Sunshine Coast developer&nbsp;Habitat Development Group is set to break ground on its latest Sunshine Coast project, The Millwell.

Habitat will officially turn the first sod at the start of July at the Millwell Road East site, adjacent to the Sunshine Plaza and fronting the Cornmeal Creek.

<a href="/new-apartments/the-millwell-2-millwell-road-east-maroochydore">The Millwell</a> continues Habitat’s strong momentum in Maroochydore, where the Brisbane-based developer has already delivered Market Lane Residences and The Corso Collection.

The $243 million project will deliver 205 apartments across two eight-level towers, designed by long-time Habitat collaborator <a href="/architects/k-architecture">K Architecture</a>.&nbsp;

A mix of two, three, and four-bedroom residences, including four premium penthouses, will be complemented by 361 sqm of ground-floor commercial and retail space.

Sunshine Coast Mayor Rosanna Natoli will join Habitat Managing Director Cleighton Clark to officiate the ceremony, marking a symbolic moment for both the developer and the region.&nbsp;

Clark said The Millwell has been designed to meet this sustained demand with larger format apartments and elevated amenities.

The Millwell will offer a suite of high-end amenities for residents, headlined by the Sunshine Coast’s first 25-metre rooftop infinity-edge pool.&nbsp;

The rooftop terrace, complete with subtropical landscaping and sweeping 360-degree views, will also feature an independently operated spa and wellness centre, private dining rooms, a rooftop bar, and a fully equipped outdoor kitchen and communal areas designed to foster a vibrant community.

Views will span across the Maroochydore River and Mount Coolum to the north, Mount Buderim and Point Cartwright to the south, and the beaches and hinterland of the wider Sunshine Coast region.

The project comes at a time when the Sunshine Coast rental market continues to tighten, with historically low vacancy rates driving interest from both investors and owner-occupiers.&nbsp;

Renowned developer Sekisui House Australia has launched its newest apartment project, the company’s first development in Sydney’s prestigious Lower North Shore region.

Waterstone will feature a north-south green spine and landscape design by <a href="/landscape-architect/aspect-studios">ASPECT Studios</a>, creating a strong connection to the Lane Cove Council’s St Leonards South masterplan and neighbouring pocket parks, trails, and bushland reserves.

Sekisui House Australia launches Waterstone in emerging St Leonards South precinct

ASX-listed developer&nbsp;<a href="/developers/cedar-woods">Cedar Woods</a>&nbsp;has acquired a development site in&nbsp;Fairfield, Victoria, as part of the company's more assertive acquisition strategy.

The 11,600 sqm site is uniquely positioned between the Yarra River and Merri Creek parklands, has over 200m of direct frontage to Fairfield Park, and is located only 4.2km from the Melbourne CBD, with the elevated site boasting uninterrupted views of the city skyline.

The site, which is zoned for the intended residential use, will be developed into a mid-rise, multi-stage apartment project, yielding approximately 300 dwellings that will command premium pricing due to the sought-after location.

The site was acquired from a private vendor for $50m on deferred payment terms, with payments to be made in 2027 and 2028.

Sales for the project are expected to be launched in FY27, and with first stage settlements expected in FY29 or earlier, subject to approvals and market conditions.

According to research house, Charter Keck Cramer, Melbourne is projected to have a chronic shortfall in apartments of around 23,500 in coming years with apartment commencements at their lowest level in over 15 years. The total number of approved homes fell by 5.7% in April to 14,633, according to data just released by the ABS.

Cedar Woods’ Managing Director, Nathan Blackburne, said the acquisition will augment the Company’s current Victorian portfolio and provide quality apartments in a market where a significant undersupply is forecast.

“We see Melbourne as an opportunity for counter-cyclic acquisitions of quality sites and are preparing for increased homebuyer demand as purchasers respond to lower interest rates and supportive government policies,"&nbsp;Blackburne said.

“Cedar Woods will craft a premium design for the site to make the most of its unique park-front location and uninterrupted views of the CBD and local area.”

Builder availability in Victoria is superior to other states and extensive work has been undertaken to determine expected construction costs, with multiple builders capable of delivering such a project at competitive prices. Risks will be mitigated through presales, further builder due diligence, and contract structure.

“With our strong balance sheet, and favourable macro conditions, Cedar Woods is continuing its strategy of diversification – by product type, price point, and location – and strengthening our portfolio with quality sites that we can deploy into an undersupplied market”, Blackburne added.

The acquisition comes after the recent announcement of the acquisition of a South Australian site at which the company is planning a premium masterplanned community.

Sales for the project are expected to be launched in FY27, and with first stage settlements expected in FY29 or earlier, subject to approvals and market conditions.

Cedar Woods acquires Fairfield site for new residential development

There aren’t many luxury penthouses in Fitzroy, fewer still that offer unobstructed views, two separate living zones, and over 300 sqm of living space. Especially in a Melbourne suburb better known for terrace houses and converted warehouses than for vertical-scale opulence.

Builder-developer 5Point has received an unprecedented uplift at its under-construction luxury new Palm Beach apartment development, Ophira Palm Beach.

