The recent release of the Banking Royal Commission's final report - which will lead to an overhaul of Australia’s financial services industry - is the latest in a series of events that have impacted the property sector over the last few years.  

The slowdown of foreign investors in the residential market, tightened lending conditions and a significant drop in house prices nationally in addition to a loss of consumer confidence have all had a significant impact on the local property market.

All these factors combined have left many uncertain of what lies ahead for the market, particularly in the lead up to the federal election later this year. Urban.com.au asked Leonard Teplin of Marshall White Projects  to share his insights into what buyers can expect in 2019 below;

Urban.com.au: What are your observations on the state of the market prior to the release of the Hayne report, particularly with regard to the uncertainty around what the outcomes and recommendations would be?

Leonard Teplin: Late 2018 certainly saw a great deal of trepidation from buyers about what the report would hold and how it would affect their ability to get credit. Some purchasers, in particular first home buyers, have held off on applying for credit until the report findings were announced. However early signs in 2019 show that, downsizers and local investors have increased their rate of enquiry and want to take advantage of low interest rates and stable house prices while they can.

U: Now that the report has been released and a series of recommendations made, what effect will these have on the market? Do you think confidence will return? Will lending become even tighter with more hoops for purchasers to jump through?

LT: Now that the commission has been finalised and the recommendations made, buyers have clearly started to feel more at ease as they start to see some consistency returning to the finance sector. There may be some precariousness ahead of the federal election, this is always the case pre-election, but we have already seen confidence begin to build back up and it will continue to do so in the coming months.

In terms of lending I don’t think there’s any more hoops purchasers can jump through, and the commissioner was cognisant of this by not making the recommendation for further lending restrictions. If anything I think the recommendation to implement a regulator that oversees APRA will see it loosen its control over banks and we will hopefully see a softening of restrictions later in the year.

U: How much do you think the upcoming Federal election and both parties' policies will focus around the recommendations from the report? 

LT: It would be political suicide for either party to go against the recommendations of the report, and given the current state of the market and all the changes that have occurred over the past few years there’s no doubt it will be a platform of the election for both parties. Affordability, housing supply, liveability and credit supply are the main issues on many people’s minds at the moment, and each party will need to address these concerns.

U: Which cross-section of the market do you think will most benefit from the banking shake up?

LT: Hopefully we will start to see local investors and second home buyers start to secure credit more easily, which will in turn decrease the pressure on the rental market by providing more supply. Until now this sector has been scrutinised by banks and passed up in favour of first home buyers or wealthy downsizers, which has seen a huge gap in the market and a decrease in supply that caters to this integral middle market.

U: Looking ahead what are your predictions over the next 12 months for the market?

LT: We will start to see a return to the norm as confidence from buyers continues to firm, which will be accompanied by more buying activity and a steady (if minimal)  increase in house prices. Savvy developers will continue to focus on lifestyle-driven projects that provide buyers an all-inclusive living experience with retail and hospitality venues either incorporated within the building or close by. There will also be an increase in developers looking outside the residential market with a rise in retirement and independent living.

An innovative partnership involving government, the property industry and philanthropists is transforming Melbourne City Missions’ Frontyard Youth Services into a world-first 24/7 service via an $8 million redevelopment of its King Street base. Melbourne City Mission, the Victorian Government, The Peter and Lyndy White Foundation (amongst other philanthropists), and the Property Industry Foundation have banded together to turn the dream into a reality.

Located at 19 King Street, Frontyard represents Victoria’s largest early intervention and crisis service for young people who are experiencing, or are at risk of homelessness. The new facility will include new and expanded support services, including two floors of crisis accommodation for young people who are currently sleeping rough in the city and onsite mental health, drug and alcohol and disability expertise.

Through this unique partnership a large consortium of consultants and suppliers from within the property industry foundation are donating their services and resources to the Frontyard redevelopment.

