Ilowra, the stately Edwardian mansion of former NSW parliamentarian, Mark Fairlies (M.F.) Morton has been listed for sale for $1.4 million.
It is marketed as <a href="https://www.propertyobserver.com.au/https://www.raineandhorne.com.au/nowra/properties/361818" target="_blank">one of the Shoalhaven’s finest historical residences</a>.
Investors are being advised it is a holiday rental business that is generating a gross yield of 14%, by the listing agent Jared Cochrane of <a href="https://www.raineandhorne.com.au/nowra" target="_blank" title="Raine &amp; Horne Nowra">Raine &amp; Horne Nowra</a>.
In the 2013/14 tax year, Illowra generated a gross income of just under $200,000. The property has been rented every weekend for the last three years and has bookings through until the middle of 2015. The property is regularly one of the highest ranking properties on travel websites such as Stayz.com.au. 
“The property is being sold as a going concern, as the Sydney-based owners want to honour their current bookings which run to June 2015." he said.
The wool broking, stock &amp; station agent Morton served as a member of the NSW lower house, the Legislative Assembly for 34 years.
He sat in the Parliament as the Member for Shoalhaven (1901-1904), Member for Allowrie (1904-1920) and Member for Wollondilly (1922 -1938), a member of the Liberal and National parties, as well as the United Australia Party (UAP).
When he died in 1938, he was the only surviving member of the 1901 state parliament
It was architect Howard Joseland who designed Illowra in its Edwardian style.
The six bedroom, four bathroom home sits on 5,122 square metres at 125 Brinawarr Street, Bomaderry, just minutes from Nowra’s CBD.
Shoalhaven City Council, on the NSW South Coast, wants to ­re-invigorate the town centre of Nowra, using two ­hectares of car parks.
With the help of private industry, it is envisaged the sites could become $75 million to $100 million worth of new retail, mixed use and entertainment real estate.
Expressions of interest are being sought after CBRE structured transactions and advisory services director, Wayne Redman advised Shoalhaven City Council.
Redman said Shoalhaven was following the lead of other councils such as town centre projects undertaken Lane Cove, Woollahra and North Sydney.

With 14% holiday rental yield, Illowra, the Nowra Edwardian trophy listing

The veteran Pearl Beach playwright David Williamson has listed his occasional retreat.
Set among gum trees, Tranquility Cottage was bought in 2005 for $985,000 for the family of the Noosa-based Williamson and his writer wife, Kirstin.
It was up for sale in 2010 with $1.1 million hopes.
The <a href="https://www.prdettalong.com/index.cfm?pagecall=property&amp;propertyID=2756772" target="_blank">3 Cornelian Road property is now offered</a> at $900,000 plus through Stuart Gan of PRDnationwide Ettalong.
The Williamsons bought their first Pearl Beach house in 1979 for $55,000.
It was Pearl Beach that helped inspire his 17th play, Money and Friends, which was set on the sundecks at mythical Crystal Inlet.
Williamson, who paid $55,000 for his initial Pearl Beach backblocker, denied real comparisons between Crystal Inlet and Pearl Beach.
However, Williamson conceded at the time that the Crystal Inlet sundecks (those of the jerry-built fibro cottage and ultra-modern concrete mansion) similarly exist among the 630 houses at Pearl Beach.
"It (Pearl Beach) certainly has got the fibro cottages and grand beach homes, like most fashionable holiday places," he said.
In the late 1990s they paid $1.9 million for the secluded Noosa district property, Aeolus. It was one of 10 homes set in an 8,800-square-metre private enclave, with beach frontage to Sunshine Beach.

