They go to auction this Thursday.
There is more than $2.6 million expected for <a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/house-millers-point-nsw-2000/225929" target="_blank">11 Lower Fort Street</a>, Ballara (pictured above), a five bedroom, four level offering.
Anther property at <a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/house-millers-point-nsw-2000/228700" target="_blank">23 Lower Fort Street</a> (pictured below) comes with a $1.7 million plus forecast. It is the 1830 Georgian town home, Tarra which boasts an impressive frontage and captures views of the Opera House.

The listing agents had been under pressure for greater disclosure in the aim of price transparency, and achieving the best possible auction price.
There is however no price guidance on the subsequent offering on 25 September through Di Jones which is <a href="https://www.dijones.com.au/millers-point-86-windmill-street/1704067/" target="_blank">86 Windmill Street</a> (pictured below).

Nor any public estimate for the <a href="https://rwdbgroup.com/nsw/millers-point/1187867/" target="_blank">30 Argyle Place</a>, 8 October offering through Craig Pontey at Ray White Double Bay.
<a href="/expert-insights/buying/the-second-millers-point-offering-fetches-2-56-million-for-state-government-housing">There have been just the two freehold sales so far</a>, topping out at $2.56 million, with both sales causing headlines as the sale prices were well above the privately offered price guidance.  
A survey or agents by Property Observer suggests the initial two sales - that assisted in setting the market - were a result of the unusual circumstances, including:

<li>The somewhat dramatic recent market price improvement;</li>
<li>The massive media exposure arising from the state government's decision to sell;</li>
<li>The emerging Barangaroo effect;</li>
<li>The big price difference between the prior 2009-2011 leasehold offerings (see published prices below) and the current freehold offerings;</li>
<li>Australia's aversion to leasehold.</li>
</ul>
The first state-owned property at Millers Point at 119 Kent Street was the first of the pinpointed 293 public housing properties to be sold off at Millers Point and The Rocks.
Under instructions from the government, McGrath Estate Agents was not allowed to publicly disclose details on the auction offering.
The latest offerings do not come with the logo advising sale by by Government Property NSW on their website ads.

Next Millers Point government terrace sell off - with record $2.6 million plus price guidance

The Sunland development group has spent $18 million on Harry Triguboff’s remaining three hectare Warriewood site on Sydney’s Northern Beaches.
It had been listed earlier this year with $25 million plus ambitions.
After Meriton's high-density attempts, Sunland Group said in a statement to the Australian Securities Exchange that it had earmarked the site for a residential community comprising 81 town home residences.
It has an estimated end value of $80 million.
Sunland said that the 18 Macpherson Street project was expected to be launched in 2016 pending planning and design approvals for the 3.5 hectare holding.
There is a<a href="https://warriewoodbuild.wordpress.com" target="_blank"> very active residents' association in the suburb</a>.
Set next to Flower Power nursery, Meriton had sought permission to build up to 280 dwellings, or 80 homes per hectare, up to four storeys in height.
Meriton had previously undertaken lengthy court hearings to secure its desired high density on nearby Warriewood projects, the Sanctuary on Oceanvale.
Sunland’s existing portfolio includes a prime six hectare site in the nearby suburb of Ingleside.
Its North Kellyvillle project, Dahlia secured a first stage sell-out recently.

Sunland seeks community townhouse estate on Harry's thwarted Warriewood highrise site

Homebush, Petersham, Turramurra and Ryde are among 15 suburbs that will have price growth of about 12% this financial year, according to Domain Group's Australian Property Monitors.
Suburbs that have been in the shadows of higher priced neighbours dominate the list.
House prices should keep growing at between 5% and 7% this financial year, according to APM senior economist Dr Andrew Wilson.
Wilson forecasts the capacity of buyers to keep pushing up prices was reaching its limits, hence suburbs with the most growth this financial year would be the ones that had been overlooked or seen to be more affordable.
"People will start looking at suburbs that represent better value and are more affordable to them," he told Domain.
"It's those suburbs adjacent to the big movers and shakers, the bridesmaid suburbs, that still represent affordability ... and that's why we'll see stronger price growth [in those areas]."
Herron Todd White's head of valuers, Brendon Hulcombe, is a big believer in looking adjacent.