The pro-bono consultant team includes <a href="/developers/urbis">Urbis</a>, Ashurst, Case Meallin, Slattery, <a href="/architects/fk-australia">Fender Katsalidis</a>, NDY, Wood &amp; Grieve Engineers, Hendry Group, Equitable Access Solutions, Irwinconsult, and <a href="/builders/built">Built.</a>. Suppliers who have generously donated materials to this project include Harvey Norman, Highbury Plumbing, Haydens Ceiling and Paritions, Signorino Tiles and Taubmans Paint.

Urbis Regional Director Peter Small is one of the industry professionals who decided to throw his hat into the ring and dedicate his time pro-bono to the initiative.

With a career spanning 40 years in providing statutory and strategic planning advice across sectors, Peter is passionate about helping our country’s at-risk and homeless young people and was eager to be part of this project when approached by the Property Industry Foundation. Peter joined the project as the lead planning consultant and has been involved in the project from early conceptual stages.

"The initial concept in the Frontyard redevelopment involved added additional floors, but we soon realised that there were too many complex legal and planning issues. In the second evolution of the proposal, we strategically designed the redevelopment to focus on an internal refurbishment and upgrades to the façade.

Property Industry bands together for world first youth homeless centre

Last week, GURNER™ unveiled the first designs its most ambitious project to date - the $550m '<a href="/buildings/saint-moritz-st-kilda-14-16-the-esplanade-st-kilda">Saint Moritz</a>' - located on a high-profile 6,000 sqm site at 14-16 The Esplanade, once occupied by the the Saint Moritz Ice Rink.

Now home of the Novotel Hotel the site will be transformed into three, ultra-luxurious 8-storey towers comprising 120 apartments in total as part of a vision for creating "the world’s most exclusive and opulent residential addresses, featuring amenities for residents that exceed standards set in the most luxurious hotels in the world." 

GURNER™ has engaged Fender Katsalidis and Koichi Takada Architects to amend the permitted plans for the site, which has a long history on Urban.com.au - we <a href="/news/a-new-beginning-for-st-kildas-novotel">first reported on plans</a> for the site four years ago to the day.

Fender Katsalidis will assume the role of lead architect for the development while Koichi Takada Architects is responsible for the design of one of the three buildings, providing the development with design diversity.

Image: Metier3</figcaption></figure>Under revised plans for the site, the number of apartments has been reduced from 240 down to 120 across three buildings - up from the permitted two - set amongst oasis-style landscapes designed by Jack Merlo.

The first of the three buildings, Pacific House, is set to launch to the public in June this year, and will feature 45 residences with an average price-point of $4m and interiors by David Hicks.

A $30 million 650sqm penthouse will sit atop Pacific House complete with two private pools, seven bedrooms, a seven car private garage with direct access lift, four living rooms, in-home sauna, gym and 150sqm outdoor terrace offering panoramic views of the bay stretching to the city skyline.

The double-storey penthouse was recently snapped up by a high-profile Melbourne family and in the process has smashed Melbourne’s price record for the most expensive apartment sale. The sale, contracted off-market prior to the development’s public launch has achieved an unprecedented rate of $40,000 per square metre. The price is 20 per cent higher than the previous Melbourne record and is the second highest in Australia, second only to the $40m record price achieved for an apartment in Sydney.

According to GURNER™ founder and director TIm Gurner, they are currently designing another penthouse in the second building that will be priced in the vicinity of $25m to $30m in response to the successful sale and demand for such a unique offering.

This will be launched as part of the ‘Penthouse Collection,' comprising ten residences across the three buildings priced from $5million up to $25million-plus.

GURNER™ reimagines luxury living in St Kilda with sale of $30m penthouse

Local developer Beulah International recently settled on all apartments at their now complete Hallmark development in Ivanhoe - defying market trends,.

Located on Norman Street in Ivanhoe, the development was designed by Fender Katsalidis, comprising a range of one, two, three and four bedroom apartments. Featuring an exterior based on classical proportions, the project combines travertine and bronze, ensuring it fits in seamlessly and contributes to the character of Ivanhoe .

