The Melbourne-based developer Golden Age Group knew when they were putting together the plans for Sky Garden, the apartment project above the rejuvenated The Glen Shopping Centre, they were creating something that would appeal to a wider range of buyers

Recently speaking to Urban, Zhao says, while the three-tower Sky Garden was an ambitious project, there was clearly a need for quality high density living in the area.

It was only the third high-rise development approved by the Monash City Council in the last 15 years. The other two developments were primarily made up of investor stock, with little amenity.

"We saw a perfect fit between what Golden Age wanted to achieve and the suburb of Glen Waverley," Golden Age's Chief Marketing Officer Dandan Zhao says.

"The vision of Monash Council is very considerate in regards to community needs and what's good for the community. It shows the level of research and care we put into our development proposal that it was greenlit."

"People's desires have changed, and they want to be near amenities and infrastructure, and Glen Waverley is very rich in resource," Zhao says.

Once you go central to a suburb and become closer and closer to infrastructure, you sort of have to go vertical, not hortizontal.

"The $500 million redevelopment of The Glen, turning it into a world-class shopping centre, as well as extensive connectivity including the railway, poublic road, and new urban loop, makes Glen Waverley a very attractive proposition for both owner-occupiers and investors."

There's also a major draw for families, Zhao says. They've been keen on securing some of the larger apartments in Sky Garden due to the abundance of education institutions, some 24 of them, from daycare and kindergarten through to the Monash University, one of Australia's leading universities.&nbsp;

Zhao says Golden Age like to look at suburbs and find ways they can improve them.

"What we do well is looking at a suburb and saying to ourselves 'how can we better shape this community?'"

That ethos saw Golden Age stay in Glen Waverley, having gathered insights during the sales process at Sky Garden.

"While we have had a number of families and downsizers buy the larger apartments in Sky Garden, an apartment doesn’t suit everyone’s needs or preferences," Zhao says.

Starting to see a pattern emerge among a large cohort of enquiry, Golden Age went to the drawing board.

"Following a number of conversations, we decided there was a gap in the market for an architecturally-designed and high-end townhouse product in Glen Waverley, based on buyer feedback at Sky Garden and researching the local market. We were being asked if we had a townhouse product that carried the same design philosophy and quality of what Sky Garden offers."

Zhao says it was a case of 'when not if' Golden Age had a townhouse project ready in the area. Then, about four kilometres south of The Glen down Springvale Road, they picked up a 1.65 hectare site that lent itself perfectly to a collection of 77 townhouses.

Even before launching Floret, Golden Age had a large database of buyers wanting a townhouse in the area.

"We wanted to bring luxury apartment living into a townhouse development," Zhao says.

"The location is perfect for families, across the road from a kindergarten and Brendan Park Shopping Centre, while also having convenient access to the Monash Freeway.

So far Floret has been targeted by families, of all ages, some who are seeking multi-generational living, which apartments don't offer.

Golden Age again tasked Rothelowman with the designs.

"There's no other townhouse product designed by an architecture firm held in as high regard as Rothelowman in Glen Waverley," Zhao adds.

"There's so little townhouse stock in Glen Waverley. Traditionally there are maybe two or three townhouses, which present more like a duplex or triplex, rather than a true, architect-designed townhouse in a community rich in greenery."

Floret is over 25 per cent sold, thanks to a robust pipeline of interested buyers.&nbsp;

Golden Age is planning a 1,000 sqm central park, with amenity for families and kids, as well as a tree-lined central boulevard.

Later in the year, Golden Age is heading to the affluent suburb of Brighton, where they believe they've identified another gap in one of Melbourne's more bluechip postcodes.

"Brighton has never seen a townhouse and house development at this scale," Zhao says.

"There's little product between apartments and huge, multimillion dollar houses in Brighton. We're aiming to plug that gap.

"Brighton is such a premium suburb, people are wanting to get in, but either the product isn't right, or they are out-priced.

"We want to create something that works for that suburb and suits the calibre of the suburb, while giving young families and young professionals an opportunity."

Zhao says they will also likely see local downsizers show interest.

"Most houses in Brighton are so big, and some don't want to downsize from a six or seven-bedroom house on 900 sqm to a two-bedroom apartment.

"We'll again be creating a community with beautiful amenity, in the most price pointed project Brighton has seen."

Golden Age secured the massive 3.3 hectare site mid-last year, buying the the junior school of Xavier College for $100 million.

The junior school, Kosta Hall, on South Road, currently homes school buildings, sports fields, and the historic 1867 Maritima mansion.

In real estate, location is always the number one priority on a buyers wishlist.

Almost everything else is changeable, within reason.

The location of a property can impact several aspects of a homeowner's experience, from lifestyle, accessibility, and most importantly, value.

Projects by Buxton Director Heath Thompson says while location factors are subjective and personal to the individual, the key location factors are proximity to amenity and public transport.

"Local amenity, shops, cafes etc are important for everyday life for most buyers, while connectivity to the city, while not important for some, is important when it comes to resale value of a property" Thompson says.

