Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land has opened the first completed sky home for inspection at Harbour Shores, giving buyers their first opportunity to step inside one of just three double-storey residences crowning The Waterline.

Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

“Being able to step out of your home onto your boat is a rare luxury, and it’s something residents here can look forward to when it opens later this year.”

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

The three Sky Homes range from 282 sqm to 367 sqm and each feature three bedrooms, three bathrooms, multiple living zones, expansive kitchens with butler's pantries and large balconies taking in the Broadwater outlook.

Each residence also has three secure basement car spaces and additional storage.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Three-bedroom villas are priced from $2.99 million, while four-bedroom residences start from $3.19 million.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Palumbo's return to Kent Town strikes early chord with buyers

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.

The Perth recovery is back on track, having paused in the lead-up to the Federal Election. Sales activity is solid to strong in many locations and some areas have had price growth. 
The Price Predictor Index published by Hotspotting reported increasingly strong signs of recovery in Perth markets in 2018 and early 2019. The number of suburbs with growing sales activity in five consecutive quarters was 39, 45, 49, 51 and 53 - undeniable evidence of growing demand in the Perth metro area.
Then the revival hit a wall. Like many locations across capital city Australia, Perth paused amid the uncertainty created by the Election and the prospect of a Labor victory and major changes to negative gearing and capital gains tax.
Tighter finance and a highly negative media also contributed to putting the brakes on the Perth recovery. For those reasons, the number of growth markets across the Perth metropolitan area was lower in our Winter survey.
Now our Spring survey shows that the decline has likely bottomed out, with a steady number of growth markets and improving number of consistency markets. There are now very few declining markets across the Perth metro area.
This comes as vacancy rates continue to tighten and rents rise. New data from SQM Research shows that the Perth vacancy rate is continuing to fall. In 2017 the rate was close to 6% and in mid-2018 it was still at 4% - but now 2.9% and trending in the right direction.
SQM Research also reports solid growth in Perth rentals, with the Rents Index up in annual terms for both houses and apartments. This source has also recorded short-term improvement recently in the city’s Prices Index.
Our analysis of median price trends shows that close to 30% of Perth suburbs have recorded growth in their median prices in the past 12 months. The list of suburbs with rising prices is dominated by top-end markets and upper-middle markets - locations with median prices above $700,000.
Mount Pleasant, which has stood out in a number of our recent surveys, continues to be a market leader with its median house price rising 14% to $1.25 million in the past year. This suburb is part of the Melville LGA which has been - and remains - one of the most solid precincts in the Perth market. 
An emerging feature is the number of suburbs with median prices lower than a year ago, but with growth in the latest quarter - providing further evidence of a recent market turnaround. Most of the locations exhibiting that trend are at the affordable end of the market - examples include Two Rocks in the Wanneroo LGA (median price $370,000 - down 3% in annual terms, but up 2% in the latest quarter) and Huntingdale in the Gosnells LGA (median price $375,000 - down 1% in annual terms but up 1% in the latest quarter).
Perth, in general terms, is a capital city leader on housing affordability (thanks to several years of price decreases) and, according to one recent report, has its highest affordability reading since 2004. Against that background, a notable feature of our Spring survey is the emergence of growth markets at the affordable end of the Perth market.
The LGAs of Armadale, Wanneroo, Canning, Gosnells, Kalamanda and Rockingham all now have suburbs with growth momentum.
Another precinct attracting attention is the Kwinana LGA in the south of the Perth metro area. It has been identified in a recent affordability report as the only part of the Perth market where it’s cheaper to buy than to rent. Many suburbs have median house prices in the low to mid $200,000s, making it the cheapest precinct in capital city Australia, except for parts of northern Adelaide.
Rental yields are typically above 6%, in an area that attracts residents because it’s close to one of Perth’s biggest jobs nodes and has good transport links to the CBD, as well as good local amenities.

