Developer Lendlease has announced that it has secured International Workplace Group’s (IWG) co-working brand, Spaces at its Melbourne Quarter precinct within Melbourne's Docklands urban regeneration project.

Spaces will occupy approximately 7,000 sqm of space across two buildings comprising, one floor within the recently completed One Melbourne Quarter, and upon completion, more than 4,000 sqm across two floors at Two Melbourne Quarter, currently under construction.

As part of their tenancies, Spaces will also utilise the business lounge facilities in each building’s lobby providing extensions of their workplace with members also having access to the precinct’s wi-fi enabled Sky Park.

Images: Lendlease</figcaption></figure>Overall, Spaces will provide 700 flexible workstations when it moves into One Melbourne Quarter in May and Two Melbourne Quarter once it is complete in mid-2020. Space will join future Melbourne Quarter tenants AMP and EnergyAustralia,and Arup and Lendlease, who have already taken occupation of their respective workspaces within One Melbourne Quarter.

According to Spaces, its model allows customers to pay only for the space they need, scaling operations up or down to boost employee productivity in their choice of work environments.

Meanwhile, construction is continuing in earnest at Melbourne Quarter with Two Melbourne Quarter's floorplates and core now well above street level and the first panels of facade now installed on East Tower.

Lendlease welcomes co-working operator Spaces to Melbourne Quarter

Wuzhong International (Australia) is making its first foray into the Australian residential property market with Bowen &amp; Queens. Located at 2 Bowen Crescent, South Melbourne, the 19-storey residential development has been designed by Plus Architecture and comprises 214 apartments offering views over Albert Park Lake, Port Phillip Bay, the city and the Royal Botanic Gardens.

Urban.com.au spoke to  Director of Wuzhong International (Aust) David Yihou Shen about the Bowen &amp; Queens development and its ambitions in the Australian market into the future.

David Shen: Melbourne is well known globally as being the world’s most livable city and is therefore an attractive prospect for global developers. As a developer we think Melbourne is the place to be and expect the market will keep growing over the next decade or so as the population grows.

Bowen and Queens is our first apartment development in Melbourne, however we have done a boutique size project in Carrum Downs which consists of 23 lots land subdivisions and 21 townhouses.

U: And following on from that what was the appeal of South Melbourne?

DS: We love South Melbourne! We set up our Australian HQ at 1 Queens Road, Melbourne about 6 years ago; it is effectively 100 metres from our Bowen &amp; Queens project. South Melbourne is a dynamic and very liveable suburb; it has parks, markets, restaurants and cafes everywhere.

The location is arguably in the city but without the noise of the busy CBD. Our project is off St Kilda Road but away from all the traffic, and of course residents will get the amazing views to the bay, to the park and to the Albert Lake.

U: What was Wuzhong's vision for the Bowen &amp; Queens site and its brief to Plus Architecture?

DS: The location of Bowen &amp; Queens was carefully selected. The site has easy access to the city, beach, and suburbs. We chose this particular site because it is surrounded by parks and in a bigger context, it fits in with the natural elements of the nearby bay too.

We briefed Plus Architecture to enhance the healthy lifestyle that this site can offer. It’s designed for ease of living, and to encourage a healthy lifestyle with all the nearby parks. The Bowen &amp; Queens was crafted around the concept of nature – this is seen through the use of curves throughout that embrace the surrounding area.

U: There has been a lot of commentary recently around the state of the residential market in not just Melbourne but Australia as a whole. What are your thoughts on this and do you expect it to have an impact on sales in Bowen &amp; Queens?

DS: The market is slower than the last several years, this is a fact. The market is going soft due to tightening lending regulations. The demand is still there though thanks to the growing population. Melbourne still has very high population growth. While the sale rate will be lower than what we experienced in the previous years, I don’t think it will impact on the sale prices. Good stock is sought after and popular in every climate.

U: What buyer demographic do you expect Bowen &amp; Queens to appeal to?

