AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has unveiled its scaled-back plans for a pair of towers rising up to 49 storeys directly opposite Bella Vista Metro Station.

The builder-developer will deliver 674 apartments and a new mixed-use hub at the gateway to the station precinct.

The State Significant Development Application has been lodged under the Housing Delivery Authority pathway for the 6,979 sqm site at <a href="https://www.apartments.com.au/new-apartments/9-11-mawson-avenue-bella-vista-nsw-2153">9-11 Mawson Avenue</a>, with the apartments sitting above a mixed-use podium. Initial plans were for closer to 900 apartments across two 40-storey towers.

Located around 30 metres from the Bella Vista Metro Station entrance, the development is intended to act as a catalyst for the long-planned Bella Vista Station Precinct, transforming a vacant site into a transit-oriented residential and commercial destination.

Planning documents describe the project as delivering "a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting."

The development also includes specialist disability accommodation and an elevated provision of adaptable and liveable housing.

The mixed-use podium has been designed to create an active urban centre around the Metro station, incorporating a 1,423 sqm supermarket, a 3,029 sqm gym, specialty retail spaces, a 100-place childcare centre and a publicly accessible "city room" community space. A secondary laneway, active frontages and landscaped public areas are intended to improve pedestrian connectivity through the site and strengthen links between the station precinct and surrounding neighbourhood.

In the project's design report, Turner said the proposal responds to Bella Vista's emerging role as a higher-density centre within Sydney's north-west growth corridor.

"The project transforms a strategically located site into a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting," the report states.

"Active frontages, a publicly accessible city room, a secondary laneway and a mix of uses including a local supermarket, child care centre and gym create a more complete and socially useful urban environment for residents, workers and the wider community."

Urban Property Group has been one of the busiest developers across Greater Sydney this year.

The developer is progressing around 1,000 apartments across <a href="https://www.apartments.com.au/news/nsw/first-look-urban-property-group-plans-next-major-wollongong-tower">two projects in Wollongong</a>, with several thousand more homes in the pipeline across Newcastle, Castle Hill, Little Bay and Penrith.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

103 Prince, the first off the plan development sold in the Central Tablelands city of Orange, has secured development approval from the local council.

The project of two and three-bedroom apartments and a range of townhouses was half sold before it even hit the market late last year.

Local diversified developer Maas Group Properties, who grew from a civil construction and plant hire business in the Central West into trusted&nbsp;developers and home builders, are behind the project.

As well as the apartments and townhouses, Maas are developing a public park, providing a green space for residents in close proximity to Orange's city centre.

Located on the west end of the former Orange Base Hospital site, the Prince Street project is just a stone's throw from Orange Train Station and The Orange Central Square Shopping Centre.

Renewal of the Five Dock site will result in a considered mixed-use precinct to include housing, new indoor and outdoor public spaces as well as office and retail uses that will deliver recurrent income to the Diocese.

As part of the site renewal, careful restoration of the heritage listed St Albans Church, whose foundation stone was laid in 1858, will be undertaken as well as adaptive reuse of Ridley Hall for a restaurant, community and commercial uses.

Traders In Purple will now begin church restoration works and commence discussions with Canada Bay Council and the NSW Government on planning approvals for the 4,014 sqm site. It is anticipated the planning proposal will be lodged mid-year.

Traders In Purple was recognised with a 2021 UDIA National Award for Excellence for “The Abbey” in Cronulla, an adaptive reuse of a Uniting Church and Sunday School Hall into luxury residences. Its restoration of the Sisters of Mercy Chapel in Goulburn and the historic Greyleigh homestead in the Kiama hinterland as a luxury boutique accommodation and wedding venue are among the group’s portfolio of heritage passion projects. Its Correa Gardens community housing development won the Urban Taskforce Award for Affordable Residential Development last year.

The Five Dock project is part of the Sydney Anglican Urban Renewal Pilot Program (URPP), the aim of which is to activate church properties across the Sydney Diocese to become vital community hubs.

Geagea said the Five Dock Metro Station adjacent to St Albans presented the ideal opportunity to deliver urgently needed new housing in a well-established inner-west suburb.

“Transport infrastructure is the key to sustainable housing growth,” said Geagea.

“It enables a walkable lifestyle where people are not car dependent and have easy access to shops, schools, restaurants, cafes and open space.

“Sydney’s housing affordability and rental crisis cannot be solved without building more homes to meet the increase in population. Rather than pushing people out to the city fringe, suburbs such as Five Dock are ideally placed to absorb some of this growth, giving young people and families a chance for a home and a fulfilling lifestyle, close to where they work.”

The launch of Ocean Suites on Jennifer has seen rightsizers descend on the small Runaway Bay enclave in the northern Gold Coast.

The forward-thinking, design-led developer Milieu has launched its latest project.

It's already been met with significant demand given Milieu's standing as one of the most design-focused developers across Melbourne.

They've started taking enquiries for Plant Street, their first project in the bluechip suburb Malvern, which they are developing alongside partner Penfold.

Milieu Director and Head of Development Shannon Peach said the approach to design starts with an ensemble who can understand a project’s context and respond to it, which is what they do in all of their projects.

RITZ&amp;GHOUGASSIAN Co-Directors Gilad Ritz and Jean-Paul Ghougassian said the project filters the streetscape without creating disconnection from the neighbourhood, while&nbsp;Georgina Jeffries says the interiors are warm, inviting and elegant.

Milieu Head of Sales Patrick Cooney says he's expecting most of the buyers to be downsizers within the area who want to lock up and leave home.

"This might act as their Melbourne base, and they have property elsewhere either coastal or in the country where they split their time," Cooney says.

Every thought has been considered for the downsizer market.

"We've created a product that still offers all of the home comforts those downsizers want in their next home" Cooney says.

"The expansive dining space can cater for over 10 people for dinner parties, or host the family over Christmas. The kitchens have too been designed to be large enough to cook and entertain for large groups, with large island benches and include space for wine fridges in every apartment."

Milieu will soon be hosting a VIP launch for those who first enquired on the project, as they draw the curtains on the display suite located at 8 Otter Street, Collingwood.

The Northside display location will give prospective purchasers the opportunity to tour Milieu’s portfolio of completed developments within the inner north.

Milieu is currently working on their largest development offering to date in Elsternwick, due to launch early in 2024.

Last year they secured the site of the former ABC Studios, some 11,000 sqm on Gordon Street, and plan six different buildings, which they've just received their planning permit for. They're only covering 50 per cent of the site, with the idea to create a community address.

"There will be plenty of separation between the six buildings given we're keeping 50 per cent of the site to landscaping and walkways," Cooney says, adding that they'll be developing three individual parks through the project.
