Kedron is the latest Brisbane suburb in-line for a large, mixed-use new precinct that will reshape the suburb.

George Weston Foods Limited,&nbsp;one of Australia and New Zealand's largest food manufacturers, has filed plans for a 3.6-hectare mixed-use precinct dubbed in the planning application as Bakery Square.

The proposal marks the first formal step in the long-anticipated transition of the former Top Taste factory site at 466–488 Gympie Road.

The application seeks preliminary approval via a variation request to facilitate a future urban renewal precinct comprising residential, commercial, retail, and community uses alongside new public open space.

According to the Town Planning Report by Urbis, the intent is to repurpose a strategically located parcel of low-impact industrial land into a connected, amenity-rich, medium-density lifestyle destination. The development would front one of Brisbane’s busiest public transport corridors and adjoin Bradbury Park, a 6.5-hectare green space.

The proposal seeks to align with emerging policy directions under Brisbane: Our Productive City and the Brisbane Sustainable Growth Strategy, both of which identify the need to unlock “transition sites” for housing supply.

“The timely conversion of the site’s former industrial land will contribute to the supply of much-needed housing, especially within Brisbane’s core residential corridors," the assessment report noted.

The precinct planning covers approximately 36,405 square metres over two lots: 30 Glentanna Street and 474A Gympie Road, both currently zoned Low Impact Industry and within the Chermside Centre Neighbourhood Plan area. The proposal is subject to impact assessment and has been referred to the State Assessment and Referral Agency for review.

The submitted documents frame Bakery Square as a key opportunity site on Brisbane’s northside. The Urban Context and Master Plan Report identifies the precinct as a “critical location” for establishing a contemporary mixed-use environment, capable of delivering the kind of holistic placemaking seen in other major Brisbane redevelopment areas.

Four defining characteristics support the site’s transformation:

	<li>Proximity to transport: Located along Gympie Road, the site benefits from existing high-frequency bus services and planned future upgrades under Brisbane Metro Stage 2 to Carseldine.</li>
	<li>Lifestyle potential: With access to Chermside, Royal Brisbane and Women’s Hospital, and other employment nodes, the proposal aims to deliver a liveable, connected precinct.</li>
	<li>Co-location with green space: Bradbury Park offers an established recreation anchor, described as a “rare opportunity to co-locate high density living, a lifestyle precinct and open space.”</li>
	<li>Uncommon scale: The 3.6-hectare landholding is a rarity in Brisbane’s inner-northern suburbs, offering a blank canvas for integrated precinct planning.</li>
</ul>

Design evolution has been central to the application’s development. A height transition strategy has been proposed to mediate built form across the site and surrounding context. The tallest elements will be centrally located, stepping down toward Gympie Road, adjacent residential areas, and Bradbury Park. An “urban common” forms the heart of the site and integrates new public open space, pedestrian links, and activated edges.

“This is one of the most critical locations to establish a new mixed-use precinct with significant development uplift on the northside of Brisbane,” Urbis noted in the Urban Design Report.

“Bakery Square can provide the housing, amenity, and local character expected of a modern, infill lifestyle precinct”.

The built form strategy anticipates mid-rise development consistent with the emerging character of Gympie Road. According to the variation document, the maximum height sought is 10 storeys (approx. 35m), though individual buildings and sub-precincts are expected to vary. The proposed code amendments would enable staged delivery across multiple sub-areas within the site, balancing residential intensity with commercial, retail, and urban services.

From a housing perspective, Bakery Square represents a significant potential boost to Brisbane’s infill supply. While the DA does not lock in a specific number of dwellings at this stage, planning documents suggest a strong emphasis on diverse housing typologies, including apartments and build-to-rent options.

The Town Planning Report notes that “the proposal enables a planning framework that will facilitate the eventual delivery of residential housing typologies to support emerging demographic needs” and directly respond to the housing supply targets identified in ShapingSEQ 2023.

George Weston Foods Limited, an ASX-listed entity and one of Australia’s largest food manufacturers, has owned and operated the site for over five decades. The former Top Taste baked goods factory ceased operations in 2020. Since then, the property has been used intermittently as a warehouse and for contractor works associated with the recent Gympie Road upgrade.

Surrounding the site, the local context is typified by a mix of medium-density residential, retail, and light industrial uses. Chermside Westfield, Prince Charles Hospital, and the Chermside Health Hub all lie within 1.5km, reinforcing the precinct’s strategic position. The area is also undergoing broader transition, with the Kedron Future Growth Node flagged for long-term renewal.

First look: Bakery Square precinct to breathe new life into Brisbane's Kedron

Apartment king Harry Tribugoff is progressing with the next stage of Pagewood Green, its Westfield-anchored Eastgardens precinct in Sydney's eastern suburbs.

Meriton will deliver another 200-plus apartments across three interconnected buildings ranging in height between seven and 13 levels. There will be two retail tenancies as part of the $130 million stage, as well as a&nbsp;suite of communal recreation and landscaping elements.

