The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Post-games, it's envisioned that the intersection of Peel, Boundary and Manning Streets will become a landmark at the heart of a highly liveable subtropical residential precinct, with strong&nbsp;pedestrian connections through to the river and parklands, cultural facilities, retail and hospitality villages.&nbsp;

Queensland developer Pradella is looking to take advantage of the expected boom, lodging plans&nbsp;for a 23-storey tower across an amalgamated site at 37-39 Boundary Street, South Brisbane. They secured the adjoining commercial office sites in late 2020, for a combined $7.5 million.

The site occupies a significant location, along the natural desire line connecting key South Brisbane and West End precincts to the anticipated South Bank 2.0 through a future cross-block link and potential extension of Oxford Street.&nbsp;

The large industrial land parcels located behind the site are also expected to evolve into a finer grain street and pedestrian network, which will support an intensification of land use and a transition towards a vibrant inner-city neighbourhood. This vision has been further supported by recent announcements by the Queensland Government regarding the acquisition of riverfront industrial land as part of preparations for the Brisbane 2032 Olympic Games.

The proposal also makes a significant civic contribution at the Boundary Street interface, marking the location with a grand forecourt, feature screening, deep tree planting, and overhead landscaping. The entry forecourt, future laneway, and cascading planting to the rear combine to site the building within a lush garden setting on three sides.

The design of the tower aims to shape view lines while maintaining privacy both into and out of adjacent buildings. The façade is staggered to give central plate residences views past the building itself, with external walls, columns, and screens flared to craft views away from existing buildings and toward long vistas.

The newly developed building features a reduced podium size, strategically designed to maximise the influx of natural sunlight and create a welcoming open space at the ground level.

The design aims to promote a permeable connection within the block, which is enhanced by the generous use of glazing to each unit, catering to the need for privacy and shading. The building also incorporates large sliding doors and multiple operable windows, allowing for optimal airflow.

As the tower grows taller than its direct neighbours, the length of certain blades is diminished, opening the residences to more daylight and creating a dynamic, shifting facade, resulting in a robust, articulated, and sculptural form.

Crowning the tower will be a communal rooftop terrace, offering extensive&nbsp;indoor and outdoor amenities that take advantage of Brisbane's subtropical climate. The civic nature of the building continues to its roof in the form of The Longhouse, a legible and distinct architectural crown set within a lush landscape, acting as a distinct landmark for the South Brisbane skyline.

Pradella lodge plans for new Rothelowman-designed, South Brisbane apartment development

National property developer and construction group Traders In Purple has been selected as the NSW Government’s partner to deliver the next stages in the ground-breaking Bonnyrigg estate redevelopment, adding to its $3 billion project pipeline.

Under the agreement Traders In Purple will deliver the Humphries Precinct, which includes 65 community homes to NSW Land and Housing Corporation (LAHC), and 210 land lots for private sale, meeting pent-up demand in a location with limited opportunity for new housing. It will be stages eight to 11 of the delivery of the $855 million Bonnyring Renewal Project, which already has over 700 dwellings completed, including 256 social homes.

The transformation of the Bonnyrigg Estate is a major 30-year project that will be delivered over 18 stages, creating 4,275 jobs and delivering homes for more than 9,000 residents.

“This is an ambitious project that is transforming the former Bonnyrigg social housingestate in Western Sydney to become a vibrant, mixed-tenure precinct, by&nbsp; taking 833 ageing social properties and creating 3,000 new homes for residents, 900 of which are dedicated for social housing,” Minister for Planning and Minister for Homes Anthony Roberts said.

The Bonnyrigg partnership is the fifth project Traders In Purple has secured with LAHC, resulting in the delivery of 819 apartments, homes and land lots across NSW with a combined value of $590 million.

Traders In Purple Director George Geagea said the Bonnyrigg appointment underlined the NSW Government’s confidence in the company’s ability to deliver high quality, tenure blind communities that meet the need for social, affordable and private housing.

“We are an active development partner of the NSW Government,” Geagea said.

“Increasing supply is critical to tackling affordability and Bonnyrigg is severely constrained. There are very few built homes available on the market and no vacant land, increasing the cost to purchase and rent.

“The introduction of 210 land lots will assist the market and satisfy the pent-up demand from buyers who have grown up in the area and want to remain local to raise their own families, close to social and cultural networks.”

The 65 community homes will be managed by St George Community Housing.

Traders In Purple will also deliver a junior play park and make a financial contribution to NSW Land and Housing Corporation that will help to fund further provision of social and affordable housing.

Development approval for the Humphries Precinct is anticipated over the coming weeks with demolition works already underway.

Traders In Purple is currently building Northsea, a mixed tenure project 250m from Wollongong Beach, in partnership with LAHC, where million dollar apartments sit side by side with community homes.

Its recently completed Correa Gardens community housing project in the NSW south coast town of Corrimal, delivered in partnership with the NSW Government and Housing Trust, won the 2022 National Urban Taskforce Award for Affordable Housing. Also on its slate of projects in partnership with LAHC are mixed tenure developments at Villawood and Padstow.

