ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

It is no secret people are living longer, thanks to advances in medical technology. Futurist Ray Kurzweil predicts we are approaching a point of breaking even – where for every year lived, science can extend lifespans by at least that much. And more than 80% of Kurzweil’s predictions have so far proved correct.
But length of life and quality of life are not the same thing. For good quality of life as one ages, there must be optimal retirement options. The default is to stay in one’s current home for as long as possible, or downsize. Some will settle into the quiet life of a retirement village on the urban fringes.
But a growing number of retirees who are leading a more active retirement, perhaps still working part-time, want to live closer to the bright lights of the city. It is here that the next generation of retirement living is becoming established in cities around Australia, New Zealand, Europe and the US.
Driving the trend are well-heeled baby boomers (those born between 1946 and 1964) who have been using technology at home and work for years. For some, technology has been integral to their lives. And it seems it might be integral to the future of retirement living.
Vertical retirement communities
The chair of the NSW inquiry into retirement villages, Kathryn Greiner, recently recommended integrating designated seniors’ apartments in medium or high-rise residential developments where people of all ages live. Experts have said such retirement communities are the “way of the future”.
But the future is already here, as greater numbers of vertical retirement communities in high-rise apartment buildings are being built in inner-urban areas around Australia. They offer high levels of luxury with ready access to the kinds of amenities inner-city dwellers have grown accustomed to.
High-rise retirement villages would typically be equipped with various smart technologies that connect with the larger technological infrastructure of the city.
Similar to luxury hotel suites, residents would have a spectrum of in-house services and entertainment options presented via internet-connected smart TVs. Multimedia suites would be there for augmented or virtual reality experiences – travel and education being among them. In-house cinemas would host movie nights.
Health care
The way we’re heading, technology-enabled, proactive health management will likely be built into the infrastructure of these retirement villages. It will allow people to stay healthy and live independently at an advanced age, forestalling the time when a move to aged care becomes necessary.
The health-maintenance technology available today means retirees hardly need to leave home for a checkup. Telehealth gives on-demand access to doctors via the internet. Visiting nurses have their role in looking after the elderly at home.
Then there are the dozens of smartphone apps that monitor vital signs, some of which send timely warnings before something becomes a problem.
And while high-rise living may not offer the same access to the outdoors for walking and exercise, technology has other options.
“Exergames” – video games that enable physical activity – are a segment of the computer game industry known to be beneficial to people of all ages, including the elderly. Exergames lend themselves well to vertical communities by not needing much space. They are played either alone or with friends in self-contained virtual environments.
Apart from the physical benefits of exercise, exergames have also been shown to improve mental alertness, balance and coordination, all of which contributes to fewer injuries common to the elderly, such as fractured hips from falling.
Good help is not hard to find now with assistive technologies like Google’s Duplex. These personal assistants fit right into the high-tech home and allow people, wherever they live, to stay independent for longer.
The assistant can keep your diary, make appointments over the phone, buy flowers and have them delivered, turn on the lights, call a taxi and more. Autonomy aids like this could delay the transition to aged care.
A win-win
High-rise apartments are a thorny issue in suburban neighbourhoods, regardless of who is living in them. There are already some objections to high-rise aged-care facilities. But these mainly come from existing low-rise residents who are not happy to have any high-rise buildings in their neighbourhood.
Some are concerned that high-rise communities will lead to social isolation. Traffic congestion is also a concern.
When managed well in an architectural and town planning sense, vertical communities offer high-quality living while occupying a smaller urban footprint than a hundred detached dwellings. They can help reverse the urban sprawl of Australian cities, which are among the largest and least densely settled in the world. We love our big suburban houses, but they do consume vast tracts of countryside.

