Masterplanned communities often require a number of different perspectives in the planning phase.

They're more intricate than an architect and interior designer working in tandem when creating a high-density tower or apartment project. They require significant placemaking, given the development is creating a whole community.

At <a href="/new-apartments/carrington-place-castle-hill-36-carrington-road-castle-hill">Carrington Place</a>, the recently approved $850 million <a href="/developments/castle-hill-nsw-2154">Castle Hill</a> masterplan by Ellipse Property, Tony Owen Partners worked alongside Stanisic Architects to bring together the designs for the 3.2-hectare project.

"In particular, the plan identifies the path of Cattai Creek as the main green corridor for the precinct. The plan envisages the creek corridor as a significant communal environmental amenity," Owen said.

“The architecture of the building adapts curves that echo with the undulations of the natural creek and how it ebbs and flows. At the ‘Garden Level’, the landscape sweeps into the building, shaping an ‘atrium’ which is the heart of this building. A picture-frame façade detailing is adapted on the north south and west facades that frame beautiful Creekside views. Alternatively, the Ashford Avenue west façade has a strong architectural expression with the dark bricks and contrasting upper floors.

“The setbacks on the building at levels three and four benefit the apartments by providing larger outdoor entertainment spaces and enhance the variety of layouts that buyers can choose from further enhancing the architectural elements.

“Buildings are designed where every part of the building responds to the different environment, so when you’re down low, you’re in the trees. When you’re up higher, you’ve got greater views.”

Frank Stanisic of Stanisic Architects, who handled the design of the seven residential buildings, said the architecture for the residential is about creating an environment for people to live, and also that perhaps they can move from one apartment to another.

"I would like to think there’s some inter-generational movement between people as they get older, as they have children, so they move from a one-bedder to a two-bedder, and a two-bedder to a three-bed, so I’d like to think there’s enough diversity that allows people to stay in this environment and just move around within the buildings that are here,” Stanisic said.

When completed, <a href="/new-apartments/carrington-place-castle-hill-36-carrington-road-castle-hill">Carrington Place</a> will comprise 771 apartments built across seven eight to 12-storey buildings.&nbsp;

The first stage of the project, Atrium, will comprise 151 apartments within one mid-rise eight-storey building.

Running alongside Cattai Creek, Stage 1 Atrium will feature curvilinear buildings which are the main gateway sites to the precinct. At the epicentre of stage one and the inspiration behind its name, lies an atrium encompassing the true ideals of <a href="/new-apartments/carrington-place-castle-hill-36-carrington-road-castle-hill">Carrington Place</a> - lifestyle, sustainability and wellbeing.

Uniquely, the precinct will be home to over 20,000 square metres of outdoor recreational space and lush gardens, conceived by landscape architect, Site Image Landscape Architects, making it one of the greenest masterplanned communities in the Hills district.

A key feature of the project will include a one-kilometre boardwalk running the length of the Cattai Creek connecting to Fred Caterson Reserve, a 58-hectare local reserve featuring picnic tables, children’s playgrounds, along with multiple sports facilities.

Ellipse Property has committed to dedicate over 6500m2 of the Cattai Creek back to the community in this masterplan. In addition to this, Ellipse Property has collaborated closely with Council on the revegetation management and landscaping of the Cattai Creek Masterplan spanning the Carrington Place site known locally as ‘The Green Belt’.

Construction is planned to commence in Q3 2023, with Atrium due for completion in Q3 2025. The entire five-stage precinct is due for completion in 2032.

Brisbane is set to see it's first sky garage, a term coined for garages that are located on the same level as the apartment, often reserved for only the premium residences at the top of the tower.

There's only a handful of examples of the rare inclusion across the world. They've been a custom feature in luxury high-rises in Dubai, Singapore and Miami.

Only one other project in the whole of Australia can boast a sky garage, the under construction <a href="/new-apartments/neue-grand-613-st-kilda-road-melbourne">Neue Grand on St Kilda Road</a>, which made headlines in 2018 when it announced it was creating a number of sky garages adjoining the living space.

Brisbane developer Spyre Group will be bringing the sky garage to their record-breaking <a href="/developments/new-farm-qld-4005">New Farm apartment development</a>, Moray House.

There will be two apartments with the sky garage feature. The residents of the apartments will&nbsp;be able to pull in off Moray Street, enter a remote-control operated car lift, and drive into their own garage in their apartments above the Brisbane River.

