When Michael&nbsp;Pesochinsky co-founded PB &amp; Co. in 2018, his vision was a simple yet ambitious one, to create an unparalleled level of luxury never seen in the Australian property market.

While luxury is a subjective term, banded around the real estate industry like boutique, there's no denying what PB &amp; Co. have produced, and are looking to produce, doesn't fall under the luxury in anyone's eyes.

Their most recent project, Fifty Two Black, has elevated the status of luxury in Brighton, one of Melbourne's most affluent areas.

Recently catching up with Pesochinsky, he said that when the team were putting the plans together for 52 Black, they asked themselves the question: 'How do we create something of the absolute highest quality that hasn't been done before?'

They concluded that things like 3.3-metre high ceilings, Wolf and Sub Zero appliances, and 15 different types of stone and marble which took six months for artisans to craft, were some of the key inclusions in the project of just five apartments.

"Because we were targeting the ultra luxury downsizer market, who are looking at something like 52 Black as their true forever home, we needed to create something that they weren't accustom to seeing in the high-end downsizer space before,"&nbsp;Pesochinsky said.

Pesochinsky said that while a lot of other developers are looking at cutting costs to either make projects financially viable or to maximise profits, they decided to go the other way.

"We wanted to create something buyers would typically expect when building their own home.

"When you build your own home, particularly the affluent suburbs, a lot of the time you tend to over capitalize. We wanted to essentially take that headache away, and have these features all included in the sale price."

The project secured silver in the Melbourne Design Awards, and it's looking likely it will be a finalist in the 2023 Dezeen awards, the revered architecture, interiors and design magazine.

Pesochinsky decided to wait for the project to be finished to sell the apartments due to the stop start nature of construction, and therefore marketing campaigns, throughout the rolling COVID lockdowns.

And while stock at that end of the market takes longer to sell than more traditional newly completed stock given the price tag, the apartments are yielding around two and a half times the standard rental prices seen in Brighton.

Having completed high-end projects on Toorak's Clendon Road and East Melbourne's Jolimont Street, PB &amp; Co are off to Sydney in their next venture, a luxury project on the Harbour's edge.

They secured a prime waterfront site in Kurraba Point, in the Lower North Shore, three years ago.

"We felt at the time the market in Sydney was about to explode," Pesochinsky recalls.

"It was bubbling, and prices were rising, but subsequent to our purchase, prices escalated."

The decision was both economically driven, given the capital growth of the Sydney luxury market, and a personal one.

"If you're going to produce the best, you've got to be in the best location,"&nbsp;Pesochinsky said.

"To create a product that is at that pinnacle of luxury, you need to be in an appropriate location to sustain the prices it'll cost. We really wanted to get into that next level of quality and luxury, because that further's people's buying capacity."

PB &amp; Co. had renowned architect Koichi Takada put plans together for just 10 residences across the 4,200 sqm block&nbsp;in Kurraba Point, which slopes down to the water.

Speaking on using Takada,&nbsp;Pesochinsky said that they wanted to make sure, if they were going into the Sydney market, they were going to go with someone who represents quality and luxury in design.

A conscious effort has gone in for the project to be highly sustainable. Not only has the project been designed carbon neutral, but it will operate carbon neutral too.&nbsp;

Takada said in the design statement submitted to the local council last November that the&nbsp;overall vision is for a transformative project which embodies the idea of ‘regenerative luxury,’ inspiring a zero-carbon lifestyle for it’s residents.

"This project will lead the way in the luxury housing market and support the New South Wales state government objective to achieve carbon neutrality by 2050."

Pesochinsky says that while Melbourne has a lot going for it, consistently named one of the most liveable cities in the world, it will never compete with Sydney in the luxury apartment space.

"The big difference between Melbourne and Sydney is that Melbourne doesn't have the views, that's what escalates the prices," Pesochinsky says.

"The landmarks in Sydney on the Harbour takes luxury to the next level. There's not too many places in the world that can match it."

Pesochinsky said that while $15 million plus in Melbourne would be a particularly high price paid for an apartment, it's "the norm" in Sydney.

How PB & Co. are redefining the luxury downsizer market: Five minutes with Michael Pesochinsky

It was the creative licence in property development that first lured the then Jeans West Director Mark Stevens into the game back over 25 years ago.

