Abadeen has released the whole-floor penthouse crowning its recently completed <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences</a> development in Cremorne, bringing the near-300 sqm residence to market for the first time.

New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

“We expect to see strong demand from buyers who still want all the advantages of inner-city living but aren’t prepared to compromise on the quality of their home,” Foley said.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

The tower comprises just 24 full-floor, three-bedroom plus multipurpose room apartments below the two-level penthouse, giving the project a considerably lower density than many of the larger towers being developed across the Gold Coast.

ODUS releases $18 million penthouse crowning La Mer Main Beach

UDIA NSW has said it remains highly concerned about the state of housing in NSW following the recent building approvals update from the ABS.

Approvals reported across NSW for the 12 months to November 2023 sat at 46,500, the lowest rolling annual total seen in the state since October 2013.

These decade-low approvals come at a time when our nation is looking to reverse course on our housing crisis and embark on our most ambitious nationwide housing program ever. In 2023, the NSW Government committed to deliver 377,000 homes over five years as part of the National Housing Accord, commencing in June 2024, now less than 6 months away.

UDIA analysis shows that due to the time needed to go from approval to final completion, NSW needs on average, 92,000 new approvals per annum over the next 5 years to underpin our annual housing targets. This monumental uptick in approvals needs to begin now, however today’s announcement by the ABS is sobering news.&nbsp;

The graph below shows the steep increase needed in approvals for new houses to be built within the Accord period.

Worryingly, today’s results also show declining approval numbers are not limited to a particular housing type – detached house approvals have now declined for 24th consecutive months, to a near decade low of 22,300.

Medium density approvals also hit a three-year low of 10,400, while apartment approvals, despite increasing slightly to 13,900, remain 63% below their peak, a peak which would need to be replicated and exceeded if we are to reach our targets under the Housing Accord.

“While the NSW Government finished 2023 with a series of positive policy reforms to increase housing supply, today’s numbers show we are falling further behind, &nbsp;before the National Housing Accord even starts,” said Gavin Melvin, UDIA NSW A/CEO.

The Eastern Suburbs is the most expensive real estate region in Australia. Even with the prices that puts it as expensive as anywhere in the world, it is always in demand.

Harbourside tends to command the largest prices given there are waterfront homes with direct access to the harbour, and of course a number of homes with views of the Harbour Bridge or the Sydney Opera House.

The beach still does pretty well, in both the house and apartment market.

Given the heightened cost of land in the Eastern Suburbs, few developers can put their mark on any of the suburbs. But when they can, they know they'll attract buyers due to the limited supply of new property.

We've cast our eyes over the new developments expected to hit the Eastern Suburbs market in 2024.

Having secured development approval from the Waverley Council for the <a href="/new-apartments/bronte-collection-122-128-hewlett-street-bronte">Bronte Collection</a>, Fortis plans to both launch the luxury project and start construction in 2024.

The Bronte Collection comprises just nine freestanding homes on Hewlett Street near Bronte Beach.

The project is designed by <a href="/builders/mhn-design-union">MHN Design Union</a>, in collaboration with interior architects Alexander &amp; CO. and <a href="/interior-designers/lawless-and-meyerson">Lawless &amp; Meyerson</a>&nbsp;and&nbsp;landscaping by Wyer &amp; Co.

Each of the nine homes will offer views of Bronte Beach and include spacious living, entertaining, and outdoor areas.&nbsp;

The prime site, across 20-22 Sandridge Street and 21 Wilga Street, an amalgamation of six properties across three lots which had been years in the making, is set to home just a handful of&nbsp;ultra-premium apartments and houses on the site, with prices expected to start from $20 million.

Speaking to Central Element CEO Nathan Chivas last year, he said setting&nbsp;new benchmarks in property development has been in Central Element’s DNA for decades.

"It was something my father always did in his development days," Chivas says. "Since founding&nbsp;<a href="/developers/central-element">Central Element</a>&nbsp;in 2011, we've continued to evolve every year we've operated, and now we're moving into what we're calling the 'ultra-luxury phase'."

Chivas says they only want to develop in the best locations. But with that, you need to create an A-grade product.

“If you find a location and create A-grade product that matches that location, then you know you’ll have strong demand no matter where the property cycle is at,” Chivas says.

