Local Gold Coast developer&nbsp;<a href="/developers/aniko-group">Aniko Group</a> has officially launched the first stage of The Landmark, a $2.5 billion masterplanned, mixed-use development in Mermaid Beach.

With construction now underway, the project marks one of the most ambitious and transformative undertakings in Queensland’s recent history.

The first stage of the project will complete in 2027,&nbsp;through Aniko's own construction arm, Aniko Constructions. 240 apartments are part of the first release.

Searching for your first home can often be a lengthy process — but not for Melburnian James Rothwell, who wasn’t even actively looking when he stumbled across the sales office for <a href="/new-townhouses/olio-officer-corner-of-bridge-road-and-coxon-street-officer-vic-3809">Olio Officer</a>, a new masterplanned community by <a href="/developers/development-victoria">Development Victoria</a> in Melbourne’s South East Growth Corridor.

“There wasn’t really much of a thought process,” James recalled. “I just happened to walk past the display office on my way home from work one day.”

He said he wasn’t armed with a checklist or detailed questions — his curiosity was simply piqued by the location, close to where he grew up.

James ended up purchasing a three-bedroom home early in the first stage of the development, well before construction was complete.

“I’ve always preferred new builds over older homes,” he said, adding that the financial structure of buying off the plan suited his situation and steady income.

Once he decided he wanted to buy near his family home, James broadened his search and visited other masterplanned communities in the area.

However, it was the credibility of the Development Victoria brand that ultimately won him over.

“It’s a straight drive down the Monash, or I can jump on a train at Officer Station — which is right across the road — and be in the city.”

James bought in 2021, when interest rates were at historic lows. While rates have since increased, he said buying off the plan gave him time to save during the construction period, making the transition manageable when it came time to settle.

“It was a chance encounter, but I’m glad I walked into the sales office that day. The home works perfectly for my lifestyle,” he said.

Development Victoria is currently delivering Stage Two of Olio. Over 90 homes were completed in Stage One, which also includes a central neighbourhood park. Homes in Stage Two are now selling, with prices starting from under $500,000.

Drawing from the timber Queenslanders that populate Hamilton’s hillsides and the masonry buildings at either end of the high street, the design combines broad verandahs, green trellises, and finely crafted stone plinths to create a subtropical character unique to the precinct.

At ground level, laneway-style retail pods inspired by European villages are nestled beneath the concrete undercroft, forming a lushly landscaped market environment, bureau^proberts says. At the core of The Gallery’s identity is the Stone Arbour — a series of sculpted stone plinths at street level that ground the building in both place and history. These robust elements draw from the corbelling techniques found in nearby heritage fences and public buildings, as well as the Hamilton Tuff stone that defines the area’s geological character.

GRAYA has become one of South East Queensland’s most recognisable luxury developers in the last few years.

Consistency hasn’t been a word used to describe Melbourne’s property market in recent years — at least, not in a positive way.

For a time, it was consistently the worst-performing capital city property market nationally. While values rose across most of Australia, the Victorian capital not only lagged behind but even went backwards.

However, the tide has turned since the start of the year, with the market bottoming out around the same time the RBA delivered its first rate cut.

The June Home Value Index by Cotality (formerly CoreLogic) showed unit values grew by 0.4 per cent in May, continuing the same growth pattern seen in both March and April.

May marked the extension of the VIC Government's stamp duty abolition. Originally launched in October last year, the scheme allows buyers to pay no stamp duty on any new or off the plan apartment, regardless of price.

Initially set to run until October 2025, the recent VIC budget announced it would be extended to October 2026.

The $61 million initiative aims to reduce upfront costs for buyers and accelerate the construction of new apartments and townhouses across the state. The expanded concession has already saved buyers an average of $24,517, with no price caps or eligibility restrictions.

Some of Melbourne's leading developers were active in May. Design-led developer Milieu launched their third active development, marking a return to Brunswick, where they’ve already delivered four projects.

Their fifth, Saxon Street by Milieu, will bring 77 apartments to the heart of the Merri-bek Arts and Culture Precinct.

The nine-level building has been designed with sustainability and cultural integration in mind, featuring a 7.5-star NatHERS average rating and all-electric infrastructure.

Located near Brunswick Baths, Balam Balam Place, and the local library, Saxon Street aligns with the council’s vision to transform the area into a civic and cultural hub.

There was another significant construction milestone in May with the commencement of the Fishermans Bend Innovation Precinct — a $180 million government-led initiative set to anchor Australia’s largest urban renewal project.

With infrastructure now underway, the 480-hectare site is being primed to support 80,000 residents and 80,000 workers by 2050.

Sydney-based developer ODUS, in partnership with Metrics Credit Partners, has acquired the 21-level ARI Main Beach development on the Gold Coast, after securing the absolute beachfront site for $55.68 million.