The significant planning approval allows 5Point to increase the building height and add another two full-floor apartments to the exclusive development on the Jefferson Lane beachfront, enhancing what was already one of the most anticipated absolute beachfront apartment offerings on the southern Gold Coast with sales prices averaging in excess of $7 million.

When first launched last year, five of the then-eight apartments were snapped up within just a few months, by local downsizers.

5Point Projects Managing Director Damian Dove said the uplift was a major milestone for Ophira and 5Point, demonstrating that when the Gold Coast City Council’s strategic planning guidelines have been met, there is an acceptance for this type of development along the coastline.

“We had gone for low density, low occupancy in the original scheme,” Dove says, adding that it was their plan to go for the uplift to 12 levels.

“We were confident that if the building was designed for the downsizer in the luxury market space we would be able to meet city plan’s framework objective.”

Dove believes the approval will sit as a benchmark for what the local council and community will accept for future development along the beach.

“I am hopeful that Palm Beach will benefit as a result whereby great design and planning will continue to enhance the beachfront landscape.”

5Point’s Ophira uplift puts Palm Beach beachfront centre stage

Diversified developer Loftex is seeking to trigger the affordability uplift at its new Chatswood apartment tower.

They've filed for a State Significant Development Application for a 35-level tower designed by EM BE CE on a central 2,290 sqm site near the Chatswood Interchange.

EM BE CE won the design competition for what was in 2022 a 127-unit, 27-level tower at 3-5 Help Street, besting&nbsp;schemes from Kann Finch and Nettleton Tribe.

The upscale plans will now see 160 apartments delivered, 32 of those being affordable housing. The apartments will sit alongside 2,345 sqm of commercial space and a new 695 sqm public domain, anchored by the creation of “Cambridge Walk,” a north-facing landscaped promenade that will act as a key pedestrian link in the growing Chatswood centre.

The apartments will also sit&nbsp;atop a five-level podium and five levels of basement parking.

“The striking folding form of the building expresses and celebrates a key node in the city that it occupies,” EM BE CE noted in the Design Report.

“Its form has been derived from the complying envelope, refined to maximise the North-East outlook and sun for the residents.”

The site occupies a prominent position, bounded by Help Street to the south, Cambridge Lane to the west, and McIntosh Street to the north, placing it just north of the Chatswood transport interchange and adjacent to existing high-rise developments and infrastructure. This part of Chatswood has been earmarked for significant residential intensification under the Chatswood CBD Strategy 2036, which promotes high-density, mixed-use towers that contribute positively to the cityscape and public realm.

EM BE CE said there will be "no dud apartments", with&nbsp;over 78 per cent of residences enjoying dual aspects.

The design weaves greenery through all levels, drawing from the Sandstone Ridgetop Woodlands and Blue Gum Forest typologies, and incorporating terraces and roof gardens that provide relief and texture.

“The deep reveals of the podium are an environmental and architectural response,” EM BE CE added. “These provide shading to the commercial areas and create opportunities for the ground floor tenancies to occupy the building edge.”

Chatswood underwent a wave of new planning proposals with various legislative changes expanding the CBD, which allowed for sites on the periphery of what was deemed the CBD to trigger increased height limits.

While several developments are earmarked for the suburb, only a handful have kicked off in recent years. The rising cost of construction, combined with significant growth in Sydney’s property market, means first home buyers looking to get a foothold on the property ladder need to act quickly in the new apartment market.

In 2023, the NSW Government increased the concessional stamp duty threshold to $800,000. This means first home buyers purchasing a new or off-the-plan apartment below this threshold pay no stamp duty — a saving of up to&nbsp;$31,090.

“The homes are designed to sit comfortably within the existing neighbourhood while introducing more light, landscape and shared spaces that support modern living.”

Ashbury Terraces combines terraces, apartments and penthouses across a series of low-rise buildings, integrating contemporary architecture with landscaped communal spaces and resident amenity.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

Coronation’s decision to include terraces at Lillian was informed by strong buyer feedback from Ashbury Terraces, where purchasers were drawn to the flexibility and scale the housing type offers.

One resident, Sweta Pursem, purchased a terrace as a single buyer, citing its long-term versatility.

“As a single buyer, it might seem surprising that I chose a terrace over an apartment, but I was thinking long term,” Pursem says.

“The terraces are incredibly versatile, catering to a range of lifestyles while still offering the space and privacy of a house.”

For Pursem, the multi-level layout provides a level of functionality not typically found in apartment living.

“Having a separate living area from the bedroom and home office makes everyday living feel both functional and comfortable. When friends and family come to visit, the layout gives a sense of privacy while still feeling open and spacious.”

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.

Coronation champions terraces as a key piece of Sydney’s housing mix

Private equity real estate firm Conquest has entered into a $220 million partnership with Woolworths’ development arm, Fabcot, to deliver its long-awaited Waterloo project on Bourke Street.

The Bourke Street development was first flagged by Fabcot back in 2021 as part of its push into Sydney’s residential market. However, progress has since stalled, with no activity on site amid a number of design revisions in consultation with the City of Sydney.

