It was an offer too good to refuse since they bought the four-bedroom house for $6.6 million in 2011.
It was sold off-market by a former Kambala school friend estate agent, <a href="https://www.raywhite.com/diane-wilson/real-estate-agent/dw0905191055/" target="_blank">Diane Wilson</a>. 
The Edward Street family home was bought in March 2011 from the rag-trading Karpin family.
The then newly built house was on a 468 square metre block that cost $5.28 million in 2007.

The Perth residential property market is officially in decline.
House prices fell in Perth during the September quarter, albeit by just 0.1%, according to the Australian Bureau of Statistics (ABS).
It was the only capital to record a decline in the ABS price index, released today.
Perth dwelling prices still sit 3.6% up for the year, but gone are the days when Perth’s housing market was the strongest in the country, boosted by the thriving mining industry.
Westpac economist Matthew Hassan noted the preliminary estimate of the ABS Residential Property Price Index showed "a notable slowdown" in Perth with prices flat over the last six months.
The preliminary estimate of the ABS Residential Property Price Index showed a solid 1.5% gain in Q3, down on Q2's 1.9% gain but in line with Q1's 1.4% rise.
Annual price growth has moderated from a peak of 10.8% at the start of the year to 9.1% in Q3, a result that was in line with expectations, Hassan suggested.
"All price measures are pointing to a clear moderation in momentum in 2014 although most suggest this is a step down from a 10-14% annualised pace to a 6-8% pace.
"To date, readings for the second half of the year point to a continuation of this pace rather than a further slowdown.
The ABS index detail shows national house prices up 1.6% over the quarter, 9.2% over the year and attached dwellings up 1.2% over the quarter, and 8.5% over the year.
He noted that estimates for Q3 and Q2 are still preliminary and subject to revision.
The ABS plans to change this arrangement in 2015, pushing back the release date by six weeks so that published figures will be 'final' from first release.
"Unfortunately that will make what is already the last price measure to be published even less timelier and useful for analysts," Hassan said.
The capital city breakdown continues to show strong gains in Sydney (+14.6% year on year), more moderate gains in Melbourne (+6.9% year on year), Brisbane (+6.7% year on year) and Adelaide (+5.6% year on year).

As mining eases Perth residential market marginally in decline: ABS

The Foreign Investment Review Board (FIRB) has issued just the 17 orders for foreign investors to divest ­illegally acquired property in Australia since 2003, data obtained by Kelly O'Dwyer's parliamentary committee has revealed.
The FIRB had failed to prosecute a single matter since 2006 for illegally acquiring property in Australia.

New rules mean temporary residents must dispose of property they have bought within three months of departing Australia.
The House of Representatives economics committee’s inquiry has heard evidence that the rules are being flouted, with foreigners happy to take the risk of not being caught.
The Australian reports the committee is poised to recommend that foreign investors pay a fee to apply for permission to purchase real estate in Australia.

FIRB issued just 17 divestment orders to foreign buyers over past decade

Sydney's cheapest weekend residential sale was a $400,000 Darlinghurst studio apartment.
The price guidance was over $335,000 for the 38 square metre apartment with balcony.
The McGrath marketing noted a $400 a week rental for the third floor apartment at <a href="https://www.mcgrath.com.au/buy/apartment-darlinghurst-nsw-2010/242001/?searchID=44347085" target="_blank">8/19 Kirketon Road, Darlinghurst</a>.
It last sold in late 2012 at $300,000 reflecting, 15% annual price growth for the 1995 built offering. 
It is a rare example where actual price movements have mirrored the Sydney median price growth over the matching period.
However its prior two sales show a longer and slower price growth that beset Sydney.
It sold in 2006 for $220,000 and in 2001 at $195,000.
Its annual council rates at $808, the annual water rates are $721 and strata levies $640 a quarter.

The likely sale valuation of billionaire Harry Triguboff's Meriton Apartments continues to garner interest following confirmation he has been in talks to sell the business to Chinese buyers.
For a long time it was always spoken of as a $6 billion outfit, then a $10 billion price tag <a href="/news/meritons-harry-triguboff-says-10-billion-is-his-asking-price">was recently bandied about by Harry</a>.
However, the Australian Financial Review's Street Talk column suggested an internal Meriton valuation has the company’s assets at about $7.3 billion. 
But they add that advice from Grant Samuel has it closer to the $12 billion based on a multiple of 10 times earnings.

Lance 'Buddy' Franklin, the former Hawk turned Sydney Swan, has sold his contemporary Brighton East house.
<a href="https://www.realestate.com.au/property-house-vic-brighton+east-118055423" target="_blank">The 55 Hodder Street offering</a> had $1.6 million to $1.7 million price guidance, but no sale price has been revealed.
After renting briefing elsewhere in Brighton, Franklin bought the house on its 678 square metre block in late 2010 for $1,635,000 through hockingstuart.
The four-bedroom, two bathroom home with a pool had also sold at $1.45 million in 2006 on its completion.
He is not yet known to have bought any Sydney property. The Brighton property with pool room has been rented out since late 2013.