Perth recovery back on track: Hotspotting's Terry Ryder

Adelaide is the standout market in capital city Australia. Its consistency of sales performance is remarkable and two-thirds of its suburbs have had price growth in the past year, led by double-digit rises in top-end markets.
Adelaide is undoubtedly Australia’s most under-rated market. I have often lauded Canberra as the most consistent of the capital cities but Adelaide is a serious challenger. It keeps delivering good sales activity and above-average results on house prices in specific markets.
In the five years Hotspotting has been conducting quarterly surveys of sales activity and price trends, Adelaide has never delivered a poor result. Most cities have had peaks and/or troughs in that time, but Adelaide just keeps on producing steady markets with consistent demand. 
65% of Adelaide suburbs have experienced growth in their median house prices in the past 12 months, many of them with rises above 5%. 
The list of suburbs with growth above 10% is dominated by top-end locations, a positive sign for the market overall, which we believe is poised for a significant growth phase.
Our Spring survey has identified 61 Adelaide suburbs with rising sales momentum. Over the past two years, the number of growth suburbs quarter-by-quarter has been 45, 58, 61, 71, 60, 62, 64 and 61.
Adelaide continues to rank well ahead of Sydney, Melbourne and Brisbane in terms of the number of growth suburbs – and ahead of most state regional jurisdictions (where many of the strong growth markets are found at present).
There are 11 Local Government Areas across the metropolitan area with three or more suburbs with upwardly-mobile markets.
The Marion LGA, a middle-market area in the south-west of Adelaide which has been a market leader for the past 18 months, is once again a standout market – indeed one that ranks nationally. It has nine suburbs with rising sales patterns, including Ascot Park, Glengowrie, Hallett Cove, Marion, O’Halloran Hill, Sheidow Park and Seacombe Gardens. 
Port Adelaide Enfield, another precinct that regularly features, also has nine growth suburbs including Croydon Park, Clearview, Dernancourt, Ferryden Park, Greenacres, North Haven and Rosewater.
The Charles Sturt LGA, which extends north-west from central Adelaide out to the beach areas, is close behind with seven rising suburbs. 
Eight municipalities have between three and five rising markets each: the Burnside, Campbelltown, Holdfast Bay, Mitcham, Onkaparinga, Salisbury, Tea Tree Gully and West Torrens LGAs.
While sources such as CoreLogic and SQM Research report annual growth of only 1-2% in Adelaide house prices, these generalised figures disguise individual areas which have done better. Our suburb-by-suburb analysis shows that 65% of Adelaide suburbs have median house prices higher than a year ago. Of the 123 suburbs which have recorded price growth, 51 have lifted more than 5%.
Only 23 of the 188 suburbs in the Adelaide metropolitan area have recorded falls in their median house prices of more than 5%.
Many of the suburbs with the highest annual growth are towards the upper end of the Adelaide market, headed by North Adelaide (up 35% to $1,165,000), Glenunga (up 21% to $1,185,000) and Unley (up 17% to $1,075,000).

Adelaide the best performing capital for real estate growth suburbs: Hotspotting's Terry Ryder

Regional Victoria remains a stand-out market on price performance, although the two latest quarterly surveys conducted by Hotspotting indicate that sales activity overall is not as strong as 2018. 
Some of the key markets have passed their peaks in terms of buyer demand, although other locations are now rising.
In our Winter survey of sales activity, we have identified 22 markets with rising buyer demand, down from 29 in the Autumn survey and a significant reduction on the 51 in the Summer survey. This is primarily because the two growth leaders of the past couple of years, Geelong and Ballarat (pictured above), have passed their peaks in terms of sales activity.
Other recent growth markets appear to have moderated also, including Cardinia Shire on the south-eastern fringe of Melbourne, where Pakenham and Officer have recorded a significant decline from the previous peak levels of sales activity. But new growth markets are appearing.
We have previously declared Regional Victoria to be the strongest market in the nation. Most of the growth markets that have inspired that assessment have been locations within commutable distance of the Melbourne metropolitan area. Now growth markets are being found in locations more distant from the state capital, including Wodonga, Wangaratta, Port Fairy and Portland.
But the No.1 market continues to be Bendigo. It has overtaken Geelong and Ballarat, based on the number of suburbs with rising sales activity.
Bendigo now has eight suburbs with increasing demand, as well as numerous others with steady sales performance. Growth suburbs include Golden Square, Kangaroo Flat, Kennington, Long Gully, Maiden Gully, White Hills and North Bendigo. Quarterly sales in the suburb of Epsom have grown from 20-25 two years ago to 35-40 more recently. Its median house price ($355,000) is typical of pricing in Bendigo, one of the strongest regional cities of Victoria.
Wangaratta (median house price $315,000) has emerged as a market where sales demand has grown steadily over the past two years. Quarterly sales have risen from 80-85 two years ago to around 120 more recently. Its median price has risen 13% in the past 12 months.
Further north at the NSW border, Wodonga (median $340,000) presents as a solid market with growing strength.
In the western areas of the state, both Port Fairy and Portland have had steady increases in quarterly sales. Portland’s quarterly sales pattern of 33, 41, 45, 48, 48, 52, 76, 86, 77, 79, 95, 90 and 101indicates a market that has grown steadily over the past three years, with its median price up 5% to $240,000 in the past 12 months. Port Fairy’s median has increased 7% to $600,000 in the past year.
Geelong has been Victoria’s strongest real estate market in recent years. However, our Winter survey has found only two rising suburbs in terms of sales activity but 20 plateau suburbs, which means sales have tapered off below the former peak levels. There’s a similar trend in Ballarat: it has two rising suburbs, but 11 plateau suburbs and six consistency markets.
Despite being passed their peaks in terms of buyer demand, both Geelong and Ballarat are still delivering significant price growth: 17 suburbs of the City of Greater Geelong and nine in the Ballarat LGA have had double-digit growth in their median house prices in the past year.
A number of Regional Victoria markets have had median price growth above 20% in the past 12 months. Five of them are Geelong suburbs – Indented Head, Mt Duneed, Newcomb, St Leonards and Whittington. Big growth has also occurred in Mt Pleasant and Wendouree, suburbs of Ballarat, as well as Cowes and Wonthaggi in the Bass Coast LGA. 
But the No.1 location in Regional Victoria for annual median price growth is Loch Sport in the Wellington LGA, up 30% in the past 12 months.
Four towns in the Macedon Ranges LGA had recorded double-digit increases in their median house prices, including Woodend which rose 21%. But our Winter survey confirms that this area has peaked in terms of sales activity. It’s a similar story with the Mitchell LGA, where towns like Beveridge, Broadford, Kilmore, Seymour and Wallan have attracted strong buyer interest in the past two years.
Overall, Regional Victoria has been an outstanding performer on price growth, arguably the best in the nation, in the past 12 months. We have analysed price performance for 140 towns and suburbs and found that 89% have median house prices higher than a year ago. Two-thirds of Regional Victoria locations have risen by more than 5%.