The Sydney home auction market steamed into November at record pace at the weekend despite the Leith result.
Sydney recorded an 82.4% initial clearance rate which was well ahead of last weekend’s 78.9% result which was revised down to 77%.
It was above the 81.2% recorded over the same weekend last year.
Sydney’s lower north was the leading suburban region on the weekend with a strong 89.0% clearance rate with 65 sales from 73 reported results. 
The northern beaches also reported a strong result with 86.5% closely followed by the inner west at 85.8% with the highest number of sales at 103. 
The next best was the upper north shore with 84.1%, while the south followed with 80.7%, Canterbury Bankstown 80% and the city and east with a clearance rate at the weekend of 79.8%.
"Sydney buyers however remain hungry for property with the market bouncing back with vengeance at the weekend," Andrew Wilson, the Australian Property Monitors senior economist said.
Some 883 homes were listed to go under the hammer, which was well ahead of the 753 conducted last weekend and the 739 auctions listed over the same weekend a year ago.
"Auction numbers will continue to surge over the remainder of the year with Sydney set to break the November record for auction activity following record breaking performances over August, September and October," Wilson said.
"Sellers are rushing into the market to take advantage of high competition for property amongst buyers."
The most expensive property reported sold at auction at the weekend was a four bedroom home at 5 Simmons Street Balmain East sold for $6,560,000 by McGrath Balmain.
The most affordable property reported sold at the weekend was a one bedroom unit at 18/8 Hope Street, Rosehill sold for $181,000 by Ray White Parramatta.
It was a split level one bedroom fully furnished serviced apartment, leased and managed by 4.5 star APX Hotel Apartments, situated opposite Rosehill racecourse. The current net rental return is $1,258 per month, reflecting an 8% yield.

Damien Leith fails to sell Petersham home amid 82% Sydney weekend success rate

Frasers and Sekisui House launched the latest stage within their $2 billion Central Park development in Sydney’s Chippendale last week.
Connor, the <a href="https://www.centralparksydney.com/live/connor" target="_blank" style="line-height: 1.3em;">12-storey residential building</a>, designed by Smart Design Studio, will have 178 apartments aimed at the owner-occupier market.
The apartments within the initial offering sold quickly, so further apartments were made available.

With a crowd of 45, four of the five auction bidders participated after it was called onto the market at $2.1 million.
It sold for $2.56 million. The listing agent had been always advising prospective buyers before today's scheduled 2.30pm auction that it was likely to sell for between $2.1 million and $2.3 million.
The 120 Joyces Road, Monegeeta property was marketed by Keatings Real Estate as an "excellent opportunity to secure a rarely available large inner country, very versatile lifestyle property."
At the end of its mature oak tree entrance driveway, there is a rambling five bedroom 1910 weatherboard homestead. The property has Deep Creek frontage.

Nathan Tinkler sells Banoon, his Victorian rural property

The late Ted Hopkins, was an electrician at Adelaide's Glenelg fun park in 1930 when he was given the job of dismantling the rollercoaster and bringing it by barge up to Milsons Point, Sydney where, in 1935, Luna Park was established.

His former Wollstonecraft home, not far from Luna Park, is now on the market having been in the family for 75 years.

The cottage on 800 square metres at <a href="https://raywhitelowernorthshore.com.au/nsw/wollstonecraft/1210482/" target="_blank">15 Milner Crescent has been listed</a> through Danny Grant of Ray White Lower North Shore with $1.7 million price hopes.

“He chose this house so he could be close to his work and his family has stayed here for three quarters of a century,” Grant said ahead of its 9 November auction.

Hopkins was at Luna Park until 1969, when Leon Fink took over.

He become park manager in 1957 after the death of the original manager, David Atkins. 

Luna Park opened on 4 October, 1935, just as the Great Depression was lifting, on the site used by contractors who built the Harbour Bridge. 

The 1896 Gavioli organ was bought in 1950, around the time the aging Phillips brothers from America sold Luna Park to Hopkins and Atkins.

"It was my life," he said in 1989 about one of the most famous landmarks in Sydney.

Every winter, when the park closed for maintenance, Hopkins would head overseas to buy a new ride.