After a full year spent delving into the economic and social challenges facing regional Australia, the Select Committee on Regional Development and Decentralisation this week delivered its report.
It’s a surprising piece of work. Why? Because it avoids the ingrained partisanship that has bedevilled regional policy in Australia.
Put simply, it’s good, rigorous work. It makes recommendations that any smart government, of any political hue, could support.
The report even avoids the landmines surrounding the highly contentious policy of decentralisation – the relocation of city-based public service agencies to the regions. It has sidestepped its most obvious route – a squabble over decentralisation – and instead taken a good, hard look at the big issues confronting regional communities and economies.
Let’s take a moment to recall the politically awkward background to this inquiry. It was launched following Barnaby Joyce’s controversial decision to uproot the Australian Pesticides and Veterinary Medicines Authority from Canberra and relocate it to Tamworth, in his own electorate.
A separate Senate committee had already inquired into that decision. Its report (issued a year ago) demonstrated the highly politicised nature of this policy terrain: the majority report, by non-government senators on the committee, firmly rejected the relocation, while the minority report by government senators slammed the entire inquiry as “a political witch-hunt”.
This new inquiry could have traversed the same terrain, with the same outcomes. Certainly, the terms of reference were heavily focused on the issue of decentralisation. But they also invited comment on the overarching wellbeing of regional Australia, and this provided an opportunity the committee members seized.
The committee’s report covers a sweeping range of issues, which is entirely necessary, given the complex interactions between regions and what the committee terms “megatrends” – things like globalisation, population ageing, urbanisation and technological change.
The committee’s recommendations are similarly comprehensive and unapologetically ambitious. The explicit goal is to move beyond the old “roads and rail” approach to regional investment. Instead, it supports strategic (or “catalytic”) investments that build workforce and leadership capacity, cultural capital and infrastructure to support and attract jobs.
The report even elucidates 12 principles of regional development. It’s a sure sign that the committee made a genuine effort to synthesise information from the 196 submissions it received and the more than 100 witnesses at public hearings around the country.
The 13 recommendations are arranged around a central strategy, with six interrelated themes:

building “enabling infrastructure” that supports development
</li>
<li>
identifying regional development priorities through a national process
</li>
<li>
extending the fledgling City Deals program to regional cities
</li>
<li>
giving Regional Development Australia committees more power and resources
</li>
<li>
developing a proper policy for public sector decentralisation
</li>
<li>
strengthening regional universities.
</li>
</ul>
I’ll own up to being very pleased that my own recommendation made it onto the list: that the government prepare a white paper on regional Australia. This would elevate regional policy to the same hallowed arena as foreign, defence and security policy.
All of this would be monitored by a new Joint Standing Committee on Regional Development and Decentralisation, to cement parliamentary oversight of the work program.
And what about shifting all of those public sector jobs out of the capital cities and into the regions? This isn’t a new debate. In fact, decentralisation is a recurring theme in regional development, at both federal and state levels.
The practice of governments luring, or pushing, jobs from the corporate and public sectors into regional Australia stretches back to the 1930s. Since then, governments have periodically promised – and occasionally delivered – highly interventionist policies to move labour and capital from the cities to the country.
This inquiry was charged with examining decentralisation, and its report does exactly that, but in an admirably low-key way. Shedding more light than heat, the report insists that decentralisation should only be pursued where it makes sense – that it “should be part of a broader strategy for regional development”. That simple statement is a marked departure from the previous partisan bickering on this issue.
So where does this report leave us? And, more importantly, what does it do for the nearly 9 million Australians who live in regional and rural areas?
The answer is, the committee has laid out a far-reaching and highly practical work program for regional development. If either side of politics took up its recommendations, regional communities might find themselves in a better position to construct sustainable, enjoyable futures.
In the short term, an election is due in the next 12 months and there’s a good chance this report’s recommendations will be cherry-picked for election policies.

Designer Collette Dinnigan has sold her first ever Sydney store to a local owner-occupier who bought the 74-square-metre terrace as an office.
The property sold for nearly $23,000 a square metre in terms of land rate. 
About 100 groups enquired about the property and 14 made inspections.
It was 1992 when, in her mid-20s living above the shop, she moved into the William Street, Paddington premises.
She launched her lingerie collection which was soon being exported to the likes of Barneys New York and Harvey Nichols in London.
Dinnigan <a href="/expert-insights/investing/fashion-designer-collette-dinnigan-to-sell-flagship-paddo-store">bought the boutique space for $625,000 in 1998</a>, vacating it when she relocated to Queen Street, which closed in 2014 as she sought new adventures outside of the fashion world in property with her husband Bradley Cocks.
Dinnigan's shop had a $1,625,000 guide for its forthcoming July 7 auction <a href="https://www.bresicwhitney.com.au/buy/33-william-street-paddington-19087" target="_blank">through BresicWhitney agent Ivan Bresic</a>.

