In this week's podcast, recorded at Melbourne Town Hall, I chat with Councillor Nicholas Reece who is also the chair of the City of Melbourne's Planning Portfolio. We discuss the City of Melbourne's Melbourne Design Guide for the Central City, why they are necessary to ensuring a walkable city and diverse streetscapes that add to Melbourne's design credentials and heritage fabric.

The impact of amendment C270 on the Central City is also touched on and the possibility of revisiting some of the aspects including the possibility of transferring development rights from one site to another.

Weekly Podcast - Episode 44: Cr Nicholas Reece talks Planning within the City of Melbourne

Following on from the<a href="/news/tate-townhomes-prove-to-be-a-sales-success-for-angle"> sales success of its TATE townhomes</a> in Kew, developer ANGLE is progressing with its plans for an ensemble of residential pavilions located atop the Yarra Boulevard escarpment in Kew’s Studley Park precinct. The aptly-named Fenwick comprises three separate pavilions of two townhomes, three apartments and five apartments respectively and has been designed by Edition Office, Flack Studio and Eckersley Garden Architecture.

Image: Supplied" width="580"></a></figure>The development has been designed to complement the existing area by drawing on cues from modernist architecture, ensuring the pavilions sit comfortably amongst their surroundings while also capitalising on the uninterrupted, elevated views over the Yarra River and Yarra Bend Golf Course, and extending to Mount Macedon.

The design team worked closely to create something that tied in with the "awe-inspiring scenery" with 50% of the site dedicated to landscaping and defined by the site's topography which allowed for greater space dedicated to landscaping. The interiors have been designed to flow seamlessly to the outdoor spaces, taking advantage of the residences' immersion within the landscape.

The team at ANGLE believe these factors combined with its location will attract both professionals and downsizers who love nature but need to live near the city, as well as those who value good design.

<h2>Technē expands workplace division, promotes Dana Hutchins</h2>

With almost 15 years’ experience as an interior designer, Hutchins’ portfolio of projects at Technē include the MRC Medallion Bar, a workplace for Deka and the highly anticipated Hotel Esplanade (The Espy) opening in November 2018. With her experience as an interior designer evenly divided in the workplace and hospitality sectors, Hutchins has spent her recent years working within the latter. 

She believes her hospitality experience will give her a new perspective that can be brought into upcoming workplace projects. Hutchins has seen the trend in workplace design moving away from clean-cut, 
corporate offices and believes good workplace design is best centred on flexibility and bringing people together.

Founding partner and director Nick Travers is delighted to bolster the practice’s workplace offering with Hutchins’ promotion.

2018 has been a year of significant progress for the practice with the studio announcing the promotion of Kellie Payne (Sydney) and Cian Davis (Melbourne) as Directors, with Rachael McCarthy (Melbourne) advanced to Studio Director. 
These new appointments are in addition to further staff promotions across the Melbourne and Sydney studios with a total of 21 Associate Directors and Associates named, two thirds being women.

<h2>Architectus welcomes new Principal to the leadership team</h2>

Sophie is a member of the NSW State Design Review Panel and the Office for Design and Architecture South Australia (ODASA) for the SA Government.

Sophie’s appointment as Principal follows a year of continued growth at Architectus with recent significant project wins including the Western Sydney Airport Business Park Master Plan.

A number of Architecture firms make key leadership appointments ahead of 2019

On today's episode, I sit down with <a href="/architects/hayball">Hayball's</a> Sarah Buckeridge and Andrew Moulding to discuss the office's work on Frasers Property's Burwood Brickworks project in <a href="/new-apartments/burwood-east-vic-3151">Burwood East</a>. 

<a href="/developers/frasers-property">Frasers Property</a> is redeveloping the 20.5ha former brickworks site into a mixed-use precinct comprising a commercial and retail shopping centre with a rooftop ‘urban farm’, a range of residential buildings including townhouses and apartments, set amongst a high quality public realm of green spaces. All development on the site is being designed to achieve a 5-star Green Star Communities certification.

