TATE townhomes prove to be a sales success for ANGLE

Moreland City Council has launched the Moreland Good Design Sessions, a series of workshops aimed at members of Victoria’s leading design and construction firms. Professionals be invited to assess the recently released new draft Good Design Advice Sheets to determine how the quality of medium density housing can be improved.

The launch is part of Moreland City Council’s Medium Density Review, which was identified as a key priority in the Moreland Council Plan 2017-21, with the aim of enhancing liveability, affordability and sustainability in Moreland by guiding growth and excellence in urban design and development.

According to Moreland City Council, medium-density housing accommodates 35% of Moreland’s population, and that approximately one in six Moreland families with children were living in medium-density dwellings in 2006 and by 2016 this had increased to one in four families.

Moreland City Council surveyed more than 400 medium-density households in 2017, which found that most people living in medium density housing chose to do so due to location and price. Following the survey, Council undertook a detailed case study analysis of nearly 1,000 dwellings in early 2018.

Moreland's appeal as a desirable municipality in which to live was reflected in it securing fourth place in Apartments.com.au's list of <a href="/news/urbans-top-5-for-october-most-viewed-local-government-areas">Top 5 most viewed LGA's</a> for the month of October.

Council assesses more than 400 applications each year for medium density developments, which is almost a third of all planning applications. Medium-density housing is not a temporary situation for young families. It can provide a genuine alternative to the traditional family home.

The survey also brought to light issues around ecologically sustainable design, open space, site layout, landscaping, internal amenity and accessibility. Planning permit decision-making often involves balancing various aspects 
of the design.

Clause 55 of the Planning Scheme (ResCode) includes standards that are discretionary, which means that where a particular aspect of the design may not comply with the planning scheme standard, on balance an overall acceptable outcome can still be achieved.

One of the weakness of ResCode compared with other best practice medium density guidelines is an absence of images and illustrations. Some applications may meet the numerical standards of ResCode but with insufficient regard to the context or design detail.

Moreland City Council seeks to improve medium density housing

The recently approved Flinders Bank development in Melbourne is joining a growing list of projects providing a contemporary take on the traditional terrace typology. A mainstay of Melbourne’s real estate market since the 1800s with its narrow, double-storey footprint and Victorian presence, the terrace house has had to evolve into an entirely different housing style, as Melburnians embrace apartment living.

At Flinders bank this new terrace product crowns the developments upper levels and features 16 two and three bedroom apartments with terraces, with view which encompass the Yarra River and Port Phillip Bay. Gone are the narrow hallways, replaced with oversized living spaces, bedrooms with walk in robes, ensuites and sitting areas and kitchens featuring butlers pantries.

Flinders Bank represents Century Group Aus' first project, reshaping a key gateway site on the corner of Flinders and Spencer into a mixed-use precinct designed by Fender Katsalidis that will add public open space, residential living, destination retail and a five-star hotel to the city's south-east corner.

Century Group Aus expects St. Regis Melbourne will become an integral part of a vibrant pedestrian precinct and plaza along Siddeley Street, breathing new life into the south-west corner of Melbourne's CBD.

Other key developments in the area include Riverlee's mixed-use Seafarer's Place development which includes restoration of Shed No.5 and a 3,500sqm public park, a revamp of 627 Flinders Street and Lendlease's Melbourne Quarter.

Construction on Flinders Bank is set to commence next year with a completion date slated for 2022.

Flinders Bank re-imagines the traditional terrace

Developer Growland has appointed LU Simon to build stage one of its mixed-use residential <a href="/buildings/victoria-square-8-hopkins-street-footscray">project Victoria Square</a>, with construction now underway on the first two towers, reinforcing the continued demand for Footscray. 

The $600 million project comprises six residential towers of 937 apartments, in addition to over 5,500 sqm of commercial, retail and hospitality space on Hopkins Street.  The first phase of Victoria Square is expected to be completed by late 2020 and has achieved sales of 90%. <a href="/news/victoria-squares-next-phase-adds-to-footscrays-development-pipeline">Stage three, titled VS03, has just launched to market and will include a boutique collection of just 86 apartments.</a>

Growland says it’s not surprising Footscray has become a hotspot, particularly for young buyers, with research from District Data indicating that the area is in the early ‘hotspot’ phase, providing buyers an opportunity to take advantage of excellent value for money.

