<p>The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.</p>

<p>For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.</p>

<p>Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.</p>

<p>It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.</p>

<p>Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.</p>

<p>Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.</p>

<p>"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.</p>

<p>While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.</p>

<p>The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.</p>

<p>One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.</p>

<p>The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.</p>

<p>Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.</p>

<p>The city's entrepreneurial culture is also translating into business growth.</p>

<p>Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.</p>

<p>Development activity remains another key indicator of confidence.</p>

<p>There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.</p>

<p>While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.</p>

<p>Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.</p>

<p>"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.</p>

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

<p>The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.</p>

<p>The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.</p>

<p>The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.</p>

<p>Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.</p>

<p>The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.</p>

<p>The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.</p>

<p>Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.</p>

<p>The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.</p>

<p>Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.</p>

<p>"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.</p>

<p>"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."</p>

<p>Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.</p>

<p>"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.</p>

<p>"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."</p>

<p>Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.</p>

<p>"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.</p>

<p>"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."</p>

<p>The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.</p>

<p>Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.</p>

<p>"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.</p>

<p>"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."</p>

<p>Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.</p>

<p>"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.</p>

<p>Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.</p>

<p>Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.</p>

<p>"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.</p>

<p>"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>While the FHOG is a nationwide program, it is administered separately by each state and territory, meaning the eligibility criteria, grant amounts, and property requirements can vary depending on your location. This means that the amount available and the conditions attached to the grant will differ, so it is important to check the specific guidelines for your state or territory.</p>

<p>Are mortgage holders set to get a reprieve from the RBA in 2026?</p>

<p>Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.</p>

<p>NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.</p>

<p>“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.</p>

<p>"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.</p>

<p>Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.</p>

<p>“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”</p>

<p>Dr Auld said inflation risks and labour market outcomes would be important to watch.</p>

<p>“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”</p>

<p>She said tighter financial conditions are expected to weigh on housing and activity.</p>

<p>“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”</p>


Mortgage relief? NAB forecasts RBA rate cut, not hike, after softer economic conditions