DS: Local buyers and owner occupiers will be the main demographic we will be targeting. The finish of the building will be a high quality and local buyers who can attend the display suites will fully understand the quality and the craftmanship of the building.

U: Looking beyond Bowen &amp; Queens, what are Wuzhong's intentions for future projects in Melbourne and are you also looking at opportunities in other Australian cities?

DS: We have a full pipeline built up for the next 5 years already; not just in apartments but also in land subdivisions as well as commercial projects. Our focus is in Melbourne only as we think Melbourne market is a particularly exciting market to be in within Australia.

Wuzhong's David Shen discusses Bowen and Queens

Melbourne looks set for another bumper year in 2019 with a host of key projects around the city - of both the small and tall variety - changing not only the skyline's silhouette but more importantly its ground plane.

Today's piece focuses on a selection of projects which in some way will contribute to improving Melbourne's built environment and public realm. These projects represent a cross section of skyscrapers and key public realm projects.

<h2>435 Bourke Street</h2>

<figcaption>435 Bourke Street. Image: Cbus Property</figcaption></figure>Cbus Property delivered an early Christmas package to the City of Melbourne when it submitted an application for a $1bn 55-storey commercial tower at 435 Bourke Street, in the heart of the Melbourne CBD.

Designed by Bates Smart, the development comprises approximately 64,500 sqm of premium grade office space on the corner of Bourke and Queen Street.

Cbus amalgamated sites at 140 and 150 Queen Street, 423 Bourke Street and 27 McKillop Street to allow for the development. 

According to Cbus, it intends to launch 435 Bourke Street in early 2019 and commence construction later this year pending planning approval.

<h2>Southbank by Beulah / The Green Spine</h2>

Image: UN Studio</figcaption></figure>Beulah International revealed the six entries in its Southbank by Beulah competition during its symposium in July 2018, before Cox Architecture + UN Studio's Green Spine scheme as the winning design.

The design team and Beulah then embarked on a study tour which included stops in Shanghai and New York to assist in informing the design.

It is expected that following a process of design refinement and development a planning application will be lodged for the site at 118 City Road, Southbank.

Should the project retain a maximum height of 356m and should it be viewed favourably by the Planning Minister's office, construction could commence on what would become Australia's tallest tower in 2020 at the earliest.

The winning concept for Green Spine featured a mix of uses including residential, commercial, hotel, a school and a highly permeable ground plane which extends the Southbank Boulevard linear park (see below) into the site and extends up the length of the towers.

<h2>Yarra Pool</h2>

Image: Yarra Pools</figcaption></figure>Designed by WOWOWA and inspired by urban river swimming projects both locally and globally, Yarra Pools is a community-led proposal which seeks to transform an under-utilised section of the Yarra River's Northbank into a thriving community facility centred around water-based activities.

The proposal would include (amongst other things) wetlands, a natural leisure pool, 50m lap pool, kids pool, cafe and pavilion.

Yarra Pools is currently seeking support to advance the project through a community-led, multi-staged design and construction process. <h2>Southbank Boulevard + Dodds Street </h2>

Image: City of Melbourne</figcaption></figure>The first stage of City of Melbourne's significant project for Southbank has commenced with tram infrastructure works already completed between St Kilda Road and Sturt Street. 

Construction is now underway on the remainder of Southbank Boulevard between Sturt Street and City Road. This portion of the project will be undertaken in a number of stages and will see the west bound carriageway discontinued to create new public open space, and the current east bound one way carriageway converted to two way traffic.

The first stage is due to be completed in August of this year. Upon completion, the six stages of the project will create 2.5 hectares of public space and neighbourhood parkland within Southbank, which has become Melbourne's most densely populated suburb.

<h2>Elizabeth Street South</h2>

Image: City of Melbourne</figcaption></figure>Work is finally set to commence by the middle of this year on the City of Melbourne's long mooted pedestrianisation of Elizabeth Street South which will replace a stretch of road surface with a new tree lined public space.

Originally due to begin early last year, the project was delayed to allow for construction of an office development at 276 Flinders Street.