LU Simon commences construction on Growland's Victoria Square

With the Victorian Election just over a week away, the Victorian Chapter of the Australian Institute of Landscape Architects (AILA) has taken the opportunity to call for increased investment in green infrastructure, in an effort to improve life expectancy and liveability for Melburnians. 

The AILA’s Victorian Chapter has released a state election campaign statement with its president, Adrian Gray calling on all parties to prioritise green infrastructure as part of their policy platforms. 
Gray cites a study from Thomas Longden at University of Technology Sydney which showed Melbourne had the highest rate of heat-related deaths out of all Australian capital cities. Gray argues that the issue is not currently being addressed at the urban design and planning stages and this needs to change.

In the statement the AILA states that over half of the surfaces in Melbourne are heat absorbing materials including darker coloured roofs, car parks, roadways and footpaths despite research showing that cooler places enable people to live longer through improved air quality, reduced c02 emissions and the resistance to heat related deaths.

Other key areas of the election campaign statement are increasing active transport systems to promote a healthy city such as more walking and bike paths to promote active travel and healthy cities as well as the improvement of access to nature.

There is the need to prioritise landscapes and green infrastructure in the planning scheme to build a healthy, liveable city as Melbourne’s population grows steadily.

With Victorians dying from heatwaves due the high temperatures we experience, the topic of cooling the city is a must for the political agenda to save lives and improve liveability. Steps can be taken at planning, policy and urban design phases to lowering temperatures in Melbourne which include increasing the tree canopy cover across all of Melbourne, revising tree clearance guidelines and implementing planning scheme protection for all trees across Melbourne. 
The impact of heat ultimately needs to be managed where planning schemes must address community health. Victoria needs to become resilient to climate change and remain liveable by improving our urban landscape, where green infrastructure is needed for the long term.

Even those suburbs that are renowned as ‘leafy’ face the threat of losing that status with increased housing density, reduced backyard size with subdivisions and the rising number of cars driving down streets.Politicians from all sides of politics need to make a clearer commitment to developing best practice for green infrastructure projects and increasing the investment in water sensitive urban designed streets and tree planting. 
Melbourne needs to become less car-oriented with walking trails, bike paths and pedestrian access requiring improvement. Cities need to support human health and wellbeing and one way this can be achieved is by increasing investment via green infrastructure, urban design and improving mandatory requirements for green infrastructure in the planning scheme.

Victorian Election 2018: AILA Victoria calls for increased investment in green infrastructure

Not surprisingly, looking at it in a Victorian context, the City of Melbourne takes out top spot, reflecting its status as one of the most desirable municipalities to reside within. 

The inner-city LGA's are proving the most popular with their access to employment, education, retail and dining, and well served by public transport.

Taal says the project provided a very challenging brief for a broad scale landscape that is not evident at first glance.

Erwin Taal: Golden Age and Time &amp; Place had a vision and dedication to provide a generous, shared residential green podium that would provide a range of outdoor spaces, appropriate for the varying needs of residents, including:

<ul>
<li>implementing a range of age-appropriate spaces,</li>
	<li>spaces with varying intimacy and openness,</li>
	<li>providing a mix of shelter and exposure,</li>
	<li>passive enjoyment through to active recreation.</li>
</ul>
The brief also called for the establishment of a green landscape with a range of planting approaches that would create an engaging immersive environment for the residents, within the limitations of the building structure. This desire for immersion within the landscape was amplified through the refined “Sky Garden” approach that was requested by Golden Age.

U: Did the design concepts of the five elements inform a set of guidelines which assisted in the collaboration between ASPECT, Rothelowman and DKO Architecture? 

ET: ASPECT Studios are one of the forerunners with extensive experience and knowledge of green roof design. We worked closely with Rothelowman &amp; DKO to ensure a seamless interface between the landscape and architecture. From the outset, we proposed that the residential podium take on a sympathetic design approach towards the concept for The Square and Level 1 Retail to ensure a considered and consistent design concept between all facets. This was in keeping with the geometries pursued within the Rothelowman design of the residential towers. Our concept successfully reflected the seamless integration between internal and external as well as the architectural exploration of the five elements to effectively create one consolidated residential offer.