Once at their apartment’s level, residents will have the luxury of reversing from the elevator into their private sky garage, which can be viewed from the adjoining glass-walled gym.

The other two car spaces can be accessed by taking the car elevator down to the parking garage at the bottom of the development. The car journey from entering the vehicular lift to the basement is expected to be 18 seconds.

“The sky garage will appeal to luxury vehicle enthusiasts who want privacy as well as the additional security of garaging their car in their apartment rather than using regular basement parking,’’ Spyre director Andrew Malouf said.

Spyre Group to bring luxury-defining sky garage to Brisbane at Moray House

Top Spring Australia have officially kicked off construction at their record-breaking Ode Double Bay apartment development, with shovels hitting soil this week at the Cross Street site.

The six-storey Luigi Rosselli-designed building has already achieved more than $100 million in residential sales, eclipsing previous pricing records in the inner-east suburb. The <a href="/news/nsw/downsizers-splash-21-49-million-on-ode-double-bay-penthouse">penthouses sold for $24.95 million and $21.49 million</a>, and a sub penthouse fetched $17.49 million.

Construction commences at Top Spring's Ode Double Bay apartment development

In the space of a decade, Melbourne-based developer <a href="/developers/icd-property">ICD Property</a> have grown from a small, family-ran outfit to become one of the go-to joint developer partners for a number of Australia's largest mixed-use projects.

They've worked on a number of developments with <a href="/developments/melbourne-vic">City of Melbourne</a> in recent years, while currently undertaking the redevelopment of Market Square in the heart of Adelaide with the <a href="/developments/adelaide-sa">City of Adelaide</a>. They're also progressing what might be their most impressive project of all, the redevelopment of the heritage-listed <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">City Tattersall Club in the heart of Sydney</a>.

ICD's Deputy Managing Director Sal Quah, who has been with ICD almost since its inception in <a href="/developments/melbourne-vic">Melbourne</a>, says the plan was to always get to a stage where they were producing show-stopping mixed-use projects in the heart of the country's biggest cities.

"Ultimately the goal was to create city-centric, mixed-use buildings which we could point to and say 'we developed that'", Quah said.

The company started as a family business in 2009, founded by developer Michael Mai. They started with smaller projects in Melbourne's inner ring, before realising the best way for the company to scale was to work in a partnership, whether it be with a co-developer, private investor, funding partner, or a city council.

In their native Melbourne they're developing <a href="/buildings/aspire-melbourne-301-king-st-melbourne">Aspire Melbourne</a>, the strikingly curved King Street tower which has been designed by award-winning architect Elenberg Fraser. They've previously had success in the city centre with the <a href="/buildings/eq-tower-127-abeckett-street-melbourne">A'Beckett Street EQ. Tower</a>, which sold out 80 per cent of its apartments within two months of the project launching.

<a href="/buildings/eq-tower-127-abeckett-street-melbourne">EQ. Tower</a> was also&nbsp;Melbourne's fastest approved planning permit by the Planning Minister at the time of the development, as well as&nbsp;Australia's single largest bank loan for a residential development by Commonwealth Bank Australia at the time of development.

Their move into the <a href="/new-apartments/sydney-nsw">Sydney market</a> came in 2015 when they were invited to participate in a joint venture proposal with the <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">City Tattersall Club</a>. Only a handful of parties were invited to participate to pitch for the redevelopment.

The 12 month process saw ICD the preferred partner for the redevelopment of the <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">iconic Pitt Street building</a> near Martin Place.

"Sydney was always on the radar - it's the New York of Australia," Quah said.

"If you make it to Sydney, you make it to the global stage."

The City of Sydney have strict planning rules, particularly in the CBD, where a design competition must be held to determine the best outcome for the project. Three or four architecture firms pitch their designs, and a panel determine the preferred design.

BVN Architecture won the tender in mid-2020 to design the 49-level tower which will soar above the heritage-listed building below, which will be significantly restored. fjcstudio has been retained as the architect for the heritage component of the building.

Quah said that while the design competition means the council can protect the landscape and the interest of the city, it will limit the supply given the extra layer of complexity it brings to the development process.

All in all, <a href="/developers/icd-property">ICD</a> liked the design competition exercise, so much so ICD took the idea&nbsp;to New Zealand when they were developing their Auckland tower 65 Federal Street, inviting the likes of Zaha Hadid, Elenberg Fraser, and Warren &amp; Mahoney among others to submit their concept designs.