If sentiment was money we’d all have got richer in the past month. Pretty much everyone in property has felt the perceptible change in vibe since a series of fortunate events snowballed through the winter market: the election, the demise of Bill Short-sighted and his tax policies, the APRA easing, the interest rates decision, help for first-home buyers and the income tax cuts.
People who provide services to real estate have felt the mood change - but it will take time before consumers, the people who really matter, can touch it and taste it. APRA hasn’t actioned it policy changes, consumers aren’t yet living the lower mortgage rates, FHBs can’t bank the promised assistance and the tax cuts are still a long way from our hip pockets.
The changes will take time to show up in research depicting an uplift in markets. The ABS recently published its price data for the March Quarter – it won’t be until they publish their September Quarter figures towards the end of 2019 that we might see the positive changes reflected in ABS figures.
So how do we know that anything tangible is happening as a result of the recent sugar hits to sentiment?
Little by little, we’re seeing growing research evidence of a turnaround in fortunes for property markets in Australia’s biggest cities. 
Auction clearance rates are improving, vacancy rates are dropping, rents are rising, price decline is bottoming out and the pickup in consumer sentiment is being quantified in surveys.
Two major indicators which measure short-term changes in prices in the capital cities indicate that the slump in property values is coming to a halt. CoreLogic’s Property Market Indicator data shows a trend of improvement in the daily home value index for the capital cities – firstly the rate of decline showed and then we saw recent weeks of no change. The Home Value Index for June showed small monthly improvements in Sydney, Melbourne and Hobart, while those three cities plus Darwin showed monthly increases for units.
The Asking Prices Index from SQM Research has shown more even positive outcomes, with the indexes for Sydney, Melbourne, Brisbane and Hobart all recording weekly rises, while Sydney, Melbourne, Canberra Adelaide, Darwin and Hobart have all achieved monthly increases.
We have to resort to these wobbly short-term measures on prices, because it will take some time before the long-term trends are evident. I don’t like weekly indexes much, but there has been a steady pattern emerging in both the SQM and CoreLogic measures – and that trend has been one of recovery and improvement.
Tyron Hyde, director of depreciation experts Washington Brown, says the uncertainty that existed two months ago has been removed from the minds of investors and home-buyers, and sentiment has improved in the  big city markets.
“Everyone I speak says there’s been a 10% uplift in the market,” Hyde says. “I don’t think that means a return to big price growth, but it has put a floor under those markets that wasn’t there a few months ago.”
All that’s being reflected in some of the surveys. The Westpac sentiment survey has reported a “spectacular” rise in expectations of house price increases and a general improvement in sentiment from real estate consumers. “Housing-related sentiment showed a clear response to the lowering in interest rates,” says Westpac senior economist Matthew Hassan.
The time to buy a dwelling index showed a 1.8% rise to 116.9 points, while the house price expectations index recorded a “spectacular” 22.7% rise. “This is the highest level since August 2018,” Hassan says.
Meanwhile, the latest edition of ME’s Quarterly Property Sentiment Report shows that seven out of ten real estate consumers feel positive or neutral about the market. It found 37% feel neutral towards property overall, while 35% feel positive and 28% feel negative. 
Auction outcomes continue to provide evidence of improvement in the big city property markets. The latest data suggests June was the strongest month for auction outcomes since September 2017 in Sydney and since February 2018 in Melbourne.
The preliminary clearance rates for the weekend were 68% for Sydney and 73% for Melbourne, which are quite strong results, especially compared to the same time last year.
Interest in mortgages rose dramatically in the days following the Reserve Bank cash rate reduction in early June, according to comparison site Finder.  Traffic to <a href="https://finder.us9.list-manage.com/track/click?u=cc5e9bce699fa1d71a67cf499&amp;id=ab42718692&amp;e=e0c2d5151d">home loan deals</a> on Finder jumped 654% in the 48 hours after the RBA announced the cash rate reduction. Interest in variable rates on Finder grew by 564%, while there was a 369% spike in those looking to refinance.
Residential rents continue to rise in most Australian capital cities, both in monthly and annual terms. Figures from SQM Research show that the Weekly Rents Index has risen in the past year in all cities except Darwin and Sydney. The Indexes have shown similar trends in the past month.
This reflects a general decline in vacancy rates. According to SQM, vacancy rates fell or remained steady in all eight capital cities in May. The national average vacancy rate is 2.2%, well below the 3% benchmark.
As we go forward, I expect the pile of tangible evidence of revival to grow. For people who work in the real estate space, the second half of 2019 is going to be a lot more fun than the first six months.

