MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Geocon to launch The Grande on London apartments in the heart of Canberra 

Melbourne's Bayside has long been one of the most attractive places to live in the Victoria capital.

It gained significant attention and growth as a knock on effect in the mid to late 20th century as Melbourne expanded and urbanized. The unrepeatable coastal suburbs, a premium in Melbourne compared to other capital cities across the country, meant it had a unique selling point which would never go away.

The scale of the development has also been reduced by around 30 per cent compared to the previous proposal, with a focus on increasing public space and removing a small tower in the northern part of the site.&nbsp;

The 5.2-hectare site will have 50 per cent of it dedicated to open public space. It's just three minutes from the new Barangaroo Metro stop.

Acknowledging that not everyone may be satisfied, Robertson emphasised the positive outcomes the project aims to deliver for the city.

“We’re eager to move forward and start construction as soon as possible. The project has suffered from delays and inconsistent direction over the last few years – which we feel confident is now behind us,” Robertson added.

Aqualand is aiming for approval of the recently submitted plans before Easter. Once approved the builder developer aims to commence construction by the end of 2024, with completion targeted for around 2029.&nbsp;

Prominent Sydney developer Deicorp has secured approval at three of its most significant landholdings in Melrose Park, Parramatta and Crows Nest.

The three projects, expected to launch this year, will contribute over 1,200 apartments to the undersupplied Sydney apartment market.

The Melrose Park precinct, a $700 million joint venture with PAYCE, will be the largest project Deicorp handle. It is set to include six Turner Studio-designed buildings ranging from six to 24 storeys.

They'll in essence be creating a new town centre, with the near 500 apartments sitting atop&nbsp;a five-storey commercial podium, spanning 30,000 sqm and accommodating offices, retail spaces and medical and childcare facilities.&nbsp;

SKF Development has been inundated with enquiries for its latest residential land release, Sceniq Bilambil Heights, with over 800 enquirers vying for the first 30 homesites planned for the $59 million project.

The Brisbane-based developer opened the floodgates to pent-up demand for the highly- anticipated project just before Christmas, recording close to 850 enquiries in the first month for the 100 lot planned for the subdivision.

“We’ve never before experienced demand like this for a project,” said Eric Zhao, Director of SKF Development.

“Our team received 250 leads from potential buyers on the first day of release, most of whom were Tweed locals. Enquiries and inspections have continued throughout the holiday period.

“The response has affirmed our faith last year in proceeding with Sceniq Bilambil Heights in a market that is severely undersupplied.”

“The level of demand we have received reflects the strength of these forecasts,” Zhao added.

The striking curved facade creates a street presence on the tree-lined Well Street while remaining quietly shielded by a generous setback and extensive landscaping.

The residences are flooded with natural light, thanks to three-metre, floor-to-ceiling windows in each space.

"We wanted each owner to experience a home that’s truly a step above," says Romy Jackson, Development Director at Samuel Property.

Beyond the incredible design and layout of each home, Willow also exceeded expectations by delivering luxury finishes and appliances, with Liebherr and Vzug featuring in the kitchens.&nbsp;

The collaboration between <a href="/architects/clarke-hopkins-clarke-0">ClarkeHopkinsClarke Architects</a> and <a href="/landscape-architect/tract-landscape-architects">Tract Landscape Architects</a> ensures that each neighbourhood within Highett Common will have its own distinct character and residential landscape.

The first release, Park House, already 70 per cent sold, offers one, two, and three-bedroom residences designed to harmonise with the surrounding environment.

Making sure residents have significant amenities when they move into Park House in mid to late 2025, part of the first stage will incorporate numerous health and well-being facilities.

The state-of-the-art amenities include gyms and wellness areas, swimming pools and sun-drenched decks, providing residents with a resort-like living experience.

Meanwhile, residents can host celebrations with family and friends in a private dining room and expansive indoor and outdoor lounge areas.&nbsp;

<h2>Project: Hampton Ltd by Spyre</h2>

Record-breaking Queensland developer <a href="/developers/spyre-group">Spyre Group</a> branched out into the Melbourne apartment market last year in&nbsp;<a href="/developments/hampton-vic-3188">Hampton</a>.

Their boutique project, <a href="/new-apartments/hampton-ltd-24-thomas-street-hampton-vic-3188">Hampton Ltd</a>, will see just 20 apartments and three townhouses developed across three three-level buildings on the corner of Thomas Street and Deakin Street.

Architects <a href="/architects/mld-studio">MLD Studio</a> designed the project, with the interiors crafted by <a href="/interior-designers/studio-brent-lee">Studio Brent Lee</a>.

Interior layouts are designed around focal points such as the open plan kitchens and master bedrooms, spaces where people spend most of their time.&nbsp;

The living area flows around the entertainer’s kitchen where a sculptural island bench, crafted from Vanillish Pearl marble, stands as a statement piece.

The master bedrooms offer a generosity of space and abundant natural light. They feature lush wool carpets, and an expansive walk-in wardrobe with feature timber-look joinery.

<h2>Project: Southpoint Highett</h2>

Multi-residential apartment developer <a href="/developers/h1land-group">H1Land</a> grabbed one of the most connected blocks of land in the whole of Highett, where their <a href="/architects/rothelowman">Rothelowman</a>-designed <a href="/new-apartments/southpoint-highett-1233-nepean-highway-highett">Southpoint</a> will stand once completed in early 2026.

The two apartment buildings will be on the huge 4,330 sqm site at 1233-1237 Nepean Highway, one a rare 12 levels with views over Bayside, the other just four levels.

Southpoint will home a mix of one, two and three-bedroom apartments when completed in early 2026.

It's the taller 12-level building that offers rooftop amenities with sweeping views across Bayside. It has a plunge pool, communal well being spaces, barbecue facilities, and a bar space, &nbsp;strategically positioned to offer views over the bay, CBD, and Dandenong Ranges.

Southpoint's prime location also positions residents across the road from Westfield Southland, one of the biggest shopping centres in the country.

Melbourne's bay beaches are a quick 10-minute car ride, providing long kilometres of swimming, strolling, riding, or running alongside pets.