Quah said the designs put forward to the City of Auckland Council has had a major knock on effect to how the city looks at what's permissible.

"65 Federal Street is the first approved tower that is more than double the permissible floor space ratio," Quah said.

"That's a true testament to the excellence in design."

The project was fast tracked by&nbsp;Minister of Environment James Shaw.

"The quality in design now has the City of Auckland Council considering removing the floor space ratio, as long as you can prove the right solution for the site."

Earlier this year <a href="/developers/icd-property">ICD</a>, who are joint venture partners with First Sponsor on the City Tattersall Club redevelopment, appointed Richard Crookes Construction to handle the build of the tower which will comprise 241 apartments, a high-end hotel, and a refurbished club space.

How ICD became the go-to development partner for Australia's biggest councils

Sydney-based developer Roche Group has filed plans for the next stage of its Jacobs Well, <a href="/developments/gold-coast-qld">Gold Coast</a> masterplan.

They'll be bringing much needed supply to the Gold Coast, submitting a development application for 76 three and four-bedroom duplexes on a 2.46-hectare site within their $2 billion Calypso Bay masterplan halfway between the <a href="/developments/gold-coast-qld">Gold Coast</a> and <a href="/developments/brisbane-qld">Brisbane</a>.&nbsp;

They've had local architecture firm BDA design the duplexes, with three different floorplans and 12 different external designs on offer.&nbsp;

Each duplex will have two levels and two car spaces. The four-bedroom duplexes will have a multi-purpose space, while the three-bedroom duplexes will feature a master suite with walk in wardrobe and bathroom, and a separate study area.

In their design submission, BDA said the proposed townhomes will enhance and support the existing community by broadening the range of housing options for new and existing residents.

"The proposal has been designed to have a cohesive modern character, where the expression and form of the buildings work in concert, creating a light, clean, modern look, with the addition of traditional residential elements,"&nbsp;the submission read.

"A timeless elegant subtropical architectural style, supported by a lush native landscape will create a sense of place, help enhance the vibrant Calypso Bay community and create an ideal environment to call home."

The site is located on the corner of Harbour Boulevard and the unformed Helmore Road, at the entry to the Calypso Bay Estate.&nbsp;The triangular shape of the site, the screened location and dense vegetation to the south and west has driven the site planning.

They described&nbsp;Calypso Bay as "a destination in waterfront residential living."

Nearly 25 per cent, some 5,440 sqm, is dedicated to communal landscaping. The duplexes will be developed around a central 20 metre pool with a tiered lounging space and adjoining barbecue and dining area.

DBI, who handled the landscaping, said the landscape design&nbsp;aims to develop a modern and elegant landscape that enhances the unique character of the site and reinforces its sense of place within the Calypso Bay development.

"The design will incorporate hardscape elements such as walls, fences, and finishes that draw inspiration from the proposed architectural forms to create a cohesive environment."

The $2 billion masterplanned community will comprise around 1,400 homes and 840 apartments, when it's completed. It will home around 5,500 people.

ASX-listed developer Mirvac has topped out the second and final stage of its $790m NINE by Mirvac residential community in Willoughby.

When completed in early 2024, Stage 2 will comprise 214 dwellings across five residential buildings, as well as a community pavilion for both residents and the local community.

The residential community occupies the 3.2-hectare site of the former Channel Nine television studios, six kilometres north of the Sydney CBD. NINE by Mirvac has 442 apartments across 10 buildings.

The Committee for Sydney (2022) estimates there is a historical under supply of about 96,000 dwellings in Sydney with data from the Australian Bureau of Statistics and Urban Development Institute of Australia NSW (UDIANSW) showing apartment approvals still remain 60 per cent below their 2018 peak.

New plans have been filed for an apartment development in <a href="/developments/albion-qld-4010">Brisbane's Albion</a>, seeking to bring some much-needed owner-occupier stock to the inner north-eastern suburb.

The unknown developer, originating from China, is wanting to push the building height past what's permissible on the 809 sqm site at 417 Sandgate Road, acquired last year for $1,932,500.

The Assessment Report by DTS Group said the pursuing of the uplift is based on "strong urban design merit supported by significant evaluation of the site characteristics and context and planning parameters."

"The justification is based on a logical approach to zoning and neighbourhood planning, with the resultant outcome achieving a logical transition of building height and density," the Report added.

