A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

Landcom&rsquo;s huge Macarthur Gardens development, which has been on the cards since 2015, has had its plans revised by the developer of its first release of apartments in the South West Sydney masterplan.

The group implemented feedback from the community to update the project over the years, with changes including increasing the area of vegetation preserved to further protect ecologically sensitive bushland and the natural creek corridor, as well as increased walking paths and active spaces.

&ldquo;We have now updated our masterplan for Macarthur Gardens North and have lodged a new development application with the Campbelltown City Council,&rdquo; a Landcom spokesperson said.&nbsp;

&ldquo;Macarthur Gardens North will provide new homes and open spaces, close to public transport, shops and educational facilities. A diverse range of housing types will accommodate the changing needs and demographics of the Macarthur region and provide more opportunity for households to buy their own home,&rdquo; said Landcom.

The 16 apartment blocks will be delivered in one of the most rapid-growing areas in New South Wales, with the developers acquiring a 18.3-hectare site at Goldsmith Avenue in Campbelltown, next to the new Macarthur metro station.&nbsp;

Around 53-kilometres southwest of the Sydney CBD, the project will comprise 1250 dwellings over nine-storeys, with a mix of studio, one, two and three-bedroom apartments, along with 2000 sqm of retail and commercial space.

Constructed in a cluster of four buildings, the residences will sit amongst community gardens and spaces, with links to surrounding amenity, increasing foot traffic in and around the development.

Landcom is also planning a new civic plaza, a central park and active play spaces as well as more than 13-hectares of open space, preserving Cumberland Plain Woodland, River Flat Eucalypt Forest and Bow Bowing Reserve.

Built along Bow Bowing Creek, Macarthur Gardens North links directly to the station and railway corridor, which runs east to west alongside the site, via a new arrival plaza and walkway.

Landcom also plans to incorporate transport initiatives through a regional east-west cycle network and various walking paths alongside Bow Bowing Creek, connecting with Gilchrist Oval and new sporting fields.

The arrival plaza and park alongside Macarthur station will link commuters to the precinct&#39;s key destinations including Western Sydney University, TAFE, MGN and Macarthur Heights, which are all to the north of the site.

In a continued effort to provide for the community, the master planned development has been designed and will be delivered as a 5 Star Green Star Community, with the group also set to dedicate five per cent of new homes at Macarthur Heights, a future neighbourhood within Macarthur Gardens North, to affordable housing.

Pending approvals, construction is slated for mid-2023, with sales to commence in 2024. &nbsp;

Landcom revise plans for 1200-apartment Macarthur Gardens masterplan in South West Sydney 

The South East Queenslander developer, Cielo Group, has lodged plans for a boutique mixed-use project in Brisbane&#39;s Bulimba.

The three-level development 360 Riding Road, Bulimba, has been designed by Cielo&#39;s go-to architecture firm, Zarchitects, who recently designed Cielo&#39;s Bloom Bilinga, their debut project on the Gold Coast.

The Bulimba development will have just eight two-bedroom apartments and six three bedders.

According to the group, the design seeks to balance stone cladding, render and concrete elements in white and grey tones with fine timber batten screening and glazing.

A large rooftop deck will crown the building, split into a residents rooftop communal area as well as a 400 sqm rooftop public bar, which will feature a swimming pool with pool bar, pool deck, booths and dining tables, with seating areas incorporated to maximise vistas of the nearby Brisbane River.

Clad in deep planting and landscaped gardens, the proposed development has been designed to reflect the intent and purpose of the two or three-storey mix precinct of the low-medium density residential zone.

Cielo recently launched Bloom, in the tightly held Gold Coast suburb of Bilinga.

Cielo had been looking for an opportunity to break in to the Gold Coast for about year, before finding the 503 sqm site at 55&nbsp;Golden Four&nbsp;Drive, just north of Kirra&#39;s dress circle Musgrave Street.