Tangible evidence of stronger property markets: Hotspotting's Terry Ryder

On Tuesday (24 March) I will be <a href="https://www.hotspotting.com.au/events/" target="_blank">hosting a lunchtime webinar</a> in which I will discuss the impact of the coronavirus on real estate with Rich Harvey of propertybuyer. 
We’ve been inundated with registrations and it will the most popular webinar ever hosted by Hotspotting. Not surprisingly, with the virus impact dominating news media, people have an urgent interest in how this will play out for real estate.
The virus impact is creating volatile share markets but I expect the outcomes for property markets to be quite positive by comparison.
At times of extreme uncertainty and volatility, Australians tend to retreat to the solidity and relative safety of bricks and mortar.
We saw that the last time there was a global crisis impacting on our economy and causing the Federal Government and the Reserve Bank to take special action – and that was in the wake of the Global Financial Crisis in 2008. 
At that time we were inundated with economists and others seeking their 15 minutes of fame by forecasting a collapse in housing values. Academic Steve Keen famously predicted that our property values would drop at least 40% in 2009. If he’d been right, it would have been an unprecedented demise of house prices, not only in Australia but anywhere in the world.
And Keen was not alone. At that time, and in subsequent years, there was a seemingly never-ending line-up of doomsday forecasters for Australian real estate. 
One American spruiker, seeking to drum up publicity for an Australian seminar tour, claimed that house values would drop 60% and that land values would fall 90%. 
Renowned doomsday ranter Harry S Dent has claimed our property values were on the point of collapse on at least three separate visits to Australia over the past decade.
Keen, Dent and all the other forecasters have one thing in common: they were all proven spectacularly wrong, every time.
In 2009, at a time when Keen predicted a 40% drop in Australian property values, house values rose 13.6% - that’s the weighted average increase across the eight state and territory capital cities in calendar 2009, according to the Australian Bureau of Statistics.
Every capital city except Adelaide recorded a double-digit rise in house prices in 2009.
And in 2010 property values rose another 6%, according to the ABS, with all capital cities recording some level of growth, except Perth.
One of the messages we received from those times, and from other periods when share markets have over-reacted to situations in the global economy, is that the Australian property market does not follow the lead of the share market.
In fact, often it does the opposite. 
One of the factors that will keep residential real estate solid amid the virus crisis is the general shortage of homes in Australia, amid times of strong demand from owner-occupier buyers, including first-home buyers.
There was relatively little construction of new dwellings in 2019. Vacancies across Australia are very low in most locations and listings of properties for sale remain well down on the levels of recent years.
One measure showing the general shortage of homes is the vacancy rate figures published each month by SQM Research.
Their latest report shows that, for the first time in many years, every one of the eight state and territory capital cities has a vacancy rate below 3%.
In recent years both Perth, Brisbane and Darwin have had quite high vacancy rates and Sydney recently also had a vacancy rate above 3%. But now Perth is down to 2%, Brisbane is 2.2% and Darwin has dropped steadily lately and is now 2.7%. Sydney’s rate has also fallen and it’s now 2.9%.
Hobart, Canberra and Adelaide all have vacancy rates around 1%, which means their rental markets are very tight. Melbourne has fallen lately and well as its vacancy rate is now just 1.9%. 
So four of the capital cities are below 2% and all of them are lower than 3%.
With availability of rental properties so low, we’re seeing rents rising in most of the capital cities.
If vacancies are tight and rents are rising, prices are likely to heading north as well – and that’s certainly the case at the moment.
The price report published by CoreLogic earlier this month showed prices had risen in the previous three months pretty much everywhere in Australia – in all eight capital cities and in all seven state regional jurisdictions.
The SQM Research figures published on 17 March showed strong growth in our largest cities, with Sydney up 11%, Melbourne 9% and Brisbane around 7%.
But Hobart still leads, according to these figures, with house prices 14% higher than a year ago.
And there were also moderate rises in cities like Canberra and Adelaide.
So, overall, the data shows that our property markets are very strong – and well placed to handle whatever outcomes arise from the virus crisis.