The fashion street's most recent arrival was fashion designer Jasmine Yarborough, the fiancé of breakfast television co-host Karl Stefanovic.
Yarborough rents a space at 76 William Street for her Mara &amp; Mine collection which she launched with best friend Tamara Ingham.
The shop they rent has been a long-term investment for the owners, who have held the shop since 1992.
There have been several recent sales including an original mixed-use Victorian terrace at 70 William Street for $1.55 million. It had a $1.4 million buyers guide.
Another commercial space at 80 William Street fetched $1.9 million, up on its $1.7 million trade in 2016.
Dinnigan's main focus now is on launching Bespoke Homes, the luxury rental platform she's developing with her husband, hotel and tourism entrepreneur Bradley Cocks.

A NSW investor has acquired a Teneriffe, Brisbane retail investment property.
It was the strata ground floor retail unit that houses The Dalgety Public House at 8-9/110 Macquarie Street.
It was bought for $1.91 million under the hammer through Ray White Commercial agent Michael Feltoe.
The campaign produced 67 inquiries. 
<a href="http://www.dalgetyhouse.com.au/" target="_blank">The Dalgety Public House</a> is a country-meets city gastropub in the base of the 1950s red brick Dalgety and Co’s no 3 Woolstore in Teneriffe.
It hasn’t been vacant in over 20 years, Feltoe said.
The property on the corner of Florence St, has a total area of 257 square metres. The sale realised a 7.21% yield.
It is on the ground floor of Teneriffe Village which is listed on the Queensland Heritage Register.
Built in the mid 1950s by Dalgety &amp; Co, the building housed Paddy’s Market in the 1980s.
The building was then converted into apartments and ground floor retail as part of an urban renewal process which saw Teneriffe officially become a suburb in 2010.

She bought the business’ current headquarters for $1,225,000 in the late 1990s.

Figures released today by SQM Research reveal national residential listings rose 1.9% in June 2018.
Total listings went up to 331,407 led by a jump in Brisbane properties hitting the market.
Strong rises were also posted in Sydney and Melbourne, with greater stock in those cities pushing down asking house prices.

Property listings rose 3.8% in Brisbane in June, while in Sydney listing rose by 3.0% from May to be up 25.0% from a year earlier.
In Melbourne, listing rose by 2.3% to be up 7.7% over the year to June 30.
In Canberra, listing rose by 1.1%, 11.0% higher than a year ago.
Listing were steady in Hobart, but they are 25.8% lower than a year earlier, with a property shortage still prevailing there.
Louis Christopher, managing director of SQM Research, said "A greater supply of properties for sale has emerged in most capital cities compared to a year ago, however, that has weighed on asking property prices, especially in Sydney and Melbourne".
“We are seeing more property being listed in Sydney and Melbourne compared to a year ago, which is pushing down asking house prices in both cities and even in Hobart, price growth has slowed despite the ongoing shortage of properties for sale there,” said Christopher.

Capital city average asking prices fell 1.4% for houses to $962,600 while unit asking prices rose just 0.2% to $580,600 for the month to 3 July.
Sydney led the losses, with asking house prices falling 1.4%. Over the year, asking house prices were down by 0.2% to $1.35 million, reflecting a slowdown of the property market in the nation’s largest capital city.
In Melbourne, asking price for houses fell 1.3% over the month and rose 6.4% over the year, lower than 20%-plus levels a year ago.
Hobart’s growth in asking property prices is cooling too despite a fall in listings, with house prices up by 2.4% over the month to 3 July and up just 5.7% over the year, also down from 20%-plus gains a year through 2017.

National property listings rise while asking house prices slide in big cities : SQM

Recent data from the Australian Bureau of Statistics (ABS) indicates flat housing approvals in NSW but falling non-residential approvals.
The non-residential building approvals in NSW have dropped by 25% between December 2017 and May 2018 which is of concern.
In December 2017 non-residential approvals were valued at $1,272,944,000 but six months later this has dropped to $957,551,000 according to the latest release of ABS building approval data.

Over the six months from December 2017 to May 2018 the high density residential approvals were flat with 3,221 approvals in December rising slightly to 3,256 in May 2018.
Overall NSW housing approvals were also flat with 5,691 approvals in December 2017 and 5,860 approvals in May 2018.

