One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The forever busy Gold Coast apartment developer, Marquee Development Partners, has secured a sellout of its luxury Kirra project Monterey, and in the same breathe they've launched another.

<a href="/new-apartments/monterey-kirra-beach-4-6-musgrave-street-coolangatta-qld-4225">Monterey</a>, at 4-6 Musgrave Street, the dress circle address offering gun-barrel views over the beach, is Marquee's 10th development on the <a href="/new-apartments/gold-coast-qld">Gold Coast</a>, which will be closely followed by the recently launched <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle</a>.

Marquee sell out Monterey at Kirra Beach, launch in Palm Beach

Brisbane townhouse developer Tocu Properties is switching it up in West End.

Tocu, who has been developing townhouses across Brisbane's inner-ring suburbs, is moving into the apartment market. They've had&nbsp;<a href="/architects/woods-bagot">Woods Bagot</a> draw up plans for a seven-level apartment development on the corner of Beesley and Filmer streets.

Tocu secured the six-lot amalgamation, totalling 1,648 sqm at 28 Beesley Street, in mid-2022. It was marketed as one of the last remaining infill development sites within the highly sought-after West End precinct.

The Planning Report by Saunders Havill Group said the project represents an exciting opportunity to enhance the residential offerings in the vibrant <a href="/developments/west-end-qld-4101">West End</a> community, combining luxury living with the convenience of urban life.

"This development aims to cater to the growing demand for residential accommodation in the area, whilst providing a modern and comfortable living environment to suit the needs of its occupants and the community."

There will be 56 resident parking spaces, so every apartment has at least one parking space, and a further three visitor spaces.

How Footscray's newest apartment development, 11 Victoria, fits into the neighbourhood 

Unit values in Melbourne grew significantly more than houses in the Victoria capital in March, property data analytics firm CoreLogic's recent data release found.

CoreLogic's Home Value Index found that Melbourne unit values rose 0.3 per cent in March, compared to the -0.1 per cent decline in houses.

Melbourne's median unit value, which incorporates both townhouses and apartments, is now $612,000. Over the past 12 months, <a href="/developments/melbourne-vic">Melbourne</a> unit values have risen by three per cent.

CoreLogic also found that Melbourne's gross rental yield rose significantly over the last two years, from 2.76 per cent to 3.57 per cent, driven predominantly by falling dwelling values and sky rocketing rents.

"A rise in rental yields alongside an expectation that housing values could rise and rental markets remain tight for an extended period is likely to be seen as an attractive opportunity for property investors," CoreLogic Research Director Tim Lawless said.&nbsp;

Lawless did note however that new investors entering the market may face cash flow losses unless they can provide a sizeable deposit, given the average investor mortgage rates are around the mid-six per cent range.

<h2>What happened in Melbourne’s off the plan apartment market in March?</h2>

News in March signalled more positive for the Melbourne off the plan apartment market.

Charter Keck Cramer once again highlighted the demand v supply imbalance that is coming for Melbourne. They said the market could jump anywhere between 25 to 30 per cent over the next 12 to 18 months across several sub-markets.

"Our analysis suggests that the established unit market (townhouses and apartments) will need to continue to reprice upwards (by around 15% to 20%) until the house price hierarchy is once again established," Charter Keck Cramer said.

"It is at this point that new off the plan apartments will be able to be delivered at price points which again make apartment development feasible."

There were some signs of some more supply coming to the market, both now and in the future. Tim Gurner revealed his $1.7 billion <a href="/developments/docklands-vic-3008">Docklands</a> precinct <a href="/new-apartments/elysium-fields-208-226-harbour-esplanade-docklands">Elysium Fields</a>, which will bring a much-needed 1350 apartments to Docklands.

The St Kilda Road project will comprise around 200 apartments across 19 levels, with a focus on large two to four-bedroom apartments alongside retail spaces, food and beverage outlets, and extensive wellness amenities.

<a href="/architects/cera-stribley-architects">Cera Stribley</a> has put together plans, recently submitted to the Boroondara Council, for the low-rise, four-level building which will have a near 60-metre frontage to Maleela Avenue.

There will be 31 apartments across the four levels, 10 two-beds and 21 three-beds, of which 18 have completely different floor plans.

While those two projects are still in their planning stages, new projects are being launched by developers who are seeing pent-up demand for high-quality residential properties in Melbourne's inner suburbs.

