Sydney developer Central Element has been given the green light by the <a href="/developments/sydney-nsw">City of Sydney</a> for their Hyde Park development at 271 Elizabeth Street.&nbsp;

The mixed-use project, being developed in collaboration with equity partner MaxCap and the current landowner, will be designed by the renowned architects Murcutt Candalepas.

The transformation of the Hyde Park site will include the development of 42 apartments, many of which will offer panoramic views of the park and over the Royal Botanic Gardens to Sydney Harbour. The project will also feature hospitality spaces and a range of amenities.

Behind the design, are long-time friends and colleagues Glenn Murcutt and Angelo Candalepas. This collaboration is the first time the awarded architects will work together on a project for the <a href="/developments/sydney-nsw">City of Sydney</a>.

Angelo Candalepas is renowned for his multiple award-winning residential apartments such as Prince Street in <a href="/developments/cronulla-nsw-2230">Cronulla</a>, Waterloo Street and Pelican Street in <a href="/developments/surry-hills-nsw-2010">Surry Hills</a>, and The Castle on Bathurst Street.

His firm was most recently awarded The Fox: NGV Contemporary, Australia’s largest gallery dedicated to contemporary art and design.

Glenn Murcutt is a highly awarded architect and the sole Australian recipient of the prestigious Pritzker Architecture Prize. His notable projects include Donaldson House in Palm Beach, Walsh House in Kangaroo Valley, and the Australian Islamic Centre in Victoria.

The architectural design of the project places a strong emphasis on framing the picturesque views nearby, including the enchanting avenues along Elizabeth and Castlereagh Street.&nbsp;

A mix of two, three and four-bedroom apartments will be on offer, including full-floor apartments with terraces. Residents will have access to a full floor of amenity.

Central Element Managing Director Nathan Chivas said the goal is to transform the site, which is currently the 16-level Hyde Park Inn Hotel, into a pivotal cornerstone of Sydney's future.

The project is the second&nbsp;joint venture collaboration between Central Element and MaxCap Group, having jointly launched the Ethos development in Chatswood in 2022.

Property developer TWT Global is set to become one of St Leonard’s largest landowners having spent $35 million on a development site as part of its $1 billion mixed-use development, The Collective.

They've spent $35 million on a 1080 sqm site at&nbsp;50-56 Atchison Street. The Collective will span&nbsp;nearly 9,500 sqm and multiple suburban blocks and have three towers. The newly purchased site will become a part of the larger development.

Developer Molonglo Group has filed plans for a new neighbourhood in Canberra's Fyshwick.

Molonglo, who have previously developed Melbourne's mixed-use building&nbsp;Walk Up Village and developments in Athens, Greece, have filed plans for&nbsp;11 low-rise apartment buildings across four hectares of industrial land&nbsp;between Dairy Road &amp; Monaro Highway.

Much of the residential neighbourhood site is part of the previously undeveloped portion of Dairy Road. It contains a large area of uncontrolled fill material excavated from Capital Hill, which was brought onto the site by the Commonwealth during the construction of Parliament House in the 1980s.

The development, which will be across five stages, has been designed by the London-based architectural studio&nbsp;David Chipperfield Architects.

The portion of the Dairy Road estate is identified under the Fyshwick Precinct Code as the dedicated portion of the estate where residential use is permitted.

A Pre-DA Public Consultation Report prepared earlier this year by Mongol suggested the residential neighbourhood will deliver intimate clusters of medium density housing that value outdoor and indoor life, and the built and unbuilt equally. It said the buildings will address the sites position near the Jerrabomberra Wetlands.

"Water will be an integral element of the neighbourhood and all buildings will be conceived as structures that give way to and support plant life," the report read.

It said the mix of apartments and terraced houses are designed&nbsp;for flexibility, allowing adaptation by the residents according to their needs and lifestyles.

There will be just under 400 apartments, a mix of 228 one-bedrooms, 67 one-bedroom plus study units, 53 two-beds, and 40 three-bedroom apartments.

As well as the apartments, on offer will be 10 four-bedroom and 10 five-bedroom townhouses.

10 per cent of the project will be dedicated to affordable housing, while car parking for 489 vehicles and 535 bicycles will be created, as well as&nbsp;new public and private open spaces including gardens, parks, and community facilities.&nbsp;Jane Irwin Landscape Architects is handling the landscaping.

"Architecture forms a framework for ecology whereby the spaces between buildings become equally as important as surrounding buildings," the report added.

