The four-bedroom residence, purchased by a local downsizer, sold for $5.75 million—around 75 per cent higher than the previous record of $3.3 million.

Ellipse sets Castle Hill apartment record with $5.75 million Lily Lane penthouse sale

Fresh off completing its Delano Crows Nest development, Lindsay Bennelong has lodged plans for its next project, this time turning its attention to the beach.

The developer, founded by Clarendon Homes founder Peter Campbell, is proposing a 37-apartment scheme at <a href="https://www.apartments.com.au/new-apartments/17-25-ashburner-street-manly-nsw-2095">17-25 Ashburner Street</a>, Manly, positioned between the southern end of <a href="https://www.apartments.com.au/developments/manly-nsw-2095">Manly</a> Beach and East Manly Cove.

Lindsay Bennelong called on local architecture firm Platform Architects to design the new building, given their success on The Finn, Lindsay Bennelong's current luxury apartment project on North Steyne.&nbsp;

According to the Design Verification Statement by Bridie Gough of Platform Architects, the proposal “relates to the current context but also the desired future character of taller buildings suitable to the new planning controls.”

The site has been identified as a Low to Mid-Rise Housing (LMR) location, given its position within 400 metres of the Manly Town Centre E1 Business Zone. The LMR controls are intended to unlock additional housing supply in well-located areas close to public transport, allowing developers to seek increased height limits to support greater density.

“The proposal seeks to provide this increased level of housing whilst being respectful of some of the smaller scale buildings also nearby,” the statement reads.

Lindsay Bennelong Development Director Leigh Manser said the project has been carefully aligned with the intent of the LMR controls. The proposal will significantly increase housing yield on the site, replacing four houses and 10 apartments, comprising 25 bedrooms, with 37 new apartments delivering a total of 94 bedrooms.

“Sydney is in a severe undersupply, and delivering more dwellings and more bedrooms than what currently exists is exactly what the LMR policy is designed to activate,” Manser said, noting that nine of the apartments will be allocated as affordable housing for frontline workers.

“We have already commenced discussions with our community housing provider to determine the rental levels that frontline workers can realistically afford in this location,” he said. “These will need to sit well below the standard affordable housing benchmark of 20 per cent below market rent, and that has been factored into our feasibility and pricing.”

Developer Fortezza Group is the latest to take its new apartment development, <a href="https://www.apartments.com.au/new-apartments/the-belvedere-5-7-church-street-nelson-bay-nsw-2315">The Belvedere in Nelson Bay</a>, to the NSW Government.

Fortezza, predominantly a South East Queensland developer, is the latest to apply for State Significant Development&nbsp; status through the NSW Government's Housing Delivery Authority, a pathway becoming favoured by developers to speed up the approval process.

Desane's Darryl Kerrigan wins case against low value Westconnex compulsory acquisition by NSW Government

Long-time owners of two sites in Sydney's Rozelle are preparing to fight the NSW government's compulsory acquisition of their land for the WestConnex motorway project.
The two sites at 92-94 Lilyfield Road and 80-84 Lilyfield Road are next to ASX-listed developer Desane's landholding at 68-72 Lilyfield Road which is currently contesting their resumption in the Supreme Court.
The pending battles concern timber and hardware company Swadlings and the crane business Gillespies.
The combined Swadlings and Gillespies sites of nearly 6500 square metres can yield about 200 apartments.
The companies took their fight to <a href="https://twitter.com/Ross_Greenwood?ref_src=twsrc%5Egoogle%7Ctwcamp%5Eserp%7Ctwgr%5Eauthor" target="_blank">Ross Greenwood at Channel 9 News</a>.
Like Desane, both groups had sought a masterplan residential rezoning of the land with the NSW Department of Planning which was abandoned when the Roads and Maritime Services ordered the compulsory acquisition last September.
The RMS wanted the land for "a staging area for trucks and equipment", they said. They had a potential buyer who was prepared to pay $24 million for the sites and provide a timely relocation. The government offered them less than $3 million and the companies would have to fork out their own relocation costs.
"The Planning Department was attempting to adopt a well thought out masterplan approach but RMS came over the top and usurped this approach with its resumption of land," a Swadlings spokesman told Fairfax Media. 
"There was also a delay in the rezoning application process ahead of the compulsory acquisition of the property.
"If Swadlings cannot get a fair and reasonable outcome in the current discussions it will be forced to pursue every possible legal avenue."
Swadlings is a 100-year-old family business, said it was "watching closely the outcome of the Desane court case".
The RMS said both the sites were required for M4-M5 Link Rozelle Interchange.
"These properties were compulsorily acquired last September with the Valuer General determining the compensation in line with the Land Acquisitions (Just Terms Compensation) Act," a spokesman said.
"The M4-M5 Link Environmental Impact Statement shows the land as required for a temporary construction and tunnelling site, and at the project's completion will be returned to the community as part of up to 10 hectares of open green space."
The NSW government had taken steps to compulsorily acquire the inner city residential land owned by ASX-listed developer Desane for the WestConnex motorway project, even though it had no firm plans to use it for the project, a NSW court has heard.
Desane has fought the compulsory acquisition of its landholding at 68-72 Lilyfield Road in Rozelle – an area earmarked for residential development and mixed use urban renewal – since August.
After mediations with the government fell through to consider a lease of the land or alternatives, Desane started proceedings at the Supreme Court of NSW last Monday.
During a cross-examination, former Roads and Maritime Services (RMS) project director Daniel Powrie, who was involved in the third stage of the project, told the court motorway plans showed Desane's site "was not impacted", that is, not required for tunnelling.
The government had earlier said the site would be used as a "car park" for staff.
Desane's site could yield a $100 million 200-apartment project.

