The 53 hectare site was sold following the merger of the Kingswood and Peninsula golf clubs last year.
The site was sold without zoning approval for residential use, with the potential for 700 plus homes.
Mirvac, Cedar Woods and WA-based Satterley Property Group had been pinpointed as short-listed prospects to develop the site in Melbourne’s south-east.
The Australian Financial Review put its likely sale price as around $100 million.
The sale is being handled by Ernst &amp; Young.

A home at Freshwater on Sydney's northern beaches has been sold for $2.2 million, reflecting land value for the 367 square metre offering.
It was listed with price expectations in the high $1 millions.
Listing agent James Smyth said that the sale reflected a record land price.

Rita’s mother-in-law bought the beachfront block in 1911 and built the house in 1913.
The Freshwater average sales period sits at around 10 years, according to RP Data.

Gold Coast residential property market improvement continues: APM

Payneswicke, the Leonda restauranteurs' Elsternwick home, has been sold for around $3 million.
Paula Hoffman and her husband Eugene put their Elsternwick property on the market in April.
Owners of function centres Leonda By The Yarra and Fenix, <a href="https://www.realestateview.com.au/Real-Estate/13-gladstone-parade-elsternwick/Property-Details-buy-residential-6943775" target="_blank">the couple bought 13 Gladstone Parade</a> in the mid-1980s and, with the aid of interiors expert, Suzie Forge, restored and extended it.
Set on 1,000 square metres,  the grand late Victorian residence was offered through Matt Davis and Gerald Delany of Kay and Burton.
They were initially quoting $3.25 million plus. The property traded at $353,000 in the mid-1980s.
It was Leon Jolson, who was born Laibusz Dzialowski and known affectionately as Laib (Yiddish for 'lion'), who created the Leonda by the Yarra venue.
It bears his name Leon in conjunction with the first two letters of his partner, the late David Walker.
Previously Leon had worked at estate agencies including Blackburn and Lockwood until he established his own under the name of L. Jolson and Co in Malvern Road, Prahran. 
He ran it for 25 years until he sold it to R.E. Passmore and Son.
Leon also refurbished Earl's Court, which he later converted the venue into a popular ballroom at St Kilda.
Since it’s founding days, Leonda has been in the hands of few fortunate Melbourne based entities, including Qintex (Christopher and Pixie Skase), Vi and Bernard Greenhalf, Horst and Anne Niece and Spotless Services who sold in 2006.

A Glen Waverley house sold in early June by private treaty at $1.1 million resold at weekend Melbourne auction, prompting claims of buying by panicked Chinese anxious to buy ahead of any Federal Government FIRB rules tightening.

The 10 Louise Court, Glen Waverley property is a five bedroom bedroom house in the GWSC zone on a 828 square metre block (pictured above). Its price represented land value with a two storey modern home likely for the holding.
The property forums went into overdrive with speculation. 
Its significant price acceleration has been billed by some property forum observers as a sign of "panic buying" ahead of <a href="/news/firb-powerless-to-identify-or-stop-illegal-residential-purchases-as-chinese-investment-surges">Kelly O'Dwyer's Federal Parliament report on FIRB rules due mid-October</a>.
But Property Observer gleans it was not to an overseas buyer, but rather an established local Australian Chinese builder, and it was bought well in June by private treaty with tenant access issues.
Contrasted against the competitive weekend Ray White auction where there were five bidders.
"Certainly not panic buying by overseas Chinese buyers..and the underbidder was an Italian builder," Darryl Wickham said. 
He added it was not an intended flip as the vendor's circumstance changed with new plans hence the rapid relisting.
The late August auction of a new five-bedroom, two storey house in to a recent immigrant from China at <a href="https://www.domain.com.au/property/for-sale/house/vic/glen-waverley/?adid=2011328084" target="_blank">59 Medina Road</a> for $2.58 million has been viewed as setting the trend for prestige pricing in the suburb. The reserve on the property was $2.5 million when sold through Tze Chan, of JRW. The 727 square metre block had traded at $735,000 in 2010.
Buying patterns in the Glen Waverley and Mt Waverley hotspot are attracting close interest.
Property Observer is aware of one buyer seemingly securing two Glen Waverley properties in recent times.
Mingyi Wang bought on Rolls Court for $3.41 million and $2.56 million on Mt Street.
In Mt Waverley, two houses next to each other on Malcolm Court got sold to Jiarunzhide Pty Ltd last December. It was after the two vendors marketed the property as having development potential, that they sold at <a href="https://www.realestateview.com.au/Real-Estate/31-malcolm-court-mount-waverley/Property-Details-sold-residential-6303083" target="_blank">$900,000</a> and <a href="https://www.realestateview.com.au/Real-Estate/33-malcolm-court-mount-waverley/Property-Details-sold-residential-6304269" target="_blank">$1,505,000</a> through Barry Plant. The company is directed by Wing Kau Wong and Kwong Yip.