The deal sees ODUS and Metrics, a leading Australian non-bank corporate lender and alternative asset manager, purchase the 1,355 sqm site at 3555 Main Beach Parade in Main Beach from its former developer, Melbourne-based Stamoulis Property Group.

The partnership will push forward with the existing plans for the $290 million tower, including 31 luxury half and full-floor beachfront apartments, along with a suite of exclusive resort-style amenities, designed by renowned architect Bayden Goddard of BGD Architects.

The developer is working with Stamoulis Property Group over a four-month transition period, with an early works agreement allowing it and builder partner, Nazero Constructions, to finalise demolition and commence construction immediately.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

<a href="https://www.apartments.com.au/developers/sunkin-property-group">Sunkin Property Group</a> has launched Live Now at its recently completed Highett Common masterplan in Highett, centred on a collection of two- and three-bedroom apartments now available for immediate move-in, alongside curated furnishing and appliance packages valued at up to $70,000.

The offering, which includes flexible move-in and settlement terms, marks a shift in the 9.3-hectare Bayside precinct as it transitions from construction into an established residential community. As part of delivering early amenity to the first residents, Sunkin has completed a one-hectare park and children’s playground, while the three-hectare Highett Grassy Woodland Conservation Area is set to open next month.

Further amenity, including a dedicated wellness facility, is planned to enhance the precinct over time. The surrounding neighbourhood also plays a key role in the project’s appeal. A Woolworths supermarket sits next door, Highett Train Station is directly across the road, and the shops, bars and restaurants along Highett Road are all within walking distance.

The completed residences are located within the Park House and North Lane buildings, forming part of the first stage of the masterplanned development. Each apartment is delivered with a tailored move-in package developed in collaboration with <a href="https://www.apartments.com.au/interior-designers/coco-republic-interior-design">Coco Republic</a> and Dolce Dominique, alongside a suite of household appliances designed to support immediate occupancy.

For two-bedroom apartments, the package is valued at $45,000, while three-bedroom residences include an expanded $70,000 offering. Both packages incorporate furnishing and styling by Coco Republic, a curated artwork selection by Dolce Dominique, window furnishings, and a full appliance suite across the kitchen and laundry.

Coco Republic’s Rohan Smith said the approach to the packages was aligned with a more considered, design-led outcome rather than a standardised furniture inclusion.

“We approached these residences the way we’d approach a private client brief,” he said.

“Each package has been tailored to the proportions and orientation of the apartments at <a href="https://www.apartments.com.au/new-apartments/highett-common-37-graham-road-highett-vic-3190">Highett Common</a>, the furniture selections, the textiles, the placement. It’s not a cookie-cutter styling job. These are considered interiors designed to feel personal from day one.”

Dolce Dominique founder Dominique Gauci added that the artwork selections were intended to respond to the surrounding Bayside environment.

“Art changes the way a room breathes," Gauci said.

"We’ve curated pieces that respond to the natural light and the leafy outlook these apartments have, work that feels connected to the Bayside environment rather than dropped in from a catalogue.”

The appliance package includes a Haier fridge, Bosch washing machine and dryer, small kitchen appliances from Smeg, a Breville Barista Pro coffee machine, and a Dyson robotic vacuum, positioning the apartments as fully equipped from the point of settlement.

Highett Common has been masterplanned by <a href="https://www.apartments.com.au/landscape-architect/tract-landscape-architects">Tract Consultants</a> with architecture by <a href="https://www.apartments.com.au/architects/clarke-hopkins-clarke">Clarke Hopkins Clarke</a>, and is structured around a network of green spaces, pedestrian links, and community facilities. More than 40 per cent of the site is dedicated to open space, including parkland, a conservation reserve, and landscaped walking trails.

The precinct also incorporates a new Highett library, community gardens, and a series of pedestrian laneways known as The Mews, designed to connect different parts of the neighbourhood and encourage walkability.

Future stages of the project will introduce a private amenity suite for residents, including an indoor pool, gym, wellness spaces, and shared dining and lounge areas, with delivery aligned to later construction phases.

Located around 17 kilometres south-east of the Melbourne CBD, Highett Common benefits from proximity to Highett Station, local retail along Highett Road, and broader Bayside amenity, positioning it as a connected middle-ring option for a range of buyer groups.

Sustainability remains a core component of the development, which is targeting Net Zero Carbon status. Residences are designed to achieve an average 8-star NatHERS rating, supported by all-electric systems, solar readiness, EV charging infrastructure, and water-sensitive landscaping.

With no construction timeline or off-the-plan wait, the completed apartments at Highett Common offer a more immediate pathway to ownership, allowing buyers to move in as soon as settlement is complete.