"In this end of the market, you really need to bring a story to life, whether it's through brining in heritage or other luxury design elements. Ultimately these types of developments need to be a cut above the rest. They need to be more than an apartment in a great location. The money demanded by these projects, and the buyers of the projects, demand nothing less. That extra layer of detailed design and amenity is warranted for locations like Coogee and Bondi."

Central Element's other landmark project set for 2024 is&nbsp;<a href="/new-apartments/ballamac-house-39-arcadia-street-coogee">Ballamac House</a>, a historic 1860s landmark in <a href="/new-apartments/coogee-nsw-2034">Coogee</a>&nbsp;which they intend to restore and redevelop.

The project involves transforming the heritage Victorian house into eight luxury apartments designed by <a href="/architects/tonkin-zulaikha-greer-architects">Tonkin Zulaikha Greer</a>.

The development will comprise two buildings, with the heritage Victorian house housing two of the eight apartments and the other six situated in a new contemporary building to the east.

The residences, spread across four stories, will each have three bedrooms. The penthouse, boasting panoramic ocean views, includes extravagant interiors, a wrap-around entertaining terrace, a second entertaining terrace on the first level, a butler's pantry, and floor-to-ceiling glazing to maximise views.

The conservation efforts include retaining external and internal walls, fireplaces, mantel pieces, and decorative ceilings, and reconstructing the wrap-around verandah. Central Element aims to fuse old and new, bringing the estate into a new era of luxury.

Future residents will have access to communal outdoor areas, lush green gardens, and a magnesium pool.

<h2>Project: The Chimes</h2>

<h3>Location: 45-53 Macleay Street, Potts Point NSW 2011</h3>

<h3>Developer: Time &amp; Place</h3>

Potts Point has long been the most high density harbourside suburb in the east. It's another suburb which is now only likely to see boutique developments given most land large enough for a new high-rise is already occupied by an old one.

The exception to this is The Chimes building, a&nbsp;mid-20th-century building, designed by architect Hugo Stossel. The Macleay Street building has been in the crosshairs of Melbourne developer Time &amp; Place for a number of years.

Time &amp; Place has been slowly but surely buying out apartment owners since 2020, when it was reported they essentially bid $85 million for the whole building.

Last year they lodged concept plans with the City of Sydney Council for a new SJB-designed building with 45 apartments.

The existing building contains 80 studio apartments, and the redevelopment aims to offer a mix of one, two, and three-bedroom apartments, ranging in size from 50 sqm to 270 sqm for half-floor apartments.&nbsp;

The new development will include ground-floor retail along Macleay Street. The plans include features such as private rooftop terraces with a barbecue area and plunge pool for the two penthouses.&nbsp;

There's likely still much more work to do at The Chimes before the project is launched, but no doubt more information will be released as to whether Time &amp; Place have been successful in getting their project.

<h2>Location: 117 Victoria Street, Potts Point</h2>

<h3>Developer: Ceerose</h3>

Renowned architect <a href="/architects/koichi-takada-architects">Koichi Takada</a> is set to make his first mark in the high-end harbourside enclave, putting plans together for&nbsp;<a href="/builders/ceerose">Ceerose</a>&nbsp;on Victoria Street.

The proposed $19.58 million, 10-level building is designed to blend with the historic streetscape while providing a contemporary addition to Victoria Street.

Ceerose acquired the A-Grade site last year, which currently houses an original apartment block with 45 units that will be demolished for the new development.

Two-bedroom apartments start from 110 sqm, and there will be a variety of configurations, including apartments with plunge pools on their balconies.&nbsp;

The building will have 26 parking spaces, including four for visitors.

Prominent developer Fortis filed for its first project in Potts Point's neighbouring Elizabeth Bay last year and will likely launch this year, pending approvals.

The development will be located on an amalgamated 1,464 sqm block across 10 Onslow Avenue and 21C Billyard Avenue, comprising two <a href="/architects/smart-design-studio">Smart Design Studio</a>-designed buildings that will house 22 apartments.&nbsp;

The $23.25 million project involves demolishing two early 1970s freestanding flat buildings to make way for the new development.

The private rooftop terraces for the penthouses will feature barbecue and lounge areas, as well as private pools.&nbsp;

The development will provide 27 parking spaces for the 22 residences, with eight spaces equipped with EV charging and the other 19 designed with the provision to add EV charging at a later date.

