Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

The recent release of the ABS housing data shows that, on an annualised basis, approvals remain&nbsp;at record lows since the GFC, recording yet again the worst performance in the last decade by a long way.

Only 44,675 new dwellings were approved in NSW in the 12 months to January 2024, a far cry from the 90,000 approvals needed in NSW each year.

There needs to be 7,500 approval each month, and January 2024 saw just 2,875 approvals.

Total dwelling approvals in NSW fell by nearly 15 per cent in January, the worst decline of any state. Victoria fell by nearly 10 per cent, and South Australia over seven per cent. Queensland record a rise of over 31 per cent in dwelling approvals.

Urban Taskforce CEO Tom Forrest said in the forthcoming Federal Budget, it is critical that Prime Minister Albanese and Treasurer Chalmers assist the states with building the new homes we so desperately need by supporting housing supply with infrastructure funding.&nbsp;

"The importance of infrastructure funding and delivery is becoming increasingly evident as the cause for the slow rate of approvals."

Forrest said it is the Commonwealth&nbsp;which has opened the doors to a massive wave of post-COVID&nbsp;migration and has benefitted from the taxation revenue generated by the influx of skilled migrants.

"It is the Commonwealth that called the State Premiers together and proposed the National Housing Accord," Forrest said.

"The Federal Budget has been boosted by this immigration as well as the strong performance of minerals prices and the mining export sector. It is the Commonwealth that has the fiscal resources to support infrastructure to drive housing supply so it’s time that the Commonwealth helped out the states with significant funding for infrastructure."

ABS data for January 2024: We must focus on getting approvals up or the housing crisis will continue

NSW housing approvals remain at record lows

Sydney's off the plan market could see an increased demand in 2024 as Sydneysiders grapple with the cost of living in the most expensive capital in the country, Charter Keck Cramer forecast.

The property advisory giant's <a href="/developments/sydney-nsw">Metro Sydney</a> State of the Market H2 2023 said there is&nbsp;considered enhanced opportunity for apartment projects to receive increased demand in the Harbour capital, given buy to sell apartments&nbsp;represent the most affordable dwelling typology. They note however there needs to be a expectation recalibration due to budget constraints.

CKC believe 2024&nbsp;will continue a growing trend of “sub-market division” where projects within the same precinct are either successful or not based on adequately meeting demand expectations.

"Projects that are design-led, respond to target market requirements and feature a reputable builder will mitigate risk and show greater success," the report read.

CKC believe the “cascade" effect will continue to play out in 2024

"The “cascade” effect can be described as the trade-off/s made by occupiers in terms of the type of housing, number of bedrooms, location, type of tenure and number of people per household," the report read, adding that the trade-offs are primarily driven by buy or rent price points and availability of stock."

<h2>Sydney's new supply issues</h2>

Supply has been an issue across every capital city for a number of years.&nbsp;The NSW Government has committed to the provision of around 375,000 new dwellings between 2024 to 2029 to assist in meeting the National Housing Accord which is 75,000 dwellings per annum.

Last year there were only 8,300 apartments completed in Metro Sydney, around one-third of annual supply requirements. Only 6,300 apartments were launched, -31% below the previous low experienced during the pandemic.

"Launches are anticipated to increase meaningfully when interest rates are cut and there is greater certainty around the suite of new planning controls," CKC noted.

In 2023, construction commenced on 7,200 apartments, the lowest number of apartment commencements recorded over the past decade and a decrease of -76 per cent on the peak commencements during 2016.

Sydney's middle and outer regions remain prevalent as new supply locations according to CKC.

"Sydney’s more centralised and middle regions have historically delivered the greatest volume of new apartments. Sydney’s Outer Region however demonstrates its growing importance to metropolitan Sydney’s apartment supply in an evolving market.

"The Middle and Outer Regions of Sydney are playing a key role in housing Sydneysiders and this trend is forecast to continue. The introduction of the Transit Oriented Development State Environmental Planning Policy will also provide a renewed focus on intensified infill development throughout a range of metropolitan locations."

<h2>Sydney off the plan apartment pricing</h2>

The report noted that the&nbsp;Sydney residential property market reflects a 68 per cent differential in median prices between detached houses and units.

"This median price gap is significant by historic standards and expected to funnel demand into the more affordable unit market, particularly as future price increases are anticipated to outstrip income growth," the report noted.

"The percentage of household income required to service a mortgage is close to the highest ever recorded and buyers now need to make tradeoffs should they wish to make a purchase decision."

CKC said price has become a more critical factor for apartments, with the differential between new off the plan and established apartments of greater consideration.

"This differential can often exceed 20% although the benefits of a new apartment have become less attractive than a more affordable established alternative product in the same location.

Recent median price growth in numerous established apartment locations has been driven by greater demand for more affordable secondary product. Until the price gap between “new” and “established” apartments narrows, there is considered less opportunity in the current market to increase off the plan pricing.

