A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The Electrical Trades Union of Employees Queensland has submitted plans for a 358 build-to-rent apartment tower in the heart of South Brisbane.

The 1838 sqm site at&nbsp;37-41 Peel Street, on the&nbsp;corner of Peel Street and Merivale Street, will home a 30-level building which has been designed by Nettletontribe&nbsp;to suit the rental market, with the unit mix including studio&#39;s and one and two-bedders.

With an intent to increase the pedestrian activation along Peel Street and address the footpath treatment, ground floor activation and podium treatment has been considered to contribute positively to its context through the introduction of high-quality landscape to the streetscape.

The Queensland sub-tropical climate is reflected in the built form and landscape design with planted edges and shady under croft pedestrian paths. A tropical green language is used to assist with podium screening and the planter boxes provide a multi-faceted layering of detail.

A refined palette of natural tones and textures is used throughout with the architectural language expressing &ldquo;elegance through simplicity&rdquo;.

&ldquo;Materials such as concrete, metal, glass and timber are combined with lush greenery to create a timeless design impression,&rdquo; Nettltontribe noted in their design statement.

The proposal provides a distinct lower and upper building form, with the building entry points articulated and well defined for pedestrians, with a resemblance to Queenslander&rsquo;s gatehouse and forecourt. Street awnings and podium structures are designed to provide high degree of shade, cover and visual interest in various depth and scale.

A transparent street edge has been created through the use of screening, allowing activation to occur on the periphery of the ground floor common area.

First look: ETU lodge plans for build-to-rent South Brisbane apartment tower

The continually busy South East Queensland apartment developer, Mosaic Property, has lodged&nbsp;plans for a new Broadbeach apartment tower, for what will be one of seven apartment developments launched to the market by the prominent developer in 2022.

They&#39;ve had Plus Architecture design the 29-level tower at 146 Surf Parade, which will home 96 apartments. Mosaic, led by Brook Monahan, secured the prime site late last year, buying&nbsp;each of the original apartment&nbsp;blocks at the neighbouring 146 and 148 Surf Parade.

Mosaic already have plans with the Gold Coast City Council for <a href="/news/qld/mosaic-set-for-new-bilinga-beachfront-apartment-development-bianca-by-mosaic">a boutique Bilinga project</a> of 14 apartments at 1 Surf Street, and a <a href="/news/qld/exclusive-mosaic-property-group-set-for-new-coolangatta-apartment-development">30-apartment development at 7 Douglas Street in Coolangatta</a>.

The new Broadbeach tower&nbsp;will be similar&nbsp;in density to Mosaic&#39;s red hot Mermaid Beach towers,&nbsp;Dawn and Bela, which sold out in record time last year.

Plus note that the Broadbeach building is inspired by the natural dynamism and beauty of the seashell.

There will be 59 two-bedroom apartments on offer, 21 of those with an additional multi-purpose room. The three-bedroom apartments, of which there will be 37, start from level 12.

The majority of the resident facilities are located one level one, where there will be a swimming pool with day beds and a spa, sauna and steam room, as well as a gym, two outdoor barbecues, and extensive dining and lounge options. The facilities have been oriented towards Surf Parade to capture views out over the park and toward the ocean.

There will be further recreation on level 11 in the shape of a 200 sqm communal space with balconies to capture wider views.

The burgeoning Sydney apartment developer, Third.i, is taking on its first project in the affluent harbourside suburb of Potts Point, further expanding their $2.5 billion pipeline.

Fresh off the back of a launch weekend near sell-out of its high-end Lindfield mixed-use project, Balfour Place, Third.i has submitted plans to the City of Sydney council for a boutique development at 30A-34 Brougham Street, located in front of the popular restaurant, The Butler, on Victoria Street.

Third.i, alongside their joint venture partner Toohey Miller, who are teaming up again having previously developed the&nbsp;North Sydney commercial tower Warada on Walker together, are set to create a new part six, part seven-level residential building with just 14 apartments.

&quot;The local vernacular predominantly includes two to four-storey terrace houses with balconies oriented toward the West. Many of these building facades are adorned with decorative balustrades and brick or timber cladding.&quot;

They suggest the&nbsp;proposed design draws inspiration from both the architectural and natural heritage of the site and surrounds.

Third.i,&nbsp;founded by Luke Berry, Robert Huxley and&nbsp;Ron Dadd in 2005, are also currently developing the Dairy Farmers site in Newcastle in to two towers, one of which will be the tallest in the city.