Despite the ongoing concerns surrounding the industry, 100 per cent of the luxury residences were settled within two weeks of the settlement date, with more than 50 per cent settled prior to the scheduled settlement day.

Funded locally by NAB, the project has now been fully repaid, with more than 80 per cent of bank debts paid before settlement day, highlighting Beulah’s ability to secure and repay debt early when many are facing their own challenges doing so.

Urban.com.au spoke to Beulah International Managing Director Jiaheng Chan about the project's success and Beula International's view of the current market conditions.

Urban.com.au: What do you attribute the success of Hallmark to in the current property climate? Does this reinforce the strength of the Beulah International brand? 

Jiaheng Chan: Great design and delivery. Even when our homes are priced at a premium compared to nearby properties, our purchasers and the wider market see the value of our property. We believe our property's enhanced value also lifts that of the surrounding area bringing benefit to our neighbours. 

This reinforces our brand as a trusted and financially strong developer that continues to deliver, taking design and liveability seriously.

U: What do you believe developments need to succeed in a tighter lending environment but also to attract prospective purchasers, particularly when there is so much competition?

JC: Developers need to remain financially strong and importantly, place a continued focus on great design-led homes. Being in the midst of uncertainties, this will allow developers to maintain the ability to deliver in tough market conditions. 

U: What do you think the effects of the Banking Royal Commission report will have on the market and the way you approach developments?

JC: We are yet to see how the recommendations in the report will be adopted by the government and the market, but we will continue to monitor the progress of this and adapt accordingly.

U: Do you see the success of Hallmark as a sign of confidence in the luxury end of the market and how does this influence your thinking on future projects?

JC: We certainly observed that the luxury end has its challenges too. Australia's population continues to grow and owner-occupiers in all sectors are still looking for homes. 

We see the success of Hallmark as a sign of confidence, particularly with regards to our ethos that good design matters. It reinforces that our commitment to deliver design-led homes and spaces to our residents is the right direction for Beulah.

U: And finally what are your expectations over the next 12 months?

JC: Things are changing daily so it's difficult to predict. With the changing residential market condition, we have prepared for multiples scenarios. We are cautiously optimistic about the next 12 months in the residential space and are prepared to weather the storm with the homes and spaces we are offering the market. 

We are also excited to venture into the commercial office, retail and hotel sector with each having its own changing and vibrant market dynamics.

Beulah International's Jiaheng Chan discusses the success of Hallmark Ivanhoe in light of current market conditions

Developer Riverlee has achieved a major milestone at its $450 million Seafarers Place development on the Yarra's Northbank, with the restoration of the last-remaining original electric crane in Melbourne now complete. The restored crane forms a key pillar in Riverlee's plans for the mixed-use project which has been designed by architects Fender Katsalidis in tandem with landscape architects Oculus. 

With a construction start date of Q1 2020, Seafarers Place will upon completion, comprise 145 luxury residences, a 5-star hotel, a 1000-seat function centre set within the shell of the former Goods Shed No.5 and a 3,500 sqm public park.

Image: Riverlee</figcaption></figure>According to Riverlee, it's passion for successful urban renewal meant it was important that the mixed-use development was sympathetic to the wharf’s industrial past. As such, Riverlee undertook a collaborative process to restore the 1948 crane, which which was recognised in 2002 for its historical significance to Victoria, forming part of the most intact cargo berth in the Port of Melbourne from the pre-containerisation era.

The crane has been carefully restored by Maritime contractor Freyssinet working with Lovell Chen to ensure structural integrity. Detailed preservation methodology and processes were implemented to ensure that any repair works undertaken were well considered and provided optimum preservation outcome for the heritage crane. This was achieved with input from Riverlee, the City of Melbourne, Department of Planning, Department of Treasury and Finance and Heritage Victoria

Originally located on the west end of Goods Shed No. 5, Riverlee opted to relocate the restored crane to the eastern end to provide improved public access, and to integrate it with the proposed Seafarers Rest Park. 