The signals in the industry are that there is a slow-down building up in the housing market that will carry on for some time but that the slow-down will not be dramatic.
Normally the nonresidential building sector balances a slow-down in residential construction but it appears this is not happening.
Sydney still has a need for large numbers of new homes so the NSW Government will need to carefully monitor the trends ahead to ensure new housing supply continues at a steady rate.
We at the Urban Taskforce are concerned that the lifting of caps on infrastructure contributions and potential value capture and affordable housing levies could add costs to housing development at a time when the industry is slowing.
This would lead to even less housing projects going ahead.
We are also concerned that in the lead up to the next NSW election in March 2019 there is a significant amount of anti-development discussion in the media and a number of politicians are using the concerns in the community to put planning for new housing on hold.
A pre-election slow-down in development approvals could lead to a more difficult post-election environment where housing supply went backwards.

Housing approval rates flat and non-residential falling in NSW: Chris Johnson

Australia’s landscapes are dotted with mature eucalypts that were standing well before Captain Cook sailed into Botany Bay. These old trees were once revered as an icon of the unique Australian landscape, but they’re <a href="http://journals.plos.org/plosone/article?id=10.1371/journal.pone.0099403" target="_blank">rapidly becoming collateral damage</a> from population growth. Mature eucalypts are routinely removed to make way for new suburbs.

This has a considerable impact on our native fauna. Unless society is prepared to recognise the value of our pre-European eucalypts, urban growth will continue to irrevocably change our unique Australian landscape and the wildlife it supports. 
Why are old eucalypts worth saving?
In urban landscapes, many consider large and old eucalypts a dangerous nuisance that drop limbs, crack footpaths and occupy space that could be used for housing. But when we remove these trees they are effectively lost forever. It takes at least <a href="https://www.publish.csiro.au/book/3010/" target="_blank">100-200 years</a> before a eucalypt reaches ecological maturity.

Birds use old eucalypts as places to perch or nest. 
As trees mature, their branches become large and begin to grow horizontally rather than vertically, which is more attractive to many birds as perches and platforms where they can construct a nest.
Wildlife also use cavities inside ageing eucalypts. These are formed as the heartwood – the dead wood in the centre – decays. When a limb breaks it exposes cavities where the heartwood once occurred.
This is such a ubiquitous process in our forests that around <a href="https://www.publish.csiro.au/book/3010/" target="_blank">300 of Australia’s vertebrate species</a>, such as possums, owls, ducks, parrots and bats, have evolved to use these cavities as exclusive places to roost or nest.
Mature trees also support high concentrations of food for animals that feed on nectar, such as honeyeaters, or seed, such as parrots.
<a href="https://onlinelibrary.wiley.com/doi/full/10.1111/j.1755-263X.2011.00216.x" target="_blank">One study</a> found that the number of native birds in an urban park or open space declines by half with the loss of every five mature eucalypts. 
How can we keep old trees?
Decaying heartwood in older eucalypts leads to some large branches falling. This is when most eucalypts are removed from urban areas. So we remove trees at the exact point in time when they become more attractive to wildlife.

Plantings around the base of a mature eucalypt discourage pedestrian traffic or parked cars. 
A well-trained arborist knows that old — or even dead — eucalypts don’t need to be removed to make them safe. A tree is only dangerous if it has what arborists call a target. Unless there is a path, road or structure under a tree, then the probability of something or someone being struck by a falling branch is often below the <a href="http://unri.org/ECO%20697U%20S14/quantified_tree_risk_assessment-_ellison.pdf" target="_blank">threshold of acceptable risk</a>.
Progressive arborists first focus on eliminating targets. For example, they might plant shrubs around the base of dead or rapidly ageing trees to minimise pedestrian traffic, rather than eliminating trees.
Where targets can’t be managed, trimming trees can remove branches that have a high risk of falling. Trees can also be structurally supported (braced) to remain stable. Such trees remain suitable as habitat for many native species.

How to design around trees
The removal of mature eucalypts is, in part, due to urban developers not considering these trees early in the planning process.
I have worked with one <a href="https://ginninderry.com/not-just-tree-home/" target="_blank">developer</a> on the outskirts of Canberra to identify important trees. The developer then planned around, rather than in spite of, these trees.
The outcome has been <a href="https://ginninderry.com/not-just-tree-home/" target="_blank">around 80%</a> of mature trees have been retained. This is much greater than the proportion of mature trees retained in other new urban developments in Canberra.

This will result in the continued loss of our mature eucalypts unless our approach to planning changes.
