The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Local developers CDMA Australia have recently received approval for their masterplanned project at 34-42 Tallawong Road, located directly opposite the Tallawong Metro Station and future Town Centre.

Bordering on the brink of Rouse Hill, 911 apartments will be delivered across nine towers, with a new public plaza and a green spine also penned for the site.&nbsp;

CDMA are no strangers to the area having developed the in demand Rosella Place just up the road at 56 Cudgegong Road. Only a limited number of residences remain in the five-building development, with CDMA’s CEO, Richard Wu, saying that since the group entered the Australian market back in 2017, their pipeline has continued to grow with three significant projects underway or in planning.&nbsp;

“Our first project, Rosella Place has completed its first stage and is now sold out and settled while the second stage is under construction and the final stage will kick-off early in the new year,” Wu said. &nbsp;

“Our second project consisting of 911 apartments is located at 34-42 Tallawong Road and our third project consists of a large-scale master-planned community in Leppington Town Centre which we will work on in coming years.”

The Tallawong project is set to bring major new amenity to the burgeoning area, with a new 2200 sqm public piazza planned, along with a green spine which will offer residents a sprawling village green lawn and communal facilities right through the middle of the development, surrounded by an extensive running track.&nbsp;

The public piazza will comprise two main zones; an open paved piazza fronting the street and internal green lawns. The plaza will offer a vibrant public domain for local residents and the surrounding community, with retail spaces and a public open area, along with a children’s playground area.

CDMA’s new development seeks to create an attractive landscape setting that reflects the surrounding natural bushland character of the Rouse Hill area, while providing a diverse range of outdoor passive and active communal spaces for the residential population.

The location is a major drawcard – Aspire occupies a rare absolute beachfront site in the exclusive Northcliffe pocket of Surfers Paradise and is right on the cusp of Broadbeach.

“Buyers love the fact that this is a residents-only boutique building on absolute beachfront,” says Kollosche New Projects sales agent John Mayer.

“We’re finding that people want smaller buildings with fewer neighbours and the convenience of stepping out of your apartment and onto the sand – that is the ultimate luxury," Mayer said.&nbsp;

It's been two years in the making, but Melbourne developer Time &amp; Place has finally started putting together new plans for the redevelopment of the landmark Potts Point apartment building, The Chimes.

The Macleay Street block dates back to the mid-20th century when it was designed by Hugo Stossel, a modestly well-known post-War émigré architect who designed a number of similar residential apartment buildings in Sydney’s inner eastern suburbs.

The price for the block has been previously reported as $85 million, which would equate to just over $1 million per apartment. There are 80 studio apartments in the 12-level building, which is set to be demolished to make way for another nine-level building, designed by SJB, with 45 apartments.

The building saw a Sydney record $264,000 paid for a car space in 2016.

Time &amp; Place made their intentions clear when they started buying apartments in the block a few years ago.

“Over the last 24 months, Time &amp; Place has worked collaboratively with owners at The Chimes, Potts Point, as well as representatives from the City of Sydney to ensure fair and considered outcomes were achieved for all involved," Time &amp; Place Director Evan Papadopoulos told Urban.

“A priority for our team has been to ensure that communications with all stakeholders have been consistent, thoughtful and clear from the outset.”

They are now working through the statutory process with the City of Sydney Council.

"We will approach this next step in the same spirit of transparency and open-mindedness we have adopted over the course of this acquisition,"&nbsp;Papadopoulos added.

“We look forward to continuing to engage with the wider community to achieve positive outcomes for this iconic Potts Point site.”

Concept plans for the 1,289 sqm site at 45-53 Macleay Street have been drafted by SJB, which includes ground floor retail fronting Macleay Street.

There will be a mix of one, two and three-bedroom apartments, starting from 50 sqm and ranging in size to the the 270 sqm, half-floor apartments. The two penthouses have private rooftop terraces with a barbecue area and a plunge pool.

The residential amenity is located on the ground level behind the retail. That will comprise a lap pool and 270 sqm of open space.

"With limited space, many apartment buildings are vying for high levels of amenity," SJB noted in their design statement submitted to the local council.

"This proposal offers a variety of apartment types to cater for density while also providing and alternative to traditional detached housing by proposing large apartments at top levels. This will attract residents that would otherwise unlikely move to the area."

SJB said the existing building pays no respect to the streetscape and the new development will change this by introducing an active frontage along Macleay St holding the corner towards McDonald St.

There was a conscious effort to incorporate a number of sustainability principles, including solar panels on the roof and a rainwater tank for use in irrigation of the landscaping.

Town planner Urbis suggested the existing building would not meet the threshold to warrant its listing as a heritage item,&nbsp;nor is it of such architectural quality or historical importance that it should be considered a neutral or even contributory item within the context of the Heritage Conservation Area.

"The subject site, The Chimes, is not dissimilar to Seidler’s International Lodge, or Frank Hoffer’s Riviera. These buildings are pedestrian examples of the Modernist aesthetic, showcasing typical elements without flair or innovation; they are common, and they do not reflect the requisite architectural or aesthetic merit for heritage listing," Urban wrote in their report.

The Chimes is located adjacent to the 10-level Macleay Regis apartment building, regarded as one of the most impressive in Potts Point.&nbsp;

UAP, who work with developers on public art installations for new projects, were engaged to present a number of opportunity for art to blend in with the current topography of Macleay Street.

What's driving buyers to Hyecorp's St Leonards Audrey apartments

The state’s second CBD is now home to the first robotic car park system in the southern hemisphere.&nbsp;

Lödige started work on the site back in 2020, the completion of the carpark comes at a welcomed time as the gentrification and development of Parramatta only continues.&nbsp;

During planning and construction, the global specialist was able to draw on the experience of numerous projects worldwide, including Europe’s largest automated parking system with close to one thousand spaces.

The building's nine-level basement combines three levels of conventional parking with six additional levels for the automated parking system, with capacity for 327 vehicles. Thanks to efficient use of space, the automated parking levels required less than 15 metres of excavation, which, given the sedimentary rock in the area, allowed for significant cost savings in the excavation and reduced building impact.&nbsp;

EQ Constructions Bill Farrell said building anywhere in the Sydney market comes with its own challenges in terms of rock excavation and space limitations.&nbsp;

“For ‘The Lennox’ we wanted to offer residents the very best in terms of comfort and space as well as luxury living experience in the heart of Parramatta. To do that we needed an experienced partner that could deliver the ultimate user experience we wanted, with the space-saving solution that we needed,” Farrell said.&nbsp;

“In Lödige Industries we found that partner. Their experience with close to 2 million vehicles parked in Europe’s largest automated parking system made us want to bring this technology to Sydney as well.”

In addition to the reduced footprint below the surface, the facility relieves pressure on the urban living space of its popular neighbouring shopping and restaurant district by ensuring residents can make use of a sufficient number of parking spaces inside the building at all times.

Completed in November 2021, the 149-metre building is one of Australia's most modern Skyscrapers, with residents now set to use a modern and intuitive smartphone app developed by Lödige Industries to retrieve their cars.&nbsp;

With a payload of up to 2.5 tonnes per vehicle, the system can handle all common cars and SUVs, with users only needing to drop off their vehicle at one of a total of five transfer cabins.

From this point everything is automatic. The transfer cabin’s gate closes, and the car is transported to the parking level, where it is moved by flat robots, the 'Lödige Shifter' onto a horizontal transfer vehicle and delivered to a free parking space. Up to 60 percent more cars can be placed in the same space in comparison to conventional parking structures, with approximately 90 vehicles parked or retrieved per hour.&nbsp;