"Faced with affordability challenges, it can pay to look at areas where neighbouring suburbs have experienced strong price growth," he advised in the recent Westpac property report.
"When suburbs share the same infrastructure facilities, notably transport links, there’s a good chance that price growth will ripple outwards," he said.

Sydney's bridesmaid suburbs: How APM identified 15 hotspots

Sydney’s spring auction market notched up a strong 82.7% clearance rate on the first Saturday of the season.
The weekend's initial result was the fifth consecutive rate above 80%.
Sydney’s four weekend initial average clearance sat at 82.5% compared to 78.5% over the previous four-weekend period, according to Australian Property Monitors.
There were 522 auctions scheduled at weekend with 430 results included in the initial clearance rate.
There were 583 on the previous weekend when an 81.9% initial rate was reported, and then revised down to a very strong 79.5%.
The inner west reported the most number of sales at the weekend with 61 and the highest clearance rate of all the suburban regions with an 89.7% result.
The inner west was closely followed by the north west with 87.5%, the lower north 87%, Canterbury Bankstown 84.8%, the west 84.6%, the city and east 82.8%, and the upper north shore with a clearance rate at the weekend of 81.5%, according to APM's senior economist Dr Andrew Wilson.
The first Saturday of the spring autumn market had 21 reported sales at or above $2 million - just down on the prior weekend’s 22 sales result.
The most expensive property was a four bedroom home at <a href="https://www.homehound.com.au/listing/for-sale/nsw/sydney-region/inner-west/burwood-inner-west/16-eurella-st-burwood-nsw-2134/" target="_blank">16 Eurella Street, Burwood</a> (pictured above) which was sold for $4,460,000 by Raine and Horne Burwood. It last sold in 1994 for $540,000.
The most affordable property was a three bedroom home at 14 Mikkelsen Avenue, Tregear sold for $370,000 by Laing and Simmons Mount Druitt.

Burwood helps inner west reign in Sydney spring auctions

The release of the 2014 Murray Valley wine grape crush survey has indicated "only bad news" for growers, with prices falling further off an already low base.
The Murray Valley, which extends from Mildura to Swan Hill, is Australia’s second largest wine grape production zone. 
The size of the national harvest is yet to be confirmed, but it is estimated to be slightly below last year’s 1.8 million tonnes.

Chardonnay, while still the largest variety produced in the region, suffered the largest price fall (28%) and was now close to the lowest priced Colombard variety grown in Sunraysia. 
Both Shiraz and Cabernet Sauvignon dropped 28% in production and suffered a price decrease of between 17% to 20% from last year. 
"It is inevitable that given the downward pressure on wine grape prices there will be further growers to leave the industry," Herron Todd White reported.
It noted there are currently approximately 500 growers in the Sunraysia area, down from around 1,000 about a decade ago. 
The local paper, The Sunraysia Daily, recently wrote the small, family-owned wine grape property is headed for extinction in Sunraysia.
Winery-owned acreages had more than doubled in the decade.