In 1997 he founded Kokoda Property, with his first development being a renovation of a house in the eastern suburbs of Melbourne. Fast forward a quarter of a century and they've completed over 100 projects in Melbourne, and they've just <a href="/news/qld/kokoda-snare-last-remaining-riverfront-in-teneriffe-for-mixed-use-development">spent a record $100 million on a 17,600 sqm site</a> in Brisbane's Teneriffe which is one of the last of it's kind.

"Ultimately it was a real love of architecture," Stevens told me when I asked him what took him from the corporate world to developing property.

He said always loved the creative process.

"Architecture allows you to create an environment, and I really believe architecture can change the way you feel."

Over the years Stevens' architecture preferences have changed somewhat.

"I used to be besotted with&nbsp;classicism," Stevens said. Now he's into "uber-cool modern."

Kokoda's striking Malvern project, the Malvern Collective, is a testament to the uber-cool, modern design. Two glass-facaded buildings rise from a more heritage-style streetscape.

It was Stevens' love of architecture, paired with his passion for gardens and wanting to develop in another economy, that led him to Brisbane around 10 years ago.

While he'd travelled to Brisbane in his more corporate life, Stevens admitted that he didn't really know it as well as he'd like. He says however he will never forget his first visit.

"When I saw James Street (in Fortitude Valley) for the first time, I remember saying to myself 'oh my god, what an amazing precinct.'

"It has a story to tell. There's nothing like it in Melbourne," Stevens said.

There was the draw of Brisbane's climate and the Brisbane City Council's Buildings That Breathe Design Guide, which encourages developing to the climate. More than any other capital, there's more encouragement to incorporate gardens into high-rise towers, something which Stevens also had a personal affinity towards.

"I've always had a real passion for gardens, and I've invested a lot in them over the years," Stevens said.

He believes gardens change the topography of the street.

"With gardens you see a big difference between say summer and autumn, whereas architecture doesn't change."

Kokoda's first Brisbane project was the two-tower Chester &amp; Ella in Newstead, which was completed in 2020. Kokoda stayed waterside with their most recently completed project, The Ambrose in Milton, which was finished earlier this year.

Now the team are preparing to launch Ruby Ruby, a 21-level tower with 145 apartments, just around the corner.

Both The Ambrose and Ruby Ruby have been designed by Cottee Parker, who Stevens says are very open to different styles.

The burgeoning developer is also at the early planning stages of the masterplan precinct in Teneriffe which they secured early last year. The 17,600 site Skyring Terrace riverfront block will be transformed into a $1.75 billion mixed-use development that will activate the waterfront at a scale not yet explored.

Kokoda’s vision for the site comprises apartments and townhouses, a waterfront office tower, a luxury hotel, a retail precinct comprising high-end luxury retail and F&amp;B, and a&nbsp;marina, connecting the expanding Brisbane riverwalk replete with waterfront hospitality, retail and dining.

"We're in the design and development phase of what we think will be a game-changing precinct in Brisbane for years to come," Stevens said.

"It's very community focussed. We're giving a lot back to open space and architecture. It will be a place-making experience. It's not a case of putting what we can on the site, it's about being respectful to what's there, as well as the history of the area."

While there's considerable hype about Brisbane's future growth prospects due to the 2032 Summer Olympics, Stevens said it's not what defines the Queensland capital.

"The Olympics isn't what will make Brisbane amazing. It was already amazing before it got the Olympics," Stevens said.

"If you look at the history of The Olympics, they're being hosted by cities that don't need them to be come amazing. Think San Francisco, Tokyo, London.

"What the Olympics will bring is international attention so the whole world can see Brisbane's appeal."

Veteran developer Barry Morris has reacted to Brisbane's award of the 2032 Summer Olympic Games by once again pivoting plans for his prime <a href="/developments/brisbane-qld">Brisbane CBD site</a>.

Having previously planned an apartment tower, and then pivoting to a $250 million commercial tower, Morris Property Group is now seeking to develop a <a href="/new-apartments/19-eagle-terrace-brisbane">33-level residential tower&nbsp;at 19 Eagle Terrace</a>.

The tower will have&nbsp;179 units, a podium amenity level, and food and beverage tenancies.

The Town Planning Report by Urbis said the&nbsp;proposed development has been designed to directly respond to major changes occurring in Brisbane, including providing additional accommodation in line with the 2032 Olympics and to directly address Brisbane’s housing crisis.

They said the&nbsp;proposed development provides a unique opportunity to shape the evolution of a much underutilised <a href="/developments/brisbane-qld">part of the city centre</a> and provide much-needed housing for the community.