Just 15 apartments will be spread across the eight-level building, dubbed L'Amour, French for Love. There will be a mix of four two-bedroom apartments and 11 three-bedrooms.

It will be crowned with a resident rooftop terrace comprising a lounge, plunge pool, outdoor kitchen, yoga area, and a number of communal breakout spaces.

DTS Group stated in the Urban Context Report that L'Amour&nbsp;feels new and a head of its time, but also fits within its context.

"L'Amour is a concept that has developed out a combining a multiple dwelling typology within the rhythm and fine-grained detail found in traditional Queenslander buildings interspersed throughout."

Located 9.5 kilometres north-west of the <a href="/developments/brisbane-qld">Brisbane CBD</a>, Keperra is an established suburb with pent-up demand for new housing supply due to its proximity to leading schools, healthcare, and major transport infrastructure.

<a href="/new-townhouses/the-quarry-by-frasers-property-1004-samford-road-keperra-qld-4054">The Keperra Quarry</a>, which mines granite, has operated for more than 60 years and will progressively curb operations as the development of the residential stages advance.

Scott Ullman, General Manager Queensland Development, said more than 1,000 people attended The Quarry’s community celebrations on Saturday 8 July to experience the transformation for the first time.

“In the first week since The Quarry launched, we have received more than 450 enquiries and 150 walk-ins to the onsite sales centre for the first land release of 29 home sites,” Ullman said.

“Our sales team are working through the immense volume of interest, and we look forward to providing a further update in the weeks ahead.”

Ullman said homes will be built on elevated platforms up to 170m above sea level, enabling them to capture views overlooking the D’Aguilar Range, Glasshouse Mountains, Moreton Bay and beyond.

“Residents will also enjoy access to ClubQ, the $5 million Rothelowman-designed community recreation centre complete with an entertainer's kitchen, dining room, event spaces, library and work zones,” he said.

Ullman said it's not a traditional subdivision.

"More than 40 per cent of the community is dedicated to existing bushland and newly curated green space and resident amenities. ClubQ is the heart, and the residents will own it.”

The landscaping surrounding ClubQ will be woven throughout the site to deliver multiple green areas with outdoor barbecues and nature play spaces, alongside more than 100,000 plants and trees in a true mission towards regeneration.

“Our passion for innovation and creating vibrant communities across Australia has been part of our history for almost 100 years,” he said.

“With this history comes a track record of delivering transformational urban renewal, from the award- winning Hamilton Reach community on the Brisbane River, to Midtown in Macquarie Park in New South Wales, also a former quarry site.”

The problematic shortage in the apartment development pipeline in Melbourne, paired with huge immigration forecasts over the next decade, has had property advisory giant Charter Keck Cramer predict huge growth for the <a href="/developments/melbourne-vic">Melbourne off the plan apartment market</a>.

Charter Keck Cramer said this week that, despite the current difficulties in the marketplace which have stemmed from the aggressive interest rate rises over the last 18 months, there are a number of reasons why apartment values will go up.

"There are a number of fundamental reasons that support the thesis that off the plan apartment value rates across the entire apartment market in <a href="/developments/melbourne-vic">Melbourne</a> will simply have to recalibrate upwards over the next 12 months," Charter Keck Cramer's research report authored by their Research and Strategy team Richard Temlett, Ben Carter, and Charlotte Tolfree read.

Their analysis of apartment projects across 10 <a href="/developments/melbourne-vic">Melbourne suburbs</a> shows that&nbsp;several of those that have been released over 2023 have increased their off the plan value rates by +15 per cent to +25 per cent. That's in comparison to pre-COVID off the plan value rates of apartments of the same size in earlier stages of the same development or in comparable projects in the same locations.

They added a caveat however, suggesting that not every project in every location would be able to revise rates upwards.

"At present, the ability to increase value rates comes down to the developer, brand, location and respective target markets."

They believe the buyer market will have to accept the new pricing structure, given it is unlikely that land values will fall substantially, nor will building costs fall dramatically.

<h2>Interest rates and consumer sentiment</h2>

Charter Keck Cramer said the 400 basis point rise since April 2022, which has both dampened purchaser sentiment and cut purchasing power by around 40 per cent, has seen buyer cohorts move into a different property bracket.

"When rates were at 0.1%, all potential buyers had much higher purchasing capacities. A segment of this cohort had the capacity to purchase a detached house or a townhouse whilst another segment that had the capacity to purchase an apartment.