The 10-storey development is nearing completion and has direct frontage to the section of Elizabeth Street to be transformed, limiting Council's ability to build the new public space immediately while maintaining pedestrian safety around the construction site.

The City of Melbourne has set aside $2.2m to complete the project which will include the creation of better public realm with new bluestone paving, street furniture, lighting, trees and drainage improvements. 

<h2>Market Street Park</h2>

Image: City of Melbourne</figcaption></figure>Being delivered as part of Cbus Property and ISPT's $1.3bn Collins Arch development currently under construction, the Oculus-designed park along Collins and Market Streets will add much needed green space to the heart of Melbourne's CBD. 

To facilitate development of the park, City of Melbourne is contributing part of the Market Street road reserve while Cbus Property and ISPT are contributing part of their development site.

The new 1,900 sqm park comprises five distinct zones; Collins Street Interface, Northern Lawns, Playful Terrace, Central Plaza, and City Garden.

Upon completion the park will be vested back to the City of Melbourne for public use and management.

<h2>Melbourne Square - Public park, Hilton Hotel and future stages</h2>

The six-tower project comprises four residential towers, an office building and a hotel sited around a new central public space.

The first stage is 75% sold and features two residential towers of 231m and 179m respectively, the public park and a full line Woolworths - Southbank's first full line supermarket.

It was also recently reported in the <a href="https://www.afr.com/real-estate/commercial/hotels-and-leisure/hilton-to-return-to-melbourne-with-600room-flagship-at-melbourne-square-20190117-h1a6c5">AFR</a>, that OSK was negotiating with Hilton Hotels &amp; Resorts to operate a 600-room flagship luxury hotel with an anticipated opening date of 2022.

Melbourne's Headline Acts for 2019

Urban.com.au: How do you approach site acquisition? Do you seek out sites based on whether you have already determined that you want to develop a townhouse or apartment development? Or do you let the site determine that?

Raghav Goel: It's very adapted. We have had preconceived notions before but you quickly realise that's not the way to approach it. We tend to focus on where we can add value. Any site that has an existing permit is much harder for us to add value to because it has already had a lot of work done so we try to focus on sites off market and ones that don't have a scheme in place already.

We love medium-density development and it's something that we're keen on continuing to develop. For us there's no set formulas in site acquisition.

U: And to follow up on that, you develop properties all over Melbourne, there's no particular region or suburb that you're fixated with.

RG: And that's what excites us - that challenge of doing something new, something different each time. We have a very strong relationship with our consultants and that's something we tend to carry forward. It's amazing how the same architect and consultant team can come up with a completely different scheme for a different location. 

U: You've previously worked with DKO and SLAB on The Workshop in Collingwood and this has carried through to Shelley St.

RG: We've got that relationship working with DKO going back almost ten years now, and Shelley St is probably our sixth project working with them. They also did Highwood with us and we also worked with them on Ascot Vale Road before Caydon purchased the site. That's a relationship we've maintained and as our businesses grow the whole approach tends to evolve, which is exciting isn't it?

U: One thing DKO do very well is design a project within its context. Looking at the design response to a project in Collingwood compared to say Ringwood or Richmond, it's evident the context is considered. At Shelley St this association with the context comes through in the saw tooth profile and brick exterior, which draws on the industrial nature of its locale.

RG: (DKO) have been fantastic and SLAB as well, in how they do things and it really is a true collaboration in every sense of the word. In the beginning you tend to sit around a table - much like we're doing right now - and just come up with ideas.

We provide our architects and consultants with really simple briefs at the beginning of a project, and with the brief for Shelley St one of the critical aspects was we really wanted to provide independent street access to each townhouse and we wanted something standalone so that it almost feels like a terrace but with a contemporary and environmentally sustainable approach... natural daylight, ventilation etc.

How we ended up with the saw tooth (roofs) how we ended up with the brick (exterior) that came from the architect's expression of how they saw the site. And the project feels like it just belongs in Richmond, doesn't it? We're quite pleased with the design and looking forward to seeing it realised.