<p>In the race to adopt electric vehicles, Australia is <a href="http://www.tai.org.au/sites/defualt/files/P233%20If%20you%20build%20it%20they%20will%20charge%20FINAL%20-%20October%202017.pdf" target="_blank">sputtering along in the slow lane</a>. Rather than growing, Australian sales of electric cars are actually in decline. In 2016 they represented just <a href="http://www.fcai.com.au/sales/cars" target="_blank">0.02% of new car sales</a> – even lower than in 2013.</p>
<p>Contrast that with Norway, the country with the highest levels of electric car adoption. <a href="http://www.eafo.eu/europe" target="_blank">Almost 30% of new cars sold there in 2016 were electric</a>.</p>
<p>Why are Australian motorists rejecting electric cars while those in other advanced economies are <a href="http://www.eafo.eu/europe" target="_blank">embracing them</a>? As the National Roads and Motorists’ Association (NRMA) has <a href="http://thehub.nrma.com.au/drive/what-you-need-know-about-electric-cars" target="_blank">previously pointed out</a>, high vehicle prices are an obvious barrier. But that is only part of the answer.</p>
<p>Our current research, in which we used online questionnaires to survey Australian motorists’ attitudes to electric vehicles, suggests that a comprehensive network of recharging stations, particularly on popular intercity routes, is essential to encourage drivers to go electric. This seems to be even more important than subsidising the cost of the cars themselves.</p>
<p>Rechargers on highways, in country towns and at service centres need to be fast and convenient, so that motorists aren’t <a href="https://www.scientificamerican.com/article/fast-charge-plugs-do-not-fit-all-electric-cars/" target="_blank">unduly delayed</a>. Without the right charging infrastructure, there is no foundation to allow Australian motorists to go electric with confidence.</p>
<p>The average Australian motorist drives 36km per day for all passenger vehicles (see table 8 <a href="https://www.propertyobserver.com.au/http://www.abs.gov.au/ausstats/abs@.nsf/mf/9208.0">here</a>). This is well within the <a href="https://www.greenvehicleguide.gov.au" target="_blank">range of modern fully electric vehicles</a> – more than 150km for the models on sale in Australia – and actually less than Norwegians, who drive <a href="https://www.toi.no/getfile.php?mmfileid=43161" target="_blank">more than 40km a day on average</a>.</p>
<p>Norwegian drivers also enjoy the <a href="http://www.theicct.org/sites/default/files/publications/ICCT_GlobalZEVAlliance_201509.pdf" target="_blank">highest proportion of rechargers in the world</a>. But on another criterion the world leader is Estonia. It’s credited as the first nation to build a <a href="http://elmo.ee/elmo/" target="_blank">country-wide network</a>, with a recharging station every 50km on major roads, and one in every town with a population of at least 5,000.</p>
<h2>Bumps in the road</h2>
<p>Every country that has successfully adopted electric cars has done so by providing an effective recharging network. But we can learn from what has gone wrong in some of these places too.</p>
<p>Our research suggests that governments need to ensure that recharging stations work for motorists, rather than just for the network providers. Recharge points should have standardised fittings, easy payment options such as credit and debit card facilities, and prompt maintenance – all features of existing fuel stations.</p>
<p>Imagine if you could only fill up with petrol by pre-registering with a network, such as Caltex or Shell, and making sure you had paid in advance before taking a long trip. It sounds ridiculous, but that is the situation electric motorists face in some places.</p>
<p>Britain has multiple subscriber-only recharging networks, which frequently have chargers that are out of order. Recently, sales of fully electric vehicles have stagnated and it has only been a surge in sales of plug-in hybrids that <a href="http://www.eafo.eu/content/united-kingdom" target="_blank">boosted sales to 1.45% in 2016, up from 1.09% in 2015</a>.</p>
<p>California has solved that problem by introducing <a href="http://leginfo.legislature.ca.gov/faces/billNavClient.xhtml?bill_id=201320140SB454" target="_blank">legislation</a> to ensure that motorists don’t have to join a network and can pay for the electricity by credit card. As a result of this and other measures, such as <a href="http://www.theicct.org/sites/default/files/publications/ICCT_EV-promotion-US-cities_20150729.pdf" target="_blank">privileged lane access and support for workplace recharging</a>, electric cars now represent <a href="http://www.latimes.com/business/autos/la-fi-hy-electric-vehicles-20170517-story" target="_blank">4.8% of Californian car sales</a>, far outstripping the <a href="https://insideevs.com/monthly-plug-in-sales-scorecard/" target="_blank">US average of 0.9% in 2016</a>.</p>
<p><a href="https://leginfo.legislature.ca.gov/faces/billNavClient.xhtml?bill_id=201320140AB2565" target="_blank">Another Californian law</a> ensures that the 40% of Californians who live in rental properties can <a href="http://cleantechnica.com/2014/08/31/california-bill-renters-install-electric-car-charging-stations/" target="_blank">recharge their cars at home</a>. As Australians are increasingly living in high-rise developments, ensuring car parks have the capacity to recharge cars overnight will be critical. The technology exists to enable separate billing for each car, so making sure strata management allows installation will be essential for people in units and flats to adopt this low-polluting technology.</p>
<p>Introducing such legislation will be a necessary first step. China <a href="https://www.bloomberg.com/news/articles/2017-09-%2010/china-s-fossil-fuel-deadline-shifts-focus-to-electric-car-race-j7fktx9z?mc_cid=5b63d2c68d&amp;mc_eid=5fb912b537" target="_blank">recently announced</a> that it is working towards a timetable to end production and sales of internal combustion engine vehicles. It’s a good example, which Australia would be wise to follow.</p>
<p>This will be critical if we are to reduce transport-related emissions, toxic air pollution and noise, and improve our fuel security in the face of increasingly unstable geopolitical circumstances and our <a href="https://theconversation.com/running-on-empty-australias-risky-approach-to-oil-supplies-23619" target="_blank">growing dependence on imported fuel</a>.</p>
<p>Without an adequate recharging network, Australian motorists risk being left in the rear-view mirror as the rest of the world’s drivers go electric. With electric cars forecast to reach <a href="https://www.bloomberg.com/news/articles/2017-07-06/the-electric-car-revolution-%20is-accelerating" target="_blank">price equivalency with petrol cars by 2025</a>, we need to help Australians overcome their anxieties about running out of charge before they reach their destination.</p>
<p>Governments can do this by mandating a comprehensive open-access recharging network to speed the uptake of electric vehicles. We won’t be able to fix the problem overnight but we have to get started. There is no shortage of other countries to look to for ideas.</p>