"Buildings are arranged in pairs around generous courtyard gardens, with a central landscape space along the site’s east-west axis that changes from open grassland where it meets the wetland to woodland towards the east. Woven into this gradient of landscapes will be areas for gathering, reflection and play. A swale collects, filters and directs rainwater towards an ecological pool that will slowly release water into the wetland."

Monogolo's aim is for the project is to create a neighbourhood "where light industry, working, living, recreation and entertainment will co-exist in a natural setting."

Molonglo Group plan Dairy Road neighbourhood in Canberra's Fyshwick

A striking bureau^proberts-designed development in <a href="/developments/paddington-qld-4064">Brisbane's Paddington</a> is set to test the height limits in the affluent suburb near Suncorp.

The small-scale development at&nbsp;298 Given Terrace is seeking to push the neighbourhood plan limit by one level, having made amends to the designs following a prelodgement council meeting back in late 2021.

The meeting minutes from a meeting held in late December stated the four-level, 12.5-metre proposal exceeds the&nbsp;acceptable outcome for building height in the neighbourhood plan, which is two levels and 9.5 metres.&nbsp;

The argument however is that the current building on the site, a small block of flats which has been owned by local Dr Peter Steadman since 2005, is four levels. Bureau^proberts have designed the building to present as a two-level building when viewed from Given Terrace.&nbsp;

"The design responds sympathetically to the streetscape by creating a transition in height from taller nearby apartment buildings to the cottage style residential pocket of Paddington," bureau^proberts noted in their Urban Context Report.

"The development's height and scale has been carefully considered to maintain the hillside character, whilst generous amounts of landscaping have been incorporated on all edges of the site to soften the built form and contribute to the streetscape and suburban backyard."

The project has been dubbed Ti-Tree, which was the name for the&nbsp;thriving community of Paddington in the 1850’s, where it was then known by the early settlers as the "Ti- Tree Flats" where residents farmed and cut timber.

There are five apartments planned across the three-level building, four half-floor apartments and a whole floor penthouse across the third level.

"298 Given Terrace presents a collection of five boutique flats that continue the narrative of nurturing landscape in a residential enclave within the area," bureau^proberts wrote.

"Elevated on the hillside, the proposal utilises high quality design, landscape and generous amenities to create a contextual response that positively contributes to the streetscape and wider neighbourhood framework."

They said the&nbsp;architecture of Ti-Tree builds on the suburban character intrinsic to <a href="/developments/paddington-qld-4064">Paddington’s unique identity</a>.

"Traditional design elements such as, hipped roof forms, screened verandas, feature external entry stairs and landscaped courtyards are re-conceptualised to harmonise heritage with modern day living requirements.

"A singular built form is raised and folded around a landscape base transcending down the hillside to mimic the steep topography and create a cohesive relationship between the building and its natural environment."

Each of the ground floor apartments have three bedrooms, a media room, a study, a kitchen with butler's pantry, and a rear balcony. They each have over 250 sqm of internal space, and a plunge pool.

The two apartments above have a similar floorplan, with front and rear balconies, while the full floor penthouse, spanning 434 sqm of internal space and a further 238 sqm of outdoor terraces, has four bedrooms, a media room, study, a gallery in the open plan kitchen living and dining space, and a cellar. A pool and a lawn feature in the outdoor area.

First look: Brisbane's Paddington set for rare off the plan apartment development

Luxury developer&nbsp;Terra Ferma and joint venture partner Knox Group have teamed up on an apartment project in <a href="/developments/potts-point-nsw-2011">Potts Point</a>.

The Melbourne-based architecture firm Elenberg Fraser has been recognised with multiple accolades at the 2023 Council on Tall Buildings and Urban Habitat (CTBUH) Annual Awards. The CTBUH celebrate architectural ingenuity, fostering innovation and transcending the boundaries of urban design.

This fluid, amorphous structure, rising above Spencer Street at 79 storeys, has become a striking addition to Melbourne's skyline.

Its complex form, featuring a vertical cantilever, achieves outstanding results in structural dispersion, frequency oscillation and wind resistance, seamlessly merging art and science.

Tim Gurner's GURNERTM has secured a trophy site in Sydney's Barangaroo area, with a view to develop two towers of apartments.

The $800 million project at 189 Kent Street is the first&nbsp;seed site to have capital deployed within the developer’s $2 billion Build-to-Sell development fund, which is backed by a global institutional investor.