<h2>Sydney's 2024 Property Outlook</h2>

CKC believe that with expected rate cuts, or at least rate retention, coupled with the introduction of Federal Government Stage 3 tax cuts, the outlook for the residential property market is expected to be more favourable by mid-2024.

"Median apartment prices have shown incremental growth since the cash rate has (mostly) been on hold since mid-2023 and we anticipate that rate cuts will be a key impetus to stimulate confidence and accelerate price growth."

They said interest rate cuts and increased development capacity through planning policies will collectively not be enough to facilitate delivery of the unprecedented quantum of build to sell and build to rent apartment supply required to achieve the Federal and State Government aspirational housing targets.

"To conclude, the BTS and BTR apartment markets will continue to improve over the course of 2024 and with the market so chronically short of new supply there stands to be a very strong and elastic response as conditions start to improve over 2024 and into 2025."

Landmark Group launch new Blacktown apartment development, 2nd Avenue

Luxury apartment developer Central Element has revealed what it intends to do with its prime Bondi Beach site they acquired last year.

The developer, led by Nathan Chivas, has filed plans for seven luxury residences on the amalgamated 2,050 sqm site fronting Sandridge and Wilga streets.

CE paid around $50 million for 20-22 Sandridge Street and 21 Wilga, Street a sloping block which runs down to the Bondi to Coogee walk.

He spoke about having to bring a story to life at the top end of the market, whether it's through bringing in heritage or other luxury design element.

"Ultimately these types of developments need to be a cut above the rest. They need to be more than an apartment in a great location. The money demanded by these projects, and the buyers of the projects, demand nothing less."

A builder has been appointed for <a href="/developments/manly-nsw-2095">Manly</a>’s most anticipated beachfront block, Aurora by developer <a href="/developers/royal-far-west">Royal Far West</a>.

The decision comes after a successful Early Contractor Involvement (ECI) phase, with the Royal Far West Board formally selecting tier one global construction company,&nbsp;<a href="/builders/multiplex">Multiplex</a>.

Royal Far West, the charity that provides health and disability services and accommodation facilities to children,&nbsp;is developing its site on the corner of Wentworth St and South Steyne where they currently operate Drummond House. Multiplex is set to commence on-site activities in the coming weeks, starting with the installation of perimeter hoardings.&nbsp;

The demolition phase is scheduled to begin in April 2024, with the anticipated completion of Aurora by mid-2026.

The project has already garnered a number of significant sales, one selling for $16 million at a price per square metre record for the suburb at $75,000 per sqm

Multiplex appointed as builder for Aurora Manly apartments

Some three decades ago, what we know now as the thriving Sydney Olympic Park precinct, was merely an industrial zone in an idyllic spot on Sydney Harbour.

The tender for the 2000 Summer Olympics Games was won by the NSW Government back in 1993, and around $5 billion worth of stadiums and infrastructure created a world-class sporting precinct.

Naturally, following The Games, apartment developers started to gravitate toward the Homebush precinct. The likes of Mirvac and Meriton have and/or are developing buildings in the area, which is now not only a place for visitors to come and see&nbsp;some of the country's largest sporting and music events, but a place for people to call home.

It was the continued and potential further growth in <a href="/new-apartments/lidcombe-nsw-2141">Sydney Olympic Park</a> (SOP) which attracted developer <a href="/developers/australia-ymci-pty-ltd">Australia YMCI</a> (AYMCI) to the area back in 2016, when they acquired a large 18-hectare site.

Now it is home to the precinct’s most recently completed Ovation Quarter apartment development, with the first stage, Emerald, completely sold out and apartments still remaining in Sapphire and Ruby.

The two mid-rise buildings have each designed by renowned architecture firm KANNFINCH.

One of the biggest attractions to Sydney Olympic Park is how connected it is to the city. The infrastructure put in place for the Olympics is still the main connection point to the city, with the Sydney Olympic Park Station connecting residents to Central Station in just 33-minutes.

SOP is set to become even more connected to Greater Sydney. The second stage of the Parramatta Light Rail will connect stage one and Parramatta's CBD to Sydney&nbsp;Olympic Park via Camellia, Rydalmere, Ermington, Melrose Park and Wentworth Point. &nbsp;

It will deliver high frequency ‘turn up and go’ services’ every 7.5 minutes on weekdays between 7am to 7pm, and around every 10-15 minutes outside those times, and on weekends and public holidays.&nbsp;

Stage two will also connect to Sydney Metro West (under construction) and heavy rail in Parramatta and Sydney Olympic Park; as well as ferry services at Rydalmere and Sydney Olympic Park.&nbsp;

While density is natural around these kinds of precincts, there is still 430-hectares of green open space surrounding SOP, one of the largest urban parks in Australia.&nbsp;Its parklands feature ideal spots for picnics, playgrounds, wetlands and waterways including a network of paths and cycleways.

Sydney Olympic Park, also a 6-Star Green Star Community, is set for further expansion as part of the Sydney Olympic Park Masterplan to create a more dynamic and thriving precinct by 2030.