The wharf, which dates back to the immediate post-war era, has also undergone significant refurbishment as part of the project, paving the way for construction to begin in earnest.

Riverlee restores Melbourne's last remaining original electric crane

As excavation gets underway at Anzac Station as part of the Melbourne Metro Rail Project, the Andrews Government has also announced the beginning of soil testing to help inform the detailed Business Case for Melbourne Airport Rail Link.

The Melbourne Airport Rail Link (MARL) will extend from the CBD to Melbourne Airport via Sunshine and form the north-western section of the Suburban Rail Loop.

Geotechnical drilling is the latest stage of preliminary works for the project and will be used to establish ground conditions and soil quality. The investigations involve drilling boreholes up to 25 centimetres in diameter and 45 metres deep to collect soil and rock samples.

Rail Projects Victoria, which will oversee delivery of MARL, is undertaking the investigations at six sites around the M80 Ring Road in Tullamarine and near the Maribyrnong River to guide further planning of the preferred Sunshine route. Each investigation is expected to take two weeks to complete.

The works will inform the Business Case currently being prepared which will include assessment of design and construction options for the new rail line, with further testing set to occur later this year.

The Andrews Government has committed up to $5 billion to build the link, with the Federal Government  also committing funding to the project. The total cost of the project will be determined in the full Business Case and is estimated in the range of $8-$13 billion.

Construction of Melbourne Airport Rail Link is scheduled to start in 2022, subject to required approvals with construction expected to take up to nine years.

A market-led proposal dubbed AirRail Melbourne is being assessed by the Government in parallel to the Business Case being prepared. AirRail Melbourne claims construction could be brought forward to 2021 under their proposal.

Meanwhile, Premier Daniel Andrews and Minister for Transport Infrastructure Jacinta Allan visited the future Anzac Station site on St Kilda Road today, where excavation on the 300-metre-long, 30-metre wide, and 22-metre-deep station box is ramping up.

Temporary closure of St Kilda Road between Dorcas Street and Kings Way/Toorak Road West will occur on Monday 4 February, from 1:30am-5:00am, to relocate large construction equipment.

An acoustic shed will be built over the northern section of the Anzac Station site in mid-2019 to contain dust and noise as hundreds of workers remove around 400,000 tonnes of rock and soil to build the new station.

According to the State Government, suitable topsoil and excavated material will be re-used wherever possible in collaboration with community groups, local government and industry. This includes rehabilitating old quarries, improving public open space and supporting other suitable construction projects.

Drilling underway for Airport Link as excavation commences at ANZAC Station

Stonnington Council has voted in favour of a $300 million office project in <a href="/new-apartments/south-yarra-vic-3141">South Yarra</a> being developed by local developer Goldfields. Located at <a href="/developments/south-yarra-vic-3141">627 Chapel Street</a>, the 24-storey tower will comprise 24,000 sqm of office space in addition to an expansive as ground floor retail offering.

627 Chapel Street - as it is currently known - has been designed by <a href="/architects/cox-architecture">COX Architecture</a> to set a new benchmark in contemporary and innovative workplace design. It would rise directly opposite the under construction <a href="/buildings/capitol-grand-241-toorak-road-south-yarra">Capitol Grand</a> which is fast making its presence felt on the South Yarra skyline. 

The development of an office building on the site seeks to contribute to a more diverse mix of uses within the Forrest Hill Precinct. This represents a strong departure away from the predominantly residential development witnessed in recent years, and aligns with Stonnington Council’s vision for a truly mixed-use precinct as set out in Chapel reVision Structure Plan 2013-2031.

This morning, City of Melbourne Lord Mayor Sally Capp joined PDG Corporation’s Managing Director, Vince Giuliano at the former Munro site located adjacent to the Queen Victoria Market, to announce that demolition works onsite have commenced in earnest.