National diversified property developer <a href="/developers/fortis">Fortis</a> has officially launched <a href="/new-apartments/wiltshire-house-richmond-1-wiltshire-street-richmond-vic-3121">Wiltshire House</a>, its new mixed-use development in the heart of Richmond.

Wiltshire House offers 57 one, two and three-bedroom apartments, as well as premium office space and a modern ground floor retail precinct ideally set just off Swan Street near East Richmond Station.

Jellis Craig Projects Director Stephen Bowtell says buyers have primarily come from the Metro Melbourne area.

"There's an unrealised market which 2135 taps into and that's city dwellers who want to weekend on the Mornington Peninsula but don't want the space or the maintenance an acreage offers," Bowtell says.

Much like neighbouring Brisbane, the Gold Coast unit market won't be slowed down.

Following similar supply demand metrics to the Queensland capital, the Gold Coast unit market posted another strong gain in March, according to property data analytics firm CoreLogic.

CoreLogic's Monthly Home Value Index showed Gold Coast units, which incorporate both townhouses and apartments, rose in value by 1.1 per cent over March to be 2.8 per cent up in 2024.

The median value of units on the Gold Coast is now at $749,000, higher than both <a href="/new-apartments/brisbane-qld">Brisbane</a>&nbsp;($587,000) and <a href="/new-apartments/melbourne-vic">Melbourne</a>&nbsp;($612,000).

While the number of new apartment sales in the December quarter was relatively low compared to previous years, the average price per apartment saw a notable increase.

Owner-occupiers accounted for 55 per cent of the sales in the quarter, reflecting a resurgence in this segment of buyers.&nbsp;

March also saw developer <a href="/developers/aniko-group">Aniko Group</a>&nbsp;refine the masterplan for its flagship $2 billion mixed-use development, <a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a> at <a href="/new-apartments/mermaid-beach-qld-4218">Mermaid Beach</a>.

They want to accommodate the "escalating demand for affordable luxury living in the beachside suburb by trying to target the rightsizing demographic."

They say it's a segment of the market that has been overlooked by developers in the Gold Coast’s prime beachside suburbs in recent years.

The amended development application seeks to increase the height of Tower 1 from 30 to 35 storeys, accommodating 240 apartments, up from the 170 currently approved, bringing the entire masterplan to a total of 891 apartments.&nbsp;

Last month also saw a record sale at&nbsp;<a href="/new-apartments/holm-rainbow-bay-44-50-eden-avenue-coolangatta">Holm Rainbow Bay</a>&nbsp;by <a href="/developers/chapter-two">Chapter Two Group</a>. They sold a two-level penthouse for $4.5 million to a Sydney buyer.

Chapter Two Director Jon Quayle believed this transaction is the highest square metre rate achieved for a non-waterfront or front-row apartment in the sought-after enclave. The 246 sqm apartment represented an internal price per sqm of $24,590.

The penthouse will feature three bedrooms, two decks, and a rooftop terrace with outdoor dining and a spa.

One of the northern Gold Coast’s most prolific developers, <a href="/developers/lewis-land-group">Lewis Land</a>, has fast-tracked the release of the first home collections within its <a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a> master-planned community in an attempt to meet the soaring demand in the <a href="/new-apartments/runaway-bay-qld-4216">Runaway Bay</a> catchment, one of the most undersupplied markets on the Gold Coast.

Lewis Land Chief Executive Office Brett Draffen said Harbour Shores would deliver more than 2,000 dwellings to the Runaway Bay catchment over the next decade.

“The first residential releases at Harbour Shores will be launched on 15 April and includes a collection of waterfront villa residences, two mid-rise residential apartment buildings, and early delivery of the large community park,” Draffen said.&nbsp;

There were two new Gold Coast apartment developments that launched in March, targeting the luxury end of the market.

Family-owned builder developer Xsite Group has revived its plans for its recently launched luxury beachfront apartment tower, <a href="/new-apartments/arc-residences-northcliffe">Arc Residences</a>, on Surfers Paradise's most sought-after beachfront strip.