<a href="https://www.apartments.com.au/developers/conquest">Conquest</a>, which is actively planning more than $6 billion worth of new developments, predominantly mixed-use precincts, is now set to move the project forward.

The current plans include between 110 and 120 apartments across two buildings designed by Bates Smart at <a href="https://www.apartments.com.au/new-apartments/923-935-bourke-street-waterloo-nsw-2017">923 Bourke Street</a>. The scheme will incorporate a portion of apartments reserved for key workers, alongside premium commercial space at ground level, including a full-line Woolworths supermarket.

Construction is expected to commence in the second half of 2026.

The news comes just a week after Conquest went to the NSW Government to upsize its plans for Castlecrag's Quadrangle Shopping Centre.

Conquest purchased the site for just shy of $70 million last year, with existing plans in place for a mixed-use residential and retail precinct comprising 38 luxury apartments.

Those plans have now been significantly expanded, with the developer lodging a State Significant Development Application with the NSW Government’s Housing Delivery Authority for 150 apartments across two 11-storey buildings. The apartments will sit above a four-storey podium, incorporating specialty retail tenancies and five levels of basement car parking, on the 5,166 sqm site at&nbsp;<a href="https://www.apartments.com.au/new-apartments/100-edinburgh-road-castlecrag-nsw-2068">100 Edinburgh Road</a>.

Conquest has been increasingly active in the development space in recent years. The group acquired the&nbsp;<a href="https://www.apartments.com.au/developments/eastlakes-nsw-2018">Eastlakes</a>&nbsp;Shopping Centre redevelopment, where it plans to deliver more than 1,000 apartments above a new retail precinct, and has also lodged a $900 million State Significant Development Application for a&nbsp;<a href="https://www.apartments.com.au/news/nsw/conquest-unveils-900m-stanmore-village-vision-for-landmark-inner-west-site">mixed-use precinct in Stanmore</a>.

Conquest partners with Woolworths to deliver mixed-use Waterloo project

A shift away from Sydney’s industrial past has left parts of the inner south defined by contrast, brick warehouses repurposed into dining precincts, former factory streets softened by landscaping and pedestrian activity.

Rosebery is one of those suburbs. Over the past decade, it has undergone significant gentrification, anchored by The Cannery, which has helped reposition the area as one of the inner city’s most sought-after lifestyle pockets.

What hasn’t kept pace with that transformation is new residential supply, which has remained relatively limited. Builder-developer Deicorp identified that gap early, securing a site in 2019 and delivering what is now one of the suburb’s most architecturally distinctive developments.

To realise the vision, Deicorp engaged Candalepas Associates to design The Rothschild, a project that is immediately recognisable from the street.

Completed in 2025, The Rothschild comprises two buildings across Rothschild and Mentmore Avenues, delivering 176 apartments. The development replaces a former industrial site, retaining a material and structural dialogue with its past while introducing a more resolved residential framework. The scale is deliberate but not monolithic, broken into forms that engage both street frontages, with retail at ground level and two levels of basement parking below.

From the street, the architectural intent is clear. Off-form concrete columns run through the façade, establishing a repeated structural rhythm that gives the building its visual weight. These are paired with deep-set arches and sections of exposed brickwork, creating a layered elevation that reads less like a typical apartment block and more like a reinterpretation of industrial architecture.

The material palette is intentionally restrained, with concrete left exposed and brick used to define mass rather than decoration. The result is a building that stands out through proportion and repetition, rather than height or glazing.

This approach continues internally. A central landscaped courtyard sits between the two buildings, anchored by an olive grove that acts as both a visual and spatial focal point. Rather than functioning as residual space, the courtyard is designed as a shared ground plane, where circulation paths, seating areas and planting come together to create a usable communal environment. Its positioning allows natural light to penetrate deep into the site while maintaining separation between residences.

Within the apartments, the planning follows a clear and functional logic. Entry points lead directly into open-plan living areas, with kitchens positioned as central elements alongside dining and lounge spaces. These zones extend to balconies or external openings, maintaining a visual connection to either the courtyard or the street.

Kitchens prioritise practicality, with generous bench space, ample storage and European appliances configured for everyday use. Bedrooms are typically set back from the main living areas, creating quieter zones within each residence, with separation achieved through layout rather than material change. Bathrooms are compact but efficient, incorporating mirrored cabinetry and integrated storage to maximise space. Across all residences, the emphasis is on clarity of movement and functional planning.

At ground level, retail and hospitality uses extend the building’s presence beyond its residential function. A café or restaurant space, alongside communal amenities such as a music room and rooftop areas, positions the development as part of a broader urban network rather than a standalone project. These shared spaces reinforce a lifestyle where the building operates as an extension of the surrounding neighbourhood.

Rosebery’s proximity to Green Square, The Cannery and nearby parklands supports this model of living, where much of daily life is within walking distance. The Rothschild sits comfortably within that network, contributing to the streetscape through its distinctive architecture, while internally organising space around light, structure and communal use.

The Rothschild is now complete and ready to move in, with limited residences remaining.