Why is Australia so slow at adopting electric cars?

<p>Adelaide's landmark 1880 water tower offering certainly stood out among the weekend auctions.</p>
<p>The seven level Semaphore property had been been listed for sale by the Stibr family for the first time in four decades.</p>
<p>Set 14 kilometres north west of Adelaide, the water tower home is currently three bedrooms and two separate self-contained units.</p>
<p>The expansive top floor takes in 360 degree views over the whole of the city, beach and hills.</p>
<p>It sold for $1.2 million at weekend auction. <a href="https://www.realestate.com.au/property-house-sa-semaphore-126567366" target="_blank" rel="noopener noreferrer">The tower</a> (picture above) was knocked down to a Sydney insurance broker, Daniel Johnson and wife, Virginia who haven’t made any firm decision on what they will do with the property.</p>
<p>“We want to make it the amazing place it could be,’’ Mr Johnson said.</p>
<p>"It could be an art gallery with a restaurant. It could be accommodation," they told the Adelaide Advertiser.</p>
<p>Adelaide had a 65 percent success rate across its 126 auctions, virtually unchanged from the prior weekend's 64.1 percent across 129 auctions, and pretty much the same as this time last year.</p>
<p>But with the weakening in Sydney and to a lesser extent in Melbourne, Adelaide's weekend success rate sat third among the capitals, behind Canberra's 72.9 percent success rate with Melbourne in second place with 71.4 percent of its auctions finding buyers.</p>
<p>Adelaide had the nation's cheapest sale when <a href="https://www.realestate.com.au/property-house-sa-hackham-126682466" target="_blank" rel="noopener noreferrer">29 Grenache Road, Hackham</a> sold for $239,000.</p>
<p>The 1970s sandstone brick house was offered with $225,000 price guidance having last traded in 2000 at $85,000. It had been listed as a $295 a week rental earlier this year.</p>
<p>In Canberra, 125 auctions were held with prices ranging from $348,000 at Bruce to $1.73 million at Red Hill.</p>
<p><a href="https://www.realestate.com.au/sold/property-unit-act-bruce-126777590" target="_blank" rel="noopener noreferrer">The low rise two bedroom Bruce apartment</a> was set in The Hub complex.</p>
<p>The Red Hill sale was a four bedroom renovated cottage on 1155 sqm at <a href="https://www.realestate.com.au/property-house-act-red+hill-126722730" target="_blank" rel="noopener noreferrer">246 La Perouse Street</a> that had traded at $985,000 in original 1960s condition.</p>
<p>There were 2,894 auctions held across the combined capital cities returning a preliminary national auction clearance rate of 66.5 per cent.</p>
<p>Clearance rates have continued to track below 70 per cent since June the year, CoreLogic's auction analyst Kevin Brogan noted.</p>
<p>Brisbane, with only 45.7 per cent of auctions cleared, was the weakest capital city. Its sale ranged between $295,000 at Woody Point and $1.1 million at Kedron.</p>