Coronavirus, a threat or opportunity for the housing market? Hotspotting's Terry Ryder

I’m expecting uplift in apartment markets in the major cities as we transition into the New Year. It’s clear from the evidence that’s emerging week by week that the post-boom correction that afflicted Melbourne and Sydney has run its course and recovery is real.
But, contrary to the general tone of mainstream media, there was no blanket collapse in price levels across the two biggest cities during that recent downturn. Some market sectors were strongly resistant.
Generalised reporting, with a single figure to describe outcomes in an entire very large city, disguises the myriad scenarios playing out across a metropolitan area. At Hotspotting, we conduct a suburb-by-suburb analysis of sales activity and price trends every quarter and that shows how many variances there are. Even neighbouring suburbs can have contrasting fortunes. It’s fundamentally about local conditions.
A trend I saw during that correction phase was numerous suburbs in both Melbourne and Sydney where median house prices were down (a lot, in many cases) but median unit prices were still up.
As investors fell away, younger home buyers became increasingly active and there’s a preference among young adults for the apartment lifestyle, and not only because units are cheaper. Young adults are making choices that are different to those of their parents and grandparents, who generally opted for the suburban house on land.
Apartments offer a low-maintenance low-energy lifestyle, often in a better-connected location at a cheaper price. So demand for apartments held up pretty well in the big-city downturn and prices stayed solid in many locations (not all).
And now we have the brave new world of recovering or rising markets in our capital cities. We’re entering 2020 with real estate consumer confidence rising and buyers becoming increasingly active, helped by easier finance and tax cuts, and nudged along by a more positive tone in media coverage.
First-home buyers are busy and, according to the ABS date, more prominent (measured by their share of owner-occupier loans) than at any time in the past 7-8 years.
The Federal Government’s assistance package will add impetus – and urgency, because it’s limited to the first 10,000 who take action.
So demand in big-city apartment markets is likely to strengthen.
Here are some case studies.
The Moreland LGA in Melbourne attracts a lot of demand from both renters and buyers, thanks in part to the proximity of the big medical/education precinct around Parkville/Carlton. Most postcodes have vacancies well below 2%.
In the popular suburb of Brunswick, you pay close to $1 million for the typical house but the median price for units is a little above $500,000. In Coburg, the median prices are around $900,000 for houses and $500,000 for units. So you can get into the typical apartment for half the price of houses, generally speaking.
In the past 12 months, the median house prices in both suburbs have dropped significantly, but median unit prices have increased – by 4% in Coburg and 6% in Brunswick.
In the Northern Beaches area of Sydney, Dee Why attracts consistent demand for apartments, with over 500 unit sales in the past 12 months. The median prices are $1,530,000 for houses and $740,000 for apartments – and price levels have stayed solid for apartments while houses are down 9% in annual terms.
In the Northern Beaches suburb of Newport, the median price comparison is $1,700,000 for houses and $860,000 for apartments, with house prices down 8% in annual terms, while apartment prices are up 4%.
Another factor boosting apartment markets is the fall off in construction levels, which means supply levels have moderated at a time when demand generally is rising. Vacancy rates are low and falling in most of our capital cities, although there are exceptions and buyers need to be informed about local situations.
In Kangaroo Point in inner-city Brisbane, you pay around $460,000 for the typical apartment and vacancies, which were consistently above 5% in recent years, are now down around 3%.
A year ago, the vacancy rate for South Brisbane was around 8%. Now it’s around 4% and trending in the right direction. The median apartment price is around $500,000, up slightly in the past 12 months.
I’m not advocating that people dash out and buy apartments – and we could have large debates about the pros and cons of investing in apartments, But I do think we’re going to see rising demand in unit markets in the major cities in 2020, especially by owner-occupier buyers, with first-timers prominent.