<h2>Location: 4-4A Barncleuth Square, Elizabeth Bay</h2>

<h3>Developer: Toohey Miller</h3>

Developer <a href="/developers/toohey-miller">Toohey Miller</a> is set to continue to make its mark in Elizabeth Bay following the success of its debut apartment development, No.1 Onslow Avenue.

Having quickly sold three out of the five full-floor apartments in the luxury project with prices ranging from $8.25 million to $13 million, the Nick Couloumbis-led developer will no doubt be looking to their nearby project to launch.

There's nine apartments planned for the site at 4-4A Barncleuth Square,&nbsp;currently occupied by a mid-1960s building with over 20 apartments.

The design by SJB aims to complement the Art Deco architecture prevalent in the area, echoing the forms and styles of the neighbouring buildings.

The proposed building will consist of nine apartments, with the majority being three-bedroom units spanning 137 sqm internally.&nbsp;

The penthouse, located on the top level, will feature four bedrooms and 284 sqm of space, along with a private rooftop terrace equipped with a spa.

Sustainability features are also incorporated into the project, including a green roof to reduce building energy, cross-ventilation for all apartments, and the use of locally sourced bricks from Australian manufacturers, considered a more sustainable option compared to standard concrete facades.

<a href="/developers/lindsay-bennelong-developments">Lindsay Bennelong</a>, headed by <a href="/builders/clarendon-homes">Clarendon Homes</a> Founder Peter Campbell, is heading to the Eastern Suburbs with plans for a mixed-use development at 138 Maroubra Road in the Eastern Suburbs of Sydney.

The developer has filed for a nine-level building on the 1,512 sqm site, which was secured in 2022. The project aims to demolish the existing office building and replace it with a structure offering a mix of retail, commercial, and residential spaces.

The proposed <a href="/architects/djrd-architects">DJRD Architects</a>-designed building will feature 57 apartments, ranging from one to four bedrooms.&nbsp;

The ground level will include two retail spaces, and the first level will host a commercial office space surrounded by a landscaped outdoor area.&nbsp;

The apartment sizes vary, with one-bedroom units ranging from 51 sqm to 62 sqm, two-bedroom units starting from 86 sqm and reaching 99 sqm, and three-bedroom apartments ranging from 105 sqm to 149 sqm.&nbsp;

There is also a sole four-bedroom apartment with over 150 sqm of living space.

Outdoor breakout spaces for residents are planned on different levels, including an outdoor kid's play area and an outdoor gym on level two.&nbsp;

Level eight will also feature two outdoor spaces with barbecue and kitchen areas, communal dining spaces, and community garden planters.

<h2>Project: Coast Little Bay</h2>

<h3>Location: 11 Jennifer Street, Little Bay</h3>

Prominent Sydney developer <a href="/builders/urban-property-group">Urban Property Group</a> will be launching their first Eastern Suburbs project this year, at the southern tip in Little Bay.

The project, <a href="/new-apartments/jennifer-street-little-bay">Coast Little Bay</a>, will comprise three four-level buildings on over a hectare of bushland at 11 Jennifer Street. They will home 75 one, two, and three-bedroom apartments. The development plan also includes shared basement parking for 117 vehicles.

The top off the plan apartment developments to look out for in Sydney's Eastern Suburbs in 2024

Sydney's northern suburbs, anything from north of the Harbour Bridge, saw a number of development applications filed in 2023 and late 2022.

Most of the developers will hope to get approval in a timely manner given the scarcity of supply in the harbour capital driving transactions.

We've had a look at the most exciting projects which are expected to launch in 2024, if not early 2025.

<h2>Location: 184b-190 Kurraba Road, Kurraba Point</h2>

<h3>Developer: PB &amp; Co</h3>

<a href="/new-apartments/melbourne-vic">Melbourne</a>-based developer&nbsp;<a href="/developers/pb-co">PB &amp; Co</a>&nbsp;is marking their first venture in&nbsp;<a href="/new-apartments/sydney-nsw">Sydney</a>&nbsp;with a striking development in one of Sydney's most affluent areas.

They spent $60 million on a&nbsp;<a href="/new-apartments/kurraba-point-nsw-2089">Kurraba Point</a>&nbsp;site where they will be developing a&nbsp;highly sustainable and innovative luxury residential project in collaboration with&nbsp;<a href="/architects/koichi-takada-architects">Koichi Takada Architects</a>.

