Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Melbourne's inner-city has a new cutting-edge apartment project.

Plus Architecture, who leveraged computational and engineering technology to realise the vision for the complex angular tiled façade, created the designs for developer Little Projects at their recently completed Prahran apartment development, Viridi.

Located at 17-22 Grattan Street, the new-age apartments are a new visual landmark in the heart of Prahran, Melbourne, characterised by a wide-pitched, ‘hill-like’ roof.&nbsp;

Viridi comprises 43 one, two and three-bedroom apartments across seven levels, alongside ground floor retail and 500 sqm of office space.&nbsp;

Little Projects worked with the land owner, whose two children will take up residence in the top-level apartments.

Little Projects Director Paris Lechte said their 10-year collaborative relationship with Plus Architecture provided a strong foundation of trust in their experience and ability to successfully navigate the complexities of the project.&nbsp;

“From the outset, we knew Plus Architecture had the capability to deliver an outstanding design on this challenging and quirky site. It’s been fantastic to collaborate once again to deliver the Viridi project,” Lechte said.&nbsp;

Designed to reflect and complement the adjacent Grattan Gardens, the facade is clad in a mosaic-like tessellation of over 15,000 terracotta roof tiles, glazed in shades of lush green.&nbsp;

Honouring local heritage hotels and mimicking the colours of the gardens, the tile design was brought to life with the help of a custom computer script, written by the architects, to map the colour ratios and pattern sequences via a 3D model.&nbsp;

Not seen before on an Australian apartment building of this scale, the raked nature of the tiled facade responded to council requirements not to overshadow the gardens or pedestrian pathways.&nbsp;

Plus Architecture Director Ian Briggs said the strict requirements of the site were harnessed as an opportunity, rather than a restriction, inspiring an innovative response that pushes the boundaries of the use of material, colour and shape.

“Initially, using the tiles seemed an obvious choice as a lightweight flexible solution for what seems like basically a big roof, but as we explored this further it became apparent that we needed to develop new design and construction technology in order to deliver a design that’s unique to Australia,” Briggs said.&nbsp;

“Despite extensive experimentation, prototyping and quality testing, executed over several stages in close collaboration with our project partners, we were remarkably able to deliver the Viridi apartments within the original project budget, which was set out before we envisioned the ambitious roof design.

“It’s really exciting to be able to showcase a building that draws on methodologies that weren’t available to us before, and expresses colour so confidently to our clients and the community.”&nbsp;

In a process similar to painting by numbers, Plus Architecture designed the placement and sequencing of the coloured tiles using the 3D model, with the program further helping to predict how the colours would appear in changing light conditions and producing an accurate map that was expertly realised by tilers TLG Roofing Melbourne.&nbsp;

Further tying the project to the community, the three shades of forest green tiles were selected from leaves sampled in the park, with each of the custom terracotta tiles hand-crafted in Spain – a process made possible through close collaboration with Cobild and constant adaptation to the ever-changing challenges of the pandemic to deliver the dynamic roof design as intended.

Plus also collaborated with engineers Inhabit on the roof design, with the plans requiring the development of new technology and waterproofing approaches specific for the project.&nbsp;

The project’s custom-built blue steel truss system, developed by Bolt Blue Constructions and Dynamic Steel Frame, ensured adequate stability for both the thousands of tiles and large windows – some reaching over 500 kilograms – while also allowing for immersive views of the skyline.&nbsp;

Compared to what a standard vertical wall would allow, the angled roof form also allows for increased natural light within the generously-sized apartments.&nbsp;

In line with the latest environmental standards, Viridi is accredited with a 7-star apartment ESD rating and features sustainable elements embedded within the design, from the double-glazed windows to the thermal insulation that results from the façade itself.

The project also included the revitalisation of the street interface in connection to the site through to the adjacent parkland, ground floor retail and increased pedestrian amenity, setting a tone for a welcoming neighbourhood environment.&nbsp;

Reaching beyond standard multi-residential design, Viridi is Plus Architecture’s latest multi-residential development, part of a pipeline of $1.5 billion in the state of Victoria alone.

Viridi comprises 43 one, two and three-bedroom apartments across seven levels, alongside ground floor retail and 500 sqm of office space.

The tightly held Neutral Bay pocket is set to welcome another collection of luxury apartments.

Pertama Developments, who recently completed&nbsp;The Stella Rose Bay, are behind the project, integrated design firm Marchese Partners to put together the plans for nine apartments at 1 Spruson Street. Pertama secured the amalgamated site earlier this year when it was pitched by CBRE to attrach a high-end residential developer.

There will be a mix of three, four and five-bedroom apartments, targeting the popular downsizer market in the affluent area.

In their design statement submitted to the local council, Marchese Partners noted that the&nbsp;use of natural stone for the interface at Spruson Street at podium levels connects the built form to its neighbouring context, while the vertically the central surface is finished in a white render. A recessed penthouse level crowning the residences with bronze aluminium panels.

"The buildings play with contrasts as a way of providing articulation to the refined facades and the overall composition of lighter and darker materials that assist in the vertical stratification of the proposal," the statement read.

"Deep breaks in the building elevations also help to create vertical breaks into the generally horizontally proportioned elevations, breaking up the perceived mass of the buildings and creating a more modulated building composed of visually smaller building elements.&nbsp;

"The view corridor proposed across the site is circa 9.5-metres wide, which creates the two built forms, along with opening up aspects for all residents to the Sydney Harbour Bridge."

Floorplans range from 149 sqm to 344 sqm. Each apartment is connected to expansive balconies or courtyards extending off the living space, which will&nbsp;feature large panes of glass, allowing natural light to filter through, whilst also opening up the residences to views to the Harbour Bridge and city skyline.&nbsp;

Neutral Bay has been a hotspot for local developers so far in 2022.