Uplift in major city apartment markets coming: Hotspotting's Terry Ryder

There’s been a striking absence of balance in newspaper coverage of real estate in recent times. That mythical beast that some analysts call “the Australian property market” has been having either a rampant boom or a catastrophic collapse, with little middle ground.
Residential property appears to exist in a no-win situation. When prices were falling in some of our major markets earlier in the year, it was described as a national crisis. It was the biggest downturn on record and consumers were refusing to spend because their property values were “plummeting”.
And now that prices are rising again, that’s a catastrophe as well - because affordability is evaporating and no one will be able to buy.  APRA will be forced to act to squash rampant price escalation.
We have far too many economists, journalists and other poorly-credentialled commentators stressing over the resurgence in the so-called national property market. Consumers would benefit if everyone took a cold shower and had a wee lie down.
Part of the problem is the obsession with the two biggest cities and the tendency towards generalisation. Far too often, outcomes in Melbourne and Sydney are converted into a national scenario which plainly does not exist. Another part of the issue is sensationalism.
Here’s the Financial Review on 3 December: “Economists warn that Australia’s banking regulators will be pressured into introducing a new round of macroprudential tightening measures if the strong and swift surge in house prices continues into the new year.”
The Sydney Morning Herald on 2 December wrote: “Clearly, such increases in prices cannot be sustained. Sydney is growing at an annualised rate of almost 40% and Melbourne at almost 30% which – if continued – would see the median price hit $1.3 million and $1 million respectively by this time next year.”
A 5 December article on domain.com.au quoted economists from NAB, St George and AMP Capital fretting over the “sharp upturn” in prices and the return to “boom-time behaviour”. The lack of quality analysis was reflected in AMP’s Shane Oliver comment that prices may go ballistic because “it has that feel about it”, while NAB’s Alan Oster was quoted as saying: “We’re not sure if it will keep going. But we didn’t expect it to be this quick.”
Another SMH headline shouted: “RBA and Government walk tightrope on soaring house prices”.
All this and a lot more was based on one month’s price data from a single research source. Mainstream media has gone overboard in the coverage of this breath-taking event – and most have compounded their over-reaction by attributing everything to the recent interest rate reductions. 
An economics writer at The Australian wrote on 2 December that “the Reserve Bank’s controversial interest rate cuts have electrified the national housing market”. On the same day, an article in the Fairfax network had this headline: “Sydney and Melbourne house values surge on lower interest rates”. 
And a “business columnist” wrote in The Age: “Residential property prices are on a headline-grabbing tear as monthly growth rates hit a 21-year record ... The floodgates have started to open as cheap money has unleased pent-up demand and spurred buyers to bid up prices”.
This is kindergarten analysis. What about the host of other major factors which have influenced our many and varied real estate markets – like the Federal Election result, the APRA changes, the tax cuts, the assistance package for first-home buyers, the rise in consumer sentiment, the general shortage of supply - and, in some markets, big population growth and major infrastructure spending.
One research source claims big rises in Melbourne and Sydney in November (but less prolific rises for the bulk of the nation) and journalists have run amok.
I would pose this question: When did journalists stop questioning things? And when was it okay for writers to not have expertise on the subject about which they are writing?
A well-informed commentator would know this: if you source the latest price data on any of our capital cities from four different big-name entities, you get four different results. And often the figures from one source contradict those from another.
There are several major cities where, in annual terms, prices have risen according to some sources, but have fallen according to others. 
Misinformation abounds in real estate coverage and the losers are real estate consumers. It’s time for everyone to lift their game in 2020. But I won’t be holding my breath.

