Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

South-east Queensland residential developer TRK Property Group has lodged plans for a two-tower apartment development on a disused site at Indooroopilly.

The group amalgamated the site over two years, with a budget motel to make way for the residential development.

Landing in the heart of Indooroopilly at 140 Central Avenue, TRK&rsquo;s latest project will comprise 127 apartments across two seven-storey towers, as well as six two-storey terrace homes.

Designed by renowned architects, Rothelowman, the project expects to attract interest from young families and downsizers, with a mix of two and three-bedroom residences on offer at the riverside suburb site.

The burgeoning Sydney property developer, Top Spring Australia, has launched its second Sydney project in a matter of weeks.

Having launched The Newlands, the park-side mini-masterplan in St Leonards, Top Spring has followed it up with its new Double Bay apartment project, Ode Double Bay.

“My design echoes the modernist architectural style of Oscar Niemeyer, Gio Ponti and Le Corbusier—a positive, optimistic response to the global re-emergence into the 1950s,” Rosselli says.

Ode,&nbsp;Double&nbsp;Bay&nbsp;will begin construction in Q1 2023 with a proposed completion date of Q1 2025.&nbsp;Starting price for a three-bedroom residence is $9,695,000 and ranges up to $25 million.

Top Spring launch luxury Ode, Double Bay apartments

There&#39;s not enough development sites to go around at the moment on the Gold Coast, as developers scramble for their next project amid quick sell-outs.

Ignite Projects boss Josh Foote reckons prices have just about doubled in the last 12 months, as vendors expectations continue to grow.

GV Property Group, the site amalgamation specialists, are expecting high demand for their latest off-market listing, a near beachfront development opportunity in Bilinga.

The 795 sqm site, at 135 Golden Four Drive, previously had approval for 12 apartments, however the site is being sold with a scheme in place for a boutique development of 20 luxury apartments, designed by EMK Architects.

GV Property Group&#39;s Luke Reaby says there&#39;s a limited number of luxury projects on the market in the area, with very limited planned beachfront supply.

&quot;We are getting calls every day around beachfront sites, however these sites come with significant premiums and insatiable competition&#39;&quot;, Reaby says.

GV Property Group has an expressions of interest campaign running to October 29.

The Bilinga market has been relatively untapped compared to its neighbouring areas of Coolangatta and Palm Beach.

The nearby Si Bilinga apartment project, by developer IDS Property, spans nine levels and has 15 apartments designed by Gatehouse Architects. That sits a few hundred metres up the road&nbsp;at&nbsp;309 Golden Four Drive,&nbsp;previously sold by GV Property Group last year.

Sherpa Property Group sold out their yet-to-be-built&nbsp;202 Perspective, the boutique five whole-floor apartment, which is less than 500 metres away at 202 Pacific Street, on the beachfront.

Sherpa has announced they are looking for four sites in 2022.

Both Si and 202 Perspective have similar zoning and development potential to the current opportunity, Reaby advises.

Two months ago, GV Property Group also sold 55 Golden Four Drive off-market to Brisbane Developer,&nbsp;Cielo Group, which is&nbsp;poised&nbsp;to create nine full-floor luxury apartments&nbsp;

CBRE&#39;s Nicholas Clydsdale says the heightened demand from all types of domestic purchasers has seen smaller-sized boutique projects in demand, with the site a prime example to take advantage of the current market conditions.

&quot;Golden Four Drive is a growth area in the southern Gold Coast,&quot; Clydsdale says.

&quot;The lack of new product available, coupled with strong demand for beachside product, has created high levels of pent up demand for high quality residential in this location.&quot;

Clydesdale reckons around $8,500 per sqm to $10,000 per sqm is achievable under current market conditions, if the finish is similar to that of the likes of Bensons Chevron One development, Signature Broadbeach, or Acqua Palm Beach.

He says apartments level four or higher could see better returns given the heightened beach and ocean view potential.

Urbis town planner Patrick Hefferan says the site has strong development potential, particularly for a mid-rise residential development.

Sydney property developers, ALAND are set to launch their latest residential development, Carson on the Park in Sydney&#39;s St Marys.

The $160 million&nbsp;project on a one-hectare site in the heart of the St Marys town centre will bring 289 apartments to the Western Sydney suburb, a mix of one, two and three-bedroom apartments across four eight-level buildings.

ALAND CEO George Tadrosse believes that the projected growth of St Marys, combined with ALAND&rsquo;s successful track record is appealing to all types of buyers.

&ldquo;With the new metro line and the Government&rsquo;s funding commitment, St Marys is on track to be the next hotspot in Western Sydney,&quot; Tadrosse says.&nbsp;

Sitting close by to St Marys Village Shopping Centre and the 18-hole Dunheved Golf Club, Carson on the Park is also nearby to a number of schools, shopping and medical facilities, making it a considerable choice for the owner-occupier and family market.

ALAND Head of Development, Ryan Lane described the project as an exciting addition to the area, bringing a new style of affordable luxury residential accommodation to the area.

&ldquo;St Marys is one of Sydney&rsquo;s oldest established suburbs but has yet to go through the kind of transformation that other nearby places like Penrith and Blacktown have experienced,&rdquo; Lane said.

&ldquo;There&rsquo;s a high population of younger families getting their foot on the property ladder, but also limited options for older people wanting to downsize into something manageable.&quot;

ALAND acquired the site, which had sat vacant for five years, back in 2021, with plans for construction to begin by early next year.

&ldquo;It&rsquo;s a great site, within easy reach of the St Mary&rsquo;s train station, as well as Parramatta Road and the Great Western Highway, providing good connection to key employment hubs like Penrith, Parramatta and Campbelltown,&rdquo; said Lane.

Each apartment within Carson on the Park is set to adjoin to a spacious, private balcony or courtyard, with further communal outdoor space provided within the development, complete with barbecue areas and a children&rsquo;s playground.

St Mary&rsquo;s is one of the major beneficiaries of more than $19 billion worth of NSW Government infrastructure investment, with projects such as the construction of the Metro Western Sydney Airport Line and the development of a new commuter car park improving the connection to the broader Western Sydney region.

The Western Sydney International Airport is also due for completion in 2026 which will create thousands of new employment opportunities in the area during and post construction, making St Marys a desirable place to live and work, added Lane.

Penny Lane is set to be a welcoming Moonee Ponds landmark.

Development group Giancorp are taking to the suburb, with plans for a masterplanned precinct, set to rejuvenate and reconnect Moonee Ponds’ Puckle Street precinct via an arthouse cinema and arcade, vertical communities with communal spaces, and a laneway network that boosts walkability.

Landing at 17 – 19 Puckle Street, Penny Lane will comprise 114 apartments, designed by Melbourne’s, Clarke Hopkins Clarke Architects.

Penny Lane apartments to rejuvenate and reconnect Moonee Ponds Puckle Street

Integrated property investor and developer, Cbus Property, has announced the anticipated practical completion of the group’s residential mixed-use development in Sydney’s north-west, The Langstone Epping.

Construction contractors, Hutchinson Builders, commenced ground works on the site of the former Epping Westpac Credit Card Services building back in January 2019, with the project completion marking the conclusion of a journey that began when Cbus acquired The Langston site in 2014.