U: With these more urban townhouse typologies we're seeing them developed almost as a hybrid - they're an ensemble of individual townhouses which collectively form a cohesive composition but appear more like an apartment building. 

RG: I'd say it's probably about the balance of medium-density development. Definitely these have individual street access and frontages but the architectural form and expression is a 'whole' and that's how they read together on the streetscape. That's just as critical because if you were doing a standalone house, with a saw tooth form, all brick with such large windows, its probably going to stand out. 

Something like this on a corner site, in an urban location you get the added benefits of a communal courtyard space through the middle which provides a sense of security and a sense of community for people who want it. It's interesting how some people don't like the idea of neighbours, so (Shelley St) gives you the option of engaging with your neighbours if you want, but also retreating back into the privacy of your own home if that's what you prefer. 

An apartment building with a shared and enclosed corridor will never provide you with that, and townhouses tend to allow for that more commonly, which is good because it appeals to a slightly different market - the owner-occupier - who have been there and done that, and now realise what they want.

RG: If you look at say, The Workshop in Collingwood - which again DKO and SLAB designed for us - it's interesting because we thought the demographic there was going to be young professionals, potentially 30-somethings looking at their second or third home because those were loft-style apartments... split level of about 70-80 square metres. In the end we actually saw a whole lot of 20-somethings who were really excited to get into the market and saw that they could either live in it or have it as an investment property as well.

Coming back to (Shelley St) we aren't ruling that out although we think it will probably be suited more towards 30-somethings, potentially with kids or with kids on the way. But you know, you tend to see instances where they get support from mum and dad so you can't rule anything out.

U: You mentioned the development has a central courtyard. Does that mean the townhouses have a dual aspect or in the case of the corner a triple aspect?

RG: There's actually three streets, so there's obviously Shelley and Garfield but then there's also a laneway along the rear off Shelley Street, which provides individual access to the four townhouses at the back and then the five along Garfield although the fifth is a bit hidden. 

That was critical because we wanted to maintain that streetscape, and there's an existing building adjacent to the site so we wanted to drop down in scale with the townhouse on the end. It's similar to what we did at Balaclava (Residences) as well. Interestingly when you walk down the street, it's almost as if the building has always been there but it's brand new, it sits comfortably in the streetscape. That's what excites us about medium density - it's not something bold and brash that changes the dynamic of the streetscape. As you walk you subconsciously realise there's something pleasant on the street.  

I think that's the direction Melbourne is going in and the type of streetscapes we're likely to see across the city in the future - well designed medium-density. Don't get me wrong, we can all appreciate Melbourne's skyline and its striking buildings but I think it's critical for our inner-suburbs to evolve architecturally.

Late last week, Target Australia moved into its new eight-storey headquarters within the Williams Landing master planned community. Developed by Cedar Woods, the new building comprises 12,960 sqm pf A-Grade commercial space accommodating 850 Target employees and featuring a ground level cafe. The new building was completed by Hacer Group in November 2018

Williams Landing is located in Melbourne’s booming western corridor and has been designated as a Priority Development Area by the Victorian Government. According to Cedar Woods, Target’s move to Williams Landing reflects the area’s attractiveness as a growing commercial destination and will support job creation, benefit existing local businesses and attract other leading companies to the area. Upon securing Target as the anchor tenant for 10 years, Cedar Woods sold the building to Centuria Metropolitan REIT for $58.39 million.

Situated in the heart of the Williams Landing Town Centre, Target’s new headquarters is located directly opposite the Williams Landing Train station, providing employees with a 28-minute express service to Southern Cross Station. Employees are also within walking distance of the Williams Landing Shopping Centre, including Woolworths and a variety of licensed restaurants.

Target’s move to Williams Landing was celebrated on site at a ribbon cutting ceremony to mark the significant milestone with Wyndham City Council Mayor, Cr Mia Shaw, and representatives from Cedar Woods, Centuria Metropolitan REIT and other key stakeholders present.