With builder Hamilton Marino at the helm, the City of Melbourne is starting construction on significant new community facilities, interconnecting laneways and a hotel and residential development adjacent to the iconic Queen Victoria Market market. The historic Mercat Cross Hotel facade on the corner of Queen and Therry streets will be retained, restored and integrated into the new development.

Image: Urban forum member redden</figcaption></figure>The City of Melbourne entered into an agreement with developer PDG Corporation after Council acquired the site in 2014, to develop a 120-place childcare centre, 56 affordable housing units, a community centre and kitchen and 500 basement car parks for market customers with an end value of $70 million. This will assist in making the market more accessible for shoppers and freeing up the current surface car parking site for a new ‘Market Square’.

The community component of the project has been designed by Six Degrees Architects who say it has been designed as an exemplar council development, with high ESD values and an exceptional emphasis on consultation with users and stakeholders. 
PDG will develop the balance of the site with a 40-storey residential tower accommodating 360 units and an 80-room hotel. According to architects Bates Smart, the tower has been designed to "maximise direct solar access and to provide natural ventilation to all apartments, thereby creating a model for high quality inner-city living within Melbourne."

Bates Smart took inspiration for the building’s façade from the fine grain texture of the market’s historic sheds and stalls providing the development with an appropriately contextual response.

The 40-person People's Panel comprises market traders, customers and local residents selected during an independent selection process. 

The City of Melbourne's Future Committee at its 10 December 2018 meeting resolved to request that management progresses seven recommendations, analyses three recommendations and refers a further three to QVM Pty Ltd for consideration.

A report will now be prepared for a Council meeting in the first quarter of 2019 including analysis of the provision of market infrastructure at G Shed, car parking for vans, buses and large vehicles as well as further investigation of the minority report.

Brisbane to host Australia’s fourth Asia Pacific Architecture Forum

MAB’s recently completed commercial development - CubeOne - has attracted local business owners seeking to capitalise on the building's central location, excellent transport links and Narre Warren's thriving commercial precinct. According to MAB, the Narre Warren business precinct is within Australia’s 12th fastest growing city, with a projected population increase of almost 200,000 by 2041. 

Located at 55 Victor Crescent in Melbourne's South-East, the $10m building has been designed by architects Watson Young to accommodate 5,000 sqm of strata office space across four-storeys, while promoting walkability and a sense of community.

CubeOne features 40 strata office suites upwards of 45 sqm capable of accommodating a 300 strong workforce, in addition to a standalone restaurant tenancy,156 secure carparks, and expansive landscaped areas.. An illuminated external façade provides businesses with a strong visibility.

Danny Lavigne, Managing Director of Blynx Insurance Services, is one of the first businesses to move into CubeOne. Lavigne’s company services many of those who live in the local area, taking advantage of the proximity to Fountain Gate Shopping Centre, the City of Casey Municipal Offices and nearby walking trails and cycle tracks.

Ashwin Pandit, owner of Mocha Mojo Café &amp; Lounge in Berwick, is another local business owner who made the decision to purchase into CubeOne. He was looking to expand his business, opening a new site close to his existing cafe to minimise commuting hours and mobilise existing staff. His new café, Butlers Kitchen at CubeOne, will open early 2019 and includes an outdoor seating area, capable of hosting up to 100 patrons.

MAB’s CubeOne attracts businesses to Narre Warren’s burgeoning commercial hub

Longstanding Gold Coast and Canberra developer <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a> is continuing to roll on with its Glitter Strip apartment pipeline, seeking to return to Mermaid Beach with a new 68-apartment development.

Morris, founded by Barry Morris in 1978 and one of the Gold Coast’s most prolific apartment developers over the past two decades, has filed plans for a 12-storey mixed-use building at <a href="https://www.apartments.com.au/new-apartments/36-seabeach-avenue-mermaid-beach-qld-4218">34-36 Seabeach Avenue</a>, on the prized eastern side of the Gold Coast Highway.