"The proposed development comprises an iconic development at a prominent entry point to the Brisbane CBD. The residential offering of the development responds to the current communities needs and is aligned with recent policy initiatives of BCC and the State Government to increase housing within Brisbane.

"The proposed development includes a variety of unit configurations, providing for enhanced housing accommodation choices for Brisbane residents."

The bulk of apartments, nearly 75 per cent, will have two bedrooms (131). There will be 17 one-bedroom units and 31 three-bedders.

The four-level podium will be topped with resident amenity in the form of a swimming pool, outdoor deck, resident lounge, and barbecue and dining areas.

The project will be serviced by 218 parking spaces across the basement and podium levels, some shared with the adjoining church, 224 bike spaces, and 2,565 sqm of communal open space.

MPG have had their go-to Canberra-based architecture firm,&nbsp;Guida Moseley Brown (GMB) Architects, draw up the plans for what Urbis suggest is a design geared towards the subtropical climate.

While buildings in the Quay Street South Sub-Precinct are capped at 20 storeys on sites of 1,200 sqm and over, Urbis state that the 1,577 sqm site is considered to be able to "accommodate a building of greater heights while still being proportionate to the area of the site."

They say that the extensive frontages, 43 metres to North Quay/Coronation Drive and 30 metres to Eagle Terrace, will mean the project won't&nbsp;appear as overdevelopment of the site."

There's also precedent given next door is the 31-level build-to-rent tower by Cedar Pacific at 50 Quay Street.

In December 2019 Morris secured approval for a 24-level commercial tower. The site, bought for $12.35 million in 2015, is currently vacant.

Morris have an extensive portfolio of projects on the Gold Coast. They've recently launched Armrick Avenue in Broadbeach, while finishing the build of their Surfers Paradise project Essentia.

Having previously planned an apartment tower, and then pivoting to a $250 million commercial tower, Morris Property Group is now seeking to develop a 33-level residential tower at 19 Eagle Terrace.

The Abedian development family is looking to amalgamate a number of apartments at their approved&nbsp;<a href="/developments/mermaid-beach-qld-4218">Mermaid Beach</a> apartment tower, Peerless.

They've submitted a&nbsp;minor change application to the Peerless Avenue development to drop the number of apartments from 109 to 98.

The documents said it was due to "changes in the economics, market and viability of the project," as well as wanting to "diversify the product being brought to market."

They're wanting to consolidated&nbsp;36 units into 27 units over levels 17-25, a reduction of nine units, and consolidating four units to two units on levels 34-35, a decrease of two units.

The consolidations on levels 34 and 35 will create two four-bedroom sub-penthouses, located underneath the whole-floor penthouse.

The amalgamated site at 35-41 Peerless Avenue is located&nbsp;less than 400 metres from Sunland's nearby luxury tower 272 Hedges which is nearing completion, and is next door to the recently completed Bela by Mosaic Property.

Spatium Architects drew up the plans for the 124 metre high tower which initially had 64 three-bedroom apartments and 44 two-bed units.

The only four-bedroom apartment proposed was the rooftop penthouse, which will span over 400 sqm of living space and a further 280 sqm of outdoor area which will feature its own lawn.

Spatium Architects said in their design statement submitted to the <a href="/developments/gold-coast-qld">Gold Coast City Council</a> that the amalgamation of four&nbsp;properties in Peerless Avenue presents an opportunity for a significant tall residential building, defining the southern boundary of the high density residential zone in Broadbeach.

"The site has high visual exposure from the Gold Coast Highway and Hedges Avenue, and from a distance will become the landmark building along the southern high rise fringe," the statement noted.

They said that all apartments are generously sized to provide genuinely liveable spaces and that the unit mix, rather than being focused solely on high income earners, provides well designed homes for a large cross section of the community in the form of two, three and four-bedroom apartments.

All apartments include study areas to accommodate the continuing work from home&nbsp;trend.

The landscaped recreational facilities deck is located on the elevated podium. That will feature a 25 metre lap pool with lagoon and an inpool spa and surrounded by poolside garden pods. There's a garden barbecue terrace with lounge seating areas, a gym with both a yoga room and a yoga lawn, two saunas and a stream room.

There's further work from home space in the form of a lounge with library and meeting room. Set privately away from the pool is a private bar and dining room with a green roof, which can be booked out by residents.

It was announced in 2020 that the Sunland Group would start winding down its operations, with a view to being out of the property game in three to five years.