Rozelle site owners battle WestConnex compulsory acquisitions

The NSW state government and the Roads &amp; Maritime Services have been ordered by the NSW Supreme Court to disclose documents justifying the compulsory acquisition of ASX-listed developer Desane Group Holdings' residential development site in Sydney’s Rozelle for the WestConnex project.
The third stage of the project involves a widening of the M4 motorway and connection to the M5 and will involve digging tunnels in Rozelle and surrounding inner west suburbs. The cost would be around $1.8 billion. 
The  documents relate to the "contemplated uses of the subject property in connection with Stage 3 of the WestConnex project and after completion of Stage 3 of the WestConnex project".
The government, through the Roads and Maritime Services, offered to pay Desane $18.4 million for its 5,274 sqm site at <a href="https://desane.com.au/for-lease/68-72-lilyfield-road-rozelle/">68‐72 Lilyfield Road</a>, which could yield a 200-apartment complex worth more than $100 million for use as a "staff carpark”, The Australian Financial Review reported.
At a hearing on Friday, Justice David Hammerschlag asked the state and the RMS, which is acting for the Sydney Motorway Corporation (SMC), to provide documents that have been created since January 1 to Desane. 
Justice Hammerschlag said if the state wanted to acquire Desane's property, Desane was "entitled to know the true reason why", according to a note issued to the ASX.
The court also refused to hear the state's application to remove itself from proceedings, according to the ASX announcement.
The developer had requested the NSW government to reconsider the acquisition, and also invited the NSW Premier Gladys Berejiklian to a meeting, which she declined.
The State and the SMC have also been asked to disclose to Desane documents showing the proposed structure of any sale of shares in SMC and SMC had to produce its company constitution, and the constitutions of its subsidiaries.
The next court date is on November 20.

Children's entertainer Sam Moran, best known as the Yellow Wiggle, has listed his Rozelle home he shares with wife Lyn.
Moran paid $955,000 for the <a href="https://www.realestate.com.au/property-house-nsw-rozelle-126290238" target="_blank">1880s worker's cottage</a> in 2012, just after he was dumped by The Wiggles due to Greg Page returning.
Page retired from the role in 2006 due to ill health which resulted in Moran taking over the role the following year.
He had acted as his understudy and filled in for Page over 150 times for four years prior to taking the Yellow Wiggle skivvy on a permanent basis.
The freestanding cottage near O'Connor Reserve has seen a face lift during Sam and Lyn's ownership including a striking yellow door, more than a nod to his old employers.
The home has three bedrooms, one bathroom, two fireplaces and a large deck with district views.
Cobden &amp; Hayson agents Peter Cobden and Stephanie Lees are marketing the home for a September 23 auction.
Moran began performing with The Wiggles in 1998 having appeared in Haste to the Wedding and "Evie and the Birdman, both written by John Field, The Wiggles songwriter and brother of Blue Wiggle Anthony Field.

More recently Moran launched TV show Play Along with Sam, an educational music block programme.
The album went to #1 in Australia on the iTunes Children's Music Charts.
He has recently wrapped up touring the show on the stage.
Moran will be hoping for a result similar to the current Yellow Wiggle Emma Watkins and her husband, Purple Wiggle Lachlan Gillespie.
They recently sold their 1896 converted English-style manor apartment in Wollstonecraft for $2.05 million, having paid $1,395,000 in 2014.

A celebrity dry cleaners on a corner block in Sydney's Rozelle is on the market for the first time in 50 years.
The property at 714-716 Darling Street, Rozelle goes to auction on 15 August 2017.
Robert Maher, Gunning Real Estate sales agent said the current owners purchased the property in 1964 as a dry cleaning business.
“The shop was a hardware store for many years before the mid '50s when the dry cleaners was established which has been running ever since,” he said.

Celebrity dry cleaners hits the market in Sydney's Rozelle

The former Rozelle Police Station at 707 Darling Street, Rozelle is on the market through Ray White Commercial. The 450 sqm building features three jail cells and barred windows.

Lease available for former Rozelle Police Station site

A Rozelle home hidden behind a hedge-covered facade has hit the market with a price guide of $2 million.
<a href="https://www.realestate.com.au/property-house-nsw-rozelle-124048706" target="_blank">The vastly renovated 1880s home</a> started life as an old inn and last traded for $540,000 in 2001, unrenovated.
Its McGrath listing agent, Cindy Kennedy, told The Daily Telegraph the owners discovered artefacts from the age when the home ran as an inn.

Dilapidated Rozelle Federation home priced at $1.4 million

The Landers family have sold their heritage-listed 1881 Rozelle home, the former Beach Hotel.
Some $3.2 million was being sought by Tristan Landers, principal at management consultancy IN21, and her husband, David Landers, general manager for East Asian Growth Markets at the Australian Trade Commission who paid $1.7 million in 2011.
Following its restorative conversion from offices into a Mansfield Street family home, it has six bedrooms, multiple living areas including a library/home office and a courtyard off Smith Street.
There's 40 sqm balcony decking too.
Not too much remains from its pub days, excepting the etched glass front door panels. 
The hotel was first known as the Why Not, then in 1887 it became the Beach Hotel, perhaps historians suggest because of the beach then in front of it in White Bay, but plausibly in honour of Australian sculling champion Bill Beach, who became world champion in 1886.
The favoured haunt of sawmill workers, it went into decline before finally closing in 1928.