Too much generalisation in Australian real estate: Hotspotting's Terry Ryder

The developer lobby, better at promoting self-interest than anyone else in society, would have us believe that building more homes will make homes cheaper.
Developers themselves believe that building more houses will make themselves more profitable – particularly if government gives them their wish list of things to make their lives easier - and what happens after that … well, who cares?
The truth is: the only way to make homes significant cheaper is to build far too many of them. Over-supply is the one thing that can crash a market. 
All of the areas I call the No Go Zones are places undermined by over-supply. Investors far too often fall victim to such places because supply is the factor most over-looked by property investors.
Those who take the time to do some research before tossing a few hundred thousand at an investment property tend to focus on demand, with scant regard for the flipside of the growth equation.
Some organisations that purport to advise investors preach a simplistic follow-the-population-growth strategy.
If high population growth was the core element in a good locational choice, the leading capital growth performers in the past five years would have been the Gold Coast and Wyndham City in the south-west of Melbourne. Gladstone, boosted by the influx of tens of thousands of gas project employees, would have soaring prices.
The opposite is true in those markets, which have all suffered recent periods of marked decline. The too-often forgotten factor is supply.
The Gold Coast had five years of falling property values because of too much supply. Wyndham City, which overtook the Gold Coast as the municipality with the greatest annual additions to its population, recorded no growth in prices for three years, because of an excess of house-and-land packages – ultimately flogged off to distant investors by dodgy marketing companies.
Gladstone, after recording high growth in rentals and prices in 2011 and 2012, saw rising vacancies and a sharp downturn in prices and rents after 2012 because developers went overboard yet again.
Over-supply causes rents to fall and that drags down property values.
The developers building the new projects don’t care as long as they can sell their product to someone and move on to the next project. In over-supplied markets, they tend to target distant investors unfamiliar with local conditions. The Chinese are the victims of choice these days.
There are two “danger situations” at the core of the No Go Zones issue: (1) inner-city apartment markets; and (2) regional centres where a rise in supply (through new development) has coincided with a decline in demand (through downsizing in the resources sector).
Inner-city units present a significant danger throughout capital city Australia. Boom-bust scenarios are common. As Hegney Property Group chairman Gavin Hegney says: “Apartments are always in over-supply or under-supply because of the lumpy nature of the market. With a housing estate you can release allotments in stages but you can’t do that with an apartment tower.”
Another problem is the long lead time in creating high-rise unit buildings. Multiple developers will decide simultaneously to build towers in a strong market – two or three years later when they are completed, a lot may have changed.
This is a clear and present danger for Australian buyers. Developers don’t care who buys their units as long as someone does, nor are they concerned if their buyers later find themselves unable to tenant their units or are forced to sell at a loss.
But it is a concern for the market and for real estate consumers.
Given that Melbourne, Brisbane, Perth, Canberra and Darwin already have – or are heading towards - surpluses of inner-city apartments, and Sydney and the Gold Coast are trending in that direction, a good strategy for property investors is to simply avoid CBD unit markets altogether. There are much better (and cheaper) places to buy.
The coal and iron ore industries are the cause of the other core “danger situation”. When the resources boom was at its strongest, mining expansion created strong property markets in towns and regional centres that felt the positive impacts.
This prompted developers to initiate new projects to exploit the demand. Sadly, this coincided in a downturn in the coal sector, with commodity prices declining at a time of rising costs for mining companies. The iron ore industry has had similar problems.
Rising supply coincided with falling demand – a recipe for decline in property markets. The result has been sharply rising vacancy rates, leading to lower rents and ultimately falling prices.
Another factor is the growing use of fly-in-fly-out workers accommodated in workers camps, rather than renting in the local property market. 
This has been a big factor in the Surat Basin region of Queensland, where developers built a lot of new dwellings in anticipation of strong rental demand – but more than 90% of resources workers have been