Always aware of how they can innovate and improve their offering for the buyer, Third.i recently launch CoPosit, which allows potential buyers secure a&nbsp;property with just $10,000 in savings, with the remainder of the deposit paid over weekly instalments until the apartment is ready. First look: Third.i and Toohey Miller plot $22 million new apartment project in Potts Point

As Brisbane&rsquo;s median house price skyrockets, the gap to the median apartment price widens, but it&rsquo;s set to be short-lived with Colliers research showing the apartment market tipped is for a dramatic price increase.

Brisbane&rsquo;s median house price increased by 10.7 per cent to $890,000 in the March quarter, according to research by Colliers.

The gap between the median house price and the median apartment price is at 49 per cent, the greatest differential Brisbane has seen in two decades.

However, Colliers Director Residential Queensland Andrew Roubicek believes the city is in for a significant price increase in the apartment market as we move into the second half of 2022, with compounding pressures on the construction sector forcing developers of new stock to lift prices.

&ldquo;Working closely with developers, builders and architects as part of the project marketing arm of Colliers, and selling more than 5,000 apartments annually, we have seen first-hand the impact of labour and material shortages,&rdquo; Roubicek said.

&ldquo;Costs are rising by up to 30 per cent, and recent floods and COVID-induced issues are intensifying the problem and causing significant delays on construction timeframes.&rdquo;

The impact of cost increases as a result of compounding environmental factors has had a dramatic impact on the construction sector, with several builders entering voluntary administration of falling into receivership.

However, Roubicek said the impacts of the cost increases and external pressures had a far wider reaching implications than the construction sector alone.

&ldquo;There have been several examples of new developments achieving presale requirements of around 80 per cent, only to have developers refund deposits and tear up contracts because building costs have escalated to a point that the development is financially unviable,&rdquo; he said.

&ldquo;It&rsquo;s left homebuyers utterly upset and disgruntled, particularly in what has become such a competitive market.

&ldquo;As a consequence, developers who are looking to acquire new development sites are forced to increase their projected sale prices by around 20 per cent in their feasibilities. Just 18 months ago a two-bedroom apartment in Brisbane might have sold off the plan for $9,000 per square metre.

&ldquo;But, to build that apartment today the developer would need to achieve a sale price of $11,000 per square metre for the project to stack up. That&rsquo;s a 20 per cent price increase passed directly onto buyers,&rdquo; he added.

Roubicek said the economic impact of interest rate increases would further impact on housing affordability, forcing buyers back into the apartment market.

&ldquo;Buyers may see better value in the established apartment market in the short-term, as opposed to buying new off the plan. However, this will be a short-lived alternative as supply dries up and investors stake advantage of rental vacancy rates.

&ldquo;We expect surge in demand from investors as the rental vacancy rates continue to fall to less than one per cent and rental yields approach five per cent. This increase in demand will have a significant impact on the second hand apartment pushing up prices reflecting the price of a new apartment.&rdquo;

The gap between the median house price and the median apartment price is a staggering 49 per cent, the greatest differential Brisbane has seen in two decades.



Why Brisbane apartments are set to see significant price growth: Colliers International Australia

The family development company, the Lacey Group, has lodged plans for its next Gold Coast apartment development.

Off the back of two successful sell-outs in Palm Beach and Kirra Beach&nbsp;in 2021, Lacey Group, headed by Adam Lacey, is taking on Bilinga, just north of Coolangatta, which seems to be the hottest spot for apartment developers at the moment.

They&#39;ve lodged plans to the Gold Coast City Council for a 28-apartment project at 66 Pacific Parade, currently a walk-up block of original flats known as Serene.

The new 10-level tower has been designed by Plus Architecture on the block, on the corner of Pacific Parade and Archer Avenue, facing Joe Doniger Park and the beach.

First look: Lacey Group set for next Gold Coast apartment development

Bilinga continues to see development applications for boutique apartment projects submitted left right and centre.

The latest is from a private local developer, who is seeking to create two apartment buildings across&nbsp;35 Golden Four Drive and 8 Pacific Parade.

Combined they will home 18 apartments, 12 in the Golden Four Drive building and six in the Pacific Parade complex.

The Brisbane-based architecture firm, Group 4 Architects, were&nbsp;inspired by the nearby expanse of beachfront extending from Bilinga Beach to Snapper Rocks and the pockets of tidal pools formed over time that lie in between.

&quot;The architectural design culminates in a cohesive expression that projects a modern development within a natural setting that takes advantage of the natural beauty of the area whilst reflecting upon and incorporating elements from a past era in a modern idiom,&quot; the architecture firm noted in their submission to the Gold Coast City Council.

The Pacific Parade building will feature living areas which open to expansive balconies, with further balcony space off the master bedroom at the rear of the apartment, which will provide views to the hinterland.

At ground level, the site connects directly to Pacific Parade with a framed entry, which is set to be flanked with raised landscaped planters and stone pavement stone.

