Rymill Coonawarra is selling a half stake in the South Australian winery business.
The Australian Financial Review says it is available for between $15 million and $20 million as the family-owned wine maker seeks funds to boost export sales.
The business, run by fifth-generation managing director John Rymill, has 143 hectares planted with a capacity of 80,000 cases annually, although it has averaged only 41,000 over the past five years.
Gaetjens Langley partner <a href="https://www.wineryforsale.com.au/our-team/" target="_blank">Toby Langley</a> has the offering.
Exports make up 10% of Rymill sales.
In 1890 John Riddoch founded <a href="https://www.rymill.com.au" target="_blank">Coonawarra</a>, the history of which is inextricably entwined with the Riddoch and Rymill families.
Scottish-born John Riddoch had arrived during the Australian gold rush in 1852.
His daughter, Mary, grew up at Yallum and married Robert Rymill, the neighbouring Penola farmer.
John Riddoch Rymill was a distinguished polar explorer, whose son Peter and his wife Judy, both farmers and keen equestrians, established the Rymill Coonawarra Winery in 1990.
The majority of Rymill’s product is cabernet sauvignon.
Rymill Coonawarra winery, built in 1990, was designed by the Melbourne architect, Geoffrey Woodfall, who used regional building materials extensively, with external walls of Mount Gambier limestone, and internal of locally grown radiata pine.
Some 10 years after the completion of the winery, the Mitchell Beazley publication Wineries with Style pronounced it to be one of the top 80 in the world.

Half stake in South Australian winery Rymill Coonawarra listed

The fund manager Placer Property Group have bought the NewActon East building in Canberra, home to the head office of the Australian Competition and Consumer Commission (ACCC).
Placer is seeking to raise $26.5 million in equity from self-managed super funds and individual investors for the unlisted property fund.
It offers investors an initial return of 7.75% paid quarterly.
The <a href="https://www.placerproperty.com.au/fund_newacton_east" target="_blank">NewActon East Property Fund</a> is a single-asset syndicate which will run for approximately seven years.
The fund’s only asset will be the commercial component of 21-23 Marcus Clarke Street, an ‘A’-grade, mixed-use building in the NewActon precinct on the fringe of the Canberra CBD. 
It was constructed in 2007 as an eight-storey, mixed-use office, retail and residential development. The fund has only acquired the building’s office and retail components (five storeys plus 115 car parking spaces) – the remaining three storeys of apartments remain in separate hands. 
Purchasing the asset will require $45 million to $49 million, including costs. 
It is expected the asset to produce reliable income, based on:

<li>98.5% occupancy;</li>
<li>Contracted fixed rental increases of at least 3.35% per annum; </li>
<li>A WALE of 9.2 years (by income); and</li>
<li>
A credit-worthy major tenant – 79.8% of passing rent is secured by a lease to the ACCC until 2022, the year after the initial term expires.

ACCC's Canberra head office bought by Placer Property fund

Sydney’s historic Griffiths Teas building are likely to be converted into New York-style converted warehouse apartments, offices and retail space.
Boutique residential developer Cornerstone Property Group has paid $22.22 million through JLL agent James Aroney for the factory that was sold by the property investors Isaac and Susan Wakil.
The Commonwealth and Wentworth Street, Surry Hills acquisition is part of a broader strategy to carve a niche transforming aging industrial buildings into stylish retail spaces and innovative warehouse style apartments, Cornerstone chief executive Michael Grant said.

Key College at 49-53 Wentworth Avenue is set to become a hotel and apartment tower with 98 hotel rooms and 35 apartments with hotelier Paul Fischmann’s Eight Hotels group.