Previously there was always the $6 billion figure bandied about for the prized Meriton empire.
But ABC Radio corned Harry Triguboff on his real desire.
"I think it should be in vicinity of $10 billion" <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2014-10-30/harry-triguboff-wants-to-sell-his-property-empire/5854228?section=business" target="_blank">he told the ABC The World Today's business reporter Pat McGrath</a>.
The veteran property developer <a href="/news/harry-triguboff-formalises-meriton-empire-sale-process">is in confirmed talks</a> with a local subsidiary of the Chinese-based buyer for the sale of his Meriton property empire, Bloomberg reported earlier this week.
Meriton, the nation’s largest home builder, has previously been in cursory discussions with Asian-based property developers.
Triguboff told Bloomberg he met with the suitor last week. 
“I showed them my valuation, they’re looking at their valuation; that’s what we’re doing now.”
Triguboff, who has previously valued the business at over $6 billion, said he would only offload Meriton in its entirety.
But adding it was a lifelong job, Triguboff also countenanced family continuation of the company.

Meriton's Harry Triguboff says $10 billion is his asking price

Flemington isn't the only location with a important meet scheduled for Tuesday 4 November; The Reserve Bank Board will also assemble to discuss any potential movements in the official cash rate.
While November has been a remarkably popular month for the bank to move rates, Westpac's Bill Evans says there is no chance of a November move.
Westpac expect the statement to repeat key phrases: “the exchange rate... remains high by historical standards”; and “the most prudent course is likely to be a period of stability in interest rates”.
Evans recalls that in the first six years of RBA Governor Glenn Stevens’ tenure (2006-2011), November proved to be a month of moving interest rates. In 2012 the Bank was certainly ‘in play’ with moves occurring in both October and December while, arguably, the Bank was also ‘in play’ in November last year.
On recent house price inflation, Evans suggests the recent slowing from its late-2013 pace might be easing the bank's concerns around the property market. 
"There is still likely to be some RBA/APRA package of initiatives announced before year’s end but, given the authorities do not appear to be inclined towards ‘heavy handed’ actions and the flexibility of Australia’s financial system, particularly around an active non-bank sector, it seems unlikely that these moves will have a marked effect on the availability of credit overall," he advised.
Westpac is expecting 50 basic points of hikes in the latter half of 2015 and a further 100 basic points in 2016.
"Back in March we were quite out of step with the economics community. 
"We did not expect the RBA to begin hiking until August 2015, whereas 60% of forecasters expected rate hikes by the March quarter and 15% expected rate cuts. 
"All those rate hawks have been forced to revise their views. 
"The latest survey indicates that 85% of economics forecasters are still predicting higher rates by end 2015 (with 50% expecting hikes to begin in the June quarter – but expect that proportion to dwindle by year’s end). Only 15% (four forecasters) are pushing the market’s line. 
"Unusually we find ourselves buried in the economists’ consensus."
Bill Evans, the chief economist also delved into The Melbourne Cup.
"Some will be aware that we have picked the winner of the Melbourne Cup in two of the last three years," he said.
"This year we are reasonably confident that we can find yet another winner in Admire Rakti.
"This Japanese horse ran by far the best trial for the race with its storming win in the most reliable lead up race for the Cup – the Caulfield Cup.
"Arguably, Japan produces the best stayers in the world – even ahead of their Irish counterparts.
"Who can forget the last time Japanese horses ran in the Cup?
"That was in 2006 when the Japanese horse Delta Blues beat his Japanese compatriot Pop Rock by the narrowest margin (just half a head) with a massive four and a half lengths to the next horse.
"However, Admire Rakti has other history going against him. He is likely to be around 5:1 odds on the day. That will make him favourite.
"No favourite has won the race since Makybe Diva in 2005 and no horse has won the Caulfield Cup/Melbourne Cup double since Ethereal in 2001.
"He will also have to carry 58.5 kilos (top weight) – average weight of the winner in the last decade has been 54 kilos. No horse has won with such a weight since the 1970s.
"There are also unofficial reports that the horse is not considered to be in the top 20 horses in Japan.
"Other contenders are: Protectionist (the German champion) and Lucia Valentina (beaten favourite behind Admire Rakti in the Caulfield Cup).
"The English ‘raiders’ headed by Red Cadeaux look to be an ordinary lot this year.
"In fact the clear danger from my perspective is Fawkner, surprisingly an Australian horse, who ran a mighty 2nd in our other key lead up race – the W S Cox Plate (Fiorente, last year’s winner ran third last year).

Darlinghurst two bedder sale reflected 5.2% rental yield

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