The resident amenity is spread over three levels. The ground level will feature a lap pool and a number of outdoor lounge areas, as well as a&nbsp;gym, sauna and steam room.

Above will be a communal first floor area where there will be a games room, cinema, lounge areas, cooking facilities with dining areas, a yacht bar and lounge. It opens to a&nbsp;balcony overlooking Pacific Parade and the beach.

The rooftop will feature&nbsp;a library, study area and an indoor lounge, which opens onto the recreation deck and another pool.

Similar to&nbsp;its sister development, Group 4 Architects drew on the local context for the design of&nbsp;35 Golden Four Drive, creating a design that encapsulates the desirable sub-tropical lifestyle of the Gold Coast.

Golden Four will have 12 apartments, just two&nbsp;per floor until levels six and seven, which will home two full floor penthouses.

More boutique apartment development set for Bilinga

Developers are set to swoop on a prime two block development site in the heart of the in-demand Broadbeach on the Gold Coast.

Property amalgamation specialists GV Property Group have managed to&nbsp;amalgamate the two blocks, some 12 owners, to create the 1,548 sqm site at 19-23 Anne Avenue. They have expressions of interest closing May 20.

GV Property Group agent Luke&nbsp;Reaby&nbsp;said the availability of parcels this size in the hub of Broadbeach are becoming few and far between

&quot;We have been working on this amalgamation for the last 12 months and are extremely excited to see the response it deserves,&quot; Reaby says.

The site is just 300 metres from Broadbeach&#39;s Kurrawa Beach to the east. A tower would offer views over the Nerang River and Surfers Paradise CBD to the north.

To the west there would be direct views over the Cascade Gardens and views back down to the Casino and Broadbeach CBD to the South.

This&nbsp;pocket of Broadbeach is supported by some of the most successful developers such as Raptis, Little Projects, and Niecon, who have all had amazing sell-outs stories. Picking the right location is a top priority and this one is a no-brainer.&quot;

Developers have been quick to snap up any available land in the thriving suburb with Raptis recently lodging plans for their Anne Avenue site.

They had Bates Smart create a 383-apartment tower at 5-9 Anne Avenue. Raptis has also recently cleared the site at 6-10 George Avenue to make way for a proposed 40-storey residential tower.

Little Projects sold-out Signature residences are currently under construction in the area, as is Bassar Construction Group&rsquo;s inaugural Gold Coast project, the 39-level Infinity, which also recently sold out.

Morris Property Group kicked off the booming development back in 2021, completing Koko, which was inspired by the modern luxe of international boutique hotels.

The Cronulla-based developer, Knox Developments, is the latest interstate developer to jump in to the hot Gold Coast market.

They&#39;re set to create their first two apartment projects in Bilinga, just north of Coolangatta.

The group, led by led by Directors Rhys Broom, Josh Crealy, and Daniel Morok, will deliver 20 apartments and six-townhouses that take full advantage of the sites location, with views of North Kirra Beach and the parks the area has to offer.

The development will also sit just a five-minutes drive to Coolangatta Airport, making it ideal for holiday owners.

&ldquo;Having acquired two sites in Bilinga, it&#39;s really exciting for the Knox Developments team.&nbsp;It&rsquo;s a first for us in Queensland and the location of both sites are truly breathtaking and so perfectly situated,&quot; Moroko said.

Cronulla apartment developer expands into Queensland

A show-stopping atrium, luxury retail shopfronts, and a ballroom will be&nbsp;part of the transformational $3.6 billion Queen&rsquo;s Wharf Brisbane development delivered by Destination Brisbane Consortium, a joint venture between parent company, The Star Entertainment Group, and its two partners, Chow Tai Fook Enterprises and Far East Consortium.

Nestled between the newly launched Brisbane apartment tower, Queen&rsquo;s Wharf Residences and the Dorset and Rosewood Hotels, the George Street entrance will be home to a striking atrium spilt over five levels, set to redefine the space for both residents and visitors.

Multiplex Senior Project Manager Rick Woodford said now the structure is formed, the biggest transformation will be in the luxury finishes that will round out the podium structure over the next year.

&ldquo;Above the luxury retail on George Street there will be mirrored soffit, surrounded by a mix of timber and stone finishes,&rdquo; Woodford said.

&ldquo;Fourteen escalators are currently being installed in the atrium which will draw people from George Street and into the restaurants, bars and luxury retail once completed.&quot;

The largest escalator that has been installed was 16 metres long and weighed 12 tonnes.

Internationally renowned, home-grown Brisbane artist Lindy Lee has been engaged to create a signature masterpiece for the art installations to be showcased as part of the development.

An Australian painter and sculptor of Chinese heritage, Lee will craft a unique, eight-metre, 8,000-kilogram bronze sculpture for the George Street Atrium, titled &lsquo;Being Swallowed by the Milky Way&rsquo;.