U: What influence did the architecture of the three apartment buildings have on the design of the landscaped spaces? 

ET: We considered the broader site arrangement and massing of the three residential buildings and retail forms in our conception of the external landscape. The elongated forms that were rounded off (referenced to as the “Aalto curve”) were used as a driver to articulate the arrangement of a series of outdoor landscape rooms within the linear external landscape that wrapped along the base of the three towers. Further detail within these outdoor rooms was drawn from the manipulation of the residential tower forms including:

<ul>
<li>Faceting (as a way of rounding off corners using a controlled radius)</li>
	<li>Pinching (the drawing in of elements of the façade to provide variation in form and rhythm)</li>
	<li>The terrace (as a way of progressively stepping down building heights)</li>
</ul>
The linear landscaped forms were subsequently modified to become more curvilinear and less linear in nature, again as a reference to a more intimate Sky Garden approach, whilst retaining the overall arrangement of the outdoor rooms.

U: What were some of the challenges for designing multi-generational spaces without over cluttering the spaces or diluting the design intent? 

ET: The linear arrangement of outdoor rooms along the base of the towers and multiple points of entry surprisingly assisted in dispersing various programmed spaces along the podium. We divided the programming of the outdoor rooms into active through to passive use, and formal through to informal settings to determine the range of activities to occur within each room. Some of the outdoor rooms naturally lent themselves to a younger or older generational focus, but we felt it important that the interaction between all users was a desirable element, much as a typical urban environment. By off-setting the connective circulation from the activity of the spaces, a higher intensity of activation was therefore possible without disrupting access to other outdoor rooms within the arrangement.

How do you see the roles of shopping centres changing in the future and bringing more of nature in? 

ET: As our multi-residential and ‘mixed-use’ residential markets continue to grow, developers are taking further influence from our overseas counterparts in introducing shopping centre residential typologies which offers the fusion of lifestyle, residence and nature. As expressed within The Glen redevelopment encompasses:

<li>Our inhabitation within an increasingly dense urban environment,</li>
	<li>the blurring of the traditional separation between home and lifestyle, and</li>
	<li>the desire for more meaningful connection to nature within our lifestyled environments.</li>
</ul>
Shopping Centres are rapidly evolving to capture, and even drive, this fusion through diversifying their offer beyond that of traditional retail. Incorporating nature through the creation of extensive internal and external landscaped environments provides breathing spaces within these intensified environments and actively encourages prolonged occupation. Whilst not a re-creation of real nature, the use of green roofs and podiums are a controlled representation of it which has been tailored to suit our changing social and urban fabric and can offer many of the environmental, microclimatic and biological benefits.

ASPECT Studios' Erwin Taal discusses Sky Garden's landscape design

Last week Apartments.com.au highlighted the growing number of <a href="/news/555-collins-street-continues-the-commercial-theme-for-2018">residential projects being shelved in favour of commercial use</a>, but there has also been a more recent trend towards aged care, with various developers shifting their residential focus in a bid to capitalise on the growing downsizer market.

According to Mcrindle Research, 3.7 million Australians were aged 65 and over in 2016, a number that is set to double by 2057. In response to this developers are delivering residential and retirement hybrid projects designed to cater to those entering the retirement stage of life that want to retain their inner-city, amenity-rich lifestyle.

The sector which is expected to boom over the next few years, is relatively unprecedented and presents a unique opportunity for developers to set themselves up as the market leaders in this sector. The Federal Government’s has also reacted by increasing its investment in the aged care sector, spending approximately $17 billion in the 16/17 financial year, of which 69 per cent went towards residential aged care.

This has also seen the likes of EcoWorld International who recently launched its <a href="/news/ecoworld-international-rethinks-retirement-living-for-south-yarra-project">Lifestyle One service at their Yarra One</a> project in South Yarra, which will provide residents with access to a range of services such as home maintenance, home cleaning, dry cleaning, massage, pet walking/grooming, and personal care.

