Parramatta's answer to Crown Towers? Final chance to buy in Western Sydney's tallest apartment tower

One of Parramatta's most recognisable new skyscrapers is nearing completion, with developer Coronation Property offering buyers a final opportunity to secure an apartment in the landmark 8 Phillip Street tower.
Rising 65 storeys above the restored St Andrew's Church in the heart of Parramatta, the Woods Bagot-designed building is entering its final stages of construction, with a collection of studio, one, two and three-bedroom residences available to purchase.
8 Phillip Street has become a prominent feature of Parramatta's changing skyline, with its distinctive architecture and position overlooking the city centre and Parramatta River.
But 8 Phillip Street is more than another residential tower nearing completion.
The development will bring together 368 residences and a QT hotel, introducing one of Australia's best-known hospitality brands to Western Sydney for the first time.
The ambition is to deliver a level of residential luxury and hospitality more commonly associated with some of Australia's most prestigious apartment developments.
Think Crown Sydney at Barangaroo, the Jewel towers on the Gold Coast, home to The Langham, or Melbourne's West Side Place, which incorporates The Ritz-Carlton.
Each combines private residential living with luxury hotel accommodation, dining and hospitality, a model Coronation is bringing to the Parramatta market through 8 Phillip Street.
Woods Bagot Director Domenic Alvaro said the project was conceived as a piece of urban renewal rather than a standalone residential tower.
“8 Phillip Street represents a transformative urban renewal project in Parramatta’s evolving skyline. Our decade-long collaboration with Coronation has consistently prioritised human-centred design principles, integrating curated amenity and hospitality offerings to establish authentic placemaking.”
For Coronation, the inclusion of a world-renowned hotel within the building is central to that proposition, creating a residential offering that will be difficult to replicate elsewhere in Parramatta.
One of the more distinctive elements of 8 Phillip Street is how the new tower sits above the heritage-listed St Andrew's Church.
Rather than demolishing or building around the historic structure, Woods Bagot designed a reverse-stepped podium that cantilevers above the restored church, creating a striking contrast between Parramatta's architectural past and its increasingly high-rise future.
The residences have been designed to take advantage of the building's height and outlook, with views across Parramatta River, the surrounding CBD and, from selected apartments, back towards the Sydney CBD.
The inclusion of QT Parramatta is another major point of difference for buyers and a significant part of Coronation's vision for the building.
Operated by QT Hotels & Resorts, the highly rated and world-renowned hotel is scheduled to open in the first quarter of 2027, bringing the brand's signature hospitality, restaurants and bars to the Parramatta CBD.
EVT Director of Hotels and Resorts Operations Norman Arundel said QT Parramatta would play an important role in establishing 8 Phillip Street as a destination in its own right.
“We’re very confident this will become one of Sydney’s iconic destinations, not just for Western Sydney, but for the city as a whole.”
Residents will have their own extensive amenity offering, including a 25m swimming pool, gym, wellness centre, private dining spaces and access to lifestyle concierge services.
Restaurants and ground-floor cafés are also planned, while QT's signature restaurants and sky bar will bring additional dining and entertaining options into the building.
The combination of private residential facilities and five-star hospitality is intended to establish 8 Phillip Street among Parramatta's most prestigious residential addresses.
It's a style of apartment living that has become increasingly familiar in Sydney's most expensive residential markets, but remains relatively uncommon in Western Sydney.
The tower's completion comes as Parramatta continues to establish itself as Sydney's second CBD.
The city's growing commercial and healthcare sectors, along with its university population, have created a diverse pool of apartment buyers and renters. Major infrastructure projects, including Sydney Metro West, are expected to further strengthen connections between Parramatta, the Sydney CBD and surrounding employment centres.
For residents of 8 Phillip Street, much of Parramatta's existing amenity is already within walking distance.
The Church Street dining precinct is just 50 metres away, while Westfield Parramatta, Parramatta Station, Parramatta Square and Parramatta Park are all nearby. The new Powerhouse Parramatta museum will add another major cultural destination to the city.
With construction approaching completion, the remaining residences represent one of the final opportunities for buyers to secure a home in a building that has been part of Parramatta's skyline transformation for nearly a decade.
The opening of QT Parramatta in early 2027 will add another major component to the development, bringing together private residences, world-class hospitality and dining in a building designed to set a new benchmark for apartment living in Western Sydney.
Private tours of the apartments are available by appointment.