The 4,200 sqm block will be home to four different residential buildings, including six luxury apartments on the street side of the block and four dual occupancy residences closer to the water.&nbsp;

The luxury apartments will offer various amenities, such as dedicated wine rooms, butler's pantries, multi-purpose rooms, and water-facing balconies. The dual occupancy buildings will include private rooftops with plunge pools and outdoor barbecue kitchens.&nbsp;

St Leonards has been a hive of activity for apartment developers in recent years, reflecting the transition from a predominantly commercial area to a more mixed-use and residential environment.

<a href="/developers/anson-group">Anson Group</a>&nbsp;recently submitted <a href="/news/nsw/first-look-st-leonards-set-for-tallest-tower-as-anson-group-file-for-mixed-use-development">$187 million plans to build a 50-level tower</a>, making it one of the tallest in the area.&nbsp;

The mixed-use tower is designed by architecture firm&nbsp;<a href="/architects/bvn-architecture">BVN</a>&nbsp;and will consist of 195 apartments above a six-level podium featuring retail and commercial spaces.&nbsp;

The building will feature a two-level penthouse at the top, referred to as a "multilevel crown," and resident amenities on the 24th level, including a swimming pool, spa, multipurpose room, and outdoor terraces.&nbsp;

The development will also include a new community and arts centre, basement parking for 72 cars, nearly 400 sqm of retail space, and over 2,600 sqm of commercial space.

<h2>Project: The Collective</h2>

<h2>Location: 50-56 Atchison Street, St Leonards</h2>

<h3>Developer: TWT Global</h3>

Property developer&nbsp;<a href="/developers/twt-property-group">TWT Global</a>&nbsp;is expected to launch its highly anticipated $1 billion mixed-use St Leonards development, The Collective.

Last year the developer <a href="/news/nsw/exclusive-twt-global-secure-st-leonards-site-to-expand-1-billion-masterplan-the-collective">spent&nbsp;$35 million on 50-56 Atchison Street</a>, a 1080 sqm site which will be integrated into The Collective which will span&nbsp;nearly 9,500 sqm across multiple suburban blocks with three towers.

TWT Global, who have developed NewLife Darling Harbour and NewLife Bondi Junction, are committed to fostering cultural vibrancy in St Leonards through its Creative Precinct initiative.

Launched in 2014, the Creative Precinct involves the conversion of several commercial buildings into creative spaces, including artist studios, galleries, rehearsal spaces, recording studios, arts business offices, and creative retail.

The initiative has already supported over 800 artists and creative businesses, providing the local creative community with over 4,000 square metres of subsidised space.

<h2>Project: Nelson Place</h2>

<h3>Location: 9-11 Nelson Street, Chatswood NSW 2067</h3>

<h3>Developer: VIMG</h3>

Developer&nbsp;<a href="/developers/vimg">VIMG</a>&nbsp;is expected to push on with its&nbsp;<a href="/developments/chatswood-nsw-2067">Chatswood</a>&nbsp;project, <a href="/new-apartments/nelson-place-9-11-nelson-street-chatswood">Nelson Place</a>.

After collaboration with the&nbsp;<a href="/developments/willoughby-nsw-2068">Willoughby</a>&nbsp;Council and a design competition, VIMG has submitted a development application for two towers comprising&nbsp;193 apartments, down from the initially forecasted 300 apartments for the site.&nbsp;

The two and three-bedroom apartments are reported to be 15 to 20 per cent larger than the minimum guidelines outlined in the Apartment Development Guidelines.

Nelson Place includes a landscaped podium roof for residents, featuring outdoor covered yoga and a pool deck positioned to take advantage of the north-facing aspect of the terrace.

The development will be within walking distance of the train station, a large shopping mall, and proximity to high-quality primary and secondary schools.

<h2>Location: 44-52 Anderson Street, Chatswood</h2>

Sydney developer&nbsp;<a href="/developers/bridgestone-projects">Bridgestone Projects</a>&nbsp;is another looking to change the Chatswood skyline.

They have plans in with council for a plans for a new $90 million apartment development on a 2,687 sqm site at 44-52 Anderson Street.

The proposed project is set to include two towers linked by a green spine and a retail and commercial podium.

Bridgestone is emphasising larger apartment configurations, with only six one-bedroom and 16 two-bedroom apartments planned across the 25-level buildings.&nbsp;

Above level 22, the development will feature large sub-penthouses and penthouses, with the latter having private rooftop gardens.