Sapphire and Ruby are both just across the road from Accor Stadium and Qudos Bank Arena and a short walk to the hospitality strip near the Olympic Station which is also set for a $585 million investment injection which will see three new buildings built adjacent to the new Metro station.

There will be one commercial and retail tower and two residential towers, set above four-level podiums and an activated ground plane which will serve the wider community.

More retail is on offer at Sydney's leading international fashion outlet DFO in neighbouring suburb Homebush is also just a short trip from Sapphire and Ruby.

Both families and mum and dad investors have shown interest at Sapphire and Ruby apartments given the proximity to several top private and public schools including MLC, <a href="/developments/newington-nsw-2127">Newington</a> Public School, Lidcombe Public School, SEDA College, and Charles Sturt University.

There are just two-bedroom apartments left in Ruby, priced from $799,000, and two and three-bedrooms in Sapphire, all under $1 million.

How Sydney Olympic Park became a thriving lifestyle precinct

It was late 2021 when luxury Sydney developer, Aqualand, launched sales for their stunning new project, AURA by Aqualand.

Within the first week of marketing, over 70 per cent of the apartments released in the first stage were sold.

<a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">AURA</a> was conceived as a game-changer for Sydney's growing second CBD, with designs by renowned architecture Woods Bagot who were tasked with creating both a placemaking project which would contribute to North Sydney, as well as offer residents a sanctuary above a thriving new retail and dining precinct.

Fast forward just over two years from when the project hit the market, and now the building exterior is complete and display apartments have been finished and furnished, there's certainly nothing comparable in the apartment space in the area.

At a time where the development industry has been plagued with construction difficulties, Aqualand's own in-house building arm, Aqualand Construction, has pushed on through the challenges. One of the pillars of development Aqualand pride themselves on is timeliness of delivery.

Aqualand Construction delivered their first project, BLUE at Lavender Bay, in 2021, which points to both their efficiency in delivery and the quality of delivery. All apartments afford a seamless flow from open space living to glorious winter gardens or balconies, while some apartments feature a multi-functional room that facilitates use as a secondary living area, an office, bedroom, or guest room. Completing the offering, select apartments enjoy sunlit glazed studies instead.&nbsp;

The heart of the home is the luxurious kitchen, complete with natural stone benchtop and splashback, integrated Gaggenau appliances including oven, microwave, rangehood and dishwasher, and an island bench with pendant lighting.

Residents will have access to a suite of five-star resort-style amenities including a podium level pool and gym, a dining and entertaining area on level nine, and outdoor barbecue facilities, a sun deck, and dining rooms on the top level.

The apartments will sit above an activated ground floor plane, part of the placemaking initiative by Woods Bagot.

To be managed by hospitality arm Etymon Projects, there will be a mix of venues on the doorstep of AURA including a providore, a bakery, café, wine bar, an all-day diner, as well as a contemporary Japanese eatery.

Having topped out the 28-level glass structure in July last year, Aqualand is expecting residents to be settling around the same time this year.

There are still a handful of one, two and three-bedroom apartments remaining in AURA by Aqualand.

When conceiving their second apartment development in Sydney's St Leonards, it was important for developer New Hope Group to take the successful learnings from their first.

They called on national architecture firm Rothelowman to create <a href="/new-apartments/the-landmark-quarter-st-leonards-8-marshall-avenue-st-leonards">The Landmark Quarter</a>, the sequel project to their debut <a href="/new-apartments/st-leonards-nsw-2065">St Leonards apartment development</a>, The Landmark.

Conrad Lowry, Associate at Rothelowman, said the design brief from the outset was to create a series of buildings in the lineage of The Landmark, with multiple unit type offerings, a high level of amenity, and exceptional design features.

"The amalgamation of several small scale lots in a prominent location into a unified and cohesive design across three towers was an exciting challenge on this project," Lowry said, adding that it was important to be sympathetic in the design to the natural environs of the locality and topography of the site.

"The curvilinear design of the towers echoes the natural landscape and topography of the sandstone escarpments of the locality which drops from Pacific Highway to the harbour."

Inside the 205 one, two and three-bedroom apartments and townhouses, Lowry said each home was design to have a personalized touch.

"The design for each residence was to have a sense of the interiors being a crafted experience with touch points for personalisation, a high level of finish, including natural stone used extensively throughout the unit types, and resolved detailing with amenities and sightlines prioritised."

One of the major focuses in The Landmark Quarter was on the level of amenity.

"New Hope and Rothelowman wanted to provide amenity that ensured purchasers felt very much like they were ‘at home’, by providing a level of amenity that meant that the luxuries that are available in a single residence, and more, are available in the Landmark Quarter, and that the sense of community would be fostered with shared and exclusive access options available," Lowry said.

The Landmark Quarter features a rooftop with views to the CBD, a ground floor lap pool with sauna and spa,&nbsp;an exclusive dining room and an adjoining kitchen, a games room, a boutique cinema and a gym.