Traders In Purple wins fifth project with NSW Government for Bonnyrigg estate

Veteran Gold Coast apartment developer Raptis has considerably altered its plans for their new Broadbeach apartment tower.

Raptis secured development approval for the&nbsp;Koichi Takada-designed The Sterling at 6-8 George Avenue in December last year.

But a mix of changing market conditions and continually growing construction costs have seen the plans altered to get the project in market sooner.

"The approved design, which was first conceived over two years ago, has been subject to detailed investigations in terms of marketability and constructability," the minor change submission to the Gold Coast City Council noted.

"These investigations have determined that the approved product mix is no longer suitable for the current property market both in terms of the type and amount of product proposed.

"More importantly, it has been determined that the approved design is no longer feasible from a construction perspective due to the substantial changes that have occurred within the construction industry in terms of build costs and material supply.

"Given the challenges that have been identified as part of ongoing investigations, it has been determined that the size and scale of the development must be reduced in order to allow for it to progress to the construction phase of the development process."

Raptis is seeking to lob 17 levels off the original 43-level tower. With that will see the apartment numbers drop from 138 to 80, an even split of two and three-bedroom apartments.

"The revised proposal retains the majority of elements contained within the original approval except at a smaller scale, and the reduction in overall building height is accompanied by a reduction to the number of basement parking levels and a reduction to the number of above ground parking levels," the report added.

"The proposal also seeks to make amendments to the external treatment of the towers façade by removing the previously proposed external planters, which have been determined to be extremely difficult to achieve from both a structural engineering and maintenance perspective."

In the design statement, Takada referenced their Sydney project Infinity Square, delivered by Mirvac at Green Square. It&nbsp;had similar lush greenery toward the top end of the tower.

The resident amenity will remain on level three. That will feature a 20 metre pool met with outdoor lounges, a gym and sauna,&nbsp;resident's lounge, kids club, and a communal dining area.

Melbourne property developer Salter Brothers has confirmed that, following an extensive selection process, an Early Contractor Involvement (ECI) Agreement has been signed with Camillo for its new Ivanhoe apartment development, Candela Ivanhoe.

Beyond Candela’s smart and flexible floor plans, a focus has also been placed on creating sustainable and energy efficient homes, with the building set to achieve a 7-star energy rating.&nbsp;

All apartments are designed to enhance daylight access in both living areas and bedrooms in a bid to reduce&nbsp;reliance on electric lighting, in addition to a 25kW Solar PV system that will be installed on the roof to help power the communal areas and reduce Owner’s Corporation contributions.&nbsp;

Both a communal rooftop terrace and a communal ground floor space will be constructed in Candela Ivanhoe, with the areas featuring barbecue facilities, seating areas and extensive landscaping.&nbsp;

Construction is tipped to wrap by late 2024, with prices starting from $555,000 for a one-bedroom apartment. Two-bedders are priced from&nbsp;$755,000, while three-bedroom floorplans start from $1.1 million. The grander four-bedroom configurations begin at $1.76 million.&nbsp;

National diversified property developer Goldfields Group has launched it's maiden Chatswood apartment development, The Bryson of Chatswood.

The project, on the Pacific Highway near Beauchamp Park, will comprise 70 one, two and three-bedroom apartments across its 26 levels, including a collection of&nbsp;skyhomes and penthouses.

Located in the heart of Chatswood, the 90 metre tall tower offers expansive views across the Sydney CBD and beyond. Drawing on Sydney’s established narrative, this development embraces its context with a design language inspired by both the industrial ambience and urban vibrancy of its streetscape.&nbsp;

Goldfields CEO Lachlan Thompson said that the launch of The Bryson marked a significant milestone for the increasingly diversified developer.

<h2>The Design</h2>

Architecture firm MAKE handled the design of The Bryson, noting they&nbsp;designed the building form with four vertical ceramic blades that create a full-height cruciform shape.

"The blades curate apartment views and define the residential quadrants of the floorplate, while controlling daylight exposure, shading and ventilation.

"Their earthy, terracotta colour will visually ground the building within its local context, taking a cue from nearby brick residential buildings.

There was also a focus on wellbeing in The Bryson, which features&nbsp;communal open areas with a swimming pool, reading lounges, pool deck, outdoor terraces with barbecue facilities, dining areas and fire pit lounges.

"We’ve maximised the podium rooftops to provide amenities to residents, including a lap pool, outdoor dining spaces, a yoga terrace and landscaped terrace gardens," MAKE added.

"We’ve also included landscaping at the ground level and publicly accessible open space that’s shaded by large canopy trees.

"With its projected 5 Star Green Star rating, it will set the standard for future development in the Chatswood area."