The ground floor of the development will host 13 retail and commercial spaces along Anderson, O'Brien, and Day Streets, as well as eight townhouse-style apartments across two levels.&nbsp;

A co-working space will occupy part of level one and level two. Resident amenities on the second level will include a swimming pool, vertical community garden, outdoor gym, and barbecue facilities.

The winning design by architecture firm&nbsp;<a href="/architects/make-architecture">MAKE Architecture</a>&nbsp;balances the scale of the towers with the heritage conservation areas.

<h2>Location: 629-639 Pacific Highway, Chatswood</h2>

Another for Chatswood, which had a flurry of applications last year when the&nbsp;CBD boundary to the north was expanded which opened up more favourable height limits to zones previously strictly capped.

<a href="/developers/polytec-australia-development-pty-ltd">Polytec Australia Development</a>&nbsp;filed for a 27-story mixed-use tower with 53 apartments on a 1,184 sqm block at 629-637 Pacific Highway, currently occupied by two separate car service and repair businesses.

Designed by&nbsp;<a href="/architects/pbd-architects" target="">PBD</a>&nbsp;Architects, the floor plates are optimised for solar access and cross-ventilation, with consideration given to neighbouring context and views.

The site is strategically located around 550 metres south of the Chatswood transport interchange and 750 metres from Chatswood's central retail precinct, providing convenient access to metro, rail, and bus services.

Last one I promise. Prolific developer&nbsp;<a href="/builders/billbergia-construction">Billbergia</a>&nbsp;revealed its first residential development on the North Shore last year, a $170 million mixed-use development in Chatswood.

Billbergia's Development Director Saul Moran said the project's focus was on innovative live-work typologies to address the growing trend of flexible post-COVID working styles and working from home.&nbsp;

The proposed development comprises two slender 27-storey towers with 251 apartments rising above a two-storey commercial podium.

The podium includes a mix of uses such as retail, commercial showrooms, and flexible SOHO (Small Office/Home Office) style live-work offerings, catering to residents who prefer working remotely in a separate, comfortable, and private setting.&nbsp;

Billbergia anticipates that the live-work design will resonate with the North Shore market, particularly as approximately 40 per cent of Australians now work from home at least part of the week, according to the Australian Bureau of Statistics.

Additionally, a 70-place childcare centre within the podium aims to provide convenience for working parents.&nbsp;

Residents will also have access to communal facilities, including an outdoor swimming pool, landscaped communal areas, and private open rooftop spaces.

The development incorporates landscaped, through-site pedestrian links, forming a cross-shaped laneway connection with retail tenancies and live-work spaces.&nbsp;

The project also places a strong emphasis on sustainability, with features such as rainwater harvesting, thermal buffers in the podium's landscaped areas, rooftop gardens to reduce rainwater runoff and provide insulation, and solar photovoltaic panels on the roof.&nbsp;

Construction is expected to commence in late 2024, subject to development approval.

<h2>Location: 155-159 Herring Road, Macquarie Park</h2>

<h3>Developer: One Global Capital</h3>

Iwan Sunito's&nbsp;<a href="/developers/one-global-capital">One Global Capital</a>&nbsp;will hope to push the button on their Macquarie Park apartment development designed by Japanese architect&nbsp;<a href="/architects/koichi-takada-architects" target="">Koichi Takada</a>.

Contrary to initial discussions of including a hotel, the development will consist of just over 300 apartments across three towers, as well as activated street-level spaces at 7-11 Lachlan Avenue and 157-159 Herring Road in Macquarie Park.&nbsp;

The Macquarie Park site was acquired as the largest collection sale in Australia in 2022.

The apartment distribution includes 35 studio apartments, 149 two-bedroom apartments, 60 one-bedroom apartments, and 60 three-bedroom dwellings. The units range in size from 40 sqm studios to 199 sqm split-level, three-bedroom townhouses. The proposal also includes 'Plus' apartments featuring dedicated study spaces, responding to the rising trend of working from home.

The streetscape design aims to create a permeable pedestrian network and an active retail precinct along Herring Road, with Macquarie University railway station approximately 400 metres away.

One of the towers will feature amenities like indoor and outdoor recreation spaces, a swimming pool, play areas for children, barbecue areas, and rooftop gardens.

The development also includes sustainable initiatives such as rooftop solar panels generating 100 kWh of energy for common areas and corridors, high-performance double glazing within apartments, energy-efficient LED lighting, and electric vehicle charging stations.