Kelly O'Dwyer FIRB review triggering Chinese panic buying claims after 24% Glen Waverley three month price hike

The chef Matt Moran has announced he will open a three-storey restaurant in the harbour-front Barangaroo precinct.
Lend Lease unveiled plans for the restaurant, which will be Moran's seventh Sydney restaurant.
Moran will work with his business partner Peter Sullivan from MorSul and Bruce Solomon and Anna Solomon from Solotel.
“I am not going to do anything I have done before at Barangaroo,” Moran said.
The restaurant, due to open in March 2016 at the southern end near King Street Wharf, will be in a striking building designed by architects Collins and Turner. 
The charcoal building will resemble several stacked shallow bowls, one of about 50 food and beverage outlets at Barangaroo South. 
The restaurant will have a casual lower floor, a more premium restaurant on the middle floor along with a rooftop garden bar.

“When we were first approached by Lend Lease about joining the precinct, it was the location of the site which was key in our decision making," Matt Moran said.
"We intend to deliver a truly Australian experience at this world-class waterfront venue. The Laundy/Short partnership have purchased both the Mona Vale Hotel on Sydney's northern beaches and Northies at Cronulla for a combined price of around $57 million.
The two landmark Sydney establishments, Northies and the Mona Vale Hotel, were offered by the Fernwood Hotel Group Pty Ltd.
Ray White Hotels' Andrew Jolliffe handled the sale to Arthur and Stu Laundy in partnership with Fraser Short, soon after after the marketing began in conjunction with Mike Wheatley, of Knight Frank.
The partnership operates the Watson's Bay Hotel.
Peter Beaumont’s Fernwood Hotel Group retains The Exchange at Balmain and the Greengate at Killara.

Laundy-Short partnership secure iconic Mona Vale-Northies pubs

A Brisbane buyer has spent around $5 million on an off the plan Byron Bay apartment which they will relocate into.
It is a four-bedroom, 405 square metre penthouse at the Fortyfive Lawson complex.
Flight Centre co-founder Jim Goldburg is developing the complex, which was listed last November with apartments priced from $3 million to $6 million.
The apartments are the first major development in the coastal <a href="/news">Byron Bay</a> for 20 years.
Goldburg bought 45-47 Lawson Street for $12.85 million in 2005 through his company Friday Investments Group, from Gold Coast-based developer Graeme Juniper.
The site then housed the old Holiday Inn motel.
The nine residences range in size from 163 square metre to 410 square metre, with four single level apartments, three two level apartments and two penthouses.
Fortyfive Lawson project director Steve Girdis initially said completion was due by early 2015, but is now expected before Christmas 2015.

Actor Nardine Garner secures Bentleigh East sale

An analysis of 22 auction offerings across Sydney on the first weekend in September indicated that there was an 13% gap between the price guidance and the eventual higher sale price.
<div class="detailText">The sales ranged from one result which was just 2% over the price guide in Randwick to one sale that fetched 38% than the initial price guidance in Hurstville.</div>

<div class="detailText">During the prior August weekends the Property Observer analysis reflected average gaps of between 11% and 18%.</div>
The sales on the first Saturday of spring included a Green Valley offering that was offered with $480,000 plus hopes and sold at $545,000.
The median house price in Green Valley sits at a record $515,500, <a href="/news">according to RP Data</a>. Green Valley began 2013 with a $435,000 median house price.
The price growth has eclipsed the suburb's median annual household income based on the 2011 census which had it at $1391 per week.
Green Valley, set near Liverpool about 32 kms from Sydney was high on the national consciousness when its most famous son, Mark Latham was the Federal leader of the opposition.

Green Valley $545,000 auction sale matches the Sydney wide 13% above guidance trend

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has unveiled its scaled-back plans for a pair of towers rising up to 49 storeys directly opposite Bella Vista Metro Station.

The builder-developer will deliver 674 apartments and a new mixed-use hub at the gateway to the station precinct.

The State Significant Development Application has been lodged under the Housing Delivery Authority pathway for the 6,979 sqm site at <a href="https://www.apartments.com.au/new-apartments/9-11-mawson-avenue-bella-vista-nsw-2153">9-11 Mawson Avenue</a>, with the apartments sitting above a mixed-use podium. Initial plans were for closer to 900 apartments across two 40-storey towers.

