Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Architect and developer Joe Adsett has been given the green light by the local council for&nbsp;Lagune, his first apartment project as a developer in the Sunshine Coast.

The developer lodged the plans with the Sunshine Coast Council back in February, giving Urban a first look at the proposed plans for the luxury five full floor apartments on the 638 sqm site.

Sitting on a rare north-facing avenue, atop the cliffs of Moffat Beach at 20 Queen of Colonies Parade, the project&rsquo;s prime location will deliver panoramic views from the beach to Point Cartwright.

Drawing inspiration from the surrounding natural elements of the coastline and local flora, Lagune creates an everlasting connection between the residents, environment and the community.

The luxury apartment will range in size from 270 sqm and will offer four bedrooms, three&nbsp;bathrooms, two living areas,&nbsp;a central courtyard, a kitchen with a butler&#39;s pantry, two&nbsp;car spaces, and direct lift access.

Each hosts well-proportioned spaces, arranged to maximise cross flow ventilation, along with natural light and functionality.

The sweeping arcs of the fa&ccedil;ade embrace the residences, boldly framing the views of the coastline and tastefully linking the building to its natural surroundings.

Two swimming pools will feature within Lagune, along with outdoor showers and a central courtyard.

Adsett is no stranger to the area, or even the street,&nbsp;having been the lead architect of Honu, the&nbsp;beachfront project under construction next door&nbsp;by Holm Developments.

The group also plans to take on&nbsp;Brisbane&#39;s&nbsp;affluent Kangaroo Point, submitting plans for a project dubbed River Arc, which will see 14 full-floor apartments built overlooking the Brisbane River.

The luxury Queensland and New South Wales apartment developer, Holm Developments, are set to build on&nbsp;the site of the former Brisbane Quarry.

The group engaged&nbsp;Plus Architecture to design the project at&nbsp;336 Kingsford Smith Drive in Hamilton. Just 16 apartments will be spread across several terraced stories.

Holm Developments Director,&nbsp;Godfrey Esmonde, said the suburb is one of the premier locations in Brisbane with River and city views.

&quot;There is a consistent market for luxury Hamilton homes and a number of good developers are doing off the plan homes in Hamilton,&quot;&nbsp;Esmonde said.

&quot;We believe that a market will also exist for the luxury apartment market and people will want the Hamilton location but maybe not the maintenance and upkeep of a luxury house,&quot;&nbsp;Esmonde said, adding that a large&nbsp;apartment with city and river views makes sense.

Overlooking the Brisbane River, Plus say the form and function are designed to capture and enhance the relationship between river, outdoor living, and luxury interiors.

With the steeping nature of the Quarry site, the group designed the apartments across varying terraced levels, ranging from two to six storeys.

The horizontal lines of the slab edges and balustrade upturns create visual interest as the building steps up Quarry street and define the edge to open balconies, while external screens create intimacy between street, occupant views and solar control.

&ldquo;The building is the best of amenity, river views, suburban convenience and neighbourhood together in a timeless and elegant form,&rdquo; said Plus Architecture in their proposed plans.

A mix of apartment configurations will be offered across the development, following an open-plan design that opens out to the neighbouring river.

One one-bedroom apartment will feature on the lower ground floor, along with three two-bedroom plus study apartments and two three-bedroom apartments.

The upper ground floor will home two additional two-bedroom apartments, with these offering two bathrooms instead of a study. Sharing the level are two four-bedroom apartments, which span 125 sqm, oriented toward the family owner-occupier.

Three three-bedroom apartments, each covering 105 sqm will grace the first level of the building, while the remaining two levels will comprise two additional three-bedroom apartments, one on the second level and the other on the third, with a remaining four-bedroom apartment also on the second floor.

Esmonde expects a majority of buyers to come from the Hamilton and Ascot areas, with homeowners looking to downsize, along with interstate buyers from Sydney and Melbourne.&nbsp;

&quot;We are buoyed by the continual sale of high-end homes in the region and believe that the luxury market will continue to perform strongly.&quot;

It&#39;s the group&#39;s first time developing a multi-residential building in the Hamilton suburb,&nbsp;with works currently underway on a 14 townhouse project across the road in Ascot, called Ascot Row.&nbsp;

Holm are developing two other projects south of the border, with 47 units planned for Pama Casuarina and 14 units, dubbed Kai, slated for the Kingscliff beachfront.

The group engaged the experienced, Plus Architecture to design the project, with 16 boutique residences to be split across several terraced stories.



Holm Developments set for luxury Hamilton apartments on former Brisbane Quarry site

Gold Coast apartment seekers are set for a new chance to buy into the sought-after Broadbeach area, with Amaya, a new 33-level tower just 300 metres from the beach, set to launch.

