<p>The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.</p>

<p>For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.</p>

<p>Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.</p>

<p>It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.</p>

<p>Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.</p>

<p>Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.</p>

<p>While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.</p>

<p>The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.</p>

<p>One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.</p>

<p>The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.</p>

<p>Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.</p>

<p>The city's entrepreneurial culture is also translating into business growth.</p>

<p>Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.</p>

<p>Development activity remains another key indicator of confidence.</p>

<p>There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.</p>

<p>Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.</p>

<p>"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.</p>

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

<p>The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.</p>

<p>The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.</p>

<p>The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.</p>

<p>Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.</p>

<p>The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.</p>

<p>The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.</p>

<p>Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.</p>

<p>The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.</p>

<p>Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.</p>

<p>"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.</p>

<p>"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."</p>

<p>Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.</p>

<p>"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.</p>

<p>"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."</p>

<p>Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.</p>

<p>"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.</p>

<p>"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."</p>

<p>The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.</p>

<p>Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.</p>

<p>"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.</p>

<p>"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."</p>

<p>Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.</p>

<p>"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.</p>

<p>Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.</p>

<p>Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.</p>

<p>"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.</p>

<p>"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

This means that the amount available and the conditions attached to the grant will differ, so it is important to check the specific guidelines for your state or territory.</p>

<p>Are mortgage holders set to get a reprieve from the RBA in 2026?</p>

<p>Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.</p>

<p>NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.</p>

<p>“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.</p>

<p>"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.</p>

<p>Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.</p>

<p>“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”</p>

<p>Dr Auld said inflation risks and labour market outcomes would be important to watch.</p>

<p>“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”</p>

<p>She said tighter financial conditions are expected to weigh on housing and activity.</p>

<p>“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”</p>


Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

<p>First home buyers, downsizers and families looking to upgrade have all been active in the property market as well as those who are new to Canberra, according to the valuation firm Herron Todd White.</p>
<p>First home buyers have affordable detached housing options in the outer suburbs of Belconnen and Tuggeranong, while Gungahlin provides newer detached housing at more of a premium.</p>
<p>"Alternatively, there are affordable unit options available throughout the Canberra region with new developments being completed in the city and town centres," HTW added.</p>
<p>There is also a large supply of older units close to the city and in the suburbs that would be suitably priced for first home buyers, the report advised.</p>
<p>The strong detached housing market has forced most first home buyers to look to apartments to climb onto the property ladder.</p>
<p>New Canberra residents have been active mainly in the Gungahlin market where they can buy new homes in a newly established suburb.</p>
<p>"Demand has been very strong from these buyers with land selling at a similar rate per square meter to land in established inner suburbs.</p>
<p>"This demographic has also been active in the new apartment market especially dwellings in close proximity to universities and town centres," HTW said.</p>

<p><span>Although we have seen considerable activity from investors over recent years, owner-occupiers still make a sizeable sector of the Coffs Harbour market, according to valuers, Herron Todd White.</span></p>
<p><span>"When you consider that there are first home buyers, trade up or down buyers and retirees all looking to secure properties, there is no one size fits all in relation to property, the firms latest report suggested.</span></p>
<p><span> It is difficult to pigeon hole what each buyer profile looks like or the attributes sought after in a property. </span></p>
<p><span>"The forst home buyer conjures up images </span>of the young twenty something purchaser when in fact we are seeing the thirty or forty something age bracket also trying to get off the rental treadmill.</p>
<p>"The younger generation seems to be attracted to the shiny new product whist the older group looks towards an older home," HTW noted.</p>
<p>As property prices continue to strengthen, new product is becoming less affordable and it is becoming increasingly difficult to find a house under $500,000.</p>
<p>The trend is to go to unit product (townhouse or villa) or further a field to the smaller townships in the more affordable price range of under $500,000.</p>
<p>The Coffs Coast has an ample range of property priced under $350,000 so long as buyers are prepared to look at the older units in central Coffs Harbour or homes further a field in the lesser known townships such as Nambucca Heads, Macksville and Grafton. </p>

<p><span>"We have seen an increase in unit development within Coffs Harbour generally centred on the Jetty precinct and Park Beach areas. </span></p>
<p><span>"These two areas are only two kilometres apart however miles apart in value. </span></p>
<p><span>"The more affluent downsizer looks toward the Jetty precinct close to the harbor and CBD with local restaurant and tourist facilities."</span></p>
<p><span> The average price for modern units is $500,000 </span>to $800,000.</p>
<p>Park Beach although having similar attributes of a good beach and shopping facilities has a more modest unit price range of $370,000 to $600,000 for modern units.</p>
<p><span>HTW noted highway upgrades north and south of Coffs Harbour have reduced travel times making commuting easier which has attracted many potential home purchasers to more fringe beachside localities such as Corindi Beach to the north, being popular with commuters from both Coffs Harbour and Grafton, and Nambucca Heads to the south where property prices are </span>considerably more affordable in the $300,000 to $400,000 price range.</p>