The most recent application came from WINIM, who has lodged plans to transform a landmark 1905-built&nbsp;duplex at 112-114 Wycombe Road,&nbsp;near the Neutral Bay village.

The Abadeen Group also has a string of projects set for the area.

Following the recent launch of the group's Enso project, they also released plans for a site at&nbsp;7-11 Premier Street, near Forsythe Park, with PBD Architects drawing up the plans for a part four-level, part&nbsp;five-level development with 18 apartments, with a mix of two and three-bedroom offerings.&nbsp;

The Woolworths Group will also find a home in the exclusive enclave, with the group set to redevelop a mixed-use site across Rangers Road.&nbsp;

Their plans&nbsp;include reinvigorating the already existing retail space across the site, along with developing residential apartments, an activated pedestrian laneway and public plaza.&nbsp;

In the heart of Neutral Bay, Alton Property Group have amalgamated a massive nine lot site, where 40 apartments will be built, while at&nbsp;96 Ben Boyd Road, Podia has lodged plans for a 23-apartment development.&nbsp;

The transformation of a new mixed housing community is a step closer, with almost 750 new homes approved for construction at Arncliffe, along with a new social housing element.

The NSW Government is partnering with Billbergia Group and not-for-profit community housing provider Evolve Housing to deliver the housing boost.&nbsp;

Billbergia Group Managing Director John Kinsella said the Arncliffe project is the third to be delivered in partnership with NSW Land and Housing Corporation.

“Projects like these demonstrate how government and private sectors can work together to deliver social housing by taking a true long-term community view,” Kinsella said.

Incoming NSW Land and Housing Corporation Chief Executive Simon Newport said the $253 million redevelopment is a leading example of how partnerships can deliver increased housing across the state.

“This is what can be achieved when we collaborate with the private and not-for-profit sectors. At no cost to the taxpayer, we’ll deliver both an increase to the supply of new social and private housing,” Newport said.

“Just a stone’s throw from Arncliffe train station, we’ll see 180 homes for people in need and 564 new private dwellings delivered, supported by new local infrastructure, retail shops, community facilities and open space.”

During the height of the pandemic, many of the existing social housing units marked for demolition and redevelopment had their life extended for use as emergency housing, as development works slowed across the industry due to the impacts of COVID-19.

Newport said the temporary extension for emergency housing offered an opportunity to assist more people on the waitlist transition into permanent housing.

“For a short-term investment in updating and refreshing each property back in 2020, we were able to provide short-term accommodation to assist the new tenants towards positive outcomes, including suitable new housing,” he said.

“Instead of the units sitting vacant while waiting for lockdowns to end, we were able to give almost 140 households on the social housing waitlist a leg-up towards permanent housing.”

Billbergia secure approval for Arncliffe apartments

The latest high-end apartment development has been designed with neo-classical bayside architecture at its heart.

Renowned local architecture firm Cera Stribley put together the plans for Boxshall, named after its location at 28-30 Boxshall Street, within the prestigious Middle Crescent precinct near parklands and the Old Town Hall.

Developer Jacmax, led by Trent Skurrie, called in prominent landscapers Myles Baldwin Design, and international interior designer Studio Piet Boon, to help in the design of the three-level project of just 15 three-bedroom apartments.

Cera Stribley drew inspiration from the peaceful, tree-lined neighbourhood that epitomises the coveted and balanced Brighton lifestyle, with Church Street just a short walk away as well as the historic baths, bathing boxes, yacht club, golf course and surrounding gardens.

Cera Stribley Co-Founder and Managing Principal, Dom Cerantonio, said the Boxshall Street site allowed them to unlock a number of key features which resulted in the striking design.

“We made great use of the site’s vastness, elevation and north-facing light through the dynamic typology inspired by coastal rhythms and classical proportions,” Cerantonio said.

“Rectilinear lines and solid forms reference public architecture and convey a sense of authority, while principles from classical architecture are elevated with contemporary details. This established architectural language allows the proposed building to sit comfortably in its streetscape, while the contemporary detailing denotes a level of modern refinement which finds itself at home in the discerning neighbourhood.”

The built form is wrapped in lush landscaping by Myles Baldwin Design, whose signature tonal and layered green planting creates a biophilic effect while Cera Stribley’s material palette is warm, natural and minimal to forge an enduring connection with the building’s context and works in synergy with the landscaping to offer green outlooks at every turn.

Studio Piet Boon also drew inspiration from the balanced Brighton lifestyle, bringing its Dutch design ethos to Boxshall, creating authentic, modern and understated opulence to their interior compositions.

Boxshall speaks to the classically styled architecture found throughout Brighton and immediate surrounding suburbs with European, Victorian, English and French styles all sharing common design elements of symmetry, strong rectilinear lines and simple volumes that directly reference public architecture and convey a sense of authority.

It's not often an off the plan buying opportunity comes up in Marrickville, Sydney's popular inner west suburb.

Following their success of Kindred apartments nearby, Astute Property Developments are soon to launch their latest development in the area which has become popular for its breweries and eclectic dining scene.

The new project, Mosaic, will see 43 apartments created on Illawarra Road, the heart of Marrickville. The name Mosaic pays homage to the mosaic artworks dotted around Marrickville, as well as the diverse mix of architectural styles and its buzzing music and foodie scene.

The project includes a mix of one, two and three-bedroom apartments with prices starting from $820,000 for a one-bedroom apartment which range in size from 50 to 55 sqm internally, with a further 12 to 25 sqm of internal space.