<p>The Kedron sale was a 2015-built five bedroom Amelia Lee-designed home at <a href="https://www.realestate.com.au/property-house-qld-kedron-126687578" target="_blank" rel="noopener noreferrer">18 Thirteenth Avenue</a>.</p>
<p>Melbourne's 71.4 per cent success rate was recorded across 1,299 auctions this week, down from last week’s final clearance rate of 74.3 per cent across just 318 auctions.</p>
<p>Melbourne's strongest clearance rate was recorded across the West region with an 82.2 per cent success rate across 189 auctions.</p>
<p>Melbourne had the nation's top sale when $6.4 million was paid for a Toorak offering through RT Edgar.</p>
<p>The likely knock-down at <a href="https://www.realestate.com.au/property-house-vic-toorak-126537138" target="_blank" rel="noopener noreferrer">22 Lansell Road</a> had $5.5 million to $6 million pre-auction price guidance.</p>
<p>It last sold at $160,000 in 1979 on its 600 sqm corner block.</p>
<p>Sydney returned a preliminary auction clearance rate of 64.4 per cent this week, rising from last week’s revised final 59.8 per cent result, while one year ago 81.4 per cent of Sydney homes taken to auction were successful.</p>
<p>Auction volumes decreased week-on-week, with 1,089 auctions held this week, down from the 1,232 held last week.</p>
<p>The Ryde sub-region of Sydney recorded the highest preliminary clearance rate this week, with 88.6 per cent of the 49 auctions held reporting as sold.</p>
<p>Sydney's cheapest sale was a one bedroom, one bathroom duplex villa at Bexley when $411,000 was paid for <a href="https://www.realestate.com.au/property-villa-nsw-bexley-126680462" target="_blank" rel="noopener noreferrer">2/15 Caledonian Street</a>. There had been $400,000 to $440,000 price guidance.  Offered previously as a $370 a week rental, it had traded in 2013 at $305,000.</p>
<p>It's LJ Hooker agent Vesna Apoleska marketed it as "the best buy in town."</p>
<p>Perth’s clearance rate of 61.9 per cent across 39 auctions was amongst its highest recorded this year. Over the same week last year, the Perth clearance rate was a lower 37.5 per cent, and 43 auctions were held.</p>
<p>Perth's top notified result was <a href="https://www.realestate.com.au/property-house-wa-victoria+park-126677750" target="_blank" rel="noopener noreferrer">$1 million at Victoria Park</a> when a four bedroom renovated house sold through Boston &amp; Co.</p>
<p>The late 1920s home had last sold at $965,000 in 2009.</p>
<p>"30 Mackie Street taps into the easy Western Australian way of life with seamless indoor outdoor living," the marketing advised.</p>

<div>The value of investor loans was possibly pumped up a little in the preceding month by refinancing activity, but the monthly trend remains steadily down to about $12 billion, as tweaks to lending standards continue to lean against activity. </div>

<div>Outstanding 2016 Census research from Terry Rawnsley at SGE Economics &amp; Planning showed that the capital cities created 900,000 new jobs over the five years to 2016, while the whole of regional Australia combined created close to zero. Zip.</div>

<div>Sydney alone created nearly 500,000 jobs jet over the past decade, with the inner suburbs accounting for a disproportionately high share of the employment growth.</div>

<div>Between 2011 and 2016, total Sydney employment boomed by 342,000, while employment in regional New South Wales went backwards, falling by 17,000. </div>
<div> </div>
<div>Drilling down a level, Rawnsley found that employment growth has become more heavily focused on the inner cities of the largest metropolises, especially Sydney and Melbourne. </div>

<div>It's worth remembering that these figures comprise a period where resources construction declined, so the contrast over the next five years may not be quite so stark. </div>

<p>The marriage of old and new can be a difficult process, particularly when the existing structure has intrinsic heritage value.</p>

<p>In previous times Fitzroy's 237 Napier Street served as the home of furniture manufacturer C.F. Rojo and Sons. Taking root during 1887, Christobel Rojo oversaw operations though over time the site would become home to furniture manufacturer Thonet.</p>