The Canberra-based national residential property developer Amalgamated Property Group were given the green light by the Gold Coast Council this week to push on with the DBI designed development at 30 First Avenue.

There will be a range of two and three bedrooms on offer, with floor to ceiling windows and large balconies.

Amaya marks a return to the Gold Coast, and Broadbeach market for APG, who has previously created the Old Burleigh Road tower Verve.

The long-awaited rejuvenation of the Club Bondi Junction RSL is officially underway following a formal ground-breaking, signalling the start of construction on the back of a successful project sell out.

The 80-apartment development by Australian development business, Capital Corporation, was launched in October 2020, selling 30 per cent of apartments in the first week on the market, with the final apartment sold just prior to the start of the construction phase.&nbsp;

The apartments have been designed by Group GSA, while the interiors are by renowned architects, Koichi Takada.

With a focus on form and function, each home has been designed to celebrate both the city and the sea, with each apartment following an open-plan design, adjoining onto spacious balconies offering views across Bondi and Botany Bay.

Capital Corporation Director, Jim Hunter said the strong sales in 2021 triggered the early construction start, with the flow of buyers following on from there.

&ldquo;Our last sale recently finalised, and the construction program has officially begun, signifying to the community that the project is full steam ahead,&rdquo; he said.

&ldquo;This is such an exciting project that provides both a longstanding future for the Club, modern living facilities and terrific benefits for the community,&rdquo; Hunter added.

Bond is set to revitalise the precinct streets into a buzzing community hub, with the reinvention and modernisation of Club Bondi Junction RSL also planned, which will sit beneath the apartments.

Part of the area&rsquo;s regeneration includes opening the street frontage on the corner of Gray Street and Bronte Road into a welcoming and dynamic location, with an array of cafes and dining options.

Capital Corporation worked closely with Group GSA, to renew and restore aspects of the Club&rsquo;s heritage, while also creating a contemporary facade.

Bondi Junction RSL Club President, Bill Harrigan said they&rsquo;re looking forward to the transformation, attracting all members of the community.

&ldquo;I am excited about the creation of a different type of club, one that attracts not only veterans and their families but all of the community.&rdquo;

With the inclusion of the function spaces and the new restaurant, we expect the club to be a central spot for social connection,&rdquo;&nbsp;Harrigan said. &nbsp;

The 10-level residential project will be crowned by a landscaped rooftop area, created by Urbis, complete with an outdoor cinema, barbecue areas and a yoga lawn.&nbsp;

National Director at Colliers Residential, Blake Schulze, said the project had attracted buyers from the Eastern Suburbs, many of whom purchased multiple apartments, with one as their main residence and the second as either an investment or for another family member or adult child.

&ldquo;We experienced significant demand for Bond from local families and returning Australian expats,&rdquo; he said.

&ldquo;This demand resulted in strong sales, even during our most significant lockdown period of 2021.&rdquo;

After partnering on two successful projects, Veridian in Kogarah and Esplanade in Norwest, Capital Corporation appointed Westbourne Constructions as the builder in December 2021 with construction now officially underway.

Bondi Junction RSL Club build kicks off just as project completely sells out

The beachfront boom in Bilinga is continuing with yet more apartment development plans filed to the local council.

And success has been had on the tightly held beachfront, which has been starved of brand new stock in the last few years compared to its coastal neighbours.

Mosaic secured a quick sell-out of Bianca by Mosaic at 1 Surf Street, just off the beach, and Cielo Group have secured nearly all of their Bloom apartments on the strip at 55 Golden Four Drive.

The latest plans filed are by a local developer, who bought 301 Golden Four Drive, a 1,246 sqm site on the corner of Pacific Parade, for $4.5 million&nbsp;back in 2017.

Gatehouse Architects put together the designs for the project, which they noted in their design statement reflects the elegance and architectural vernacular of&nbsp;the Gold Coast coastline.

&quot;The design draws in its natural surroundings and blurs the threshold between interior and exterior spaces,&quot; Gatehouse&#39;s design statement read.

&quot;The vision is to create an address where the building and its occupants embrace the natural local environment synonymous with living in a modern Queensland beach house.&quot;

There will be just 17 apartments across the 10-level building, including two two-level beach houses which each have their own private pool. The resident pool is located on the ground level.

A full floor penthouse crowns the building and will have four bedrooms, a kitchen with a butler&#39;s pantry and wine cellar, a home office, a gym, two outdoor areas, one with a barbecue kitchen, and a private rooftop pool.

The town planning report by Enhance Urban Planning noted&nbsp;that the area along Golden Four Drive is subject to an evolving character of mid and high-rise buildings with numerous recent approvals and current applications under assessment.

Gatehouse says the&nbsp;architecture for the building has been inspired by the natural forms found in the surrounding environments.
