Jennifer Hawkins secures snappy bullish Bondi investment apartment sale

The Crazy Lobster Restaurant and Cafe has secured a five-year lease at 191 Darling Street, Balmain, Sydney.
It was at a gross annual rent of $105,600 through Ray White’s Tim Morrison.
The property is a 94-square-metre restaurant in a sandstone building on Darling Street that sits 60 plus people. 
Morrison said Crazy Lobster head chef and restaurateur Sasha Alexander currently operated a number of other restaurants in the area.
“Mr Alexander felt there was a gap in Balmain’s restaurant market for a unique menu offering a fusion of cuisines,” he said.
“Crazy Lobster’s menu will comprise a mixture of rustic Italian and French inspired breakfasts as well as handmade pasta and seafood for lunch and dinner.”

Charter Hall Group has teamed up with the superannuation fund HOSTPLUS to buy a $603 million portfolio leased to the Woolworths-backed ALH Group.
The sale and leaseback deal involves 54 freehold properties on initial lease terms of 20 years, plus options.
The sale reflects an initial yield of 6.8%.
The majority are located in Victoria and Queensland.
The ALH Group is 75% owned by Woolworths and 25% by the Bruce Mathieson Hotel Group.
It operates some 329 venues and 545 retail liquor outlets across Australia.

Victoria’s largest homebuilder, Simonds Group, has hired brokers Moelis &amp; Co and Morgans Financial in preparation for the company float on the ASX listing later this year.
Simonds’ founder and owner, Gary Simonds, has been in the business for 65 years, while for most of the past decade is has been run by chief executive Paul McMahon.
Victoria’s largest home builder had around 2,100 housing starts in the 2013 financial year, according to Housing Industry Association data.
It ranks as the country’s fifth largest home builder in 2012-13, behind Western Australia’s BGC, Alcock Brown, Metricon Homes and Harry Triguboff’s Meriton.
Simonds Group has about $600 million annual revenue.
The Australian Financial Review's Street Talk column suggests the float will value the company at about $300 million.

The British celebrity chef Jamie Oliver seems set to open Jamie's Trattoria in Parramatta.

Jamie Oliver set for new Parramatta restaurant

The Australian Taxation Office has been monitoring the impacts of offshore capital on local developer’s decisions to sell out.
The ATO’s Deputy Commissioner Tim Dyce advised recently the tax office had begun auditing property developers ­carrying out activities which conflict with their stated purpose of capital investment.
“A growing number of property developers are using trusts to suggest a development is a capital asset to generate rental income and claim the 50% capital gains discount,” Dyce was reported as telling the Australian Financial Review.
Developers need to be careful when seeking the 50% discount on any capital gain on the sale of property which they had held for development and not as a long-term investment.
The developer will have to prove to the tax office the true intention of the property, making sure there was never any marketing for a development or that there were never any internal minutes documenting an intention to develop.

Publican Dave Argus has purchased The Plough Inn Tavern, the heritage listed tavern in Brisbane's South Bank precinct.
The <a href="https://www.ploughinn.com.au/">Plough Inn Tavern</a> opened in 1885.
The price of more than $10 million was paid by the tenants of the building after a JLL expressions of interest campaign.
The pub, which is across the river from the Brisbane CBD at 29 Stanley Street Plaza, has been recently refurbished.
“We are delighted with the result given the end purchaser was the highly respected tenant who has worked on the business tirelessly for over 10 years,” said JLL senior vice president of pub investment sales Paul Fraser.
It was sold by South Bank Corporation, which following the Queensland State Election, has been controlled the Brisbane City Council.
SBC offered a 99-year leasehold.

Plough Inn Tavern, Brisbane sale to tenants

Investor loans accounted for 49.7% of loans in July – its highest share on record.
First home buyers were inactive, with just 13.2% of the total number of loans written to owner occupiers.
Australian Property Monitors senior economist Dr Andrew Wilson said the first home buyer trend was set to continue for years.
"It only gets harder as prices rise," he told Ross Greenwood on <a href="https://www.2gb.com/audioplayer/62831#.VA99NlZK7u0" target="_blank" style="line-height: 1.3em;">2GB's Money News</a> when asked about the fate of first home owners.
"Just wait, it is a longer journey," Wilson advised first timers.
The highlight in the housing finance data was the spike in the value of lending to investors in July, said CBA economist Gareth Aird.
"Credit to investors is up almost 30% through the year," said Aird.
"Low interest rates and the expectation of future capital gains mean that investors in Australia are currently the major driver of the property market.  
"One consequence is that rental growth is likely to be weak as the proportion of dwellings available for lease is lifts."

Burwood's southern town centre precinct is set for another major injection of housing, with <a href="https://www.apartments.com.au/developers/holdmark-property-group">Holdmark</a> unveiling plans for three mixed-use towers containing 900 apartments above new retail and commercial space.

The State Significant Development Application covers a consolidated 10,265 sqm site at 36-46 George Street and 16-26 Elsie Street, immediately south of Burwood's commercial core and within walking distance of Burwood Station, Westfield and Burwood Park.

The proposal comprises <a href="https://www.apartments.com.au/new-apartments/36-46-elsie-street-burwood-nsw-2134">three mixed-use towers</a> ranging between 32 and 43 storeys.

The development features a mix of residential, commercial and retail uses, with activated ground-floor frontages intended to strengthen pedestrian connections between Burwood Station, Burwood Place, Westfield and the wider town centre.&nbsp;

The proposal also incorporates extensive communal facilities, landscaped open space and new through-site links designed to encourage public movement across the precinct.&nbsp;

Studio.SC said the project draws inspiration from Burwood Park and the area's mature tree canopy, with "warm, earthy tones and robust materials such as brick and sculpted concrete" used to anchor the buildings within their urban context.

The scale of the proposal reflects Burwood's growing role as one of Sydney's key metropolitan centres. Planning documents note the suburb's strong population growth, high apartment living rates and increasing transport accessibility, particularly with the future Burwood North Metro station expected to further strengthen the area's connectivity. The development is designed to capitalise on those transport links while introducing a substantial amount of new housing stock into the town centre.

Burwood is expected to see a development boom, with the NSW Government rezoning the Burwood North Metro Precinct, a move expected to deliver around 15,000 new homes surrounding the new station.

Earlier this month, Nascon lodged plans for a <a href="https://www.apartments.com.au/news/nsw/first-look-nascon-targets-burwood-growth-corridor-with-112-unit-apartment-tower">100-apartment development on the edge of the town centre</a>.

Holdmark's broader portfolio includes plans for nearly 800 new homes at Macquarie Park, currently before the NSW Government's Housing Delivery Authority. The developer is also behind a significant portion of the Melrose Park masterplanned redevelopment, as well as the former Caddens Corner drive-in site, where around 500 homes are planned.

Hyecorp completes Audrey, first project to welcome residents in St Leonards South Precinct

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

Early works on the precinct are expected to commence in April 2027.

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.