Declining grape price to heighten private Murray Valley growers exodus

Share market commentator Marcus Padley doesn't invest in property, saying that he feels that he has enough exposure through his home.
He recently <a href="https://www.smh.com.au/business/comment-and-analysis/when-it-comes-to-property-investment-wheres-the-green-buffer-for-when-times-get-tough-20140904-10ccct" target="_blank">wrote in Fairfax Media</a> that a large part of the long-term wealth accumulation in property has always been the forced saving element.
But following his recent research for a debate on housing versus shares at the recent Home Buyer and Investors show, Padley concluded that the culture in Australian investment property is not to save.
He cites recent APRA numbers that show the banks, or authorised deposit-taking institutions, have $413 billion of loans out to the investment property market, of which $369 billion are interest-only. 
"That's 89% of people who are so confident that their property price is going to go up that they think they don't have to pay off capital," he wrote.
"Of course, you can't blame them, these days the banks don't want to get paid back, they simply want to lend more, which is why the big number on your loan statement is now a big green number, which is how much you can instantly borrow again.
"But if you don't pay off the capital, as 89% of the property investment market obviously doesn't think you have to, property investors are not building that green number, in which case they are not saving; in which case the thesis behind property investment is simply one of speculation on property prices going up.
"Nothing wrong with that - unless, of course, they don't."
He concludes that without paying off any capital there's no "green buffer" against rising interest rates, falling property values, tenant issues or maintenance costs.
He adds that the whole property and bank industry is doing exactly what the equity market industry does: "Presenting positive long-term returns in hindsight to cover up the specific risks of their asset class, to get investors to buy and give a developer a profit, an agent a commission and a bank an interest rate margin."
"As the front page of the newspapers said this week, 'Investors face interest rate shock'.
"At least 89% of them do.
"Ask anyone who's been an estate agent or a stockbroker for 30 years: there's no free money.
"But the bunnies never stop turning up with stars in their eyes.
"Nothing ever changes."
He cites the latest APRA comments on property exposures of ADIs (authorised deposit-taking institutions) that the high proportion of investment lending was APRA's biggest cause for concern in the current market.

Retired NRL Cronulla Sharks footballer Beau Ryan has listed his NSW South Coast home for rental as his burgeoning media workload has prompted a move to Sydney.
His house at Warilla on the South Coast near Wollongong <a href="https://www.realestate.com.au/property-house-nsw-warilla-413926055" target="_blank">has been listed for rent at $790 a week</a>. It was bought for $710,500 in 2011.
Its been speculated by the Sunday Telegraph columnist Phil Rothfield that he has bought in Sydney’s eastern suburb of Paddington.
Rothfield spotted the Channel Nine star and former Sharks winger having coffee with Mark Bouris and his manager Wayne Beavis at Luxe at Queens Court in Woollahra last Thursday.
Ryan says his family is moving from the Wollongong district to save the four or five hours he spends in the car each day because of his media commitments.
But he denied they were talking about a possible role on Celebrity Apprentice, the show Bouris hosts on Channel Nine.

Prestige Bronte apartment goes backwards a bit since Baz's $3.25 million sale

Melbourne’s spring auction market commenced on high at the weekend with a 79.4% success rate in the initial Australian Property Monitors tally of the initial 715 results.
It was the highest weekend rate reported this year - and the highest since the pre-Grand Final super Saturday of 21 September last year.  
This weekend’s clearance rate was well ahead of 76.6% recorded over the same weekend last year. There was a revised 76.5% result on the last weekend of winter in Melbourne.
The most expensive property reported sold at auction at the weekend was a seven bedroom 1990-built home at 511 Belgrave-Hallam Road, Lysterfield (pictured above) which sold for $3.4 million through Barry Plant. It last sold at $2.5 million in 2004.
The most affordable property reported sold at the weekend was a three bedroom home at 4 Lawson Road, Melton South which was sold for $140,000 through PRD Nationwide Melton. It last trade at $178,000 in 2007.
The inner east reported the most number of sales at the weekend with 99, but also the highest clearance rate with an 89.2% result.
Melbourne's eastern suburbs are tipped as the powerhouse for capital growth during the 2014-15 financial year, according to the upcoming Domain Spring Guide.
Balwyn North's median house price is predicted to surge by close to 10%, the highest for Melbourne, followed by Glen Waverley and Ringwood prices which are expected to jump by 9%.
The outer east weekend clearance rate was 85.2% with 69 reported sales followed by the inner city with 79.3%, the north east 79.2%, the north 77.3% and the inner south with a clearance rate at the weekend of 74.7%.
The Melbourne auction market had been strengthening with the August four weekend average at 77% compared to the previous four weekend result of 73.9%, the Domain Group senior economist Dr Andrew Wilson said.
The most popular suburb for auction listings on the weekend was Glen Waverley in the outer east with 16, followed by Reservoir in the north with 15.