The 25-level <a href="/architects/mpa-architects">Mosca Pserras Architects</a>-designed building will home 39 high-end half and full-floor three and four-bedroom apartments overlooking the popular Northcliffe Beach, which start from just shy of $4 million.&nbsp;

Two levels in the building have been reserved solely for resident amenities such as a beachfront pool, private dining facilities, work-from-home office space, a cinema room, designated dog wash, and a wellness hub with a gym, sauna and treatment room.

Developer&nbsp;<a href="/developers/ature-group">Ature Group</a>&nbsp;also launched their first&nbsp;Gold Coast high-rise tower,&nbsp;<a href="/new-apartments/sola-158-surf-parade-broadbeach">Sola</a>&nbsp;in Broadbeach. Building work got underway at&nbsp;<a href="/new-apartments/perspective-nexus">Perspective Nexus</a>, the new Palm Beach apartment development by&nbsp;<a href="/developers/sherpa-property-group">Sherpa</a>&nbsp;.

<a href="/builders/lps-group">LPS Group</a> will be constructing the new&nbsp;nine-level project will deliver a collection of 32 apartments, including two half-floor penthouses and three sky homes with private rooftops.

The construction start comes on the heels of Perspective Nexus achieving sales of over 50 per cent of apartments worth a total of $65 million, with Gold Coast locals having driven the majority of sales.

Completed development spotlight: CBD Group's Arden Gardens apartments in North Melbourne

Melbourne's inner-east suburb of&nbsp;Burnley has long been played second fiddle to its more prominent neighbours of Cremorne, Richmond and Hawthorn.

Since the 1850s, <a href="/developments/burnley-vic-3121">Burnley</a> has been considered as one of Melbourne's premier garden suburbs,&nbsp;with over half of its 112-hectares dedicated to parks and gardens. Where adjoining suburbs have seen an influx of investment in both commercial and residential development, Burnley has flown under the radar and retained a nature-first feel.

But now the small suburb on the Yarra is set for a transformation of its own.

Some 3,600 new workers will be flooding into Burnley daily later this year when Australia Post shifts if HQ to a new $450 million purpose-built office building on Swan Street which is being developed by ASX-listed commercial property giant Charter Hall. Next door Bamfa is also readying a $350 million, Cox Architecture-designed glass office building which will trigger a further 2,500 workers daily. Both offices are located next to the Burnley Station, which sees arrivals from four of Melbourne’s busiest train lines and trams.

The two major commercial office buildings have&nbsp;opened the door to the possibilities of Burnley. What Burnley doesn't have going for it, in terms of those wanting to move into the suburb, is an abundance of housing. Property data analytics firm CoreLogic says there are less than 500 houses and apartments in Burnley, and only five of those have sold so far in 2024.&nbsp;

Between the most recent census collections, Burnley's population has only grown from 769 people to 794, just over 20 people in five years.&nbsp;

Comparatively Cremorne, which is around 40 hectares smaller than Burnley, has a population of well over 2,000.&nbsp;

Contributing to it is the fact that nearly half of the whole suburb is occupied by parks, while the Burnley Golf Course, which is temporarily closed as the 18-hole course undergoes a major redesign, contributes to over 10 per cent of Burnley's entirety.

On the other side of Swan Street is the six-hectare Burnley Park, home to Burnley Oval, Burnley Park Playground, and The&nbsp;Burnley Circus,&nbsp;the largest designated event site within the City of Yarra.

There's even more greenery surrounding The University of Melbourne Burnley Campus, where it's no surprise the horticulture classes are taught. The campus is surrounded by the heritage-listed Burnley Gardens, a nine-hectare open green space that features over 1,000 different species of plants as well as some of the oldest trees in Melbourne.

Burnley Gardens is also home to several sporting fields and clubs including Richmond Junior Football Club, Richmond City Cricket Club, Collingwood City Soccer Club and&nbsp;FC Melbourne Srbija who play in the NPL.

Opportunities to develop both residential and commercial property in the suburb have always been few and far between. While Burnley is known for its gardens, it has a significant industrial heritage too. Many of the old industrial buildings still line the streets.

Melbourne developer <a href="/developers/developed-by-urban">Developed by Urban</a>, who specializes in restorations of old and heritage-listed buildings, have looked to Burnley for its latest adaptive reuse project. In a joint venture with JAK Investments, Urban will be redeveloping the heritage-protected landmark&nbsp;Barrett &amp; Burston Maltings, a historic malting factory that started life in the late 1800s as Terry's Burnley Brewery.