The 1,227 sqm site occupies a prominent corner position at Seabeach Avenue and the Gold Coast Highway, opposite the Mermaid Plaza retail and office precinct and around 140 metres walking distance from the future Mermaid Beach South light rail station.

<a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser &amp; Partners</a> has designed the project, which will comprise 68 apartments across a mix of 48 two-bedroom and 20 three-bedroom residences.

The building will rise 12 storeys, reaching a maximum height of 36 metres, with the apartments accounting for a total of 156 bedrooms. The development application also seeks approval for short-term accommodation across the 68 apartments, while two office tenancies are proposed at ground level.

The plans show 108 car spaces across the development, with parking accommodated at ground level and within a three-level basement accessed from Seabeach Avenue.

Resident amenity will be concentrated on level two, where Fraser &amp; Partners has designed a recreation deck with a swimming pool, 90 sqm pool terrace, outdoor barbecue area and gym.

The broader communal offering will also incorporate landscaped spaces, with the planning documents noting the amenity has been designed to provide areas for recreation, social interaction and outdoor living.

The proposal would continue the transformation of the Gold Coast Highway corridor through Mermaid Beach ahead of the arrival of the light rail.

The site is zoned Neighbourhood Centre and sits within the Mermaid Beach/Broadbeach Light Rail Corridor neighbourhood plan. While the prescribed building height is 24 metres, the site is identified within an Urban Neighbourhood context providing for a 50 per cent height uplift to 36 metres.

Planning documents describe the stretch of the Gold Coast Highway between Broadbeach and Nobby Beach as increasingly characterised by medium and high-rise development, with the proposed Morris tower joining projects including Ventura, The Alfred, Oceans and Otto.

The development would mark Morris Property Group's latest investment in Mermaid Beach, where it has already delivered two apartment projects.

Otto, at 1 Bondi Avenue on the western side of the Gold Coast Highway, comprises 70 apartments across nine storeys. The project was completed in 2019 and includes a residents' gym, recreation deck and swimming pool.

Morris also developed Oceans at 46 Ocean Street, a nine-storey, 70-apartment build-to-rent development completed in 2019. Oceans was the group's first build-to-rent project and incorporates commercial space at ground level.

The two existing Morris projects sit further north along the same Gold Coast Highway corridor as the proposed Seabeach Avenue development. Fraser &amp; Partners' planning analysis specifically identifies both Otto and Oceans among the established built-form precedents surrounding the site.

Mermaid Beach represents only part of Morris' considerable Gold Coast footprint.

The family-owned developer has been particularly active in neighbouring Broadbeach, delivering projects including Sierra Grand, Eclipse, Synergy, Qube, Koko, Opus and Malo, while its current pipeline includes Maison and the two-tower Crest development.

Further south, Morris has also developed a string of projects in Burleigh Heads, including Element, Boardwalk and Sandbar, while Essentia expanded its footprint north into Surfers Paradise.

The Seabeach Avenue application has been lodged by PMM Broadbeach Pty Ltd and seeks a development permit for a Material Change of Use for multiple dwellings, short-term accommodation and office uses. Zone Planning Group prepared the planning application, with Fraser &amp; Partners commissioned as architect.

The project comes as the developer continues to expand its Gold Coast pipeline while retaining a significant presence in Canberra. Morris now has more than $2.5 billion of development in its national pipeline and has delivered more than 7,000 homes during its near five-decade history

55 William adds to a growing concentration of Fortis projects in and around Double Bay, a market the developer has become increasingly active in over recent years.

Fortis previously completed the nine-residence Marmont on New South Head Road, while it is currently developing a mixed-use residential and retail project at 12 Cross Street. Its wider Double Bay footprint also extends into commercial and retail development.