<p>As with many significant buildings around Fitzroy, 237 Napier Street would see a new purpose as housing stock with DealCorp going about redeveloping the existing building into C.F. Row...and an impressive outcome it is! C.F. Row is the quintessential inner suburban red brick exterior facade melded with new dark-toned additions that provide contrast, albeit on a visually pleasing level.</p>

<p>Works began on the project at the beginning of 2016, with all bar a ground floor tenancy fit-out completed. Internally the townhouses span between 143sqm and 167sqm.</p>

<p>C.F. Row's apartments are set to the south of the site, directly behind the C.F. Rojo and Sons facade, with an indented level above the historic structure providing a break between old and new form. Conversely, the SoHo townhouses sit in behind the 'restored' northern facade, with a contemporary addition also adjacent. </p>

<p>Both buildings are separated by an east-west passage which also provides additional light penetration and a secondary perspective aside from those facing directly away from the site.</p>

<p>In my opinion, it is certainly one of, if not Melbourne's most visually satisfying new addition of 2017.</p>

Fitzroy's C.F. Row comes up trumps

<p>Storm Point Cottage, a holiday home at Marengo on the eastern side of Cape Otway designed by the veteran architect Peter McIntyre, remains for sale.</p>
<p>Storm Point Cottage is set down its own private road at <a href="https://www.realestate.com.au/property-house-vic-marengo-126370126" target="_blank">Marengo</a> surrounded by rolling greenery, synonymous with many of the homes on the popular heritage listed 243 kilometres stretch of road in coastal Victoria. </p>

<p>Seahouse on Panorama Crescent, another Peter McIntyre designed home, sits as the town's fourth highest price when it sold for $1.45 million in 2013.</p>
<p>It has Otway oceanfront on its compact 800 square metre parcel.</p>

<p><span>"This is encouraging higher density in-fill development in many areas, it noted.</span></p>
<p><span>"Smaller projects involve the demolition of an </span>older style dwelling and construction of at least two courtyard style dwellings on the site.</p>
<p>"There is increasing developer activity in areas where higher density developments are being approved."</p>
<p>The report pinpointed suburbs such as Magill, Tranmere and Prospect as experiencing good demand from developers as a result.</p>
<p>"There are increasing numbers of dwellings being constructed on smaller allotments which will eventually change how many residents live in these areas."</p>
<p>A two-bedroom unit at <a href="https://www.realestate.com.au/sold/property-unit-sa-tranmere-125364838" target="_blank">2/2A Camroc Avenue, Tranmere</a> sold for $322,500. The selling agents were Tom Hector and Jarred Stamoulis of Harris.</p>

<p><span>They are seeking lower maintenance allotments but still want large living areas and space to entertain. </span></p>
<p><span>The average allotment size in Adelaide continues to decrease to counteract the already far reaching urban sprawl. </span></p>
<p><span>"Although there will be smaller properties built by investors for rental accommodation, households with families will </span>continue to seek larger accommodation.</p>
<p>"This will be a continual balancing act for local councils and developers in the market place," it advised.</p>

<p><span>Dwellings of this type in this segment start from $700,000 and generally have large allotment sizes starting from 800 square metres. </span></p>
<p><span>Substantial land values are the main value component in this area, HTW noted.</span></p>
<p><span> Most of these dwellings were constructed in the 1960s, which is noted for Darwin’s rebuild and subsequent expansion in a post-World War 2 era. This type of property is distinguished by being<br> built on stilts (masonry or metal), cross-ventilation </span>cooling, banks of louvred windows and usually a large balcony.</p>
<p>Tropical living is a desired aspect of the living in the Territory and elevated properties facilitate this quite effectively, the report noted.</p>