The 1,195sqm site, which adjoins the Barangaroo precinct, currently houses a commercial office tower that was built in the 1960s, with current tenancies in place that GURNERTM will hold until completion of leases. The site has recently been granted planning approval for a residential development after a lengthy approval process by the site’s vendor Barana Group, who has held the asset since 2002.

This is the second transaction GURNERTM and Barana Group have completed together after GURNERTM first partnered with Barana Group in 2018 to develop St Kilda’s former Novotel site into one of Melbourne’s most exclusive and desired addresses, Saint Moritz. The Kent Street transaction by comparison represents a direct acquisition by GURNERTM, which will not be developed in joint venture like Saint Moritz.

Tim Gurner sees the Barangaroo project an opportunity to bring a Saint Mortiz-level of luxury to Sydney.

“Sydney and this key strategic site in particular is crying out for an ultra-luxury offering like Saint Moritz that transports its owners into a world of luxury and service above anything else in the country, inspired by the best hotels around the world," Gurner said.

“This site is positioned within one of the most expensive and luxurious locations in Australia so we plan to take what we know from Saint Moritz and apply it on a whole new scale, to offer the market something that is completely unique in terms of design, luxury, service and amenity.”

The site has an existing approval in place for two towers, ground-floor retail, restaurants and bars, a health and wellness component, and basement carparking. GURNERTM will now be seeking small amendments to the approval to reduce the number of apartments and increase the amenity provisions, in line with its vision for the site.

Award-winning architect FJC Studio has been appointed as architect, having won a competitive design competition between local and international architects.

The deal was brokered by Justin Brown, Tim Rees and Ben Wicks of CBRE.

Gurner said the team took their time in assessing the project.

“We’re certainly across the challenges the development industry is currently facing in regards to construction and interest rates. We’ve taken a conservative view to pricing and feasibility and feel supremely confident on the fundamentals of this site and its success.

“We have been watching the market very carefully for 18-24 months waiting for the right time to utilise the capital we have at our disposal, waiting for great opportunities knowing we can act quickly for the right sites, with a particular eye on Sydney and Melbourne."

He called Sydney a "very unique market."

“We also know there are different factors at play in Sydney – lack of affordability, scarcity of quality product and depth of the luxury market – that make it far more capable of withstanding the current economic headwinds, so it’s for this reason that we are very confident in the Sydney market and remain bullish on residential property in this blue chip city.

“Across other states it’s the construction and labour costs that are putting pressure on projects, which is why we see Sydney as such a strong opportunity with its higher price-per-square-metre average, motivated buyer pool and sought-after postcodes for offshore and local buyers.

A prime site in South Kingsville, approved for a 305-townhome masterplan, has hit the market.

Upon completion, the overall 67-hectare precinct, known as ‘Precinct 15’, will comprise residential and commercial developments and allows for the construction of up to 3,000 dwellings ranging from three to six stories in height, together with new office buildings, retail premises and over eight hectares of public open space.

"The construction industry has significant influence on the environment, and pivoting towards more sustainable development, including prioritising net zero construction, is crucial to protecting our resources," Crowther said.

Net zero construction is a term applied to buildings and construction projects that have no net release of greenhouse gases during their lifecycle. Sustainable construction practices—such as using sustainable materials and prioritising energy efficiency and renewable energy sources—allow building projects reduce their ongoing construction and operational costs. Primarily, this creates more efficient buildings that incur lower energy and utility bills due to reduced water consumption and waste generation.

Importantly, net zero construction delivers buildings with reduced environmental impacts, substantial cost savings, improved indoor environments for occupants, and wider social and community benefits. Their growth is a testament to their viability and the expanding consciousness of their significance.

While net zero buildings and sustainable construction are not a new concept, there are three notable trends that are driving increased interest and adoption:

Renewable or recycled resources, such as bamboo, wool, or cork, are replacing traditional building materials, reducing environmental impact and fostering long-term sustainability. <h1>Passive design</h1>

Passive design uses natural sources like sun and wind to minimise heat gain and loss, making the building more energy efficient. Designs can match a building to its local climate and maintain comfortable indoor temperatures without additional heating or cooling to save energy and reduce costs. This reduces a building's energy consumption and overall environmental impact while also contributing to healthier indoor air quality and a comfortable living or working space.

Three green building trends propelling the construction industry

Melbourne developer Lowe Living has continued to increase its apartment pipeline, this time in the Bayside area they've made their own.