<h2>The Location</h2>

The Bryson is located in the heart of Chatswood, offering residents easy access to a range of transport connections. The area is serviced by multiple bus routes and train lines, with Chatswood Station just a short walk away. The M2 Motorway also offers direct access into Sydney’s CBD and beyond.&nbsp;

The rooftop terrace was designed as an urban resort.&nbsp;Offering views across the surrounding Chatswood CBD, the rooftop features a swimming pool, terrace, gardens, barbecue facilities, and outdoor furniture.

Integrating into the vibrant public realm of Chatswood is a ground floor retail offering that acts as a threshold between the neighbourhood and the private residences above. Strata office suites will be located on levels two and three.

Colliers Australia are handling the sales, with prices starting from $865,000 for the one-bedroom apartments.

The two-bedroom apartments range in price from $1,195,000 for a unit without parking, to $1,765,000 for a two-bedroom, two-bathroom apartment with a parking space.

Goldfields launch The Bryson of Chatswood apartments

Construction has begun on the latest residential development in the heart of Windsor.

Developed in a joint venture by Sinclair Brook and Wilbow Group, Windsor Park will comprise 32 apartments across three levels upon completion, with the architecture handled by Richmond-based firm Jackson Clements Burrows.

Burtons Estate Agents are in charge of selling the large three and four-bedroom apartments, with prices starting from $1.7 million and ranging through to $4.8 million.

Eckersley Garden Architecture designed the landscaping to create a rare park-side island site fronting Chris Gahan Reserve, offering views to both the park and the city skyline.

Expansive courtyards and terraces are complemented with a Japanese inspired central courtyard garden providing residents with an escape from their busy lives into nature's embrace.&nbsp;

Sydney developer FYVE headlines over $70 million worth of development applications submitted to the Bayside Council in January.

The Bayside Local Strategic Planning Statement (LSPS) details that by 2036, the Bayside Council local government area will require an additional 28,000 dwellings to accommodate the LGA’s swelling population.

FYVE has&nbsp;lodged plans for an eight-level block at 5-11 Flora Street, Arncliffe, which will have 54 one, two and three-bedroom apartments.&nbsp;

There will be a number of communal spaces in the Benson McCormack Architecture-designed building, a central space on the ground floor, and one on the rooftop which will home outdoor seating and extensive landscaping.

The Flora Street site is within proximity to a range of public open spaces, including Cahill Park and Discovery Point Park, which are just 700 metres away. Tempe Recreation reserve and Riverine Park are also within walking distance.&nbsp;

Across the road at 12-18 Flora Street, renowned architecture firm Rothelowman has designed another eight-level building, which will have 51 apartments (pictured main).

They designed the apartments to create&nbsp;seamless indoor/outdoor living, with expansive living spaces and open corner balconies.&nbsp;

"The design of 12-18 Flora Crescent is founded in exploring opportunities to maximise the liveability for the residents and create a building that delivers a positive engagement to the public domain through a focus on a “generous eye for life","&nbsp;the design statement signed off by Rothelowman Principal Ben Pomroy noted.

"The prototypical envelope in the Wolli Creek/Arncliffe precinct delivers buildings that create an urban edge interface to the public domain, through tall street walls, and lack of depth to building facades.

"Whilst the landscape character of the new precinct re-establishes itself, this more intense urban environment creates a strong contrast to the existing one of houses and gardens.

"The humble bungalows of the surrounding area, created connectivity to the street through elements such as the porch. These spaces allow residents to sit comfortably within their own private domain, yet still engage with, and interact with the life happening on the street.

A further 47 apartments will rise from 15-17 Kyle Street in the nearby Arncliffe.

Sydney-based architecture group Chanine Design has designed the plans for the owner-occupier focused building, which is nearly 90 per cent two-bed apartments.

The existing building will be demolished to make way for the eight-storey building, which will also include two levels of basement car parking.

The amalgamated lot spans a total area of 1,468 sqm and is located within proximity to the Arncliffe shopping strip precinct, as well as being within walking distance to Arncliffe railway station. A regular bus service also runs along the Princess Highway, providing a number of transport options to the Sydney CBD.&nbsp;

A large common open space is proposed across the ground level, within the north-eastern corner of the site, in addition to a rooftop communal space.&nbsp;

Botany has a fresh development application for two residential buildings at&nbsp;2-4 Bay Street.

The low-rise buildings, four and five-levels, have been designed by&nbsp;BKA and will have just 22 apartments.

Building A will comprise eight three-bedroom apartments, while Building B will consist of four one-bedroom and 14 two-bedroom apartments.&nbsp;

The $10 million project sees the buildings divided into two distinct volumes, connected via a highly landscaped walkway. The open lobbies allow for natural ventilation and filtered light, and also allow for a visual connection between the entry of both buildings.

“Divided into two modest building forms, the street facing front block has been defined by its green facade. As well as this, the top level has been further setback to reduce the appearance of the overall height and promotes an articulated 'sky scape'. These setbacks have been used for generous balcony spaces,” BKA noted in their design statement.&nbsp;

A communal open space is set to be located across the ground floor, spanning a total 347 sqm, while Building A will be crowned by a rooftop terrace.&nbsp;