The developer has been approved for over 214 apartments, but is seeking to reduce the density to just over 200 to "align with broader market trends" that prioritise larger apartments, and a shift towards owner-occupier preferences in new developments.

According to the compliance statement submitted with the application, the proposed design continues to meet key planning and urban design criteria, including deep soil planting, tree canopy coverage, integration of cycle and pedestrian paths, and full EV readiness across residential car parking.&nbsp;

Architecture for the project has been led by <a href="https://www.apartments.com.au/architects/plus-architecture">Plus</a>,&nbsp;which noted that materials and articulation across the podium and tower forms aim to create a “village-like character” consistent with Pagewood Green’s vision.

There will be a near-1000 sqm communal open area on the level one podium for residents with a barbecue area and associated areas for dining and seating. In addition to this space will be accessible terraces on levels 10 and 9 along the western tower form with sitting areas and views to south eastern suburbs.

On ground level there is also a mixture of areas from a swimming pool, spa, sauna and gymnasium providing on-site amenity to the future residents.

Meriton first launched the $3 billion masterplan, known as Pagewood Green, in 2016. At the time it was called the biggest project undertaken by the developer. The 16.5-hectare block was previously home to the former&nbsp;British American Tobacco manufacturing plant and the former General Motors-Holden factory.

At the time, Triguboff said that Pagewood Green would provide some of the most spacious apartments in the area.

“Bigger apartments are in short supply and, because of this, they are achieving the strongest rental increases.”

Brisbane developer Citimax Property Group has announced its third development within the Kings Beach pocket of Caloundra.

Following on from Ascend and Ocean Verge, Citimax will develop <a href="https://www.apartments.com.au/new-apartments/solara-kings-beach-19-21-verney-street-kings-beach-qld-4551">Solara</a>, just 23 three- and four-bedroom apartments on Verney Street, just a short walk to the beach.

Citimax Property Group director Matthew Bond said Solara continues the company focus appealing&nbsp;to owner-occupiers who are looking to purchase high quality and spacious apartments close to everything the Sunshine Coast has to offer."

Bond said at their two&nbsp;previous Kings Beach apartment projects, buyers were specifically seeking high quality appliances, finishes and fixtures.

"This is something we will take to another level at Solara which will also include some of the largest floor plans on the market."

Kokoda Property Group completes Malvern Collective precinct

It has been well over two decades since Oxley Secondary College, south west of the Brisbane CBD, closed its doors. The vast block of land sat perfectly between Oxley Station and Canossa Private Hospital, which made it ripe for a new residential-led masterplan.

Just over four years ago, <a href="https://www.apartments.com.au/developers/honeycombes-property-group">Honeycombes Property Group</a> Founder Peter Honeycombe expressed his interest in a 9,644 sqm section of the broader Songbird Oxley masterplan, where a new townhouse neighbourhood would take shape.

Having spent the last three decades in development, working on major suburb-shaping projects like Ferny Gr​ove Central and Coor​paroo Square, Honeycombe knew his first step.

Honeycombes, working with builder Clearcon, expects the retail component of the masterplan to be roofed by mid-next year, with the residential component nearing topping out around the same time.

For Honeycombe, new development is very much a journey, and a two-way street between developer and the local community.

“I think it can be difficult for prospective home buyers to trust developers a lot of the time, but the vast majority spend years on a development. We’ve spent four years getting to this stage of launching the project, and it will be another two years building it. Ferny Gr​ove took 12 years and Coorp​aroo took 11. These projects aren’t quick in-and-out ventures. We’re in it for the long haul, and that’s why the community has to be at the centre of it.”

Brisbane developer Carbone Developments has lodged plans for its sixth residential project in Windsor, on the city’s northside.

The family-run builder–developer, which is currently delivering Amado Windsor, is proposing one of its largest projects to date, an <a href="https://www.apartments.com.au/new-apartments/42-federation-street-windsor-qld-4030">88-apartment development</a> spanning three adjoining lots on Federation Street.

The 2,023 sqm site sits within the Windsor East precinct of the Lutwyche Road Corridor Neighbourhood Plan, an area earmarked for higher-density residential growth.

“The precinct is clearly transitioning to higher density residential uses,” the documents submitted to the Brisbane City Council noted. The reports suggested the proposed scale is considered an appropriate response to the intended future character of the area.

Burgeoning national developer Fortis has spent $37.5 million on one New Farm's most sought-after streets, the highest price ever paid for a development site in the affluent Brisbane suburb.

They've settled on a rare and prized 5,272 sqm block on Bowen Terrace, which runs from the heart of New Farm to the foot of the Story Bridge.&nbsp;It was also the only available residential development site of this scale offered in New Farm for more than a decade.