Hayball is undertaking both the masterplanning and architectural design elements of four apartment buildings – the Garden Apartments - located on a 1.2ha parcel of land in the heart of the new precinct adjoining a shared urban plaza. In total, 267 apartments will be delivered across the six-storey buildings, with a café at the base of one of the apartments (Plaza Gardens) and a basement car park.

Weekly Podcast - Episode 43: Hayball's Sarah Buckeridge and Andrew Moulding talk Burwood Brickworks

Tonight the City of Melbourne via its Future (Planning) Committee will consider the merits of a hotel proposal at <a href="/developments/melbourne-vic-3000">360 Little Bourke Street</a>, with its planning officers recommending approval for the <a href="/architects/bates-smart">Bates Smart</a>-designed scheme.

Pending approval, the proposal for proponents Roxy-Pacific would see the construction of a 24-storey hotel rising to an overall height of 80m and comprising 308 hotel rooms, supported by a retail tenancy to ground floor and a basement restaurant tenancy. The $68 million proposal would replace a circa 1923 six-storey commercial building which, despite displaying some architectural and historical merit, is not located within a Heritage Overlay (existing or proposed).

The officer's report cites the high-quality urban design and architectural response via contextually appropriate materiality and detailing, in addition to its compliance with the requirements of Design Development Overlay 10 (DDO10) as the reasons behind the recommendation for approval. This is supported by the Urban Design team's feedback which praises the massing strategy, façade treatments and references to historical context and notes the 'strong design response, high quality materials and timeless architecture.'

Image: Bates Smart</figcaption></figure>Bates Smart's design response draws on the rhythm of the surrounding streetscape with a predominantly vertical expression. This is achieved through the articulation of pilaster and slab elements, which provide the facade with depth and a framework which also allows for the staggering of solid and transparent elements to create a sense of movement along the street, providing passersby with a visually interesting podium.  Additionally, the podium provides a transition or mediator between the 12-storey streetwall to the east and 4-storey streetwall to the west.

"The vertical expression is achieved by suppressing the spandrel panels every second or third floor and utilising an engaged column element that attaches to the facade and continues up building in both the podium and tower. This provides articulation and allows for a play of light and shadow across the facade.

The podium also plays on the concept of verticality by modulating the expression of the slab elements and using a single, then double, then triple storey step to draw the eye upwards from street level. The increasing steps create a much longer and more elegantly proportioned facade bay at the upper levels of the podium.

Each facade bay is broken down into a solid vertical spandrel element and a fixed width window element that moves horizontally within the facade bay to create a sense of movement and further contribute to drawing the eye upwards.

The tower continues the facade bay proportion established at the upper level of the podium and continues it throughout the tower by linking three levels between the engaged columns causing an elongation of the scale of the facade bay, adding to its vertical reading."

The podium is characterised by its red pigmented precast concrete finish with glazed apertures, providing the development with a solid robust element which anchors it into the streetscape. By contrast the tower element is a combination of bronze powdercoated aluminium and glazing.

As the development has an overall GFA of 17,758 sqm, City of Melbourne is the Responsible Authority for issuing a planning permit. This is less than the 25,000 sqm required for the development to be considered by Planning Minister Richard Wynne's department.

Another city hotel on the way? City of Melbourne set to provide support for Little Bourke Street tower

WOWOWA and <a href="http://yarrapools.com/">Yarra Pools</a> have unveiled a proposal for a public pool at Melbourne's Enterprize Park as part of Hong Kong Business of Design Week. First announced as a concept in 2016, Yarra Pools is a not-for-profit community led proposal to re-establish recreation and water activities along the Yarra River's edge and transform an underutilised section of Melbourne's Northbank into a thriving community space.

The concept has been inspired by urban river swimming projects both locally and globally, with the proponents behind the proposal citing global examples such as Copenhagen Harbour Baths, New York's Plus Pool, Paris' Canal Swimming Pool and Helsinki's Allas Sea Pool as sources of inspiration. The Yarra Pools proposal however, has a distinctly Australian context, reflected in the inclusion of wetlands, a natural leisure pool and native vegetation.