They sold their redevelopment opportunity in <a href="/developments/coolangatta-qld-4225">Coolangatta</a>, the Greenmount Resort, as well as its retail development precinct The Lanes in <a href="/developments/mermaid-waters-qld-4218">Mermaid Waters</a>&nbsp;and a prime site on Hedges Avenue.

A collection of townhouses set to "deliver housing choice and contribute to housing affordability in a time of well documented supply and affordability issues" has been submitted in <a href="/developments/mcdowall-qld-4053">McDowall, north of Brisbane</a>.

There's been an application for 20 townhouses at 996 Hamilton Road, lodged by a company tied to&nbsp;Chris Hall, the managing director at local property development service company Hall Property Solutions.

The 5,368 sqm block, with a 50 metre frontage to Hamilton Road, is currently occupied by a 1946 home, which is proposed to be demolished.

The development will sit next door to the under construction townhouse development Banskia McDowall, currently being developed by Allister Lewison's Equire.

There was a&nbsp;formal pre-lodgement meeting with Council in February. The key items addressed at the meeting included density, building height, road widening, refuse, stormwater, and biodiversity.&nbsp;

Council provided in principle support for the proposal at the meeting.

The Town Planning Report by Urban Strategies said townhouses are the predominant form of development on the southern side of Hamilton Road. The northern side of the road is predominantly&nbsp;dwelling houses in the Low Density Residential Zone. Hamilton Road is identified as an Arterial Road under the <a href="/developments/brisbane-qld">Brisbane City</a> Plan 2014.

"The development represents sensibly scaled infill development on a well-located development site in the Urban Footprint.," the Report said.

Andrew Spilar Design have put together the plans for the two and three-level townhomes, which will have either three or four bedrooms. They will take up 45 per cent of the site, with deep planting taking up over 10 per cent.

49 resident parking spaces will accompany the townhouse, in either garages or in tandem driveways.

Part of the development is a newly created road which will connect to Ponti Street to complete the structure plan for the development.

The site is in walking distance to public transport on Becketts Rd)and local services including <a href="/developments/mcdowall-qld-4053">McDowall Village Centre</a> and McDowall Reserve.

"The residential density (approx. 37 dwellings per hectare) and mixed 2-3 storey outcome is consistent with the emerging low-medium density character and building height south of Hamilton Road, the Report noted.

"The proposal provides for a high-quality architectural outcome and the dwelling will sit within a landscaped setting."

First look: Townhouses slated for Brisbane's McDowall

Gold Coast units have continued to show their strength through 2023,&nbsp;according to property data analytics firm CoreLogic's Monthly Hedonic Home Value Index.

Unit values rose 1.5 per cent last month, the highest monthly gain across every capital in the country. The 3.9 per cent rolling quarterly gains are also the strongest in the country, ahead of <a href="/new-apartments/sydney-nsw">Sydney</a> (3.5 per cent).

The median unit value is now $672,900, according to CoreLogic, now just -2.8 per cent lower than this time 12 months ago following the national year-long downturn.

CoreLogic's Research Director Tim Lawless says a lack of available supply continues to be the main factor keeping upwards pressure on housing values.

“Through June, the flow of new capital city listings was nearly -10 per cent below the previous five-year average and total inventory levels are more than a quarter below average.

"Simultaneously, our June quarter estimate of capital city sales has increased to be 2.1% above the previous five-year average.”

Although housing values continue to record a broad-based upswing, the pace of growth across most capitals eased in June.

“A slowdown in the pace of capital gains could be a reflection of a change in sentiment as interest rate expectations revise higher,”&nbsp;Lawless added.

“Higher interest rates and lower sentiment will likely weigh on the number of active home buyers, helping to rebalance the disconnect between demand and supply.”

<h2>What's happening in the off the plan apartment market?</h2>

Supply continues to be a contributing factor to the success of off the plan apartment projects on the <a href="/developments/gold-coast-qld">Gold Coast</a> in June.

Urban Activation Director of Sales and Marketing Matt George says June showed&nbsp;a strong continuation of demand in the <a href="/developments/gold-coast-qld">Gold Coast property market</a>.

"Demand from lifestyle property purchasers from Brisbane, Melbourne and Sydney has continued well into 2023," George says, adding that investors with a longterm view of using apartments for personal use later in life have made up a strong portion of enquiry.

Urban Activation is marketing Melbourne developer Hirsch &amp; Faigen's <a href="/developments/mermaid-beach-qld-4218">YVES at Mermaid Beach</a>, which is now 90 per cent sold. The crane is on site, and completion is slated for the end of 2024.