<p><span>"When mentioning classic dwellings in Darwin, we have to include the large scale ex-government housing from the late 1970s and early 1980s which are predominantly found in the northern suburbs. </span></p>
<p><span>"This type of dwelling is generally a detached, ground level, 3-bedroom, 1-bathroom dwelling of brick construction or an elevated, 3-bedroom, 1-bathroom metal clad dwelling on an 800 square metre block. </span></p>
<p><span>"They make up a significant proportion of the second hand stock which is majority owner-occupied. </span></p>
<p><span>"On average, an ex-Government house in this area will range from the low $400,000s to mid $500,000s depending on renovations."</span></p>
<p><span>Inner city locations closer to the CBD and the CBD itself have seen a significant change over the years following Cyclone Tracy, mainly in terms of higher density living. </span></p>
<p><span>Driven by the booming Darwin economy on the back of large gas projects, 2006 brought with it a substantial increase in units and townhouses offering a lower price point for those trying to enter the property market. </span></p>
<p><span>A 2-bedroom, 1-bathroom attached unit in this area can range from $250,000 to $300,000 and a 3-bedroom unit from as low as $300,000. Currently this segment is experiencing a noticeable downturn, with a large </span>over-supply for inner city units on the back of substantial unit construction in 2012 to 2014 flooding the market.</p>
<p>HTW noted investors have some reason to remain positive, with rental yields remaining relatively stable at 4% for units and 4.7% for dwellings.</p>

<p><span>Changes outside the inner city area can be identified predominantly in the newer master planned subdivisions of Muirhead, Lyons and further afield in the satellite city of Palmerston. </span></p>
<p><span>These newer areas feature rendered dwellings on smaller allotments, with covenants in place to increase the overall amenity and homogeneity of the suburb. </span></p>
<p><span>These types of dwellings are considered to have </span>a higher energy efficiency rating, with superior insulation and are comparably cheaper to build than more traditional style dwellings.</p>
<p>The Muirhead development is in its final stages of land release, with 490 square metre allotments currently starting from $295,000.</p>
<p>Recently, a three-bedroom house at <a href="https://www.realestate.com.au/sold/property-house-nt-muirhead-125551010" target="_blank">42 Blackburn Street, Muirhead</a> sold for $585,000. The selling agents were Jennifer Wardell and Robert Higgins from LJ Hooker.</p>

<p>Many of these dwellings are sold with Defence Housing long term leases in place, exhibiting rental yields of approximately 6% and are therefore considered quite attractive for investors.</p>
<p>A <a href="https://www.realestate.com.au/sold/property-house-nt-muirhead-122453726" target="_blank">four-bedroom house in Muirhead</a> (picture above) sold in July 2016 for $695,000. It had a Defence Housing Australia lease in place with a rent of $470 per week.<br><br>The other major land release in the Palmerston region is the suburb of Zuccoli. Allotments can be purchased from $100,000 for 300 square metres and all dwellings built must abide by the covenants set out by the developer. This segment is popular with rst home owners looking to enter the market, taking advantage of government incentives in the form of stamp duty concessions.</p>
<p>New shopping developments including the Gateway Shopping Centre in Palmerston and Coolalinga Shopping Centre provide this area with adequate shopping facilities.</p>

<p><span>HTW noted the latest land release announced in 2017 is the Northcrest subdivision, located 13 kilometres from the Darwin CBD in what was originally the Berrimah Farm site. </span></p>
<p><span>"This new suburb is currently in the civil works phase, with an expected life of the project ranging from 13 to 15 years based on demand. </span></p>
<p><span>"Allotments on 405 square metre can be purchased from $225,000, ranging to allotments in the high 700 square metre range for almost $400,000.</span></p>
<p><span>"These modern subdivisions are a good example of how the Territory market has moved from a traditional suburb with larger allotments to higher density, homogenous style living." </span></p>