Thompson has recently launched the boutique, 11-apartment project Martin Brighton, which is attracting downsizers due to its locational point of difference.

Thompson says Martin suits the people who have wanted to make a sea change, while also being part of a village-style community.

"They might have kids who have moved into Melbourne, and want to be connected to them while also being near the water.

"Martin perfect for those who seek a lock and leave lifestyle. The location is also popular with buyers who have a larger property down on the Mornington Peninsula and looking for a city base.."

Late last year national apartment developer Pacifico Investments launched Florian, after seeing a gap in the Surfers Paradise apartment market that didn't hit the mark for a lot for owner-occupiers.

A few months later, the project is 30 per cent sold, and Pacifico nailed their target market.

"Most of the buyers have been local owner-occupiers," Pacifico Director Carl Knaggs says.

"We really hit a gap in the market where owner-occupiers were priced out of the real boutique, luxury apartment blocks on the beach, and didn't want to reside in a high density tower.

"Florian only has 45 apartments, a maximum of three per floor, which owner-occupiers have responded to."

Pacifico have also just confirmed Alex Scionti's Rocking Horse Construction will handle the build.

It's full steam ahead for the recently approved Belvue Broadwater, the luxury $130 million tower in Runaway Bay on the Gold Coast.

A builder is expected to be announced in the coming weeks, after the project was given the greenlight earlier this month. Construction kick off is slated for the second or third quarter for this year,&nbsp;Monaco Property Group Director Jonathan Grasso says.

Belvue Broadwater will be the first residential tower to be built in Runaway in over three decades, also offering the last east facing, absolute waterfront high rise opportunity in the suburb.

Plans have been revealed for the first residential development for Iwan Sunito's One Global Capital, away from Crown Group's Mastery by Crown in Sydney's Waterloo.

Sunito, the Crown Chairman and Group CEO, founded One Global Residences last year. It will deliver the first buildings in Crown Group's Mastery by Crown.

But the first project away from Crown Group will be in Macquarie Park, where Sunito's had renowned Japanese architect Koichi Takada (Crown Group's go-to architect), draw up plans for a three-tower project.

No hotel as mooted, the buildings, across&nbsp;7-11 Lachlan Avenue and 157-159 Herring Road, will home just over 300 apartments, as well as an activated street-level.&nbsp;

There will be 35 studio apartments, which take up just over 10 per cent of the building. The majority of apartments will be two-bed (149 apartments, 49 per cent), while there will be 60 one-beds and 60 three-bed dwellings (20 per cent).

The units range in size from 40 sqm studios to 199 sqm split-level, three-bedroom townhouses. There will be a handful of 'Plus' apartments, which will feature a dedicated study space, responding to the rising trend of working from home.

The proposal accommodates 342 parking spaces including 31 visitor spaces, seven car share spaces and 34 accessible spaces. There are 36 bicycle parking spaces and 15 electric vehicle parking spaces.

The Design Report, part of the development submission, said the proposed development&nbsp;is ideally positioned in Macquarie Park, a Northern Sydney suburb set to play a key role as an innovation precinct and economic powerhouse in Sydney’s North District.

"Given the anticipated future investment, development and growth in the area, the local Council is anticipating a significant increase in the residential population who will require more affordable and diverse housing product, the report noted.

"The overall vision for the project is a high-quality residential and commercial development which adds value and density to its site.

"One Global Capital will deliver a quality development of scale that benefits from the available transport infrastructure and the precinct’s proximity to jobs, retail and education opportunities within the Macquarie Park corridor."

The design strategy is focused on creating community, activating the streetscape, delivering high-quality apartments, and maximising residential experience on site, the report noted.

The streetscape design sets out to create a permeable pedestrian network and active retail precinct along Herring Road. Macquarie University railway station is approximately 400m away.

"Residents will enter from busy Herring Road to a generous, central green oasis programmed with amenities that set out to activate a sense of place and community.

"From the apartments above, residents will look down in to an urban forest with a meandering track programmed with intimate and larger spaces to rest, work and play. The courtyard is sheltered from the street by two building blocks which act as an acoustic buffer, creating a pleasant and relaxing environment."

One of the towers will feature a range of amenities, including indoor and outdoor recreation spaces and a swimming pool, set in landscaping and rooftop gardens. There will be play areas for children and barbecue areas.

Sustainable initiatives have been used in the design.

Rooftop solar panels have been designed to generated 100kWh energy, which will be used for common areas and corridors.

Within the apartments will be high performance double glazing, improving solar control, and energy efficient LED lighting. EV charging will also be available.

The application will be referred to the Sydney North Planning Panel under the Environmental Planning &amp; Assessment Act 1979 for determination as the capital investment value exceeds $30 million.

On securing the site late last year, Suntio said, as the&nbsp;first of many acquisitions, the Macquarie Park site is a significant investment which they plan to deliver a "truly extraordinary residential offering to the market, unlike anything else currently available in Sydney."

At the time of the sale, it had been the largest collection sale in Australia in 2022.

Richmond's Victoria Gardens Shopping Centre is set to become a new urban village, as co-owners Vicinity Centres and Salta Properties plot a $900 million redevelopment of the landmark site.