Danger at the core of property investment 'No Go Zones': Terry Ryder

Few markets across Australia are pumping as strongly as the market in the Wyndham City LGA in the south-west of Melbourne.
Areas that offer affordable homes are attracting increasing attention in Melbourne and the Wyndham City area is now the most active market in the metropolitan area, with key suburbs Hoppers Crossing, Point Cook, Tarneit, Werribee and Wyndham Vale achieving a combined 3,500 house sales in the past 12 months.
All of these suburbs have seen significant increases in sales volumes in the past 12-18 months and strong price growth has resulted. Most have had median price growth well above 10% in the past 12 months.
Wyndham City sits in the corridor between Melbourne and Geelong, and is one of Australia’s leading population growth areas. It has good transport links to central Melbourne (helped by the $5 billion Regional Rail Line), plenty of major jobs nodes, solid infrastructure and some of the Melbourne region’s most affordable housing.
It has suffered from oversupply issues in the past, thanks to over-zealous developers – but currently vacancy rates in the key suburbs are low. There is a strong need for new dwellings, with the LGA’s population rising around 10,000 per year.
Given all of that, it’s no surprise that the City of Wyndham is a place for young families. Those aged from 20–44 represent 42% of the population, compared to the state average of 36%, while children aged 0–19 make up 31%, also higher than the state average of 24%.
Wyndham City has a diverse economy, with a number of key industries, including:- 
<ul class="ul1">
<li class="li1">industrial and technology precincts (including major industrial estates at Laverton North which generate $7.3 billion in annual economic activity);</li>
<li class="li1">several large retail precincts, including Pacific Werribee, Point Cook Town Centre, the Werribee CBD (which has both retail and commercial space) and Old Geelong Road, Hoppers Crossing (a precinct of 250 homemaker stores and bulky goods retail);</li>
<li class="li1">tourist attractions such as Werribee Park Mansion, the Open Range Zoo, the State Equestrian Centre and the Point Cook RAAF Museum; and </li>
<li class="li1">agriculture, including vegetable growing and grazing (Werribee South has one of Victoria’s leading market garden areas).</li>
</ul>
One of the features of the municipality is the number of significant jobs nodes. These include RAAF bases at Laverton and at Point Cook, the Werribee Agriculture &amp; Food Technology Precinct, the Werribee Park Tourism Precinct and the Melbourne Water Western Treatment Plant.
The Agriculture &amp; Food Technology Precinct is the largest in Australia, covering 800ha and specialising in food, food packaging and bio-technology. The LGA has 3,000ha of market gardens in the Werribee South area and is considered the broad leaf vegetable capital of Australia. 
Property development and construction is a major part of the economy. Dwelling approvals have risen from fewer than 1,000 a year before 1999 to consistently above 2,300 a year since 2001.
Melbourne’s strong run of house price growth has rippled out to the outer-ring suburbs and now many of the growth locations are in the cheaper areas, led by the suburbs of Wyndham City.
The relatively-low house prices are enticing buyers to the area. The median price for a house in Tarneit, 30km west of Melbourne’s CBD, is $470,000 – compared to Ringwood East, 30km east of the CBD, where the median is $830,000.
Consequently, sales activity in Wyndham has been rising, led by Hoppers Crossing, Truganina and Werribee. Annual sales in Hoppers Crossing grew from 468 in 2014 to 630 in 2015, according to realestate.com.au, and have continued on a steady incline since.
This has been accompanied by price growth. In SQM Research’s latest Housing Boom and Bust report, Melbourne’s south-west was identified as the nation’s best-performing region for house price growth. 
With 972 house sales in the last 12 months, Point Cook is one of Melbourne’s busiest markets and its median house price has grown 16% to $585,000 in the past 12 months.
Elsewhere across the LGA, median house prices remain mostly in the $400,000s, despite strong growth in the past 12 months. 
The longer-term growth rates (average annual rises over 10 years) are 6–7% per year for most suburbs in this precinct, while yields are generally in the 3.6% to 4.3% range.
All of this, together with the recent decreases in vacancy rates, makes Wyndham City a market worthy of consideration by property investors. 
The market is dominated by standalone houses (84%), but the mix is changing as the ratio of units-to-houses increases. Since the 2011 Census, the market share of units has increased from 10% of total dwellings to 16%, according to the 2016 Census.
In suburbs like Werribee and Hoppers Crossing, units typically sell in the low $300,000s, with typical rental yields around 5%.

EXPERT OBSERVER
Whenever a major research firm publishes its latest data on the movement in capital city house prices, media presents that data as fact. 
It also, often, makes sweeping conclusions about the meaning of the figures, relative to affordability, the state of the market and the impact on consumers.
The next firm to publish data will receive the same media treatment: the figures are factual, therefore this is what is means for the market and for buyers and sellers.
The problem is: the two sets of data are quite different and, in some cases, contradictory.
By the time figures have been published from five different sources - the ABS, the REIA, SQM Research, Domain and the ever-present but often-puzzling CoreLogic are regularly featured - consumers who have been absorbing all the data will be massively confused and terribly misinformed.
It’s rare for all sources to agree on how much city markets are rising or falling - or, indeed, whether markets are rising or falling.
According to CoreLogic’s latest data, Melbourne house prices are lower than 12 months ago - but both the ABS and SQM Research disagree. They both have Melbourne about 3% higher than a year ago.
It’s a similar situation with Adelaide: SQM says the Adelaide housing market is down a little, but the ABS and CoreLogic says it’s risen marginally.
All three sources believe the Hobart market has risen in the past year, but there is considerable disagreement on how much: CoreLogic says 10.7%, the ABS 15.5% but SQM claims it’s only 6.4%.
There’s a substantial difference there: SQM says there’s only moderate growth in the Tasmanian capital but the official government source, the ABS, portrays a boom market.
CoreLogic tells us the Perth housing market is still in the negative but SQM claims that the downturn is over and prices have started to rise again.
Canberra is either the strongest capital city market in the nation, up 10.4% in the annual terms, or it’s rising only moderately at 2% or 3% - depending on whose figures you believe.
SQM says the average scenario across the eight capital cities is an annual rise of 2.6%, but the ABS says there’s been no meaningful change, while CoreLogic says the national market is down 2%.
Newspaper headlines keep telling that prices are falling across Australia, because they tend to publish the CoreLogic figures, but both the ABS and SQM disagree.
Both those sources have prices higher than a year ago in five of the eight capital cities, and SQM has the national average up 2.6%, but you get quite a different conclusion is you focus on the CoreLogic data.
The only matters on which the three major sources broadly agree is that the Darwin housing market is down about 4% and that the Brisbane house market is up by 1% or 2%.
The message for consumers is: don’t take price data published by media too seriously - and don’t base big financial decisions on the published data.
