The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Are mortgage holders set to get a reprieve from the RBA in 2026?

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

Seagull Lodge has been sold for $2.4 million to a Sydney investor.
The ageing block of apartments at 99 Seagull Avenue, Mermaid Beach, was sold over the phone when auction through Tony Velissariou, of Burleigh’s Tony V Real Estate in conjunction with Luke Henderson, of The Professional Mermaid Beach.
The three-level Seagull Lodge is on a 647 square metre site in a medium-density residential zone.
The property was listed after the six owners agreed to a consolidated marketing effort.
The Gold Coast Bulletin reported they will each will receive $400,000.
The highest price paid by any of them for a unit was $334,000 in 2008.
One of the sellers had paid $77,000 in 1993.

Seagull Lodge, Mermaid Beach sold for $2.4 million to Sydney investor

The Gold Coast Bulletin has reported wealthy residents have vowed to oppose the development of the a 44-storey residential tower on the Gold Coast’s Hedges Avenue.
But the ASX-listed group is pushing ahead with the $230 million proposed tower, designed by BDA Architects that comprises 99 apartments.
Sunland paid $13.4 million for the 1821 square metre Hedges Avenue site which falls 100 metres within the boundary of the Broadbeach area plan, which allows high-rises.
The neighbouring Peerless Ave marks the start of a three-storey height limit.
Sunland managing director, Soheil Abedian, said the proposed height of the tower was in line with existing and future high-rises nearby.
“Within the context of its urban surrounds, 272 Hedges Avenue presents both unparalleled design and location amenities, reflecting the high standards of lifestyle, quality and craftsmanship sought by the owner-occupier market,” he said.
He described it as "an elegant, curvilinear landmark providing a sculptural marker at the southern edge of the expanding Broadbeach precinct".

Wealthy Hedges Avenue residents opposing Sunland's 44-storey Mermaid Beach skyscraper

Developer Sekisui House has sold two penthouses at its project in Sydney's north-west, The Orchards, in the first-stage sales launch of the Baulkham Hill apartment project on the weekend.
The two top floor penthouses will be 178 square metres, each having four bedrooms.
They sold for $2 million and $2.2 million to the same buyer in the first stage of <a href="https://www.sekisuihouse.com.au/justplanted/" target="_blank">the project</a>, which will comprise 121 apartments across two buildings. 
The Orchards, set 500 metres from a new metro station and 250 metres from Norwest Business Park, has commenced construction on the seven-stage project.
It will yield 1300 apartments when completed in 2018, just prior to the completion of the metro line.
It purchased the Baulkham Hills site from developer Tony Merhi last year for $210 million.

WA's housing market may not have turned the corner yet, CLSA analyst Michael Vincent has told Fairfax Media. 
He noted ANZ home loan figures showing WA accounted for just 14% of its lending portfolio, but half of the bank's home loan losses.
Delinquent loans that were more than 90 days overdue accounted for 30% of its total.  
This time last year Westpac's financial results show that the bank had experienced a sharp rise in mortgage arrears in Western Australia.
The state accounted for 10% of Westpac's mortgage book, and it contributed to a 21 basis point rise in the proportion of borrowers overall who are 90 days behind in their mortgage repayments.
CEO Brian Hartzer noted in late 2016 that the downturn in the mining boom had prompted Westpac to scale back its mortgage lending in WA.
Hartzer this week suggested the Perth situation was now turning for the better.
Despite the more positive/neutral commentary recently on WA, Vincent wrote this month that he "couldn't help but notice how bad the 90+ day past due chart in ANZ's pack looks for the state".
"I still believe WA is going to deteriorate," Vincent wrote in a market note this week.
In August, CBA noted Western Australia led its portfolio of home-loan arrears, at a rate that was twice the national average. 
CoreLogic this week reported some signs of a pickup in sentiment in the Perth market. 
Perth unit values fell 2.7% in the year to September and house values shed 2.9%, CoreLogic figures last month showed.

Sydney houses and apartments in price decline: HTW property clock

A Southbank development, up for sale for the second time in just over two years, now comes with a hotel permit.
Expected to fetch around $15 million, the City Road site sold in 2015, however the sale to a foreign Chinese investor fell through because of a perceived restrictive planning scheme amendment.
Due to a change in the Melbourne Planning Scheme, it was perceived that amendment C270 would restrict use of the property and as a result, it led the investor to renegotiate on the sale. The property was then taken off the market.
This time round the vendors, Photography Studies College owner Julie Moss and Webjet non-executive director Steven Scheuer, are selling the 910 sqm site with approved plans for a 30 storey tower.
The mixed use hotel development is set to be 100 metres tall and will sit in the pricey precinct on Southbank, with prestige towers Eureka, Prima Pearl and Australia 108 nearby.