Prominent Sydney developer Podia will be looking to launch their joint venture North Sydney development in 2024.

Podia and CASA are seeking to&nbsp;develop 71 dwellings, a mix of apartments and townhouses opposite the recently topped out AURA by Aqualand.

Something you can never change in real estate is location.

Property itself can always be changed, whether it's a knockdown rebuild of a house, or a full renovation of an apartment. One thing that can't be changed is location.

Developer Sitecorp secured a prime spot for its latest <a href="/new-apartments/blacktown-nsw-2148">Blacktown apartment development</a> <a href="/new-apartments/dara-41-43-kildare-road-blacktown">DARA on Kildare Road</a>, conveniently yet quietly set just off Balmoral Street, where Blacktown's Westpoint, one of Blacktown's two major shopping precincts, is located.

Blacktown's most connected apartment development: How DARA's prime location sets it apart 

Sydney's inner ring suburbs are continuing to gentrify, and with that gentrification comes the want for new apartments.

Last year&nbsp;I remember speaking to Sal Quah, Deputy Managing Director at Melbourne-based developer ICD Property. He said Sydney is like Australia's New York.

"If you've done it [developed] in Sydney, then you've made it," Quah said, admitting that Sydney had always been on the radar for the prolific Melbourne CBD developer.

Indeed Sydney ranks fifth in Knight Frank's Global Prime Residential Forecast for 2024, with five per cent growth predicted ranking the harbour capital ahead of the likes of Miami and Monaco and on par with Madrid and Dubai.

While a number of city-changing projects are underway in the Sydney CBD and the surrounds, we've looked past those and to some major, and some more boutique projects which are likely to be available to purchase in 2024.

<h2>Project: City Tattersalls Club</h2>

<h3>Location: 194-204 Pitt Street, Sydney NSW 2000</h3>

<h3>Developer: ICD Property</h3>

Melbourne-based developer&nbsp;<a href="/developers/icd-property">ICD Property</a>&nbsp;and their joint venture partners, Singapore-listed First Sponsor, will be looking to launch their redevelopment of the <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">City Tattersall Club</a> this year, having already started construction on the landmark project.

The redevelopment involves the construction of a new 50-level tower above the restored, heritage listed parts of the original building. The tower will home 241 apartments and a high-end hotel with around 110 rooms.

Located in the heart of Pitt Street near Westfield’s entertainment, dining, and shopping precinct, as well as Hyde Park, the residences are expected to offer a prime location with uninterrupted water views, connectivity, amenities, and location.

<a href="/builders/richard-crookes-constructions">Richard Crookes Constructions</a> has been appointed as the builder for the redevelopment project.

Project architects <a href="/architects/fjmt">fjmt</a> and <a href="/architects/bvn-architecture">BVN Architecture</a> will work with the builder to deliver guest rooms and residences that pay homage to the site's heritage significance.

The project is expected to support more than 1,600 jobs during the construction phase and create significant long-term economic benefits once completed. Construction completion is expected in 2026.

<h2>Project: Fig &amp; Wattle</h2>

<h2>Location: 14-26 Wattle Street, Pyrmont NSW 2009</h2>

<h2>Developer: Landream</h2>

<a href="/developers/landream">Landream</a>&nbsp;will be looking to advance their plans in Pyrmont for their $330 million, multi-building development, Fig &amp; Wattle.

Landream is set to capitalise on the $750 million Sydney Fish Markets redevelopment at Blackwattle Bay, adjacent from the 12,381 sqm Wattle Street site they bought from the Sydney City Council in 2021.

Sydney-based architecture firm BVN won the design competition, a competition which the City of Sydney Council makes all large-scale developments go through.

The development will comprise five buildings, with four housing a total of 237 apartments, featuring a mix of one, two, and three-bedroom units.

BVN's design statement emphasises sustainability initiatives, including rainwater storage, rooftop landscaping, natural light, and ventilation for apartments, as well as efficient services like extensive bicycle parking and composting facilities.

<h2>Project: Green Square</h2>

<h2>Location: 960A Bourke Street, Zetland</h2>

<h2>Developer: Mirvac</h2>

<a href="/developers/mirvac">Mirvac</a> will be hoping to launch their next phase of the Green Square redevelopment in <a href="/developments/zetland-nsw-2017">Zetland</a> this year, pending council approvals.