	<li>Economy, Jobs and Innovation</li>
	<li>Strategic Alignment</li>
</ul>
The purpose of the user needs analysis was to uncover, explore and validate the design principles while also collating ideas from key stakeholders to ensure any proposal meets the requirements of the community and can be used year long. Peak bodies that were consulted included existing traditional owners, Yarra River users, existing Enterprize Park users and the wider community in addition to peak sports, health and education bodies amongst others.

Established in 2002, Hong Kong Business Design Week is touted as "Asia’s premier annual event on design, innovation and brands...(providing) a valuable platform for business and creative leaders to exchange ideas, network, and explore new business opportunities." For 2018, Melbourne is the partner city for the event and 'the largest presence within the conference's exhibition space,' according to <a href="https://www.theage.com.au/entertainment/art-and-design/a-pool-on-the-yarra-90-melbourne-designs-showcased-in-hong-kong-20181127-p50inf">The Age</a>.

To the west of Enterprize Park a <a href="/news/rebecca-walks-long-awaited-transformation-set-to-finally-get-underway">revamped Rebecca Walk</a> is 'Opening Soon' according to its <a href="http://www.rebeccawalk.com.au/index">website</a>. Combined both projects would go a long way in activating the rail viaduct under croft and currently underutilised spaces.

WOWOWA and Yarra Pools unveil public pool proposal for Melbourne's Northbank

<a href="/developers/charter-hall">Charter Hall</a> has announced that it has secured the Australian Financial Complaints Authority (AFCA) as a tenant within its $700 million Wesley Place development, currently under construction at the eastern end of Melbourne's CBD. AFCA joins Vanguard, Telstra Super, Cbus Super and the Uniting Church in committing to <a href="/developments/melbourne-vic-3000">130 Lonsdale</a> after agreeing to occupy approximately 7,600 sqm across Skyrise Levels 24-27. 

Upon completion in 2020, 130 Lonsdale will comprise 55,000 sqm of Premium-Grade, tech-enabled office space across a 35-storey tower. The future-ready workspace is registered to pursue WELL certification and target 6-Star Green Star design, As-Built v1.1 and 5-Star NABERS ratings - aligning with the Charter Hall's vision for a precinct’ with a sustainable legacy for the future.

AFCA's 12-year lease will commence upon practical completion in July 2020, bringing the new office tower’s committed Net Lettable Area (NLA) to approximately 78%. Charter Hall has engaged <a href="/architects/cox-architecture">Cox Architecture</a> to lead the design of the three commercial office buildings which together form the Wesley Place precinct – 130 Lonsdale, <a href="/developments/melbourne-vic">140 Lonsdale</a> and 150 Lonsdale. <a href="/builders/lendlease-building">Lendlease</a> is currently progressing construction on 130 Lonsdale and the wider site.

Charter Hall believes the building's sculptural tapering-form will provide a unique addition to Melbourne’s skyline, whilst The Manse building, located beneath 130 Lonsdale, will deliver a distinct heritage quality to the Premium Grade workspace.

Charter Hall says a key part of the precinct’s development will be the rejuvenation of heritage architecture, including the careful restoration of one of Melbourne’s most important collections of Neo-Gothic architecture - the Wesley Church, Caretaker’s Cottage, Manse, School House and Nicholas Hall. The centrepiece of the precinct will be the Wesley Church, one of Melbourne’s finest and earliest examples of Gothic Revival architecture, which will include intricate stained-glass window and stonework restoration, and a new slate roof.

The precinct has been designed with active an active public realm comprising a series of laneways, green spaces, and food and beverage offerings, all of which will support and enhance the existing heritage buildings. Of particular note, according to Charter Hall, will be the grounds surrounding the heritage buildings which will feature "one of only five beautifully curated green spaces in Melbourne’s CBD for the public to meet, relax and socialise, akin to Melbourne Library or Parliament Gardens."