They're also selling <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">26 Vista</a>, the sustainable <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> tower, for MRCB International. George says they're seen&nbsp;consistent demand&nbsp;from China, Hong Kong and Taiwan due to the project's central location, quality, and scale.

They did $55 million in sales at the project within the first three months of its marketing.

Apartments start from $605,000 in the 51-level tower, which will home the <a href="/news/qld/26-vista-to-home-the-gold-coasts-highest-resident-sky-pool">Gold Coast's highest residential swimming pool</a>.

The amenity, on level 51 of the <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">Vista Street building</a> just off the beach in Surfers Paradise, will be reserved for the residents of the three and four-bedroom apartments from level 33 and up.

Dubbed the Alto Private Lounge, the rooftop will feature a&nbsp;sky pool, as well as a private dining space, kitchen, and a bar with cocktail-style seating.

George believes that amenity rich towers such as <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">26 Vista</a> also need to offer the convenience and the immediacy typically experienced with inner city living, or hotels.

Knight Frank Associate Director James Elliot says he's seeing strong buyer interest from the Gold Coast to Byron Bay from high-net-worth clientele seeking premium quality new properties.

"They are more considered with their buying approach and very detailed in their investigations and research," Elliott said, adding that while the buyer journey is now a little longer&nbsp;between initial enquiry and making a decision on a property since the COVID-induced boom, the segment of buyers in the $5 million to $20 million range for high-quality off the plan properties is still high.

A new townhouse development in <a href="/developments/wollstonecraft-nsw-2065">Wollstonecraft</a> on Sydney's Lower North Shore is expected to meet a large gap in the market for downsizers.

PBD Architects have put the plans together for a 10-townhouse development at 7-9 Selwyn Street, a 1,546 sqm site near the Wollstonecraft Train Station.&nbsp;

Each of the townhomes will have three-bedrooms across three levels, and a shared basement with parking for 16 cars.

Local agency Atlas provided advice on the project. They said there's a gap in the market for this type of product.

"Due to the nature of the area, there has been a shift over the past three years of local residents wanting to downsize but struggling to find the right accommodation, particularly older residents given most options in the area are limited to older homes with stairs or conservatively sized apartments," the submission by Atlas agent John Melville said.

He said the team has seen a 42 per cent increase&nbsp;in enquiry for clients looking for three bedroom townhomes.

"We find most people looking to downsize find a three bedroom home as the most suitable option," he said, noting that they see this development as an opportunity to fill a gap in the market for townhouses with an internal lift, that will have a wide appeal to a range of different buyer dynamics, but largely will suit older residents looking for a suitable downsizing option that don’t want to live in an apartment.

Ray White Lower North Shore Principal Tim Abbott shared the sentiment, suggesting the proposal will be highly sought after because of the townhouse configurations with additional family rooms and studies, and the generous sizing which ranges from 170 sqm to 173 sqm internally.

"These sizeable spaces are highly desired and are rare to find," Abbott's submission read.

"There is a high level of demand for high-quality three bedroom residences with additional amenities within the Wollstonecraft area and surrounding suburbs, this is driven by strong levels of enquires. The demand for this product generally comes from a high net-worth demographic of an aging population who is struggling to secure sizable, low maintenance residences within the Wollstonecraft region, and are not yet ready to transition into apartment living."

He said much of the&nbsp;existing stock within the market is apartments, restrictive in size, and does not include high levels of specifications.

"A low supply of high-quality stock is seeing many locals relocate to neighbouring regions to meet their needs and expectations and this is highlighting a clear gap within the market."

Their comparable sales list of new three-bedroom townhouses showed that only&nbsp;one other development within Wollstonecraft, The Greenwood Collection by Metro Properties, offered high-quality three-bedroom residences. The rest were in surrounding suburbs <a href="/developments/crows-nest-nsw-2065">Crows Nest</a>, <a href="/developments/naremburn-nsw-2065">Naremburn</a>, <a href="/developments/willoughby-nsw-2068">Willoughby</a>, <a href="/developments/waverton-nsw-2060">Waverton</a>, and <a href="/developments/cremorne-nsw-2090">Cremorne</a>.

PBD said in their Design Verification Statement&nbsp;that the design&nbsp;of the development is focused on creating a cohesive and visually pleasing aesthetic that complements its surroundings.

First look: Boutique Wollstonecraft townhouse development to meet market gap

A new development in Byron Bay is hoping to create a new blue-print for all future mixed-use developments in the <a href="/developments/byron-bay-nsw-2481">Byron Shire Council</a>.