Plans have been submitted for Miramar, a 24-apartment, three-level development in <a href="/developments/sandringham-vic-3191">Sandringham</a>, on an amalgamated 2,081 sqm at <a href="/new-apartments/miramar-by-lowe-living">15-17 Abbott Street</a>.

While Lowe Living always develop for the owner-occupier, the new project further enhances its credentials as one of the most prominent in that space.

Of the 24 apartments proposed, only eight have two bedrooms. There are three three-bedroom apartments, and 13 three-bedroom plus study units, which will likely draw the generational downsizer. Professional couples are also expected to be interested in the project.

The apartments range in size from 95 sqm to 168 sqm internally, with balconies and courtyards spanning between&nbsp;10 sqm and 81 sqm.

Servicing the apartments are 43 secure parking spaces and 24 bicycles spaces.&nbsp;

Architecture firm Jackson Clement Burrows were given a brief to design a building with a primary focus ESD innovation and architectural excellence, a focal point of the Bayside Planning Scheme.

"This design response will allow delivery of a building that is of a similar height to other recently approved and constructed projects in the immediate area," JCB said in their Urban Context Report.

JCB suggested the development&nbsp;represents a new type of quality housing stock for the Sandringham area.

"The architectural, landscape and ESD response is undeniably of its place providing environmentally conscious, low impact housing for the Sandringham area.

"The design showcases consideration of the urban context, respectful of character, sustainable and set to increase use of public amenity, enhancing Sandringham’s liveability and exemplifies Lowe Living’s dedication to delivering purposeful, quality developments to the area."

They called the development "a collection of homes more than an architectural statement."

It was a fairly blank canvas for JCB when looking at Abbott Street, which they said "does not lend itself to a design&nbsp;response driven by the creation of a specific architectural form."

"Instead, over time, an architecturally eclectic blend of typologies has formed. Our response is anchored around the creation of moments and the way the occupants will experience them. Through our considered design, these moments create viceral experiences and sense of place for the occupants."

There's a communal rooftop terrace that captures bay and city views.

The site, next door to the Sandy Life Baptist Church, is located in near the Sandringham Activity Centre and the coast, just 300 metres from Sandringham beach, 250 metres to Sandringham Station, and within 250 metres from four different bus route.

There was a focus on sustainability, with the project targeting a minimum NatHERS rating of 7 stars, creating an electric building with common areas powered by renewable energy.

An on-site solar photovoltaic electricity generation complements the efficiency and future-proofs the development for the capability of net zero-carbon energy.

Eckersley Garden Architecture handled the landscaping, noting that the landscape design embraces the coastal environment, with a predominant use of native plants, with the indigenous species making up 91 per cent of the planting palette.

"The soft coastal tones will help to seamlessly integrate the project into the local surroundings.

"The landscape design incorporates multi-layered planting arrangements, combining groundcovers, self-mounding shrubs, feature trees and perennials providing seasonal interest. This diverse planting design adds depth and visual interest to the landscape, whilst being a landscape requiring minimal inputs."

The Planning Report by North Planning said the&nbsp;design response has been conceived from a comprehensive understanding of the surrounding character and site opportunities and constraints.

"It adopts a form and scale that is both appropriate and cognisant of the existing and emerging streetscape, presenting as a highly articulated and refined architectural solution that places equal importance on sustainable and landscape initiatives.

"The resulting outcome will be one that delivers on the key measurables identified in the Bayside Planning Scheme."

Lowe Living is currently preparing its <a href="/developments/south-melbourne-vic-3205">South Melbourne</a> mixed-use development for launch, having received <a href="/news/vic/lowe-living-secure-quick-approval-for-160-million-south-melbourne-development">sign off for the project earlier this year</a>.

They're working on two other Bayside projects, Oceano and Hampton Hill in <a href="/developments/hampton-vic-3188">Hampton</a>.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Otello Director Daniel Harris said the sales result also highlighted the lack of new apartment opportunities within the Hutt Street precinct.

"One Four Four Hutt has clearly resonated with buyers, with strong early sales reflecting both the appeal of the Hutt Street corridor and the lifestyle on offer," Harris said.

"The activated ground-floor retail has also been a key drawcard, with purchasers responding to the vision of a more vibrant and connected streetscape, not just the residences themselves."

One Four Four Hutt will deliver 44 one, two and three-bedroom apartments, alongside a collection of penthouses, above a ground-floor retail offering designed to further activate the Hutt Street precinct.

Construction is scheduled to commence in the third quarter of this year, with completion anticipated in 2028.