"With rapid rate rises, there is anticipated to be a “shuffle” downwards (trade-off) where many buyers are forced to trade into medium and higher density dwellings as dictated by their revised finances.

"For those that do not wish to buy, or now cannot afford to buy, will still need a place to live. This in itself provides renter demand which will be attractive to BTS apartment investors (as well as Build to Rent operators)."

There also the renting buyer who is expected to speed up their purchase timelines given the rise in rents over the last 12 months. They expect almost all of these potential buyers will seek the most affordable product type, which will be apartments.

<h2>Supply Imbalance</h2>

While Charter Keck Cramer prepares it's&nbsp;State of the Apartment Market report for H1-2023, the key take away is that&nbsp;supply remains at incredibly low levels.

"When this is read in light of population growth being at decade highs, it is no surprise that vacancy rates are incredibly low and rents are rising so quickly.

"It is also an explanation for why Charter Keck Cramer feels that there will be a floor under price falls (if any) of established apartments, and also a fourth reason why we believe new apartment pricing will need to adjust upwards and will be supported by the buyer market."

<h2>Construction costs and land values</h2>

The advisory firm said that while construction costs are starting to slow, their feedback from builders in the industry is that it is unlikely they will ever revert to pre-COVID levels. They also say that there is going to&nbsp;continue to be substantial competition and demand for labour given the city-shaping infrastructure projects being completed across <a href="/developments/melbourne-vic">Melbourne</a> over the next few years.

"This stands to keep construction costs elevated in the short, medium and longer term."

There's also the expectation that land prices are unlikely to fall substantially, if at all, given the extremely restrictive planning system across <a href="/developments/melbourne-vic">Melbourne</a>.

"Our investigations with many sales agents suggest that well located quality sites are highly sought after and are increasing in value given many developers are aware of the substantial supply / demand mismatch occurring across Melbourne.

<h2>2023 Apartment Value Rates</h2>

Charter Keck&nbsp;Cramer collaborated with their valuer colleagues and sampled several BTS apartment projects of varying scale across 10 suburbs in <a href="/developments/melbourne-vic">Melbourne</a> of similar scale that have been launched for sale to market in H1-2023. That's allowed them to&nbsp;understand the relative change in off the plan value rates in projects as at 2018 and 2019 (pre-COVID) compared to 2023.

They used the two-bedroom, two-bathroom product as it was the most popular and allowed the most meaningful comparison to be made.

They found that off the plan value rates have increased by +15% to +25% in several projects.

"We remind the industry that quite simply, people need a place to live. Given the shortage of supply and substantial demand for housing there is going to continue to be a large mismatch between supply and demand for housing across Melbourne over the next 2-4 years.

"At present, it is apparent to Charter Keck Cramer that the ability to increase off the plan value rates (and by how much) comes down to the developer, brand, location and target market.&nbsp;Some projects have increased value rates by only +2% to +5% whilst others have increased them by amounts greater than +25%."

Charter Keck Cramer's view is that&nbsp;in <a href="/developments/melbourne-vic">Melbourne</a>, the pre-COVID off the plan value rate of $10,000 per sqm is now closer to $12,000 per sqm, whilst the pre-COVID off the plan value rate of $12,000 per sqm sqm is now closer to $14,000 per sqm.

"This requires a change in mindset that needs to be led by the development and financer industry after which it is anticipated that the buyer market will follow given they have limited other alternatives in the current market."

<h2>The Outlook</h2>

Charter Keck Cramer believe the buy to sell apartment market in Melbourne is in the process of being pulled forward.

"Charter Keck Cramer has spoken about the structural changes in living preferences that are occurring across <a href="/developments/melbourne-vic">Melbourne</a>. These structural changes include the take up of apartment living, and also renting and renting for longer.

"It is Charter Keck Cramer’s view that the flow on effect of the pandemic described above has meant that the maturity of the BTS apartment market in Melbourne is in the process of being pulled forward (or “jumping”) by a property market cycle (i.e. 7-10 years). This will continue to play out over the next 12 months."

They say part of the&nbsp;pull forward in market maturity (evolution) will be that larger numbers of occupiers embrace living in apartments as well as the buyer market accepting higher prices for BTS apartments as this product type continues to become more mainstream. &nbsp;

"The other critical part of this expedited apartment market maturity however is that developers will need to respond by delivering owner-occupier quality apartments. Some examples of these features include apartments with extra storage, lots of communal amenity, larger living areas, larger functional balconies and more 3 Bedroom apartments." 
 