Historic Griffiths Teas, Surry Hills building set for mixed-use conversion

The Bellevue Hill P&amp;O-style trophy home of the late tycoon Tan Sri Khoo Teck Puat has been listed for 19 November auction.
When Khoo died a decade ago he was Singapore's richest man and ranked 108th richest in the world by Forbes.
The magazine noted a decade after the death of banker Khoo Teck Puat, founder of Maybank and investor in Standard Chartered Bank, his heirs continue to run the Goodwood Group of Hotels, with its iconic 114-year-old hotel near Orchard Road, which displays a bust of the late Khoo in its lobby.
The hotelier and financier - best known in Australia for his stake in the South Pacific Hotel Corporation - bought the <a href="https://www.domain.com.au/property/for-sale/house/nsw/bellevue-hill/?adid=2011532721" target="_blank">Rupertswood Avenue property</a> in 1982 for $900,000.
Laing+Simmons Double Bay's Bart Doff is seeking around $4.5 million.
Khoo's residential Sydney portfolio was extensive, all being Bellevue Hill properties for his large family.

The former NSW premier Nick Greiner and his ex-wife Kathryn have listed their Otford holiday home on the NSW Illawarra coast.
It has been their retreat since 1999, when they paid $1.15 to buy what was then known as Mount Saint Michael, the holiday home of the longtime publican of Oxford Street's Albury Hotel, Leigh Jennings.
Title Tattle recalls it was done in partnership with a mate from Deloittes. Setrave Pty Ltd, of which Mr Greiner is director, is its current co-owner.
Nick Greiner was NSW premier and treasurer from 1988 to 1992 and Kathryn was a Liberal-aligned City of Sydney councillor from 1995 to 2004.
The couple finally separated last October after an on-off 40-plus years of marriage.
Commanding 180 degree views over the Pacific Ocean and Royal National Park, across lavender patches, it is less than an hour to the city from the Illawarra coast.

The third floor apartment in a luxury South Perth promenade apartment building has sold off the plan for $15.2 million.
Setting a new Perth apartment price record, the sale represented $35,000 per square metre.

The local paper says it was purchased during construction by an unidentified leading Perth businessman in education and energy provision, and his wife.

The project is headed by estate agent Mal Dempsey who owns the penthouse in the building. He is one of four syndicate members involved in the development of the complex.

Property Observer gathers the previous highest sale along the prime promenade was $10.8 million in 2012. There was a $9.8 million sale in 2010.

South Perth record $15.2 million off the plan sale

Paul Bloxham, the chief economist, Australia and New Zealand at the HSBC Bank Australia Limited, sees three key issues for the RBA.
<ul>

Bloxham argues that after a long period in which Australia was building mines and too few houses, there was now a strong pipeline of housing construction. But he suggests these forces are "slowly" permeating the rest of the economy, with broader business conditions lifting modestly.
"Overall demand has been sufficient to keep inflation at around its target (the CPI print showed underlying inflation at 2.6% year on year in Q3) and to see the unemployment rate showing signs of stabilising.
"As yet, though, demand has not been strong enough to lift inflation or to drive the unemployment rate lower, which would be needed to see the RBA start to lift rates back towards neutral.
"But low interest rates also carry some costs.
"The longer interest rates stay at very low levels, the greater the chance that some asset prices could become misaligned with fundamentals.
"This is clearest in the housing market.
"Although national housing price growth of 10% a year should not be unexpected for now, persistent double-digit growth would be a worry and 15% annual price growth in Sydney is already concerning."

He says the so-called ‘macro-prudential’ tools, to try to further manage the housing boom, would be incremental, rather than revolutionary, and more akin to adjustments to current prudential tools than a ‘macro-prudential’ overhaul. 
Trends in the Sydney property market were particularly concerning, according to Bloxham noting housing prices continuing to rise at around 15% over the past year.
"A key part of the concern is that the pick-up in housing prices is being increasingly driven by investors.
"Investors account for an increasing share of housing loan approvals and are particularly prominent in the Sydney market, where the investor share of loans is at a new record high of 44%.
"Although the RBA does not seem concerned about the riskiness of investor borrowing per se, they are concerned that the rise in investor interest is a signal that a speculative element has started to drive the housing market.
"The RBA still sees the risks to financial stability from current trends as low, given that investors tend to be higher-income households with larger mortgage deposits.
"But increased investor involvement could lead to a larger rise in housing prices, which could see a bigger fall some time down the track, exacerbating the economic cycle."