Target’s relocation has been a catalyst for further growth at Williams Landing, with Cedar Woods recently stating it has a pipeline of over 20 commercial and residential sites in the Williams Landing town centre.The developer previously announced the completion of pre-sales at 111 Overton Road strata offices, currently under construction, and the pre-sale of 107 Overton Road to Hellenic Property Investments, which is fully leased to the Victorian State Government.

Target Australia Moves Into New Headquarters in Williams Landing

International designer hotel owner operator, Ovolo, has been appointed as hotel manager for <a href="/developments?developer=Perri%20Projects">Perri Projects</a>' $50 million <a href="/developments/south-melbourne-vic-3205">South Melbourne hotel</a>, expected to open in 2020. Located at 183-199 Moray Street, the project comprises 100 rooms spanning six floors based around Ovolo’s ethos of ‘effortless living'.

Following support from The City of Melbourne, Amendment C221 was considered and adopted by the Minister for Planning, Richard Wynne mid-year, allowing for the project to progress. To this end, Perri Projects has engaged Woods Bagot, NH Architecture and Oculus for this significant 'place making project' which boasts over 250 metres of frontage along the Maribyrnong River.

Perri Projects says Amendment C221 will ensure the 2.8-hectare West Melbourne Waterfront site is successfully rezoned to Mixed Use, paving the way for a "dynamic, master-planned urban renewal precinct to revitalise the area into a pre-eminent waterfront destination."

Perri Projects and Ovolo combine for South Melbourne hotel

A new retail and dining precinct at Riverside Quay in Melbourne recently opened as part of Mirvac's revitalisation of the precinct, following the completion of 2 Riverside Quay.

The culinary precinct now comprises 10 new eateries located along the ground plane of Riverside Quay’s four commercial buildings. According to Mirvac, the existing Southbank Promenade restaurants together with the new retailers will create "an enhanced, vibrant food and beverage offering, emulating the ambience and buzz of Melbourne’s famous laneways."

Six Degrees Architects was engaged by Mirvac to assist in the revitalisation of Riverside Quay, with McGregor Coxall responsible for designing the public park, working in tandem with City of Melbourne. The project involved various stages of analysis and design including the production of a series of studies and feasibility reports along with a detailed set of design guidelines for future retail tenants.

Urban.com.au spoke with Mark Healy, Director at <a href="/architects/six-degrees-architects">Six Degrees</a> regarding the office's design strategy for revitalising the public realm.

Mark Healy: Six Degrees’ approach was to bring the ‘Melbourne laneway culture’ across the Yarra to Southbank. The spaces between the buildings of Riverside Quay were reimagined as laneways with small scale ‘fine grain’ tenancies activating the ground plane. Each of the new tenancies were designed with different personalities reflecting the evolution of Melbourne’s laneways. - to capture some of the character found along Melbourne laneways. The positioning of the new foyer entries in convenient  pedestrian locations also reinforced the activation of the laneways. Riverside Quay is a dynamic retail precinct that has become a destination in its own right. It not only caters for the local residents and office workers, but is now bringing people across the river. Mirvac were incredibly supportive of the design.

U: Could you describe the process and collaborating with the City of Melbourne on the new space?

MH: with a lot of our urban design work, the planners at City of Melbourne were very supportive of the strategy. This project is comprised of many small projects, or many small decisions, which gradually accumulate and create significant change. This is exactly what Rob Adams and his excellent team have been doing in the CBD for the past 30 years.

U: What were some of the challenges with the site, noting the new park sits to the south of the commercial buildings so solar access in winter is limited?

MH: The north-south orientation of the laneways gives direct sunlight during lunchtime hours in a similar way to Melbourne’s most famous lanes like Centreway and Degraves. The buildings to the south of the park are well placed to bounce light down to the public realm below. This is especially important during Melbourne’s cold and grey winter months when solar access to the ground is limited.

U: What were some of the opportunities the site presented?