The AFCA's commitment to 130 Lonsdale leaves only a number of Skyrise floors available for lease, complete with cascading terraces designed for outdoor team meetings, functions and social occasions. Additionally, the two-level foyer space provides a place to meet clients or host informal breakout meetings.

A summary of the two other developments which complete the balance of the Wesley Place precinct - 140 Lonsdale and 150 Lonsdale - are further discussed below;

<h2><a href="/developments/melbourne-vic">140 Lonsdale</a></h2>

This A-Grade, technology-enabled building will provide 22,000 sqm of office space across 20 levels above the existing car park structure onsite. The 5-Star Green Star rated office building will include an outdoor terrace, direct access to Wesley Place's public realm and high-quality end-of-trip and concierge facilities. Workers will also have access to the wide-ranging amenities housed across the precinct. Cox Architecture's design links 140 Lonsdale to the Wesley Precinct whilst providing a complimentary backdrop to the heritage architecture.

Charter Hall says it is currently discussing leasing opportunities within the building with a number of potential pre-commitment tenants and expects to commence construction of the new tower in the first half of 2019.

<h2>150 Lonsdale</h2>

Already calling itself home to a number of Melbourne businesses, Charter Hall is in the early stage of planning to transform 150 Lonsdale St to a modern A-grade standard. Citing the work undertaken at its 570 Bourke Street office asset, Charter Hall says it plans to reposition 150 Lonsdale St with a new lobby, arrival experience, revitalised façade and end-of-trip facilities

Located on Lonsdale St, the building offers 28 levels of customisable, flexible floor plates and currently carries a 4.5 Star Green Star rating and is targeting a 5 Star NABERS energy rating

Also on the drawing board for Charter Hall is a significant commercial development spanning 55 King Street and 555 Collins Street after the developer acquired the site at the end of October.

According to Charter Hall, it plans to "deliver a modern office tower that will enrich the precinct and community... the Charter Hall team is progressing key design and development appointments, with further news to be announced in 2019."

Charter Hall secures another tenant at its Wesley Place precinct

Earlier this week The Lord Mayor of Sydney, Clover Moore, joined Greenland Australia’s Managing Director, Sherwood Luo, in officially opening the striking Omnia building in Pott's Point.  Those in attendance at the ribbon-cutting ceremony included construction partners Probuild, architects Durbach Block Jaggers, SJB and Studioaria, in addition to other project consultants. 

The $320 million, 20-storey Omnia apartment building features 132 residences, and is uniquely located between Victoria Street and Darlinghurst Road, with the development already gaining widespread attention for its dramatic curved form sitting atop a uniquely sculptural retail podium, which houses a <a href="/news/greenland-australias-omnia-welcomes-wooloworths-metro-as-first-tenant-in-retail-podium">Woolworths Metro</a>.

Omnia marks Greenland Australia’s fourth completed project since commencing in Australia in 2013. Two of Omnia’s three luxury dual-level penthouses, remain for sale and are priced between $12 million and $15 million.

Melbourne's mid-century architecture on display in new State Library Victoria photography exhibition

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

"The transaction further reinforces Rainbow Bay's reputation as one of Australia's premier coastal lifestyle destinations, where limited supply and growing demand continue to support strong market performance."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Paul Gedoun is selling his third project, <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, after recently completing, and selling out, <a href="https://www.apartments.com.au/buildings/esprit-217-227-boundary-street-coolangatta-qld-4225">Esprit</a>. He has plans for a <a href="https://www.apartments.com.au/news/qld/first-look-s-s-projects-proposes-88-apartment-wellness-tower-at-coolangattas-boundary-street">fourth building</a>, 88 apartments on <a href="https://www.apartments.com.au/new-apartments/209-213-boundary-street-coolangatta-qld-4225">Boundary Street</a>.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Capella to launch Brisbane's first branded residences at Shafston House, Kangaroo Point

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

"Projects such as Park Residences and KOYO demonstrate that when the product is exceptional and the location is irreplaceable, buyers are prepared to act quickly."

