MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

The first stage of Willoughby Grounds, a community-style project with unique architecture reflecting the industrial history of Sydney’s lower North Shore, has hit the market.

Just 164 apartments will be spread across the five buildings designed by Mo Chehelnabi from Architecture Urbaneia, with only 30 to 35 units in each.

“When designing Willoughby Grounds we wanted to foster a sense of community by giving a nod to the past and you’ll see each of the residential buildings with its own unique design style,” says Adam Reeves, Director of Sales and Marketing at <a href="/developers/first-quadrant-properties">First Quadrant Properties</a>.

"Whilst the project has 164 apartments in total&nbsp;the individual buildings each contains 30-35 units meaning good separation with most apartments having dual aspects to maximise natural light and ventilation," Reeves says.

Each building contains design features that recognise the unique industries that used to exist in the Willoughby area; tanneries, pottery, blacksmiths, logging and brickworks.&nbsp;The design brief was to allow the multi-layered architecture and flourishing natural landscape work in unison to create a sense of serenity and connection to place.

Face brickwork, metal cladding and concrete framing interacts with the surrounding greenery and inclusion of jacaranda trees - for which the lower North Shore is famous for.

<a href="/architects/dko-architecture">DKO</a> has handled the interiors of the apartments which feature&nbsp;European oak floors, stone and marble benchtops, Miele or Gaggenau appliances, Parisi tapware and integrated fridges.

“We wanted to build a residence that actually enhanced the neighbourhood around it,” Reeves added.

“It’s quite different to the singular, imposing structures that dominate much of the Sydney residential landscape at the moment.”

The first stage of the project features the release of apartments in the Fleming building which is designed to reflect the tanneries from the 1800s.

For nearly 90 years Willoughby was known for its tanneries with as many as 15 tanning pits operating at the one time.

The development is expected to appeal to a wide range of buyers due to its floorplans of up to 173 sqm. There are some large four bedroom apartments on offer, as well as three-bedroom apartments with three aspects. Some of the larger apartments have the unique feature of sharing no common walls.

Ray White's Director of Projects and Developments Tim Abbott says there's not often this type of product on the market.&nbsp;

“We don’t often see 4 bedroom units available on the lower North Shore and I think there will be strong interest from families and downsizers for these,” Abbott says.

“The kids playground in the common area will be a real attraction to families who&nbsp;will see the larger apartments as an alternative to buying a house in the area given the convenience of living so close to the CBD, without being in a high-rise development.

&nbsp;“With so many parks, gyms, cafes and other amenities in the immediate local areas of <a href="/new-apartments/willoughby-nsw-2068">Willoughby</a>, <a href="/new-apartments/northbridge-nsw-2063">Northbridge</a> &amp; <a href="/new-apartments/crows-nest-nsw-2065">Crows Nest</a>, the project has been designed to ensure the strata fees are low which will appeal to both owners occupiers and investors too."

At its meeting today, the Board decided to leave the cash rate target unchanged at 4.35&nbsp;per&nbsp;cent and the interest rate paid on Exchange Settlement balances unchanged at 4.25&nbsp;per&nbsp;cent.

<h3>Inflation continues to moderate but remains high.</h3>

Inflation continued to ease in the December quarter. Despite this progress, inflation remains high at 4.1&nbsp;per&nbsp;cent. Goods price inflation was lower than the RBA’s November forecasts. It has continued to ease, reflecting the resolution of earlier global supply chain disruptions and a moderation in domestic demand for goods. Services price inflation, however, declined at a more gradual pace in line with the RBA’s earlier forecasts and remains high. This is consistent with continuing excess demand in the economy and strong domestic cost pressures, both for labour and non-labour inputs.

Higher interest rates are working to establish a more sustainable balance between aggregate demand and supply in the economy. Accordingly, conditions in the labour market continue to ease gradually, although they remain tighter than is consistent with sustained full employment and inflation at target. Wages growth has picked up but is not expected to increase much further and remains consistent with the inflation target, on the assumption that productivity growth increases to around its long-run average. Inflation is still weighing on people’s real incomes and household consumption growth is weak, as is dwelling investment.