According to Marshall White Projects director Leonard Teplin, the last few months has seen an unprecedented number of developers seek to amend existing planning permits for independent living uses, both to navigate around the uncertain residential market and tap into the growing demand from the downsizer market.

Earlier this year, we also reported on<a href="/news/lendlease-revisits-richmonds-gtv9-site"> Lendlease's revised intentions for the GTV9 site</a> in Richmond which would include aged care, retirement living and affordable housing with the developer engaging Catholic Healthcare Limited and Women's Housing Limited as the operators upon completion.

Developers turn to aged care to cater to growing downsizer market

Earlier this week the NSW Premier Gladys Berejiklian unveiled the final design for the new Sydney Fish Market which will become the catalyst for the revitalisation of Blackwattle Bay and provide greater public access to Sydney Harbour and its foreshore. 

More than just the largest fish market in the southern hemisphere, the new development aims to provide significant public and cultural amenity and a new icon for Sydney, while also establishing a public connection to the water’s edge at Blackwattle Bay. The Premier said the purpose-built retail and wholesale facility will be positioned over the water as "the centrepiece of a new harbour-side precinct, taking advantage of panoramic views to the Anzac Bridge."

Image: 3XN</figcaption></figure>As part of the development, the Sydney Fish Market will relocate from its current location to a 3.6-hectare site on an adjacent wharf in Blackwattle Bay in Sydney Harbour, which is expected to rival the world’s best markets.

Plans will also include:

<li>new public wharves </li>
	<li>a waterfront promenade</li>
	<li>a new ferry stop</li>
	<li>new civic and community spaces,</li>
	<li>a variety of restaurants, cafes, bars, and;</li>
	<li>food stalls showcasing Australian produce to the world.</li>

The building, which was designed by a team led by Danish architecture firm 3XN in collaboration with local architect BVN, GXN Innovation, and landscape architect ASPECT Studios, will feature a unique timber and aluminium roof inspired by fish scales floating over the building like a canopy. It will house  an expanded seafood cooking school, food kiosks, restaurants, bars and outdoor spaces for social events.

The winning team was selected through an international process, with a mandate to integrate significant sustainable and public amenity elements. The Design team approached this project with the specific goal of creating more than just a fish market; it is first and foremost a major cultural facility that enhances the existing market operations while creating generous public amenity to unlock the waterfront for Sydneysiders and visitors alike.

The design capitalises on the opportunity to link the bay with the significant green space of Wentworth Park to the south, and the entire Sydney community. UrbanGrowth NSW Development Corporation, the NSW Government agency responsible for bringing together economic, social and environmental benefits to create extraordinary places, has been working with the team since 2017 on meeting the brief to produce an iconic fish market design for Sydney.

The design team says it was inspired by the traditional market typology, which appears throughout history and across cultures. Market are considered the social hubs of cities around the world and generally comprise a series of stalls that are open to the air but covered by a canopy and located in a large plaza. Preserving the authentic market feel was a key objective and driver of the design in addition to maintaining a human scale with a true market atmosphere.

Image: 3XN</figcaption></figure>Another key driver behind the design was resolving the conflicting requirements around public accessibility within an operating harbour and wholesale market. According to the design team, it was critical that the visual connection between the public areas and wholesale or wharf operations were maintained. The new design locates all the functions traditionally associated with fish markets – the landing and loading of fish, the wholesale market, and the auction hall on the ground floor. An amphitheatre and the foreshore promenade wrap over the operational wharf, providing visual connections for visitors to observe the operational activity, while still keeping them safe and separate.

Plazas located at either end of the fish market encourage and facilitate informal gatherings, creating additional connections between the public and the water.  and house wetland flora to filter both stormwater and grey water from the building. These bio-filtration systems filter water and can provide a protective habitat for local birds while filtering the immediate site water run-off.

The amphitheatre staircases that lead from the plazas to the public market extend and expand the surrounding landscape while establishing a foreshore promenade around Blackwattle Bay. This creates a new public route along the water’s edge with the stairs also providing public spaces where people can enjoy their food and the view over the bay to the Anzac Bridge.

