A former electrical sub-station at 42 Philpott Street, Marrickville failed to sell at weekend auction.
The three-bedroom designer home was passed in at $1,005,000 <a href="https://www.sydneysiderealestate.com.au/listings/42-philpott-st/a" target="_blank">through Dani Chahine of Sydneyside Real Estate</a>. Higher offers are being sought.
It last traded as a decommissioned sub-station in 2011 for $515,000.
The redundant electricity substation on a 77-square-metre block at Marrickville<a href="/news"> </a>ranks as one of the 1,000 substations that were built across Sydney from the late 1870s as the demand for electricity grew throughout the city.
There were approved plans by Tanner Architects (pictured below) for conversion the <a href="/news">Marrickville </a>property into a 159-square-metre, three-bedroom, two-bathroom abode with roof terrace with louvered pergola on its 2011 offering which had been subdivided off the neighbouring Globe Mills apartment development.

While many are simple designs, the Marrickville substation was built to fit into the architecture of its factory surroundings. It comes with three high steel roller shutter doors.

The initial weekend auction clearance rate dipped to 75.5%, according the Australian Property Monitors, down on the previous weekend’s revised 77.8% result.
The inner west hosted the most auctions with 164 followed by the upper north shore with 135, the city and east 121, the south 112, the lower north 110, the west 65, Canterbury Bankstown 60 and the northern beaches with 50 auctions scheduled.
The most popular suburbs for auctions was Mosman on the lower north and Maroubra in the city and east each with 14 auctions listed.

Marrickville substation conversion fails to ignite weekend auction buyer interest

From 1 December the Queensland housing market will start to look less like a serious player in the world market and more like Hazard County (of Dukes of Hazard fame), the prominent Queenslander property commentator Andrew Winter wrote in his weekend News Ltd column.

"So no matter how keen you are to buy, no matter how much you beg, email or phone, agents risk their license and fines if they tell you.

"If agents cannot give a price guide, what is stopping the seller putting a poster on their wall stating a guide if they want to?"

Queensland's auction price guidance ban legislation is madness: Andrew Winter

Some three years after heading north, the Greater Western Sydney (GWS) chief Dave Matthews and wife Jane have sold their former Albert Park, Melbourne family home. 
It fetched $2.57 million at weekend auction after initial price guidance of between $2 million and $2.2 million.
It sold at $820,000 in 2002.
The 1888 home on the Withers Street 320-square-metre block came with four bedrooms and a study. The garden shed had a TV point, so television can be watched in the yard.
It was offered through Parkinson's Frank Mlikota and Jane Mlikota having been leased by senior assistant coach of the Western Bulldogs Brett Montgomery and his wife Terri during some of the period.
It was initially listed for rent in 2010 at a $1200 a week asking rental.
It sold to a local, but inspections were undertaken by the former attorney-general Nicola Roxon and Scott Cam from The Block reality TV series.
Before moving north to helm the latest AFL franchise, Matthews was the code's general manager of national and international development.

GWS boss Dave Matthews sells 1888 Melbourne home

The man behind Melbourne's most famous burger joint couldn't sell his South Melbourne property.
Greg and Eleni Mitropoulos put in a $1.3 million vendor bid when their pretty four-bedroom Victorian cottage went to weekend auction.
It is not far from Andrew's Hamburgers in Albert Park, the Bridport Street diner which Greg Mitropoulos manages, which recently celebrated its 75th year trading.
The renovated home at 396 Dorcas Street had been listed <a href="https://www.marshallwhite.com.au/396-dorcas-street-south-melbourne-137375/" target="_blank" style="line-height: 1.3em;">through Marshall White agent Oliver Bruce</a> who was anticipating $1.25 million-plus.
Property Observer gleans it cost $1.21 million in 2010 after its renovation. It has 148 square metres of living space on its 162 square metre block.
The Melbourne weekend auction market resumed on Saturday after last weekend’s break for the Melbourne Cup holiday long weekend.
But high auction numbers led to a sharp fall in the clearance rate, to 71.6% according to Australian Property Monitors (APM), the lowest reported by the Melbourne market since the first weekend of July.
Some 977 homes were listed for auction at the weekend in metro Melbourne which was unsurprisingly well above last weekend’s 132 and also just higher than the 961 auctioned over the same weekend last year, according to APM.
Melbourne’s four weekend average clearance rate now stands at 74.3% compared to 78.8% over the previous four-weekend period. 
Melbourne’s south-east reported the highest regional clearance rate at the weekend with a strong 84% result, leading the outer east with 76.5%, the north-east 75.2%, the inner south 71.9%, the inner east 70.9% and the inner city with a clearance rate of 69.5%.
Melbourne’s inner south hosted the most number of auctions with 147 closely followed by the inner east with 143, the outer east  with 140, the inner city 138, the west 133, the north-east 131, the north 80 and the south-east 43.
The most popular suburb for auction listings in metro Melbourne was again Mount Waverley in the outer east with 20 auctions scheduled. The next highest was Glen Waverley also in the outer east with 16, Reservoir in the north-east and St Kilda in the inner city each with 15 and South Yarra in the inner city, Mitcham in the outer east and Glen Iris in the inner east with 13 auctions scheduled on the weekend.
The REIV reported a clearance rate of 68 per cent this weekend compared to 67 per cent last weekend and 68 per cent this weekend last year.
There were 934 auctions reported to the REIV this weekend, with 632 selling and 302 being passed in, 146 of those on a vendor bid.