The developer's broader Sydney residential pipeline is particularly concentrated across the eastern suburbs, with projects spanning Doub​le Bay, Ro​se Bay, Wo​ollahra, Dar​ling Point, Poi​nt Piper and Eli​zabeth Bay.

At 55 William, Fortis has again turned to MHN Design Union, the architecture practice behind several of its eastern suburbs projects, while London-based 1508 London has been appointed to handle the interiors and Wyer &amp; Co the landscaping.

The six-level building will comprise a combination of two and three-bedroom apartments, including a garden residence, full-floor apartments, a sub-penthouse and penthouse. Each residence will have secure basement parking and private outdoor space.

A rooftop terrace for all residents, along with select apartments, enjoys views across Double Bay Harbour and toward the Sydney skyline.

Ceiling heights will reach up to three metres&nbsp;in select residences, while the kitchens will feature natural stone and integrated Gaggenau appliances.

The boutique nature of the project reflects the type of stock Fortis has increasingly targeted across Sydney's eastern suburbs, where larger apartments and smaller buildings are being pitched primarily toward local owner-occupiers and downsizers.

Fortis Group General Manager Ed Eve said the developer continues to see demand from buyers wanting to remain in the eastern suburbs but move into newer, lower-maintenance housing.

“We're seeing continued demand from local owner-occupiers and downsizers looking for high-quality homes that allow them to remain in the eastern suburbs, close to the lifestyle and community they know,” Eve said.

55 William is also one of the early projects to respond directly to the NSW Government's Low and Mid-Rise Housing reforms. Fortis had previously secured approval for just two townhouses on the 599 sqm site before revising the scheme to eight apartments following the planning changes.

Situated one street back from Double Bay's water's edge, the project enjoys an enviable harbourside setting within walking distance of Double Bay Village and the ferry wharf.

Fortis has increasingly made the eastern suburbs a major focus of its Sydney pipeline. Beyond Double Bay, it recently completed the 14-residence Piper in Point Piper and has projects underway or planned across Rose Bay, Woollahra and Darling Point.

The developer recently secured approval for Verano in Rose Bay, a six-level development comprising 21 two, three and four-bedroom apartments, also designed by MHNDU.

Fortis continues eastern suburbs push with 55 William launch

UAE-based developer Arada has unveiled plans for a $2 billion twin-tower apartment development in Broadbeach, marking its first move into Queensland as it continues its rapid expansion across Australia.

Arada will develop 952 apartments across two towers on a prominent site opposite the Gold Coast Convention and Exhibition Centre, with the project targeted for completion ahead of the Brisbane 2032 Olympic and Paralympic Games.

The project represents Arada's largest commitment to the Australian market since arriving in the country in 2024 and significantly expands a local pipeline that has now grown to eight projects and more than 5,000 homes.

It will also be the first major Queensland project delivered by Roberts Co since the tier-one contractor was acquired by Arada Group in 2025.

Plus Studio has designed the Broadbeach development, which will comprise one, two and three-bedroom apartments across two towers connected by a landscaped podium.

A significant resident amenity offering will include lagoon and lap pools, a gym, sauna and steam room, alongside a mist room, infrared room and salt scrub facilities. Communal terraces, private dining areas, a library, residents' lounge and work-from-home spaces are also planned. Around 1,200 sqm of retail and hospitality space will occupy the ground floor.

The site puts Arada in one of the Gold Coast's most active apartment markets, directly opposite the convention centre and within walking distance of Pacific Fair, The Star Gold Coast and Broadbeach's dining and retail precinct.

It also has immediate access to the Gold Coast light rail network and sits just a few blocks from the beach.

Arada Group Chief Executive Ahmed Alkhoshaibi said Broadbeach represented an opportunity for the developer to expand beyond its initial NSW pipeline.

“Broadbeach is a world-class address that gives us the canvas to create a community of exceptional design and lifestyle quality that genuinely enriches the daily lives of the people who call it home,” Alkhoshaibi said.