The four star luxury hotel will have 270 pod-style, hi-tech rooms with artistic and modern interiors.

Julie Moss’ Photography College is keen to occupy as a tenant. The development is being marketed through a global marketing campaign by Allard Shelton agents Michael Ryan, JAmes Gregson, Joseph Walton and Martin Huang.
Michael Ryan suggested developers are eager to make their mark on the hotel boom.
“The hotel sector appears to be outperforming many of the other property sectors in the Australian property market at the moment," he said.
"Not only are we rapidly growing as a population, Melbourne is also a major business hub and a safe, tourist destination.”
According to Deloittes 2017 Tourism and Hotel Market Report, International visitor numbers to Australia climbed 8.9% over the past year to 8.5 million, with an additional 700,000 visitors arriving on our shores.

Brisbane's top price was a modern three level riverfront that fetched $4,125,000. There were 48 Perth auctions this week with only 30 per cent clearing.

Sydney's auction clearance rate suggests price decline possibility: Shane Oliver

More than $150 million sold at the sales launch of The Harrington Collection in The Rocks on Saturday morning.
But just 36 of the 58 abodes, including one of two $8 million plus penthouses, sold.
Pricing still reflected the boom times, with fewer interested buyers.
Prices started for the <a href="https://www.realestate.com.au/project/the-harrington-collection-the-rocks-600018998" target="_blank">one-bedders from $1.25 million</a>, two-bedders from $2.1 million and three-bedder from $3 million, with spaces ranging from 52 sqm-66 sqm internal for ones, two-bed apartments from 71sqm-100 sqm.

The optimist salesman Ben Stewart told Domain he expected the remaining apartments to sell before the end of the month.
Stewart, a senior director at CBRE Residential Projects, had expected the apartments to appeal to downsizers, city professionals and buyers looking for an inner-city “touchdown pad”.
CBRE's chairman of residential projects in Sydney, Justin Brown has noted there had been "a reduction in investors and foreign purchasers within the market that will affect the ability for developers to achieve pre-sales in the future."

It was a joint development by Golden Age Group and Hannas made up of 49 new apartments, seven town homes and two restored Victorian-era terraces.
The project known as The Harrington Collection will also include commercial office space along with retail.
It will span nine floors to a design by architects FJMT which got instructions from developer Jeff Xu for a smaller boutique development to provide a richer overall experience.

Buyer hesitancy over price at The Harrington Collection suggest the Golden Age is over

Notre Dame University have bought a unique development site in the heart of Sydney’s university precinct for $21 million at auction.
The auction through Colliers International saw a mix of local and offshore developers, international student accommodation providers and major tertiary providers competing for <a href="https://www.commercialrealestate.com.au/property/142-152-broadway-chippendale-nsw-2008-2013886739" target="_blank">142-152 Broadway</a> in Chippendale.
Bidding started for the 520 sqm site began at $16 million.
“We saw massive interest in this site with over 200 enquiries received prior to auction,” said Miron Solomons, director of Sydney investment sales at Colliers International who sold the site in conjunction with Justin Rose of Ray White Commercial.
“This privately held, 520sq, asset with dual street frontage to Broadway and Grafton lane sits moments from universities, major transport links and Broadway Shopping Centre.”
Strategically located between Sydney University, University of Technology Sydney and the University of Notre Dame, 142 – 152 Broadway the remaining site in Chippendale Education precinct and benefits from close proximity to China Town and the new Light Rail.

The site has a flexible mixed-use zoning with a floor space ratio of 6:1 and height limit of 25 metres, which allows for a diverse number of uses.
“The favourable development controls offer flexibility for an area which not only provides access to three major education institutions, but also acts as a gateway to the Sydney CBD and ticks all the boxes including its proximity to major transport links and key infrastructure projects,” said Mr Solomons.
“Chippendale has become a thriving part of the city fringe, with a unique culture which has benefitted from unprecedented investment from universities and government as well as residential development and student accommodation providers.”
The inner-city universities around Sydney generate much of the appeal for students, with 153,301 students across the three universities which includes 27.3% or 41,586 international students in 2015 based on the latest statistics.