Flipping hamburgers easier than property in toughening Melbourne auction market

Muntham Station, between Coleraine and Casterton, first settled by the Henty family, has been listed for sale by the Oldham family.
It is listed through <a href="https://www.eldersrealestate.com.au/rural/buy/property-grazing-vic-hamilton-595166" target="_blank">Elders</a> agent Shane McIntrye for November 14 expressions of interest.
<a href="https://www.munthamstation.com" target="_blank">The property</a> in the Western District of Victoria, was dubbed by NSW Surveyor General Major Thomas Mitchell as 'Australia Felix' in 1836.
In 1836 Mitchell recommended the Hentys travel inland from Portland to see for themselves and soon after they settled at Muntham and neighbouring Merino Downs and Sandford.
The Henty family had left England several years earlier given poor prospects after the Napoleonic wars persuaded Thomas Henty to sell his Sussex farm and begin a new life with his wife, daughter, seven sons and a flock of Spanish merino sheep.
The family was granted more than 80,000 acres (32,000 hectares) on the Swan River in Western Australia and James Henty, the eldest son, sailed with stock and laborers in 1829. He failed to find good land and sailed to Launceston in 1831 where his mother, sister and four of his brothers including Edward.
Settlement in the Port Phillip District then part of New South Wales was forbidden, but Edward Henty first saw Portland Bay in April 1833 when sailing on his brother's boat, the Thistle, en route to collect whaling oil at Spencer Gulf.
The unauthorised third and last Henty migration landed on 19 November 1834.
The original section of the 1836 homestead remains one of the earliest structures in Victoria, extended in the 1850-60s, and in 1907 a kitchen wing was added. Servants rooms were also built at the rear of the house and at the turn of the twentieth century, a charming schoolhouse was erected to the rear of the main building.
It is now a beautiful, completely charming 6BR home in extensive English style gardens on Muntham Hill overlooking the Wennicot Creek.
The colonial artist Sir Thomas Clark painted the homestead in 1874.
While the original woolshed burnt down in 1920, the red brick barn, thought to have been built in the 1840s, sits at the rear of the homestead. It is believed to be the oldest brick building still standing on a farm in Victoria and is listed on the Victorian Heritage Database and by the National Trust of Victoria, who consider it culturally and architecturally significant to Victoria’s heritage.
It was modelled on English farmhouse traditions of the early nineteenth century and is more Georgian in character, typical of Tasmanian buildings of the era. 
Successive owners, the Mackinnon, Ellis, Lobb, Dickinson, Hryckow and Oldham families – have all been worthy custodians.
It now harvests olive oil from its 350-tree grove, as well as produce an enviable Pinot Noir from its boutique vineyard. The farm is currently stocking 300 Angus breeders and calves, 60 retained heifers, 12 bulls, 300 ewes and lambs, and 160 hoggets.

Kenneth Street, Tamarama trophy apartment comes with $7 million plus hopes

Property investor Richard Moseley’s Bonnie Doon holiday shack near Lake Eildon in Victoria – which featured in the 1997 comedy The Castle as the serene holiday home of the Kerrigan family – has returned to the market.
Moseley proudly secured <a href="https://www.realestateview.com.au/Real-Estate/3491-maintongoon-road-bonnie-doon/Property-Details-buy-residential-7906790" target="_blank">the property</a> for $169,950 in 2006 but then wanted out, unsuccessfully, in 2011.
The two-bedroom cottage – located 165 kilometres from Melbourne at 3491 Maintongoon Road – was listed then at $195,000. After no doubt being told that he was "dreaming", the asking price eased to $169,950.

It is situated on a good-sized block opposite the lake and approximately 500 metres from the boat ramp.
Actor Michael Caton headed the cast including Sophie Lee as his daughter Tracy, Eric Bana as son-in-law Con and Bud Tingwell as Lawrence Hammill, the QC who helped them save their cherished home under the flight path.
 
The cast only spent one day there - with the film shot in just 11 days.

The Kerrigan's The Castle Bonnie Doon holiday shack back for sale

The reluctance of many home owners to trade up homes partly stems from increases in stamp duty rates, an RBA study suggests.
It noted in New South Wales and Victoria, the housing price thresholds at which higher rates of stamp duty apply have not been changed for a number of years. 
"As housing prices have risen, more buyers have fallen into the higher stamp duty brackets, acting as a disincentive to purchase housing," the report says. 
In New South Wales the stamp duty paid on a median-priced home has grown to around 25% of annual disposable income per household, from close to 10% in 1991. 
<a href="https://www.rba.gov.au/publications/smp/2014/nov/html/index" target="_blank">The report</a> looked at housing turnover.