GV Property Group sold the site, with plans by Boris Design for a&nbsp;six-level&nbsp;building with five apartments, ranging in size from two and four-bedrooms, with some of the bigger four-bedders spanning two levels.

But when Cielo secured the site, they engaged the Brisbane architecture firm Z Architects, who they had worked with extensively in the Queensland capital on a number of projects,&nbsp;to create something more striking.

They also recently submitted plans for a boutique project in Brisbane&#39;s Balmoral.

Designed by locals, Zarchitects, the boutique three-storey development is set to feature just eight two-bedroom and six three-bedroom apartments.



Cielo Group to develop mixed-use development in Bulimba

STH BNK By Beulah, one of the most anticipated development project in Melbourne for a number of years, has secured a record-breaking launch day, netting over $400m&nbsp;in sales, including Melbourne&rsquo;s most expensive apartment ever at $35 million.

Property developer, HPG Australia (HPG) has reached a mutually acceptable agreement with the City of Sydney Council in the NSW Land and Environment Court with the outcome allowing the developer to proceed with its $700 million mixed-use development, One Sydney Park.

The talked about development,&nbsp;at 205-225 Euston Road in Alexandria, essentially within the 44-hectare Sydney Park was originally approved by the City&rsquo;s Central Sydney Planning Committee in 2017, however the City of Sydney had rejected the scheme in 2020 stating that it would negatively impact on Sydney Park and that it felt the detailed plans &ldquo;differed greatly&rdquo; from the original concept.

Designed by MHN Design Union (MHNDU), Silvester Fuller (SF) and Sue Barnsley Design, with interiors curated by Tracy Wiles - previously head of interiors with Make Architects -&nbsp;the One Sydney Park project, to be built on the south-eastern edge of Sydney Park, on land formerly owned by Goodman, was previously intended to house 390 apartments and a range of commercial and cultural uses across eight, six-storey buildings.

HPG appealed the decision on the grounds that the detailed designs for the site complied with Council&rsquo;s planning parameters and met all the recommendations set by the City&rsquo;s own design competition panel, who had unanimously endorsed the MHNDU + SF &amp; Sue Barnsley submission.

The latest version of the proposal, submitted to both the NSW Land and Environment Court and the City of Sydney, reduced the number of apartments to 356.

The building mass is pushed back from the park and the perceived overall height of the buildings is decreased with planting and landscape screening the upper levels.

There is also a &ldquo;greatly increased&rdquo; setback to the upper levels of each park-side building, with the greatest setback achieved in the northern most park-side building, &ldquo;where visual sensitivity is at its highest.&rdquo;

The architects stated in the proposal that their vision is to create a place that resonates and extends the ecology of the adjoining parkland.

&ldquo;A blurring of the boundary between built form and the park landscape is achieved by dissolving the built edges of the apartment buildings fronting the park,&rdquo; the architects note.

&ldquo;Where adjacent to the parklands, or visible above the existing trees, the building form takes on a deliberately de-materialised quality. The mass of the building is intentionally blurred, emulating the character of the surrounding tree canopies.&rdquo;

Primely positioned bordering the iconic Sydney Park, the third largest park in inner-city Sydney, One Sydney Park, the first limited release of apartments was launched to the market in March 2018, attracting strong interest from buyers and generated record sales for the suburb.

&ldquo;Obviously the architecture and landscaping is world class but the ecological benefits, introduction of deep soil into the site, long overdue amenities to this neglected southern end of Sydney Park for the public are all part of our vision for One Sydney Park,&rdquo; Oros said.

HPG has also announced a collaboration with&nbsp;world renown&nbsp;Japanese artist, Fujiko Nakaya who will be engaged to deliver a public art installation unlike any other in Sydney. Having gained international acclaim for her work with ephemeral fog sculptures, the proposed public art will provide a sensory transition between Sydney Park and the public plaza within the development.&nbsp;

The collaboration between Aria Land and Blueways Group continues to see success in Perth&#39;s most sought-after suburbs.