Sydney property investors the key to the three big issues for the RBA: Paul Bloxham

The Chinese billionaire buyer of the Point Piper home of recruitment queen Julia Ross, has seemingly emerged as the Evergrande chairman Xu Jiayin.
The confirmed identity of the $39 million trophy home occupant might take time to become clearer, as the Villa del Mare purchase is through a local company called Golden Fast Foods Pty Ltd, but Property Observer has followed the recently available, apparent official paper trail.
Golden Fast Foods is directed by two Chinese directors Han Xiaoran and Huang Xiangui, both from Guangzhou.
Huang Xiangui is also an executive director at <a href="https://www.evergrande.com/En/about.aspx?uc=team" target="_blank">Evergrande Real Estate Group Ltd</a>, whose billionaire owner Xu Jiayin, (許家印 also known as Hui Ka Yan) is estimated by Forbes to be worth about $7 billion. 
Property Observer gleans from <a href="https://jetphotos.net/showphotos.php?regsearch=B-6435" target="_blank">sky tracking websites</a> that Xu Jaiyin, aged 56, was in Australia around the time of the early October sale, having arrived with a team of 25 in his private Airbus A319.
The pinpointed billionaire was contemplating buying Australian tourist hotels and, without any confirmation, seemingly a Sydney Harbour trophy home bolt hole too. Xu Jiayin was born in Taikang, Henan province in 1958. He is married with two children. Xu Jiayin’s spouse is Ms Ding Yumei (丁玉梅 also known as Mrs Hui).
After four days in Sydney, Airbus A319-133X(CJ) was then onto the Queensland Gold Coast where the billionaire stayed at Palazzo Versace and met with international property agent Roland Evans of Canford Property Group, who recently brokered the Gold Coast Jewel development investment deal with the rival Dalian Wanda Group.
As of the end of 30 June, 2013, Evergrande had 262 large projects in 140 main cities within China. 
As at 30 June 2014, the group held land reserves of 150 million square metres covering 147 different cities in the PRC, 303 projects in total and recorded an accumulated average cost of approximately RMB986 per square metre. 
Evergrande Group is an integrated corporation specialized in residential building, cultural tourism, FMCG, agriculture, dairy, livestock farming and sport industry with 460 billion yuan worth of total assets and 80 thousand employees. In November 2009, the company listed its shares on the main board of The Stock Exchange of Hong Kong Limited. 
Evergrande Group is expected to be one of the global top 500 enterprises by 2015. His property company, originally known as Guangzhou Hengda Real Estate Group (and later renamed Evergrande Real Estate Group), was established in 1996 in Guangdong Province and according to the company's 2009 prospectus filing it was initially managing just one construction site in Guangzhou during its first two years of operations.