MH: The larger space between buildings 1 &amp; 2 (1 Southbank Blvd &amp; 4 Riverside Quay) allowed for a small square or “piazza” to be created where we were able to place a mature tree and permanent shade structures as a focus to the tenancies that surround it.

U: It can be argued that Southbank is lacking in quality open space, although this is starting to be addressed. How does the public realm at Riverside Quay tie into the emerging public realm within Southbank? 

MH: We wanted to give the pedestrian experience of discovery that Melbourne laneways offer. The new park, designed by McGregor Coxall, is a very welcome addition to this area of Southbank.

Stage 1 of Greenland Australia's nbh at Lachlan’s Line in the north-west Sydney suburb of <a href="/new-apartments/macquarie-park-nsw-2113">Macquarie Park</a> has officially topped out, with the developer hosting a ‘topping out’ ceremony to mark the occasion.

Signifying the structural completion of the highest floor within the development, the ceremony was hosted on top of the 17-storey Nexus building with key representatives from <a href="/developers/greenland-australia">Greenland Australia</a>, project builders Ganellen, and other project consultants in attendance.

The first stage of the $220m master-planned project, designed by <a href="/architects/bates-smart">Bates Smart</a>, comprises 592 apartments spanning four towers of 17, 14, 14 and 11 storeys and supported by 5,000 sqm of retail space.

The development’s residential towers – known as Habitat, Hideaway, Hearth and Nexus – will wrap around the future Lachlan’s Square, which is set to become the community’s key retail destination, lined with supermarkets, food emporiums and essential services, as well as day care and playground facilities for young families.

Ganellen tops out Stage 1 of Greenland's Macquarie Park project

Country Garden Australia’s first project, ‘Ryde Garden’, in Sydney’s North Ryde, has officially reached completion, with the company stating Ryde Garden's completion represents a very important milestone for the company. The $580m residential development comprises 830 apartments across three high-rise towers of 12 to 28 storeys, situated on a 17,580 sqm site within the North Ryde Station Urban Activation Zone. 

Construction of Ryde Garden commenced in May 2016 with <a href="/developments?builder=Watpac">Watpac</a> delivering the expansive <a href="/architects/bates-smart">Bates Smart</a>-designed development, with buyers now moving into the first of three towers, with settlement of the other two towers also recently announced. Ryde Garden will ultimately become home to around 2,500 residents, who will enjoy uninterrupted views encompassing the city and the surroundings.

The development is set around a central landscaped 4,000 sqm park designed by Aspect Studios also designed the landscaped rooftop gardens which come complete with BBQ’s. Further resident amenity has been provided by way of parking for 730 cars and 336 bikes, a private 30-metre lap pool, gymnasium, childcare facility, street level retail and concierge.

Ryde Garden is also conveniently located in close proximity to Macquarie Centre, restaurants, cinemas and other lifestyle facilities and well served by the North Ryde (underground) Station connecting the development to Macquarie University and Chatswood.

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

The broader masterplan also includes very significant traffic and transport improvements, wide pedestrian walkways, upgraded pedestrian and cycle connections, and enhanced public areas designed to create a more connected and walkable community environment.&nbsp;

Centre owner Patrick Lu said the milestone reflected months of detailed planning, technical assessment and ongoing communication with local residents, businesses, schools and stakeholders.

Lu said the proposal had evolved significantly through consultation and technical review, particularly around traffic, pedestrian and student safety and neighbourhood connectivity.&nbsp;

Melissa Griffin, Director at Urbis, said the recommendation recognised the strategic importance of delivering more housing and services within established urban areas already supported by infrastructure.

“This proposal represents the type of thoughtful, integrated growth that planning frameworks across South-East Queensland are encouraging,” Ms Griffin said.

“The project seeks to place housing, retail, healthcare and employment opportunities together in a highly accessible location close to schools, transport and existing services.

“Importantly, the process has involved significant technical assessment and community engagement to ensure local issues and feedback were properly considered throughout the planning pathway.”

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.