Charter Keck Cramer also believes that the RBA is close to the top of the rate tightening cycle.

"When rates stabilise, it is anticipated that market demand will start to be expressed and sales rates will accelerate. When rates start to be cut, there is anticipated to be an extremely elastic response across the entire housing market with the BTS apartment market well poised to be a primary beneficiary for many of the reasons highlighted above.&nbsp; "

Melbourne off the plan apartment values could spike 25 per cent: Charter Keck Cramer

Leading Australian integrated property development group, Aqualand, is one step closer to unveiling its latest contribution to the evolving inner-Sydney skyline, following a topping out ceremony at their latest landmark project, AURA by Aqualand.

Located at 168 Walker Street, on the edge of the rapidly transforming <a href="/developments/north-sydney-nsw">North Sydney CBD</a>, AURA by Aqualand has now marked the completion of its uppermost floor, which rises 29 storeys above the streetscape.

Woods Bagot’s streetscape transforming design comes in the form of an elegantly curved building with a gracefully undulating facade which creates an illusion that the single structure is divided&nbsp;into four separate towers, with staggered peaks stepping down from level 29 to level 23.&nbsp;The distinctive hourglass shape cinches in at the level-nine ‘waist’ of the building, where the resident’s community centre is located.

Jason Fraser says the design draws inspiration from the eroded sandstone forms of Sydney Harbour and the ever-changing play of light on the water.

“We started looking at the harbour for inspiration. The building is shaped in an organic way reminiscent of these eroded stone forms,” he said.

“The ground plane is also carved out to reveal sandstone walls, interesting textures and colours drawn from the sandstone.

Fraser said sculptural buildings are harder to draw, document and build.

“Many of Sydney’s most famous sculptural buildings, from the Sydney Opera House to Barangaroo House and The Exchange, are designed with an obvious community benefit in mind. The sculptural form is used to give back to the community. AURA by Aqualand represents an impressive and ambitious commitment by a residential developer to give back to the community architecturally.”

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.

Seasoned Victorian apartment developer <a href="https://www.apartments.com.au/developers/central-equity">Central Equity</a> has logged more than $400 million in sales in its luxury apartment project Palmera Residences at Northcliffe on the Gold Coast.&nbsp;

Central Equity Director Karl Kutner said the sales result reflected a combination of location, product quality and delivery certainty with the project already under construction by building powerhouse Multiplex.&nbsp;

Town planning was designed by <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> and brought to life by Melbourne-based architecture firm Cera Stribley.

The first partnership between national developer <a href="https://www.apartments.com.au/developers/fortis">Fortis</a> and Adelaide-based developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> has made a strong start, with the pair securing $21 million in unconditional sales at <a href="https://www.apartments.com.au/new-apartments/one-four-four-hutt-adelaide-144-hutt-street-adelaide-sa-5000">One Four Four Hutt</a>&nbsp;on the edge of the Adelaide CBD.

Over a third of apartments have been snapped up in the boutique 44-apartment project on the corner of Hutt Stret and Wakefield Road. Local downsizers and owner-occupiers wanting to remain in Adelaide's tightly-held southeast quarter have been the most prominent purchasers.

The DKO-designed, mixed-use development is one of the few new apartment projects in the precinct, an area where new housing supply has remained limited despite continued demand from buyers wanting to stay close to the CBD, Victoria Park and Adelaide's established east-end amenities.

Fortis Head of Development SA Arthur Dendrinos said the early sales reflected both the strength of the local owner-occupier market and confidence in the Hutt Street location.

"Many purchasers are long-term east-end residents who love the area and want to stay connected to the neighbourhood. They recognise the value of a well-designed, well-located development.

Otello Director Daniel Harris said the sales result also highlighted the lack of new apartment opportunities within the Hutt Street precinct.

"The activated ground-floor retail has also been a key drawcard, with purchasers responding to the vision of a more vibrant and connected streetscape, not just the residences themselves."

One Four Four Hutt will deliver 44 one, two and three-bedroom apartments, alongside a collection of penthouses, above a ground-floor retail offering designed to further activate the Hutt Street precinct.

Construction is scheduled to commence in the third quarter of this year, with completion anticipated in 2028.