The owner of the popular soccer team Guangzhou Evergrande, Xu Jiayin, <a href="https://www.forbes.com/profile/hui-ka-yan/" target="_blank">ranks 15th on the Forbes China rich </a>list and tops the latest annual list of China's top philanthropists. The company has been awarded the “Golden Cup of Cotton Tree Cup for Helping the Poor and Needy in Guangdong.” The self-made entrepreneur is a member of the Chinese People's Political Consultative Conference, also known as the People's PCC, a political advisory body in the People's Republic of China.
Guangzhou Evergrande recently clinched their fourth consecutive Chinese national title, led by retiring Italian World Cup winning manager Marcello Lippi. The club won the 2013 Asian Champions League, though their bid to win back-to-back titles was stalled by eventual winners Western Sydney Wanderers at the quarter-final stage.
The Golden Fast Foods company, which was established by Lindfield accountant Stanley Brogan, is a subsidiary of Egality Investment (Australia) Pty Ltd, which is a subsidiary of the Hong Kong based company Jiaying Holding Limited.
Jiaying Holding gives Suite 1501, One Pacific Place, 88 Queensway, Hong Kong as its Hong Kong registered office, <a href="https://www.aastocks.com/en/stock/CompanyFundamental.aspx?CFType=2&amp;symbol=03333" target="_blank">which is the same as Evergrande</a>.
Villa del Mare, the much offered hillside Point Piper home famous for its remote-controlled billiard table that sank into the floor, was last traded 10 years ago for $21.5 million when bought from Nati Stoliar.
Villa del Mare was being <a href="https://doublebay.ljhooker.com.au/J7YF93" target="_blank">marketed with Bill Malouf of LJ Hooker </a>in conjunction with <a href="https://www.kenjacobs.com.au/1716123/" target="_blank">Ken Jacobs of Christies International</a> who were confident they could set a record 2014 price. 
It was relisted in August with continued $40 million hopes, <a href="/news/julia-ross-sells-villa-del-mare-the-point-piper-palazzo-trophy-home">then snappily sold in early October</a>. It was redundant for the now London-based eponymous founder of Julia Ross Recruitment. Ross did not return to the house having negotiated the one month sale terms from her London home, with the $39 million transfer documents signed off in the UK. Ross grew up the youngest in a large working-class family in northern England. 
Born in Cheshire in the north west of England, Julia was the youngest of eight children, aged eight years younger than the second youngest and twenty five years behind the oldest sibling. 
The highest sale this year had been the $37 million sale of Ron Medich's mansion to SummitCare Australia aged-care boss Peter Wohl, just across the road on the harbourfront. That property had likewise been listed in 2011, but with overly ambitious $55 million expectations.
Last month the harbourfront <a href="/news/harbourfront-110-wolseley-road-point-piper-listed-with-2014-record-hopes">110 Wolseley Road, Point Piper hit the market</a> with hopes of securing the 2014 house price record.
Listing agent Bart Doff from Laing+Simmons Double Bay advised the property was likely to sell for $37 million plus, but now needs to better $39 million to take the title of the highest sale of the year.

Having guided ­Australand since headhunted from Lend Lease in 2007, Johnston will head the diversified property groups with over 500 staff across the country.
The chief executive of Frasers ­Property ­Australia, Guy Pahor will step down as chief executive though he will remain with the new group as an adviser, the Australian Financial Review reports.
Australand was taken over for $2.6 billion by the Singapore-based Frasers Centrepoint earlier this year.

As previously foreshadowed, Country Garden is ­sizing up buying Meriton from the 82 year old billionaire Harry Triguboff.
But the talks are still very early, given what the boss of one of China’s bigger property ­developers has told the Australian Financial Review.
“We get along very well. We have talked about how we can expand and progress Country Garden’s ­development in Australia,” Country Garden Australia chief executive Johnson Zhang said in an interview.
He said a good business relationship exists between the two men, known as “guanxi” in Mandarin.
“It is still too early to make any ­definitive comments on the Meriton sale. [There is] a long way to go to confirm the sale and the price,” Zhang said.
“But when we meet he talks about selling his company. And if Mr Triguboff wants to sell Meriton, he would want to ensure that it is in the hands of someone who will look after it and grow it.”
“As for the $10 billion, well that’s Mr Triguboff’s words,” Zhang said.
“To determine if that is a good price anyone would have to run a detailed series of valuations to determine the value of this private company.
“What he says in public may not be the actual amount in the end.
“Meriton doesn’t have public ­information so we cannot comment whether $10 billion is good or not.”
In Chinese, Zhang speaks of Triguboff’s friendship very highly.
“There is a saying, ‘qing chu yu lan’ which means the student has the ­potential to achieve greater from what the teacher has already done,” he told the AFR's Su-Lin Tan.
“He’s my senior and he is teaching me a lot about ­property ­development in Australia.”
In June, <a href="/expert-insights/buying/ryde-garden-debut-for-country-garden-australia">Country Garden was revealed as the likely suitor</a>.
The Chinese property development company bought their first Australian development site in late 2013 at North Ryde. 
Country Garden is a property development company based in Guangdong Province, China, owned by Yang Guoqiang's family. It focuses on building high-end residential property.
Founded in 1992 and listed on the Hong Kong stock exchange since 2007, it is controlled by China’s richest heiress, Yang Huiyan.
Their newly released Ryde Garden development (pictured above) is a trio of buildings each have its own rooftop garden.

Country Garden mulls $10 billion Meriton foray

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