The stunning oblong sculpture will feature thousands of tiny holes puncturing its bronze surface and at night will appear as a shimmering, light-filled galaxy of silver and gold stars.

&ldquo;On a personal level, this is the most significant commission I&rsquo;ve ever been awarded,&rdquo; Lee said.

&ldquo;I am currently working on some prestigious overseas commissions, but the sculpture I have designed for Queen&rsquo;s Wharf Brisbane is an important project to me. It will be a joy,&rdquo; she added.

As the first artwork to be revealed by The Star Entertainment Group as part of its multi-million-dollar public art procurement program, more artists are expected to be revealed in the coming months.

Highly regarded art figure Philip Bacon AO led the specialist Artistic Advisory panel alongside art curator and director of the Institute of Modern Art Liz Nowell, and respected indigenous artist and administrator Avril Quaill to curate the standout collection of artworks.

&ldquo;Securing a major Lindy Lee sculpture is a coup for the city,&rdquo; Bacon said.

&ldquo;Lindy&rsquo;s distinctive works are already found in many of the world&rsquo;s greatest cities, and it is fitting that Queen&rsquo;s Wharf Brisbane will be home to one of her largest and most elegant creations.&rdquo;

The artworks will be featured across the 7.5 hectares of public space within the entertainment and tourism precinct, including waterfront areas by the Brisbane River.

The Star Entertainment Group&rsquo;s Managing Director and CEO, Matt Bekier, said the announcement marked a defining moment in Queensland&rsquo;s largest urban development.

&ldquo;We and our partners are thrilled to have commissioned Lindy Lee to create the signature art piece and we look forward to revealing the other talent the advisory panel has identified,&rdquo; Bekier said.

&ldquo;These artworks will be showcased to millions of people, who will visit this precinct for years to come, including for the 2032 Olympic and Paralympic Games.&rdquo;

The artwork will be in place for the development&rsquo;s planned staged opening in the first half of 2023.

The ambitious once-in-a-generation plan to transform Chapel Street’s Jam Factory into a world-class retail, residential, hotel and commercial precinct will soon become reality as the City of Stonnington this week approved the project by proponents Newmark Capital, GURNER™ and Qualitas.

The five-tower redevelopment will deliver 18,500 sqm of new retail space, 20,000 sqm of commercial office and 400 residences across 42,020 sqm of residential space, alongside a 5-star 200-room hotel, a cinema upgrade, and a new public realm. GURNER™ CEO Tim Gurner noted the planning approval achieved for the visionary redevelopment as a remarkable effort by all involved, including consultants and the council.

“We’ve been working closely with the project team, as well as council, to deliver something truly world-class – the redevelopment will put Chapel Street back on the map, not only as a retail hub, but as a luxury travel and lifestyle destination as well,” he said.

Touted as the cornerstone of Chapel Street’s future renaissance, the redevelopment will inject more than $800 million into the Victorian economy annually, in addition to over $500 million in construction alone; workers and residents are expected to spend more than $28 million at the precinct annually, while hotel guests will bring in over $12 million every year.

Designed by Bates Smart, the new masterplan is set to re-ignite the river end of Chapel Street and become a world-class mixed-use precinct.

The Lovers Walk laneway will become the main pedestrian link for the new Jam Factory, beckoning both cyclists and pedestrians to enter through to the retail and food and beverage tenancies, before they reach the central plaza and town square that define the project characterised by the heritage chimney, open plaza, and amphitheatre.

Newmark Capital Managing Director Chris Langford said the redevelopment celebrates the Jam Factory’s heritage, unlocking the potential of an iconic site.

The hotel, which occupies the podium floors of the central residential towers, will welcome each guest into a naturally lit lobby with views of the nearby rooftop gardens and beyond, before they arrive in their room. The development team has spent 12 months working closely with council, reimagining the scheme from its originally permitted use; it will now become a world-class destination with residential towers, a hotel and more community spaces. Lead architects Bates Smart will be joined by Townshend Landscape Architects and Leonard Design Architects, to create a bold and innovative mixed-use precinct. “ All remnant heritage fabric will be retained and restored - streets and lanes will connect the site to the surrounding street network and context.

An active ground plane centred around a large northfacing village square will provide retail experiences, a new easily accessible supermarket and other essentials. When complete, the redevelopment is expected to support 2,282 jobs on a full-time equivalent (FTE) basis, with an estimated 1,286 indirect jobs created as a knock-on effect. Works on the redevelopment are expected to commence when all relevant approvals are secured.

"The team we have assembled for this ambitious project is in a league of its own, and we’re looking forward to commencing works on the site as soon as possible,” Gurner added.