<h3>The outlook is still highly uncertain.</h3>

While there are encouraging signs, the economic outlook is uncertain and the Board remains highly attentive to inflation risks. The central forecasts are for inflation to return to the target range of&nbsp;2–3&nbsp;per&nbsp;cent in 2025, and to the midpoint in 2026. Services price inflation is expected to decline gradually as demand moderates and growth in labour and non-labour costs eases. Employment is expected to continue to grow moderately and the unemployment rate and the broader underutilisation rate are expected to increase a bit further.

While there have been favourable signs on goods price inflation abroad, services price inflation has remained persistent and the same could occur in Australia. There also remains a high level of uncertainty around the outlook for the Chinese economy and the implications of the conflicts in Ukraine and the Middle East. Domestically, there are uncertainties regarding the lags in the effect of monetary policy and how firms’ pricing decisions and wages will respond to the slower growth in the economy at a time of excess demand, and while the labour market remains tight. The outlook for household consumption also remains uncertain.

<h3>Returning inflation to target is the priority.</h3>

Returning inflation to target within a reasonable timeframe remains the Board’s highest priority. This is consistent with the RBA’s mandate for price stability and full employment. The Board needs to be confident that inflation is moving sustainably towards the target range. To date, medium-term inflation expectations have been consistent with the inflation target and it is important that this remains the case.

While recent data indicate that inflation is easing, it remains high. The Board expects that it will be some time yet before inflation is sustainably in the target range. The path of interest rates that will best ensure that inflation returns to target in a reasonable timeframe will depend upon the data and the evolving assessment of risks, and a further increase in interest rates cannot be ruled out. The Board will continue to pay close attention to developments in the global economy, trends in domestic demand, and the outlook for inflation and the labour market. The Board remains resolute in its determination to return inflation to target and will do what is necessary to achieve that outcome.

RBA keeps cash rate on hold as inflation continues downward trend

There's no stopping Brisbane in either the house or unit market.

January marked yet another month of gains of one per cent or over in both the house and unit market, while other capital cities show a few signs of growth softening, CoreLogic's Hedonic Home Value Index for January showed.

Brisbane's unit market, which incorporates both apartments and townhouses, jumped 1.1 per cent to be 13.6 per cent up in the last 12 months. Across 2023 the unit market gained 12.2 per cent.

The median unit value in Brisbane is now $568,000 and is approaching Melbourne's median of $608,000. Brisbane's median dwelling value (both houses and units), <a href="/news/qld/brisbanes-median-dwelling-price-overtakes-melbourne-after-staggering-price-growth-corelogic">overtook Melbourne</a> at the back end of last year, primarily driven by the housing market.

Feedback from both agents and developers continues to be positive, with high enquiry volumes, high numbers coming through the door, and high conversions.

Murcia, on Overend Road just 150 metres from The Gabba, has been one of Urban's most popular Brisbane apartment developments since it launched to the market in June 2023. "We’ve also had buyers from further afield who have their main home in Noosa or even far north Queensland but want a city base.

Rainbird says one of the big drivers of sales at <a href="/news/qld/a-front-row-seat-to-the-2032-brisbane-olympics-how-murcia-residences-is-set-to-take-advantage-of-woolloongabba-boom">Murcia is the location</a>, with the Cross River Rail a big infrastructure project which will connect future residents to the city in minutes.

He says underpinning the whole off the plan apartment market is a supply shortage, and it’s getting worse.

"If you have a good product on the market, there’s definitely the demand for it."

<a href="/developers/holm-developments">Holm Developments</a> Founder and Director Godfrey Esmonde says what they're going to focus on in 2024 is providing confidence.

"I think confidence is the key for all aspects of the industry," Esmonde says.

"From a finance perspective the lenders are going to want to be confident in the products appeal, the developers ability and especially the selected builder. Being able to instil confidence in your lender will go along way to securing the necessary funding to get projects up and running. Doubts over any of the above may see projects stall even if on paper the returns look good."

He says from a sales perspective, it's about creating confidence in the market.

"Buyers want to be confident that the developer is competent and has a track record of delivering, they want to be confident the funding is available for the project so that it commences onsite and they want to be confident the builder is financially stable and will be there at the end of the project."

As far as how the market looks for 2024, Esmonde says the outlook is good with inflation slowing and rates possibly stabilising or reducing.

"I think there will be a surge in sales as people become more confident about the general financial outlook but I don’t think it will be a mad rush, too many people have been burnt recently or know someone who has and as such they will be more cautious about jumping in. Thus if you can&nbsp; instil that confidence you should be ahead of the pack to capitalise."