The Green Square redevelopment has been a long-standing collaboration between Mirvac and <a href="/developers/landcom">Landcom</a> since 2012.

Over the past decade, the focus has been on a 13.7-hectare block around the Green Square Train Station, leading to the construction of apartments, food and beverage establishments, a library, and a primary school.

The latest $315 million plans are for&nbsp;three towers, two designed by <a href="/architects/tzannes-architects">Tzannes Architects</a> and one by <a href="/architects/bates-smart">Bates Smart</a>, in collaboration with Mirvac's in-house design team.

The amalgamated 3,688 sqm block will flank the Green Square central plaza.

Tzannes designed a 19-level and a 14-level building which will have 124 and 183 apartments respectively, mostly two-bedroom apartments, and a few two and three-bedroom townhouses. They will feature 14 retail spaces at their base.

Meanwhile, the 21-level building designed by Bates Smart will have a further 77 apartments with a mix shifted towards larger owner-occupied dwellings.

Over 1,000 residents have already moved into the precinct, with another three projects, Portman on the Park, The Frederick, and Portman House, <a href="/news/nsw/mirvac-tops-out-three-green-square-apartment-projects">recently topping out</a>.

<h2>Project: One Sydney Park</h2>

<h3>Location: 205-225 Euston Road, Alexandria NSW 2015</h3>

<h3>Developer: HPG Australia</h3>

2024 is likely to be the year&nbsp;<a href="/developers/hpg-australia">HPG Australia</a> relaunch their transformative <a href="/new-apartments/one-sydney-park-215-euston-road-alexandria">One Sydney Park</a> development in <a href="/developments/alexandria-nsw-2015">Alexandria</a>.

The development, which faced launch challenges given it was launched right before the pandemic shut the country down, is set to repurpose a historically significant yet previously underutilised 2.1-hectare former warehousing site within Sydney Park.

One Sydney Park comprises eight low-rise buildings designed to house one, two, and three-bedroom apartments, luxurious penthouses, and terraces.

Most units offer park views and come with private courtyards, with some terraces opening directly onto Sydney Park. There's a series of rooftop terraces with community gardens.

<h2>Project: Farr Street</h2>

<h2>Location: 41-47 Farr Street, Marrickville</h2>

<h2>Developer: Rebel and Braxton</h2>

<a href="/developers/rebel-property-group">Rebel Property Group</a> and <a href="/developers/braxton-capital">Braxton</a> will be launching their recently approved Marrickville project, the first residential development in the newly rezoned Timber Yards Precinct in <a href="/developments/marrickville-nsw-2204">Marrickville</a>.&nbsp;

The PBD-designed project is designed with a focus on owner-occupiers, catering to the needs of the changing and vibrant Marrickville community.

More than 50 per cent of the residences will be large three-bedroom apartments, targeting young families and older couples looking for modern living options in Marrickville.

The joint venture partners has also acquired the neighbouring 37 Farr Street where they are planning a community pocket park with amenities such as a children's playground, BBQ, seating, and lush landscaping.

Inner Sydney's top five off the plan apartment developments to look out for in 2024 

New developer PERIFA announced itself into the Sydney off the plan development space in 2023 when they revealed plans to redevelop a significant site on Sydney Harbour.

Teaming up with Justin Brown's Abadeen, the joint venture partners will <a href="/news/nsw/perifa-and-abadeen-to-create-putney-waterfront-precinct-putney-wharf-residences">redevelop Putney's historic&nbsp;Halvorsen boatshed site</a> to create a 15,870 sqm lifestyle precinct on the water.

There's nothing new however about <a href="/developers/perifa">PERIFA</a> in terms of its experience in the development industry.

With everything going on at PERIFA, Apartments.com.au CEO Mike Bird caught up with development industry veteran, PERIFA Co-Founder and Managing Director Fabrizio Perilli, to talk about off the plan development in Sydney and the plans for PERIFA.

Perilli is the president of the&nbsp;Property Council&nbsp;of Australia's NSW&nbsp;division and Managing Director of PERIFA's parent firm Versatile Group who has been developing and constructing high-end residential developments predominantly across the north shore for a number of years.

The former TOGA CEO says having the construction arm in Versatile&nbsp;brings a lot of confidence to the buyer.

"They know what they're going to get [with this model,"&nbsp;Perilli says.