"Burnley has been on our radar for some time” explains Urban Director Bart O’Callaghan.

”It is closer to the amenities of the Yarra River, better serviced by public transport and employment opportunities and has better access to both primary and secondary schools than neighbouring suburbs of Richmond and Cremorne.

"One train stop from Burnley Station on the Glen Waverly line puts you at Heyington Station St.Kevins College and St Catherines School Toorak. Two stops on the Belgrave and Lilydale line puts you at Glenferrie Station a short walk to MLC, Xavier College and Trinity Grammar. &nbsp;Richmond Primary School, Melbourne Girls College and Richmond High School are all a short walk. There is direct access to the Yarra, the Monash Freeway and Melbourne’s sporting Precinct is a walk away.&nbsp; "

O’Callaghan says for years Burnley's main&nbsp;detraction had been the operating heritage maltings which finished operations in 2018.

"We have put a tonne of work into the heritage restoration and reimagining of the c.1885 space to now incorporate 1,000 sqm of gardens and beautifully designed new homes, perfect for Families and downsizers alike.

“So often Melbourne families living in the inner suburbs are forced further away from the CBD in pursuit of space and a larger family home close to Schools. Burnley Maltings townhomes include lock-up garages, oversized bedrooms rooftop terraces and oodles of family living space.”

The new development, <a href="/new-apartments/burnley-maltings-richmond-45-gibdon-street-richmond">Burnley Maltings</a>, incorporates much of the industrial building into the 37 two and three-bedroom townhouses which will surround the heritage silos and over 1,000 sqm of lush, green space landscaped by the renowned <a href="/architects/jack-merlo">Jack Merlo</a>. All but one townhouse has a private rooftop terrace with views over the Yarra River and out to the city skyline.

The 3,568 sqm site is located toward the northwest corner of Burnley at 45 Gibdon Street, 400 metres from the golf course and next to&nbsp;Twickenham Crescent Reserve and Golden Square Bicentennial Park. The&nbsp;Yarra River Parklands-Loys Paddock and the Main Yarra Trail are just 400 metres south of Burnley Maltings.

Boutique property developer Gestalt Property has appointed award-winning builder with Brompton Construction to bring to life its mixed-used development Clyde Street.

<a href="/builders/brompton-construction">Brompton</a>&nbsp;won two Master Builders Associations Awards last year. Their work on&nbsp;14 Gleniffer Avenue, Brighton East, won the award&nbsp;for the Best Multi-Unit development between four to 12 units, while their build of 30 Rooding Street in Brighton won the same award in the 12 units plus category.

Gestalt appoint Brompton to build Clyde Street development

Almost every Sydney suburb, at one time or another, will go through its gentrification phase.

Surry Hills was traditionally a working-class area in the 1980s and 1990s before it gentrified to the point that buying into the suburb has become out of reach for the majority.

The likes of the adjoining Redfern, Newtown and Darlinghurst have all been subject to gentrification over the last few decades, resulting in significant growth in property values.

Now seems to be the turn of Merrylands, the small suburb next door to Parramatta.

Research from property data analytics firm CoreLogic suggests property in <a href="/new-apartments/merrylands-nsw-2160">Merrylands</a>, and the adjoining Guilford, has been the strongest performing suburb in any Sydney suburb, at the top of the food chain with the southern end of the Eastern Suburbs.

Their data suggests dwelling values, which incorporate both houses and apartments, have risen just shy of 15 per cent in the 12 months to April, significantly higher than the 9.6 per cent growth Sydney-wide over the same period.

Buoyed by their involvement in the growing area is diversified property developer <a href="/developers/coronation-property">Coronation Property Group</a>, who is well advanced in the construction of their $650 million Merrylands masterplan, <a href="/buildings/mason-main-merrylands-245-merrylands-road-merrylands-nsw-2160">Mason &amp; Main</a>.

Mason &amp; Main has been designed to be the leader of gentrification in the area, with not only an influx of well-designed apartments by Woods Bagot, but to create a central precinct that goes beyond the four walls of the home.

A big driver in gentrification is how connected a suburb is. The more well-connected the suburb, the more likely population will grow. And with population growth comes investment.

One, two and three-bedroom apartments are selling at Mason &amp; Main, and are catching the attention of every market, from first home buyers and investors to young families and downsizers.