Located around 30 metres from the Bella Vista Metro Station entrance, the development is intended to act as a catalyst for the long-planned Bella Vista Station Precinct, transforming a vacant site into a transit-oriented residential and commercial destination.

Planning documents describe the project as delivering "a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting."

Designed by <a href="https://www.apartments.com.au/architects/turner-studio">Turner</a>, with landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/arcadia-landscape-architecture">Arcadia</a>, the project comprises 674 apartments, including 102 affordable housing dwellings representing 15 per cent of the residential floor space. The housing mix spans studios, one, two and three-bedroom apartments, alongside a collection of townhouse-style residences integrated into the podium levels. The development also includes specialist disability accommodation and an elevated provision of adaptable and liveable housing.

The mixed-use podium has been designed to create an active urban centre around the Metro station, incorporating a 1,423 sqm supermarket, a 3,029 sqm gym, specialty retail spaces, a 100-place childcare centre and a publicly accessible "city room" community space. A secondary laneway, active frontages and landscaped public areas are intended to improve pedestrian connectivity through the site and strengthen links between the station precinct and surrounding neighbourhood.

In the project's design report, Turner said the proposal responds to Bella Vista's emerging role as a higher-density centre within Sydney's north-west growth corridor.

"The project transforms a strategically located site into a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting," the report states.

"Active frontages, a publicly accessible city room, a secondary laneway and a mix of uses including a local supermarket, child care centre and gym create a more complete and socially useful urban environment for residents, workers and the wider community."

Urban Property Group has been one of the busiest developers across Greater Sydney this year.

Burwood's southern town centre precinct is set for another major injection of housing, with <a href="https://www.apartments.com.au/developers/holdmark-property-group">Holdmark</a> unveiling plans for three mixed-use towers containing 900 apartments above new retail and commercial space.

The State Significant Development Application covers a consolidated 10,265 sqm site at 36-46 George Street and 16-26 Elsie Street, immediately south of Burwood's commercial core and within walking distance of Burwood Station, Westfield and Burwood Park.

The proposal comprises <a href="https://www.apartments.com.au/new-apartments/36-46-elsie-street-burwood-nsw-2134">three mixed-use towers</a> ranging between 32 and 43 storeys.

The design report describes the proposal as "a contemporary response to this evolving urban condition," adding that it seeks to "reinforce George Street's role as a human-scaled, active street while contributing to the broader rhythm and grain of the town centre."

The development features a mix of residential, commercial and retail uses, with activated ground-floor frontages intended to strengthen pedestrian connections between Burwood Station, Burwood Place, Westfield and the wider town centre.&nbsp;

The proposal also incorporates extensive communal facilities, landscaped open space and new through-site links designed to encourage public movement across the precinct.&nbsp;

Studio.SC said the project draws inspiration from Burwood Park and the area's mature tree canopy, with "warm, earthy tones and robust materials such as brick and sculpted concrete" used to anchor the buildings within their urban context.

The scale of the proposal reflects Burwood's growing role as one of Sydney's key metropolitan centres. Planning documents note the suburb's strong population growth, high apartment living rates and increasing transport accessibility, particularly with the future Burwood North Metro station expected to further strengthen the area's connectivity. The development is designed to capitalise on those transport links while introducing a substantial amount of new housing stock into the town centre.

Burwood is expected to see a development boom, with the NSW Government rezoning the Burwood North Metro Precinct, a move expected to deliver around 15,000 new homes surrounding the new station.

Earlier this month, Nascon lodged plans for a <a href="https://www.apartments.com.au/news/nsw/first-look-nascon-targets-burwood-growth-corridor-with-112-unit-apartment-tower">100-apartment development on the edge of the town centre</a>.

Holdmark's broader portfolio includes plans for nearly 800 new homes at Macquarie Park, currently before the NSW Government's Housing Delivery Authority. The developer is also behind a significant portion of the Melrose Park masterplanned redevelopment, as well as the former Caddens Corner drive-in site, where around 500 homes are planned.

<a href="https://www.apartments.com.au/developers/hyecorp-property-group">Hyecorp</a> has completed construction of Audrey, its parkside apartment development in St Leonards South, becoming the first residential project within the St Leonards South Precinct to reach completion.

Residents are expected to begin moving into the Canberra Avenue development at the end of June, making Audrey the first opportunity for buyers to take up residence within the emerging precinct.

Positioned at the highest point on Canberra Avenue, directly opposite Newlands Park, the project enjoys protected parkland outlooks and district views that cannot be built out as the precinct continues to evolve.

Hyecorp completes Audrey, first project to welcome residents in St Leonards South Precinct

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

"The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area's character while delivering significant economic and community benefits."

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.