The building’s unique timber and aluminium canopy forms an integral part of the design responding to the spatial demands of the program below in addition to environmental factors. The design will allow the canopy to be permeable as possible, minimising the need for conditioned air, while also deflecting the direct sun. Other sustainable design features include the ability to harvest rainwater for reuse, protects the retail spaces from the sun, and filters daylight for operations below. The unique form uses prevailing winds to extract hot air and protects the sellers from southerly winds.

Sydney Fish Market will continue to operate uninterrupted during construction of the new facility, which is expected to begin mid 2019, subject to all necessary approvals. The new fish market is expected to open in 2023

Sydney Fish Market design to provide a new focal point on the harbour

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

"Projects such as Park Residences and KOYO demonstrate that when the product is exceptional and the location is irreplaceable, buyers are prepared to act quickly."

Abadeen CEO Joe Tack said quality continued to differentiate projects in the current market.

"Today's buyers are incredibly discerning," Tack said.

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. A 1,000 square metre civic park on ground level features a curated mix of food, beverage and retail.

The plans have been refined over the past year to rebalance the residential and hotel offering, and reconfigure the retail footprint to create a stronger, more dynamic dining experience.

A three-level flagship building on the prominent corner of Pitt and Liverpool Streets will be the gateway to the Castlereagh Place lifestyle precinct. Set to become a Sydney icon, the building is capable of housing multiple hospitality venues.

“Castlereagh Place is designed to be the City's next great urban oasis - an energetic mixed-use precinct that pulses with life, day and night,"&nbsp;said Joseph Kinsella, Group Director of Billbergia.

Kinsella said the project will build on&nbsp;Sydney’s growing laneway culture with the City’s largest network of new activated lanes - an expanded, next-generation take on precincts like Angel Place, Palings Lane and Ash Street in Wynyard.

Castlereagh Place has been designed by architects <a href="https://www.apartments.com.au/architects/fjc-studio">fjcstudio</a> in collaboration with Trias Studio, Aileen Sage and Polly Harbison Design, joint winners of an international design competition in 2018.&nbsp;

Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

It marks the largest undertaking to date for the Billbergia and Metrics Credit Partners partnership. Together they are developing other underutilised Sydney sites into mixed-use precincts, including the $2.2 billion Concord Central and the $1.3 billion Chatswood Grand Residences.

Metrics Managing Partner and Group CEO Andrew Lockhart said Castlereagh Place is a landmark project that will redefine Sydney’s skyline.

"As the tallest residential high-rise development, the revitalised site will offer panoramic views across the CBD and surrounds. We are excited to partner with Billbergia to reinvigorate an underutilised site and create a sophisticated and contemporary mixed-use offering situated in the heart of Sydney.”

Total apartments within the towers have increased to 607 dwellings, with a focus on larger floorplans. Aligned to growing market demand, Castlereagh Place now comprises 299 three-plus-bedroom apartments, 198 two-bedroom units and 110 one-bedroom configurations.

Resident amenities will include an exclusive residents club containing a gym, rooftop pool, dining rooms, co-working spaces, library, golf simulator, games room, cinema room, and access to an exclusive concierge service. There will be around 500 basement car spaces below the towers.

The development will also include a state-of-the-art wellness centre, set to feature a bathhouse with magnesium pools, hot/cold plunge pools and premium amenities.

According to fjcstudio, the towers will feature distinctive yet elegant architectural design reflecting Sydney’s geometry and urban character, with a network of through-site links and intimate public spaces activating the streetscape.

"Castlereagh Place is a city-making project of significant scale and ambition," said Richard Francis-Jones, Design Director at fjcstudio.

"It will create a rich urban complex of public open spaces, landscaped gardens, and vibrant laneways. Defining these new public spaces and the important streetscape of Castlereagh Street is a sequence of fine-grained, diverse retail and hotel architecture designed in collaboration with Aileen Sage, Polly Harbison Design and Trias.

“Rising above the tree-lined, human-scale streetscape are two slender residential towers that will transform the city skyline and look towards the Harbour, Hyde Park, and the Royal Botanic Garden.”

Demolition and early construction works have commenced onsite at Castlereagh Place.