East shines as Melbourne auctions start spring with strongest result for a year

Winemakers Jonathan and Andrea Hamer secured $3.38 million when their grand 1930s Malvern home went to weekend auction.
Jonathan Hamer, a former Mallesons partner, and nephew of former Victorian Premier Sir Rupert Hamer and Andrea, a doctor, bought 16 Somers Avenue since paying $625,000 in 1991.
They own the Yarra Valley vineyard, Tarrahill.
<a href="https://www.realestateview.com.au/Real-Estate/16-somers-avenue-malvern/Property-Details-buy-residential-7489385" target="_blank">The four bedroom residence</a> was auctioned by Justin Long with James Buyer Advocates reporting the first offer was at $3 million from the three bidders.

The 1930s residence with distinctive Dutch Gable roofline sits on 1100 square metres. 
Peter Bennison, of Marshall White, had been giving pre-action $3.25 million price guidance.
Andrea father is the retired winemaker Ian Hanson, who made wine for many years under the Hanson-Tarrahill label.

No hammer, but Hamer's Dutch-gabled Malvern home sells post-auction

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has unveiled its scaled-back plans for a pair of towers rising up to 49 storeys directly opposite Bella Vista Metro Station.

The builder-developer will deliver 674 apartments and a new mixed-use hub at the gateway to the station precinct.

The State Significant Development Application has been lodged under the Housing Delivery Authority pathway for the 6,979 sqm site at <a href="https://www.apartments.com.au/new-apartments/9-11-mawson-avenue-bella-vista-nsw-2153">9-11 Mawson Avenue</a>, with the apartments sitting above a mixed-use podium. Initial plans were for closer to 900 apartments across two 40-storey towers.

Located around 30 metres from the Bella Vista Metro Station entrance, the development is intended to act as a catalyst for the long-planned Bella Vista Station Precinct, transforming a vacant site into a transit-oriented residential and commercial destination.

Planning documents describe the project as delivering "a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting."

Designed by <a href="https://www.apartments.com.au/architects/turner-studio">Turner</a>, with landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/arcadia-landscape-architecture">Arcadia</a>, the project comprises 674 apartments, including 102 affordable housing dwellings representing 15 per cent of the residential floor space. The housing mix spans studios, one, two and three-bedroom apartments, alongside a collection of townhouse-style residences integrated into the podium levels. The development also includes specialist disability accommodation and an elevated provision of adaptable and liveable housing.

The mixed-use podium has been designed to create an active urban centre around the Metro station, incorporating a 1,423 sqm supermarket, a 3,029 sqm gym, specialty retail spaces, a 100-place childcare centre and a publicly accessible "city room" community space. A secondary laneway, active frontages and landscaped public areas are intended to improve pedestrian connectivity through the site and strengthen links between the station precinct and surrounding neighbourhood.

In the project's design report, Turner said the proposal responds to Bella Vista's emerging role as a higher-density centre within Sydney's north-west growth corridor.

"The project transforms a strategically located site into a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting," the report states.

"Active frontages, a publicly accessible city room, a secondary laneway and a mix of uses including a local supermarket, child care centre and gym create a more complete and socially useful urban environment for residents, workers and the wider community."

Urban Property Group has been one of the busiest developers across Greater Sydney this year.

The developer is progressing around 1,000 apartments across <a href="https://www.apartments.com.au/news/nsw/first-look-urban-property-group-plans-next-major-wollongong-tower">two projects in Wollongong</a>, with several thousand more homes in the pipeline across Newcastle, Castle Hill, Little Bay and Penrith.