The precinct will be a&nbsp;mix of residential, commercial, retail, lifestyle and entertainment offerings on the corner of Burnley and Doonside Street, which has been home to the Victoria Gardens Shopping Centre for almost 19 years.

The corner precinct will essentially be split in two. The Doonside Precinct, designed by Cox Architecture and NH Architecture, will connect with Victoria Gardens Shopping Centre to the north and will have six new residential buildings with shared amenity, comprising 839 new apartments. There will be over 12,000 of new retail and commercial floorspace with a new fresh food Market Hall, 3,500 sqm of new public open space, 844 new bike spaces, and&nbsp;518 car spaces.

The&nbsp;River Boulevard Precinct will connect to Victoria Gardens Shopping Centre from the east and will have more residential buildings with 840 new dwellings, more than 6,200 sqm of publicly accessible open space, 6,700 sqm of new retail space,&nbsp;26,600 sqm of commercial office space, and a new 110 place childcare centre. There will also be 1,323 car spaces.

Vicinity’s Chief Executive Officer and Managing Director, Peter Huddle, said the proposal reflects the long-term strategy to transform the site to a sustainable mixed-use, urban village, while also responding to the change in consumer preferences to live, work and play close to home.

“The development will seamlessly connect Victoria Gardens to the surrounding community and deliver a vibrant fresh food Market Hall for Richmond’s growing population," Huddle says.

"It will also offer more diverse housing options in an amenity-rich, urban environment to improve wellness, productivity, and social connection.”

Key to realising the value of Victoria Gardens Shopping Centre in a popular pocket of Melbourne’s inner east, well connected by public transport, will be the proposal’s creation of 1,679 new homes, with a mix of one, two and three-bedroom residences.

Salta’s Managing Director, Sam Tarascio said the vision for the evolution of Victoria Gardens Shopping Centre was the creation between Vicinity, Salta and one of Australia’s best architects – Cox and NH.

“The proposal is the coming of age of Victoria Gardens – from shopping centre to a thriving and sustainable urban village in the heart of Richmond," Tarascio says.

"It will deliver new public realms and open spaces and evolve to become a place to not only work and shop – but live, connect, rest and play.

“Honouring our ongoing commitment to sustainability, the proposal includes net zero carbon emissions for residential common areas and back-of-house services, and incorporates the site’s rich history, including restoring the heritage pub – The Loyal Studley Hotel, built in 1891.”

With a total construction cost of $900 million, the expansion and redevelopment of Vic Gardens is projected to create 680 jobs each year during construction and support more than 3,300 ongoing jobs across the precinct upon completion.

Vicinity and Salta are seeking the necessary planning approvals for the proposed redevelopment through the Victorian Government’s Development Facilitation Program, committing to client and community engagement throughout the process, while working closely with the Department of Transport and Planning and City of Yarra to begin the evolution of Victoria Gardens.

There's a certain magnetic vibrancy at Sekisui House Australia's multi award-winning West End community, West Village.

The $1.2 billion community, which is heading towards its final stages having kicked off way back in 2016, is well and truly thriving, with most of the retail precinct completed, packed full of specialty retailers, fresh food grocers, cafes, and restaurants.

Why young families and downsizers are drawn to Sekisui's home-sized West Village residences

National property developer and construction group Traders In Purple has been selected as the NSW Government’s partner to deliver the next stages in the ground-breaking Bonnyrigg estate redevelopment, adding to its $3 billion project pipeline.

Under the agreement Traders In Purple will deliver the Humphries Precinct, which includes 65 community homes to NSW Land and Housing Corporation (LAHC), and 210 land lots for private sale, meeting pent-up demand in a location with limited opportunity for new housing. It will be stages eight to 11 of the delivery of the $855 million Bonnyring Renewal Project, which already has over 700 dwellings completed, including 256 social homes.

The transformation of the Bonnyrigg Estate is a major 30-year project that will be delivered over 18 stages, creating 4,275 jobs and delivering homes for more than 9,000 residents.

“This is an ambitious project that is transforming the former Bonnyrigg social housingestate in Western Sydney to become a vibrant, mixed-tenure precinct, by&nbsp; taking 833 ageing social properties and creating 3,000 new homes for residents, 900 of which are dedicated for social housing,” Minister for Planning and Minister for Homes Anthony Roberts said.

The Bonnyrigg partnership is the fifth project Traders In Purple has secured with LAHC, resulting in the delivery of 819 apartments, homes and land lots across NSW with a combined value of $590 million.

Traders In Purple Director George Geagea said the Bonnyrigg appointment underlined the NSW Government’s confidence in the company’s ability to deliver high quality, tenure blind communities that meet the need for social, affordable and private housing.

“We are an active development partner of the NSW Government,” Geagea said.

Development approval for the Humphries Precinct is anticipated over the coming weeks with demolition works already underway.

Traders In Purple is currently building Northsea, a mixed tenure project 250m from Wollongong Beach, in partnership with LAHC, where million dollar apartments sit side by side with community homes.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;