Abadeen CEO Joe Tack said quality continued to differentiate projects in the current market.

"Today's buyers are incredibly discerning," Tack said.

"They are seeking larger floorplans, premium finishes, walkability, lifestyle amenity and confidence in the developer delivering the project. Well-designed boutique developments continue to outperform because they offer something genuinely difficult to replace.

"The enquiry we are seeing across our completed and recently completed Lower North Shore portfolio is very encouraging, and we expect this momentum to continue into spring."

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. A 1,000 square metre civic park on ground level features a curated mix of food, beverage and retail.

The plans have been refined over the past year to rebalance the residential and hotel offering, and reconfigure the retail footprint to create a stronger, more dynamic dining experience.

A three-level flagship building on the prominent corner of Pitt and Liverpool Streets will be the gateway to the Castlereagh Place lifestyle precinct. Set to become a Sydney icon, the building is capable of housing multiple hospitality venues.

“Castlereagh Place is designed to be the City's next great urban oasis - an energetic mixed-use precinct that pulses with life, day and night,"&nbsp;said Joseph Kinsella, Group Director of Billbergia.

"It will bring the vibrancy of places like Barangaroo and Darling Quarter into a more accessible, central destination at the very heart of Sydney."

Kinsella said the project will build on&nbsp;Sydney’s growing laneway culture with the City’s largest network of new activated lanes - an expanded, next-generation take on precincts like Angel Place, Palings Lane and Ash Street in Wynyard.

Castlereagh Place has been designed by architects <a href="https://www.apartments.com.au/architects/fjc-studio">fjcstudio</a> in collaboration with Trias Studio, Aileen Sage and Polly Harbison Design, joint winners of an international design competition in 2018.&nbsp;

Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

It marks the largest undertaking to date for the Billbergia and Metrics Credit Partners partnership. Together they are developing other underutilised Sydney sites into mixed-use precincts, including the $2.2 billion Concord Central and the $1.3 billion Chatswood Grand Residences.

Metrics Managing Partner and Group CEO Andrew Lockhart said Castlereagh Place is a landmark project that will redefine Sydney’s skyline.

"As the tallest residential high-rise development, the revitalised site will offer panoramic views across the CBD and surrounds. We are excited to partner with Billbergia to reinvigorate an underutilised site and create a sophisticated and contemporary mixed-use offering situated in the heart of Sydney.”

Total apartments within the towers have increased to 607 dwellings, with a focus on larger floorplans. Aligned to growing market demand, Castlereagh Place now comprises 299 three-plus-bedroom apartments, 198 two-bedroom units and 110 one-bedroom configurations.

Resident amenities will include an exclusive residents club containing a gym, rooftop pool, dining rooms, co-working spaces, library, golf simulator, games room, cinema room, and access to an exclusive concierge service. There will be around 500 basement car spaces below the towers.

The development will also include a state-of-the-art wellness centre, set to feature a bathhouse with magnesium pools, hot/cold plunge pools and premium amenities.

According to fjcstudio, the towers will feature distinctive yet elegant architectural design reflecting Sydney’s geometry and urban character, with a network of through-site links and intimate public spaces activating the streetscape.

"Castlereagh Place is a city-making project of significant scale and ambition," said Richard Francis-Jones, Design Director at fjcstudio.

"It will create a rich urban complex of public open spaces, landscaped gardens, and vibrant laneways. Defining these new public spaces and the important streetscape of Castlereagh Street is a sequence of fine-grained, diverse retail and hotel architecture designed in collaboration with Aileen Sage, Polly Harbison Design and Trias.

“Rising above the tree-lined, human-scale streetscape are two slender residential towers that will transform the city skyline and look towards the Harbour, Hyde Park, and the Royal Botanic Garden.”

Demolition and early construction works have commenced onsite at Castlereagh Place.