“This is our first development outside New South Wales, and it reflects our growing ambition to grow in key urban markets around the country.”

Alkhoshaibi said bringing Roberts Co into the project would give Arada greater control over the development and construction process.

“Delivering this project through Roberts Co, our own tier-one construction business, means we can bring the quality, pace and accountability that our buyers expect.”

The move into Broadbeach comes as Arada accelerates its Australian expansion following its entry into the market two years ago. The developer has assembled a pipeline of eight projects comprising more than 5,000 homes, while the acquisition of Roberts Co last year gave the group its own Australian construction capability.

Globally, Arada has a development portfolio valued at $50 billion comprising more than 55,000 homes across the UAE, United Kingdom and Australia.

The Gold Coast is emerging as the next major market for the developer, with strong population growth and infrastructure spending ahead of the 2032 Games continuing to underpin significant apartment development across the coastal strip.

Sydney’s downsizer market is changing, with a growing cohort of buyers prioritising the right home over simply finding a smaller one.

Coronation Property Head of Sales Cam Porter says the traditional idea of downsizing does not necessarily reflect what many buyers are now looking for, particularly those moving from established family homes across Sydney.

Instead, he says they are increasingly becoming “right-sizers”, seeking lower-maintenance homes without sacrificing the space, amenity or quality they have become accustomed to.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Porter says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

It is a subtle but important distinction in a market where apartment developers are increasingly targeting established owner-occupiers.

For many of these buyers, moving from a house to an apartment is not driven by a desire to dramatically reduce their living space. Instead, the appeal is in removing some of the maintenance associated with a larger home while retaining generous living areas, storage and enough flexibility to accommodate family and friends.

Coronation’s sales team is seeing buyers place particular importance on natural light, practical storage and additional rooms that can be used as guest bedrooms, home offices or secondary living spaces.

Kitchens and dining areas are also playing an increasingly important role, particularly for buyers who regularly entertain or have children and grandchildren visit.

“These buyers still want their home to feel generous,” Porter says.

“They may want less maintenance, but they are not looking for less life.”

The challenge for the broader housing market is providing enough of the right stock to encourage that move.

While much of the discussion around Sydney’s housing shortage has centred on the number of homes being delivered, Porter says the diversity of those homes is equally important.

Older homeowners can remain in large family houses for longer when they cannot find an appropriate alternative in the neighbourhoods where they have built their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Porter says.

“People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”

It also has implications beyond the downsizer market. Providing suitable apartments for smaller households can free up established houses for families who need the additional bedrooms and land, creating greater movement through the housing market.

<h2>Lillian targets the next stage of apartment buyer</h2>

It is a buyer Coronation is targeting at <a href="https://www.apartments.com.au/new-apartments/lillian-erskineville-9-metters-street-erskineville-nsw-2043">Lillian</a>, its new collection of apartments, terraces and penthouses at Erskineville Village.

Designed by Silvester Fuller, Lillian has been shaped around larger living spaces, natural light and flexible floorplans, alongside landscaped areas, wellness amenity and communal spaces for residents.

The development will form part of Coronation’s broader Erskineville Village precinct, which will combine new homes with green space, retail, hospitality and new pedestrian connections.

McPherson Park will sit at the centre of the precinct, creating a significant new green space alongside the project’s retail and hospitality offering.

For Porter, the opportunity is to give buyers another housing option without forcing them to leave the part of Sydney they already know.

“People should be able to change the type of home they live in without having to change their entire life,” he says.

“For many buyers, Lillian offers the opportunity to remain connected to the Inner West and the city, while gaining access to a more convenient, walkable and considered way of living.”

From downsizing to right-sizing: What Sydney buyers want from their next home

Family-owned builder and developer <a href="https://www.apartments.com.au/developers/omaya">Omaya</a> is bringing its 27-storey The Maybelle development to market, with the 229-apartment tower rising alongside Ismay Reserve near North Strathfield.