"We're putting a lot of work in in regards to our schemes and making sure they're buildable, at the right price point, meeting the right quality.

"I really believe in the vertically integrated model and I think it has a massive advantage compared to the third party model."

PERIFA be looking at advancing the plans for the Putney project, dubbed Pier 20, this year. They'll be creating a community with&nbsp;a waterfront dining and commercial precinct within the restored Halvorsen boatshed, two three-level apartment buildings, 18 three-level townhouses, and a 36-berth marina.

Perilli says it's one of those iconic projects you only get to do every so often in your career.

"Putney has been a bit of a hidden gem for many years, and the chance you get to redevelop a wharf building into 19 amazing apartments is quite unique. You don't get many chances to do that many times in your life."

Perilli expects the buyer pool to come from a market which is in the proximity of Putney like Hunters Hill and Gladesville.

Given the further interest rate rises in 2023, it was no surprise to anyone that the dominant buyer demographic in the off the plan property market was downsizer.

Not subject to large mortgages given they're selling their longtime family home and looking for something smaller, downsizers are the only buyer camp who doesn't tend to need to look at what moves the RBA are making each month.

It's particularly the case in Sydney where the price of houses has skyrocketed more than any other capital over the last two to three decades. That's put an astronomical amount of money in their pockets which they'd struggle to spend even downsizing to the most luxurious apartment.

We've looked at our data to see which were the most popular suburbs for downsizers on Urban in 2023.

<h2>Castle Hill</h2>

Situated in Sydney's northwest, Castle Hill has emerged as a top pick for both rightsizers and downsizers. The area is being given a facelift with the $1 billion Metro Showground redevelopment and the introduction of the new Sydney Metro, connecting residents to the city in as little as half an hour.

Popular with downsizers who were both buying the penthouse size apartments as well as amalgamating is Grand Reve, the Garthowen Crescent development by luxury home builder turned developer Kassis Homes.

Billed as the most prestigious development in the Hills area, Grand Reve comprises to buildings – one 12 storeys and the other 16 storeys. Kassis were clever in the design phase, developing floorplate which lent themselves to apartment amalgamations should the question be posed.

McGrath Projects Associate Director Adam Sparkes said the majority of the purchasers throughout the whole campaign have been downsizers and rightsizers.

Hills District local Lillian took just a month to decide Grand Reve was where she wanted to downsize to.

"At Grand Reve, I feel as though I’m in a leafy, quiet family suburb but also incredibly close to a mega shopping centre with good retailers, entertainment and restaurants," Lillian says, adding that the metro also being close by is "win-win".

Lillian purchased a three-bedroom apartment, emphasising that the sunshine aspect and the view from the apartment were important features for her.

"Grand Reve has quality, good design and size, and the location is excellent.

"Functionality and design are both important and foremost in my thoughts, being middle-aged, well versed in life experiences, busy and ready for refinement and minimal fuss."

<h2>North Sydney</h2>

Known for its vibrant atmosphere and strategic location, North Sydney remains one of the top favourites for downsizers looking to maintain an urban connection amidst picturesque parks and cultural attractions.

Aura by Aqualand in North Sydney has become the preferred choice for downsizers as the development checks all the essential boxes.

Blacktown is set to receive one of its most well price pointed, visually striking apartment developments to date with DARA, a contemporary five-level building in the heart of the central Western Sydney suburb.

Builder Sitecorp has already started construction on the collection of just 67 apartments, which are slated for completion in early 2025.

Every one, two and three-bedroom apartment ticks the&nbsp;box for $0 stamp duty, with every two and three-bedroom unit falling under the NSW Government's $800k stamp duty concession threshold.

There's also the $10,000 NSW First Home Owner&nbsp;Grant for apartments up to $600,000, which captures a number of the entry-level two-bedroom apartments in DARA. The developer has also teamed up with Coposit for their $10k deposit scheme, where a buyer pays a $10,000 deposit before paying down the rest of the deposit in instalments.

The prices at DARA come in well below other comparable new developments in the nearby Merrylands and Auburn areas.

While mostly targeting owner-occupiers, astute investors are likely to be looking at the apartments given the low entry point and the likelihood of around five per cent yields, as well as strong depreciation allowances.

Investors will too be looking at the 56 per cent population increase forecasted by the Blacktown City Council between now and 2041. Blacktown will act as the central hub to the population boom, which will see residents in the local government area jump from just under 400,000 to over 625,000.