AFL footballers in the bayside precinct include Carlton star Chris Judd. It was 2010 when Judd and his then model fiancee Rebecca Twigley bought their 671 square metre Brighton property for $2.125 million through Kay and Burton agent Justin Follett. They rebuilt and moved in this year.
St Kilda's Nick Riewoldt and wife Catherine spent $4.1 million in February in Brighton for their 1,100 square metre block.

Buddy Franklin sells Brighton home but price remains buttoned up

A five bedroom home at 150 Kooyong Road, Toorak was resold at weekend auction for $3,382,000, just nine weeks after it was sold for $3.29 million.
It seems the local vendor, a cosmetics industry veteran who lives diagonally opposite, had little choice but to put it on the market again.
“He bought without his wife seeing it,” said <a href="https://www.domain.com.au/public/Propertydetails.aspx?adid=2011488099" target="_blank">Beller Residential listing agent Max Bevacqua who had the listing both times</a>.
“She wasn’t interested in renovating another property. It happens quite often,” he told the Australian Financial Review.
The late August buyer had settled and paid the $181,000 Victorian stamp duty.
It had been bought at auction in late August for $3.29 million.
The five bedroom, four bathroom house on a corner 685 square metre block was billed as a future family dream home or an opportunity for a “creative builder, developer or interior designer”.
It also sold at $2.85 million in September last year after which was available for rent at $1,800 a week.

Surprised wife refuses to move, so Toorak unrenovated home resold

The slight fall in the latest ABS housing finance data is further evidence that claims of an unsustainable housing boom are exaggerated, chief economist of Master Builders Australia Peter Jones said. 
Lending for property purchases rose in September as investor loans continued to rise, ABS figures released on Monday showed.
“The fall of 0.7% seasonally adjusted in the total number of owner occupied housing finance commitments for September shows such fears to be misguided,” Peter Jones added.
“For new building, what is needed is a solid and sustained flow of finance over a number of years to redress the previous period of under building which resulted in the current housing under-supply and affordability pressures,” he said. The value of housing loans was up 0.7% overall for September compared to August and 1.7% higher for investment properties. 
With investors ever becoming the more dominant driver of residential property markets in 2014, the data showed the value of loans to investors rising to be up 10% in Q3 and 25.4% year.
Lending to owner-occupiers was up 0.1%.
The number of loans for owner occupied commitments was down 0.2% in trend terms.
The Real Estate Institute of Australia (REIA) says the figures for September 2014 showed the fourth consecutive month of falls. 
"If refinancing is excluded, in trend terms for September, the number of owner-occupied finance commitments fell by 0.4%, the REIA noted.
“REIA believes that there is no need for the introduction of macro-prudential tools – to do so may give rise to unintended consequences,” the REIA president Peter Bushby suggested. 
The ABS reported lending for established home purchases fell 0.3% in trend terms but lending for new dwellings up 1.2%.
First home buyer figures as a percentage of total owner-occupied housing finance commitments rose to around 12% in September up from 11.8% in August. 
The number of owner-occupier housing finance approvals declined 0.7% in September, a touch under market expectations of a 0.4% decline but a touch better than Westpac’s –0.9% forecast.
By state, the number of owner-occupier loans fell more sharply in SA (–2.3%mth ex refi) and in Vic and WA (both –1.5%mth) with a slight declines in Qld (–0.2%mth) and a 0.1% uptick in NSW, Westpac's Matthew Hassan noted.

Investor and new dwelling loans up slightly in September: ABS

The NSW state government is resuming its sell-off of public housing at Millers Point, listing more terraces for December auction.
The Georgian-style properties were built by local publican William Cole in the 1840s.
The properties at 24 Argyle Place and 28 Argyle Place and 32 Argyle Place will go to <a href="https://www.mcgrath.com.au/buying/search/?region=&amp;suburbList=millers+point&amp;from=&amp;to=&amp;hidden_priceRangeTo=&amp;currency=1&amp;type=&amp;beds=&amp;baths=&amp;parking=&amp;listingType=1&amp;keyword=&amp;searchLarge.x=79&amp;searchLarge.y=5&amp;searchLarge=search&amp;landSize=" target="_blank">4 December auction </a>through Peter Starr at McGrath Estate Agents.

Millers Point terrace selloff by NSW government resumes

Mortgage broker AFG processed 10,463 loans last month - the highest in its 21-year history - but overall first home buyer loans fell to 7.2%.
In New South Wales, the figure was a woeful 2.2%.
“First home buyer loans have fallen to unprecedented lows in places like NSW,” said AFG’s general manager of sales and operations Mark Hewitt.
“If this continues we are going to end up with a whole generation of renters.”
The October mortgages processed by AFG brokers for first home buyers fell from its previous September record low of 8.4% of all home loans to 7.2% nationally.
The first home buyer loans have declined each month since June this year when they represented 10.8% of all home loans processed.  New South Wales was followed by Queensland (4.7%), South Australia (7.3%), Victoria (8.3%) and Western Australia (17.9%).
AFG calculated that excluding WA from the equation, the average level of first home buying on the eastern seaboard would be around 5% - about a third of the long-term average.
Nationally, investor home loans represent 38.7% of all mortgages processed, down from a peak of 40.3% recorded last month.
Hewitt noted October had traditionally been one of the strongest months for property with an increase in owner occupier loans.

NSW first home buyer numbers dip to 2.2%: AFG

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