The new three-level project at 9 Marvell Street, near a number of cafes, restaurants, and the <a href="/developments/byron-bay-nsw-2481">Byron Bay</a> Bowling Club, will have a mix of eight three and four-bedroom apartments above ground floor commercial tenancies, and a resident-only rooftop with swimming pool and barbecue deck.

Australian research lab Finding Infinity prepared a&nbsp;Design Excellence Report - Sustainability, for the project, stating is has the potential to "offer better experience."

"This project is an opportunity for leadership - to create an example that makes it easy for everyone else to follow," the Report read.

The Report said it can be a place that’s easy for residents to have a positive environmental impact, calling it a "finely tuned machine."

"A building that is built cost-effectively and is high performance with a positive impact. It functions simply, and has ultra-low operating costs. It’s easy to maintain and run. Spaces are comfortable and the community thrives. A zero-carbon operational building."

They said the building could reach&nbsp;the environmental-financial threshold, where every profitable initiative is implemented, improving both the environmental and financial performance of the project.

The 1,013 sqm site, currently home to the Byron Bay Dive Centre, has been owned by local businessman Perry Bartholomew, who is the Dive Centre's Managing Director, since 2009, when it was bought for $2,275,000.

<a href="/architects/harley-graham-architects">Harley Graham Architects</a>, who also designed <a href="/new-apartments/bohemian-90-96-jonson-street-byron-bay">The Bohemian</a> for <a href="/developers/luxcon-group">Luxcon Group</a>,&nbsp;put the plans together for the $12 million development. The average apartment size is 140 sqm.

There will be EV charging facilities in one car share space in the building, however provisions are proposed for an additional eight charging spaces to meet future demand.

Finding Infinity's Report said that it is predicted that by 2035, 50 per ent of new car sales in Australia will be electric.

Research done for the City of Sydney showed that 81 per cent of residents were in favour of installing EV charging.

First look: Mixed-use development to reinvent sustainability in Byron Bay

Architecture firm Myers Ellyett says living in subtropical Brisbane is an experience of living on a verandah.

They say being half indoor, and half out, is a life that embraces living with gardens and greenery.

That was their design inspiration for the newest apartment development plans filed in Brisbane, a 14-level tower on a prime site at <a href="/new-apartments/92-kingsford-smith-drive-hamilton">92 Kingsford Smith Drive</a>&nbsp;in <a href="/new-apartments/hamilton-qld-4007">Hamilton</a>.

The project will have 62 apartments, a mix of 20 two-bedroom units and 42 three-bedroom apartments. It will be crowned with a 1,048 sqm rooftop with swimming pool and spa, gym with sauna and yoga lawn, private dining room, wine room, and barbecue area.

There will also be a first level sky forest with seating nooks, on the same level the apartments start. They will sit above a podium and basement levels which will home 148 car spaces and 78 bicycle spaces, as well as commercial tenancies on the activated ground plane.

The built form above ground level has been separated into two distinct forms, which <a href="/architects/myers-elyett">Myers Elyett</a> have referred to as the trunk and treehouses.

Myers Elyett described the proposal as a "gateway project that embraces <a href="/new-apartments/brisbane-qld">Brisbane’s</a> attractive climate &amp; outdoor lifestyle."

"The architecture responds to the natural and urban influences, creating a distinctive architecture adorned with greenery," the Urban Context Report read.

"The project offers an opportunity to enhance and create a memorable experience for those visiting the subtropical city of Brisbane."

Mewing Planning Consultants said in their&nbsp;Town Planning Assessment that the site&nbsp;presents a range of contextual and urban form characteristics that present the opportunity to develop a high density, distinctive residential development that is befitting of its location.

They said the intent of the&nbsp;development is to encourage urban consolidation within a well-located and focal inner city precinct (having regard to recently released Brisbane City Council strategy documents) that will contribute to the diversification and quality of high density residential development, including the provision of generously sized and functional sky homes that are suitable for families who want to live in a highly accessible location close to employment and services."

Two development sites listed within the Melbourne CBD and surrounds are likely to attract residential interest given their location.

A Melbourne-based family have listed a corner freehold building at&nbsp;144-148 A'Beckett Street, in the Queen Victoria Market Precinct which is to undergo a $1.7 billion redevelopment.

The building is being sold for the first time in over three decades.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. Australia Post's Parcel Locker network is one response to that shift.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.