Darwin Defence Housing rental yields of 6 percent attractive for investors

<p>The traditional housing style in Cairns has always been the Queenslander dwelling built on a quarter acre (1,000 square metre) block.</p>
<p>These were typically high set for the extra ventilation and were essentially timber dwellings.</p>
<p>All that started to change around the 1970s with a move to slab-on-ground masonry block construction, the valuation firm, Herron Todd White noted.</p>
<p>"Though driven by lower cost construction, these dwellings also had the advantage of improved cyclone resistance, however at the expense of reduced ventilation.</p>
<p>"Despite the hot tropical climate, air conditioning was a complete rarity in the mainstream Cairns market right through to the 1990s, but now, integrated air con is an essential component of all newly constructed houses across all levels of the market."</p>
<p>HTW said the trend these days is for bigger and bigger houses on smaller and smaller blocks.</p>
<p>"Sub 600 square metre block sizes were unheard of prior to the mid 1990s, but have progressively become part of the urban landscape over the past 20 years.</p>
<p>"The average new estate block size in Cairns is now down to around 670 square metres."</p>
<p>Recent years have seen significant restoration and renovation of original Queenslanders as well as the emergence of some replica Queenslanders in the original Queenslander precincts.</p>
<p>However, outer suburbs are almost exclusively low-set masonry block housing.</p>

Cairns trending towards smaller housing blocks: HTW

<p>The Brisbane property market chugs along, largely under the radar in the national headlines, although NSW purchasers are increasingly attracted by its cheaper prices.</p>
<p>CoreLogic has taken a look at the relationship between housing market growth in the two cities to determine whether the emerging slowdown in Sydney could translate into an acceleration in home buying in Brisbane.</p>
<p>The gap between median home values sits at a price differential of 85% - Sydney's $909,000 median versus $490,000.</p>
<p>The three decade average premium of Sydney dwellings over Brisbane prices has been 55% indicating that the current gap remains attractively above the long-term average.</p>
<p>Over the past 20 years the average gap has been 56% and at 41% during the past decade.</p>
<p>Such a price gap has made Queensland a popular migration destination for people choosing to leave New South Wales.</p>
<p>This has been the case especially following past Sydney surges.</p>
<p>The average quarterly number of persons migrating from New South Wales to Queensland sits at around 12,000 persons per quarter.  </p>
<p>The peak migration to Queensland at around 18,000 per quarter took place in 1989, and again 2002.</p>
<p>The wide gap in the cost of housing between the two cities was evident in both 1989 and 2002, CoreLogic researcher Cameron Kusher noted.</p>
<p>At its 1988 peak, Sydney dwelling values were 104% higher than Brisbane and in 2001, 107% higher than Brisbane.</p>
<p>Kusher concluded the past trends suggest that Brisbane could be well positioned for a pick-up in value growth as the Sydney housing market slows from its current peak.  </p>
<p>But he says there have been instances where value gap surge hasn’t been followed by a price surge in Brisbane.</p>
<p>So a lift in Brisbane activity and prices is no certainty, Kusher concluded, adding that although interstate migration out of NSW is increasing, it is yet to hit anything close to those two previous highs.</p>
<p>He also noted that people leaving NSW for Queensland won't necessarily settle for Brisbane as much as they have in the past.</p>
<p>Both the Gold and Sunshine Coasts are much bigger cities in their own right than they were in 1989 and 2002.</p>
<p>Ignoring the troubled Brisbane apartment market, Hotspotting website founder Terry Ryder recently advised the Brisbane house market was generally buoyant with some suburban precincts even recording double-digit annual growth for which Sydney has been renown for in recent years.</p>
<p>Ryder nominated the leading precinct as the Moreton Bay Region in Brisbane’s far north, where affordability, infrastructure and proximity to jobs nodes are key factors.</p>
<p>The Redcliffe Peninsula, which is part of the Moreton Bay Region LGA, had received particular impetus from the completion of the Moreton Bay Rail Link, a long-awaited piece of transport infrastructure.</p>
<p>Logan City, the mirror image of Moreton Bay in the south of the Greater Brisbane Area, had been a market leader in the past two years, though had perhaps faded a little of late.</p>
<p>Ipswich City, the south-western precinct with similar qualities to Logan City, had many suburbs now delivering good price growth.</p>