The site, which is completely cleared and vacant, was sold by Ozcare, who have recently completed a new aged care facility in Newstead.&nbsp;Funds from the sale will be used to develop more aged care facilities for some of Queensland’s most vulnerable senior citizens.&nbsp;

Fortis settles on record $37.5 million New Farm site

ASX-listed developer&nbsp;<a href="https://www.apartments.com.au/developers/cedar-woods">Cedar Woods</a> has submitted a new application to Brisbane City Council for a two-tower residential development on its&nbsp;<a href="https://www.apartments.com.au/developments/wooloowin-qld-4030">Wooloowin</a>&nbsp;site north of Brisbane.

The <a href="https://www.apartments.com.au/new-apartments/12-chalk-street-wooloowin-qld-4030">4,178 sqm Chalk Street block</a> sits in the developer's wider near 2.5-hectare masterplanned Greville community, where they are currently building the final 47 townhouses and Vera, the first apartment building in the precinct.

The upscaled plans will now see two 12 and 14-level buildings delivered with 232 apartments, a significant jump in both height and density from the approved eight-level buildings.

According to the Design Report by <a href="https://www.apartments.com.au/architects/ellivo-architects">Ellivo Architects</a>, the buildings will comprise a mix of one, two, and three-bedroom apartments set above a shared two-level podium.&nbsp;

A key design consideration is the site’s transitional setting between suburban low-rise residences and the higher-density urban context emerging along the adjacent railway corridor.

“Built form is located predominantly to the west of the site to create a strong street address and to maximise solar access and natural surveillance across the park interface,” Ellivo noted in the report.&nbsp;

“The proposed built form provides a transition in scale from existing and emerging low-to-medium density development to the east, towards the established and emerging medium-to-high density residential typologies to the west.”

Both buildings will feature communal rooftop spaces, deep balconies, and integrated landscaping. The podium will accommodate resident amenities and basement car parking. Materials and finishes include face brickwork, precast concrete, and powder-coated metal cladding, intended to reflect the character of surrounding developments while offering long-term durability.

The Design Report also outlines sustainability measures aligned with Brisbane City Council’s Buildings that Breathe principles. Passive ventilation, northern solar access, and deep soil planting zones have been prioritised throughout the design, alongside active transport facilities and EV charging readiness.

Ellivo noted that “the project has been carefully composed to engage with all edges of the site, with landscaped setbacks and podium expression used to reduce bulk and enhance interface with the existing neighbourhood context.”

Cedar Woods has been active in southeast Queensland for over a decade, with recent projects including Ariella in Ripley and Ellendale in Upper Kedron. The Greville precinct at Wooloowin has been years in the making, transforming a former school site into a new community of apartments, townhomes, and parkland.

The Chalk Street site is positioned adjacent to Wooloowin train station, providing direct access to the Brisbane CBD, and sits close to local schools, parks, and retail centres including Lutwyche and Albion.

Sydney-based Sun Property Group is looking to divest a prime residential apartment site in Melbourne's blue-chip Toorak.

They are hoping for around $15 million for the 1,774 sqm site at&nbsp;226–228 Williams Road, with three street frontages to William Road, Tashinny Road, and Gordon Street.

The sale comes with a permit-approved scheme for a&nbsp;three-level building with 18 high-end apartments designed by Cera Stribley, a mix of&nbsp;10 two-bedroom apartments, four three-beds, and four penthouses.

Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Homecorp has secured approval for a $360 million apartment development at Budds Beach, paving the way for one of the Gold Coast's most amenity-rich residential projects to launch later this year.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

Nearly 60 per cent of apartments at McNab Group's $220 million The Tannery development in Brisbane's West End have sold ahead of the project's public launch, including a suburb-record $2.57 million sale for a two-bedroom apartment.

The early sales campaign has secured buyers for 50 of the project's 87 apartments, highlighting continued demand for larger owner-occupier apartments that combine generous floorplans with premium lifestyle amenities in one of Brisbane's most tightly held inner-city suburbs.

McNab Group Executive Chairman Michael McNab said selling more than half the project before launch reflected changing buyer expectations.

Cottee Parker principal Dee Passenger said preserving the original tannery building had been central to the project's design.

"The easy option would have been to maximise the site's development potential with additional apartments. Instead, McNab has chosen to preserve the original tannery as a shared wellness retreat, ensuring this important piece of Brisbane's history remains at the heart of the community."

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

"We are seeing more buyers looking for homes in the sky that provide the space and functionality of a traditional home, while benefiting from the convenience and lifestyle that apartment living brings," Cottam said.

She said purchasers included both owner occupiers and investors, with demand coming from local buyers as well as interstate purchasers.

Coinciding with the public launch, McNab also announced a partnership with Queensland Ballet, whose neighbouring Thomas Dixon Centre shares historical ties with the original Dixon family.

Located on a 4,465 sqm site at 439 Montague Road, The Tannery overlooks the Brisbane River and is around 10 minutes from the CBD.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