Burwood's southern town centre precinct is set for another major injection of housing, with <a href="https://www.apartments.com.au/developers/holdmark-property-group">Holdmark</a> unveiling plans for three mixed-use towers containing 900 apartments above new retail and commercial space.

The State Significant Development Application covers a consolidated 10,265 sqm site at 36-46 George Street and 16-26 Elsie Street, immediately south of Burwood's commercial core and within walking distance of Burwood Station, Westfield and Burwood Park.

The proposal comprises <a href="https://www.apartments.com.au/new-apartments/36-46-elsie-street-burwood-nsw-2134">three mixed-use towers</a> ranging between 32 and 43 storeys.

Designed by <a href="https://www.apartments.com.au/architects/studiosc">Studio.SC</a>, the scheme is positioned as a significant extension of Burwood's evolving high-density centre. The project would be delivered across two interconnected development parcels, replacing existing commercial buildings and creating a new pedestrian-focused precinct linking George Street, John Street, Elsie Street and Railway Crescent.&nbsp;

The design report describes the proposal as "a contemporary response to this evolving urban condition," adding that it seeks to "reinforce George Street's role as a human-scaled, active street while contributing to the broader rhythm and grain of the town centre."

The development features a mix of residential, commercial and retail uses, with activated ground-floor frontages intended to strengthen pedestrian connections between Burwood Station, Burwood Place, Westfield and the wider town centre.&nbsp;

The proposal also incorporates extensive communal facilities, landscaped open space and new through-site links designed to encourage public movement across the precinct.&nbsp;

Studio.SC said the project draws inspiration from Burwood Park and the area's mature tree canopy, with "warm, earthy tones and robust materials such as brick and sculpted concrete" used to anchor the buildings within their urban context.

The scale of the proposal reflects Burwood's growing role as one of Sydney's key metropolitan centres. Planning documents note the suburb's strong population growth, high apartment living rates and increasing transport accessibility, particularly with the future Burwood North Metro station expected to further strengthen the area's connectivity. The development is designed to capitalise on those transport links while introducing a substantial amount of new housing stock into the town centre.

Burwood is expected to see a development boom, with the NSW Government rezoning the Burwood North Metro Precinct, a move expected to deliver around 15,000 new homes surrounding the new station.

Earlier this month, Nascon lodged plans for a <a href="https://www.apartments.com.au/news/nsw/first-look-nascon-targets-burwood-growth-corridor-with-112-unit-apartment-tower">100-apartment development on the edge of the town centre</a>.

Holdmark's broader portfolio includes plans for nearly 800 new homes at Macquarie Park, currently before the NSW Government's Housing Delivery Authority. The developer is also behind a significant portion of the Melrose Park masterplanned redevelopment, as well as the former Caddens Corner drive-in site, where around 500 homes are planned.

<a href="https://www.apartments.com.au/developers/hyecorp-property-group">Hyecorp</a> has completed construction of Audrey, its parkside apartment development in St Leonards South, becoming the first residential project within the St Leonards South Precinct to reach completion.

Residents are expected to begin moving into the Canberra Avenue development at the end of June, making Audrey the first opportunity for buyers to take up residence within the emerging precinct.

Positioned at the highest point on Canberra Avenue, directly opposite Newlands Park, the project enjoys protected parkland outlooks and district views that cannot be built out as the precinct continues to evolve.

The project has been underpinned by a strong focus on design continuity, with Hyecorp working alongside interior designers <a href="https://www.apartments.com.au/interior-designers/jackson-teece">Jackson Teece</a> and landscape architects <a href="https://www.apartments.com.au/landscape-architect/site-image">Site Image</a> to shape both the private residences and shared amenity spaces.

Hyecorp completes Audrey, first project to welcome residents in St Leonards South Precinct

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

"The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area's character while delivering significant economic and community benefits."

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.