<p>Australian home buyers spend an average of $1,618 on the cost of physically moving home, equating to $863 million a year, says a recent ING research.</p>
<p>The average total cost of moving was based on 1.6 million households moving in the last three years. </p>
<p>Relocation costs includes the cost of packaging, removalists, cleaning and reconnecting utilities.</p>
<p>Half (50%) of Australian home buyers do not budget for costs associated with moving, while 48% said they spend over their estimated budget, according to ING’s <em>Cost of Moving Home</em> report.</p>
<p>The research was conducted by Galaxy Research on behalf of ING in September 2017 with a sample of 602 Australians aged 18-64 years, distributed across Australia. </p>
<p>“When saving to move home it’s important to put aside some money for the actual move itself. Our research shows many Aussie home buyers are left empty handed by the unexpected costs of moving from one home to another,” said Tim Newman, ING’s head of product. </p>
<p>The costs extend to other areas as well. Nearly 3.24 million working days in total are lost every year from homebuyers taking time off work to pack, move and unpack, the report said.</p>
<p>More than half (59%) of Australian home buyers said they took time off work to move, with the average amount of leave taken per person being 3.5 days. </p>
<p>Many (53%) of the respondents were frustrated with the extra costs associated with moving home. </p>
<p>Top of the list was ‘the extra trips you have to make to get things’ (33%). Following this, ‘when things are broken or scratched’ (24%), ‘extra removalist fees’ (13%) and ‘insurance costs’ (8%). </p>
<p>Newman suggested that the cost of moving homes could be reduced by almost $1,000 if home owners chose the DIY approach. </p>
<p>“While the average cost of moving is $1,618, if you are willing and able to move without a removalist, the cost is significantly less: an average of $624 according to our report.” </p>
<p>Home buyers can also recoup money spent on the cost of moving by looking at other ways to save when it comes to the costs associated with their property. </p>
<p>According to research on switching by ING, Australians who switched their home loan provider within the last two years made an average annual saving of $1,073 per household per year. </p>
<p>“Home owners might want to look at switching their home loan to get a better deal, particularly when they move, considering the savings that can be made,” said Newman. </p>
<p>“When this saving ($1,073) is offset against the average cost of moving home ($1,618), home buyers can effectively recoup quite a significant proportion of the cash spent on moving fees.” </p>
<p>Newman’s top three tips for saving costs on moving homes are: </p>
<ol>
<li>DIY – Save on the cost of moving home by doing it yourself. The average cost of moving independently is $624, compared to the cost of having a removalist do everything – that’s pack, move and unpack – which comes in at an average cost of $3,655.<br><br>

<li>Consider switching your home loan to recoup expenses – Aussies who switched their mortgage in the last two years have, on average, saved more than $1,000. If you have a home loan, it is worth considering your options. <br><br>
</li>
<li>Have a garage sale – Moving presents the perfect opportunity to spring clean your belongings. Organise a garage sale to sell any unwanted items before you move, reducing the amount of items to be packed, as well as offering the chance to recoup some cash ahead of those unexpected moving costs.</li>

Former Kew mayor's home sold under the hammer

<p>A carbon-positive residential development is coming to Tasmania.</p>
<p>The Commons Hobart is an environmentally sustainable development of just 30 apartments.</p>
<p>It will produce renewable energy onsite, and will also contribute solar-generated electricity back to the grid.</p>
<p>Over the life cycle of the project – from removal of the site’s existing building through construction and ongoing occupation, then onwards to its eventual demolition far into the future – the project will avoid generating, or will capture and offset, more carbon than it produces.</p>
<p>The project, created by ethical developer Small Giants Developments, is located on Bathurst Street in Hobart’s CBD.</p>
<p>It will achieve, on average, a 9-star energy rating - the first such project in Australia, the developers claim. </p>
<p>Small Giants Developments parent company, Small Giants, was Australia’s founding B Corp member.</p>
<p>The Hobart project is based on its Melbourne project The Commons Brunswick.</p>
<p>Designed by acclaimed Tasmanian architectural practice Core Collective, The Commons Hobart is a model for striking a balance between affordability, sustainability and liveability, where the focus is on people as well as architectural form.</p>
<p>Small Giants Developments general manager Clint Hare explains that every possible carbon saving was looked at in the design of the project.</p>
<p>“We are implementing a low impact design across the project. For example, concrete is a significant source of carbon emissions in the construction industry. To mitigate that we begin with a low-emission concrete for the base structure,” Hare says.</p>
<p>“That kind of thinking applies at every stage of the development. The site itself was selected for its north-facing aspect, to maximise solar gain. The solar benefit happens to be in addition to the site enjoying enviable views of Mount Wellington.”</p>
<p>Passive design principles will naturally moderate the indoor temperature of the apartments, along with other environmentally sustainable initiatives including on-site solar power generation, water collection and re-use, high-efficiency appliances and heat pumps, and carbon offsetting.</p>
<p>As well as its range of one, two and three-bedroom dwellings, The Commons includes a variety of shared spaces that are designed to bring people together, and foster a sense of community. These facilities include a ground-floor communal garden, and a communal kitchen and food garden on the roof terrace.</p>
<p>Continuing the theme of carbon reduction, the building will include bicycle parking for residents but only three car parks, with these spaces allocated to a car share program for residents’ use.</p>
<p>The Commons Hobart features a contemporary design that celebrates raw, natural materials. Timber is used throughout, sequestering carbon. This includes double-glazed timber-framed windows, as well as recycled Tasmanian oak and floorboards; the facade features a charred wood exterior. Similarly, raw brass is used for the tapware and door handles throughout.</p>
<p>One bedroom apartments at The Commons Hobart are priced at $350,000 - $389,000, while two bedroom apartments are $495,000 to $630,000, and three-bedrooms apartments are available for between $635,000 to $825,000. </p>

Carbon positive residential development coming to Hobart

<p>The Babington-Lees family, seeking to capitalise on strong market conditions, have listed a block of 11 units in Edgelicff that they have owned for nearly 80 years.</p>
<p>The art deco building cost £29,000 in 1938, three years after it was built.</p>
<p>The property is expected to fetch about $20 million when expressions of interest close November 30 through CBRE and Ray White.</p>
<p>Eynesbury, at 22 Albert Street, Edgecliff, has a rental return of $690,000 a year.</p>
<p>It includes 10 three-bedroom units each of about 164 square metres each.</p>
