction at its latest Brunswick apartment development, <a href="https://www.apartments.com.au/new-apartments/saxon-street-by-milieu-brunswick-31-saxon-street-brunswick-vic-3056">Saxon Street by Milieu</a>.

They have appointed regarded construction firm Manresa, part of the McCorkell Brown Group, to deliver the sustainable building next door to Brunswick Baths. This will be the fourth collaboration between Milieu and Manresa, most recently at its Plant Street Malvern development which has just completed its build.

Saxon Street, in the heart of Brunswick’s Merri-bek Arts and Culture Precinct, will be Milieu's&nbsp;fifth project in the area to date. It will comprise a mix of one-, two-, and three-bedroom apartments, which start from just $575,000.

In partnership with <a href="https://www.apartments.com.au/architects/jackson-clements-burrows-architects">Jackson Clements Burrows Architects</a>, long term collaborator&nbsp;<a href="https://www.apartments.com.au/interior-designers/designoffice">DesignOffice</a>, and landscape architects <a href="https://www.apartments.com.au/landscape-architect/oculus">OCULUS</a>,&nbsp;Saxon Street&nbsp;has been designed to&nbsp;intuitively respond to its surroundings, with lower levels following the existing street pattern and upper levels set back to soften the building’s profile.&nbsp;

Curved balconies and detailing reference nearby heritage architecture, while interiors focus on flexible layouts, solar access, and enduring finishes.

In line with Milieu’s Sustainability as Standard approach, Saxon Street will operate entirely on electric infrastructure supported by rooftop solar PV, achieving an average 7.5-star NatHERS energy rating.&nbsp;

The building is also EV charging ready and will feature a communal rooftop with barbecues and covered dining areas to encourage connection between residents.

Milieu says the project reflects both the evolution of <a href="https://www.apartments.com.au/developments/brunswick-vic-3056">Brunswick</a> and the developer’s long-term design ethos. The team emphasises that good design can positively shape the way people live, and that Saxon Street continues their commitment to creating homes that support the routines and rigours of everyday life, while contributing to the character of the wider community.

The project sits alongside the new Balam Balam Place arts precinct, and within walking distance of Brunswick Baths, the library, town hall, and Syd​ney Road trams. Jewell Station is less than a 10-minute walk and provides train access into the city.

Milieu is continuing to expand its footprint across Melbourne's most popular fringe suburbs. They are soon to launch <a href="https://www.apartments.com.au/new-apartments/4-6-derby-street-collingwood-vic-3066">Derby St by Milieu</a>, 22 apartments just off Gertrude and Smith Streets.