Another consideration taking effect has been home owners unwilling to borrow more because growth in labour income has slowed.
Nominal labour income has grown at an average annual rate of 2.7% over the past two years, compared with a decade average of 6.2%, it noted adding the widespread expectation was that wage growth will remain subdued for a time.
Moreover, the Westpac-Melbourne Institute survey suggests that the share of households expecting more unemployment a year ahead has been at above-average levels since late 2011, which is an unusually long time by the historical standards of the survey. 
Housing turnover and loan approvals have risen by less than housing prices when compared with previous cycles in the housing market in recent times, according to the report.
It suggested housing prices and turnover might move together over time for a number of reasons, although the relationship may not be quite as tight as that between turnover and loan approvals (and it is possible for prices to rise with only limited turnover).
It pointed to one strand of past research that found that an increase in housing prices causes an increase in turnover. This is because higher housing prices increase the net wealth of home owners.
"This allows those owners who did not previously have a large enough deposit to trade up to a more expensive dwelling, thereby increasing turnover.
"A complementary strand of research has found that the causality can also run in the other direction, from turnover to housing prices," it said.
Turnover and housing price growth have moved together over time, although the relationship appears to have weakened somewhat in recent years.
The change is most evident in Sydney and Melbourne, where growth in housing prices has been strongest of late.

The rate of turnover has remained low in those cities, both in terms of their longer-term averages and relative to growth in housing prices.
It suggests that some vendors might discern a rise in housing demand by observing a rise in turnover, thereby encouraging them to raise their reserve prices.
The report suggested it ws difficult to know why the turnover rate has remained relatively low compared with its history and compared with prices. 
It note the debt-to-income ratio has been stable at high levels.
"Although interest rates are currently low, the expected repayment burden on loans is at 10-year average levels, when calculated using a longer- term interest rate to account for the expectation that variable interest rates will move up over time," the report said.
"Indeed, in New South Wales and Victoria, which have experienced the greatest disparity between housing prices and turnover relative to historical norms, the share of current income required to service an average loan over the next 10 years is close to historical highs."

NSW stamp duty stopping market activity: RBA

GDI Funds Management Limited has entered into a conditional put and call option deed for the sale of 233 Castlereagh Street, Sydney for $156 million.
The B-grade office price represents an increase of $27 million compared to the June 2014 independent valuation. It is a 31 level 1976-built commercial office tower located in the southern end of the Sydney CBD within close proximity to the Downing Centre. 
It has been speculated Asian development interests were the intending buyers.
GDI Property Group recently leased a 1,800-square-metre office suite for the filming of the upcoming political drama Truth, starring Robert Redford and Cate Blanchett.
The film is based on the 2005 memoir Truth and Duty: The Press, the President, and the Privilege of Power.
Based on 60 Minutes producer Mary Mapes' 2005 memoir, the movie centres on the 2004 scandal that erupted after US news anchor Dan Rather reported that then president George W Bush received preferential treatment to avoid the Vietnam War draft.
Robert Redford will play the famous American anchor, while Cate Blanchett will portray producer Mary, who was subsequently fired over the story. 
The short-term lease was negotiated by Brendan Shipp and Thomas Fredriksen of Knight Frank, who said the movie directors needed nondescript views, as the movie is based in New York City.
Filming was expected to take eight weeks with the tenant paying about $100,000 a square metre gross for the space.
The GDI Property Group Steve Gillard said the sale was a great result and validated the GDI Property Group business model of buying well‐located CBD office properties with multiple exit options.
The option deed is conditional upon GDI Property Group procuring by September 2015 amendment of the covenanted restriction in relation to the allowable gross floor area.
GDI Property Group is confident that it will approve the amendment or replacement of the restriction on use.
Other key terms of the option deed include a $1 million call option fee has been paid.
GDA had previously advised in the GDI Property Group prospectus that it had been investigating the feasibility of alternative redevelopment options, including residential conversion, for its property at 233 Castlereagh Street, also known as 324 Pitt Street. 
In 2006 Leighton Properties Pty Limited (LPPL) and Lend Lease Real Estate Partners 1 Limited announced that they had exchanged contracts with SAITeysMcMahon, an Orchard Funds Management entity, for the sale of 233 Castlereagh Street at a price of $120 million.
It was transferred again in 2010 at $102 million. 
Quality office tenants over the years have included Moray and Agnew and more recently Copyright Agency, Carlson Wagonlit Travel and General Pants Co. The property known as Telstra House was owned by Telstra until selling at $55 million in 2002.

Tennis champ Pat Rafter sells Woollahra terrace

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
