Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

A year after paying around $35 million for a large 8,475 sqm site in the heart of Kew, boutique Melbourne apartment developer Piccolo&nbsp;has revealed what it intends to do with it.

They've filed $50 million plans to the Boroondara Council for five three-level buildings at 18 Barry Street, a block near&nbsp;<a href="/developments/kew-vic-3101">Kew</a> Junction shopping village that is&nbsp;currently occupied by a former residential aged care facility.

There will be 60 two, three and four-bedroom apartments as part of&nbsp;<a href="/new-apartments/piccolo-house-barry-st-kew-barry-street-kew-18-barry-street-kew">A Piccolo House , Barry Street</a>, part of the Piccolo House collection that targets the high-end owner-occupier. Its most recent development, <a href="/new-apartments/a-piccolo-house-gore-st-fitzroy-385-gore-street-fitzroy">A Piccolo House, Gore Street</a> in <a href="/developments/fitzroy-vic-3065">Fitzroy</a>, secured a flurry of sales when it launched last year, quickly selling 70 per cent of the 49 apartments.

<a href="/developers/piccolo">Piccolo</a>, led by industry veteran Michael Piccolo, is once again teaming up with <a href="/architects/woods-bagot">Woods Bagot</a>, the architecture firm who has a string of proejcts with Piccolo. The developments end value is expected to be around $180 million.

The five buildings,&nbsp;in landscaping by ACRE, will comprise three levels of apartments, each with generous private outdoor spaces or balconies.&nbsp;

The buildings will be arranged around a central communal area. Buildings A and B will each have 10 apartments, Building C will home 12 apartments, while Buildings D and E will have 14 apartments a piece.

The buildings will sit above a basement with 133 parking spaces, additional visitor and staff parking, and 72 bicycle parking spaces.&nbsp;

Future residents will also have access to extensive communal spaces, like a north-facing central outdoor area, as well an amenities building dubbed 'The Meadow' that will feature communal entertaining areas, a wine cellar, and a landscaped rooftop.&nbsp;

There will also be health and fitness facilities, including a gym, yoga room, spa, and golf simulator. A guest studio, lobby, concierge, and staff offices will also be part of the development.

The planning assessment report prepared by&nbsp;Contour Consultants said, by definition pursuant to the provision of the GRZ4, the site is a "super sized lot".

"In response [to the Planning Policy Framework], the delivery of 60 high quality apartment dwellings contributes to the provision of a diverse housing type that will cater to a variety of households and families, on a large, under-utilised parcel of land and in an area with good access to transport, employment and a range of other services and facilities," the report noted.

It highlighted the State Government's "bold target" set in September 2023 to build 800,000 new homes by 2033 to address housing shortages and housing affordability.

"Larger sites such as the subject site which provide the opportunity for increased dwelling density, play a significant role in achieving the goals set out by the Victorian Government."

When securing the site in midway through 2023, Michael Piccolo highlighted the site's potential due to its&nbsp;tranquil setting.

Mirvac's latest parkside apartment development, Prince &amp; Parade&nbsp; , brings together the same team that has created several iconic developments that have stood the test of time in Melbourne.

It was two decades ago when ASX-listed developer Mirvac cut the ribbon to open their St Kilda Road parkside tower, The Melburnian.

The 23-level <a href="/developments/southbank-vic-3006">Southbank</a> tower, at the northern end of the exclusive strip, was one of Mirvac’s first parkside towers. And while the landscape of Southbank has changed over 20 years, The Melburnian, on Kings Domain, still stands as a local landmark.

It wasn’t until 2015 Mirvac put together a prime block of land on Fitzroy Gardens. What came four years later was <a href="/buildings/the-eastbourne-280-albert-street-east-melbourne">The Eastbourne</a>, one of the most revered parkside developments in the whole of Melbourne.

Now it's the turn of Prince &amp; Parade&nbsp; , on Princes Park in <a href="/developments/brunswick-vic-3056">Brunswick</a>. The same architect from The Melburnian and The Eastbourne, Bates Smart, has been commissioned again to design another iconic parkside project for the ASX-listed developer.

Design-driven residential developer Milieu has always broken the mould when it comes to new homes.

Those who live in Melbourne’s inner north know when they’re walking past a Milieu development. Recently the developer branched out to Melbourne’s south-east, bringing their signature style to <a href="/new-apartments/plant-street-by-milieu-malvern-1-plant-street-malvern">Plant Street Malvern</a>. Now they’ve revealed their next development, and it’s probably one of the most unique they’ve produced since being founded 15 years ago.

Having secured the 11,740 sqm site of the former ABC Studios on Gordon Street in Elsternwick back in 2022, Milieu has spent the last two years working alongside Woods Bagot, OCULUS Broached Commissions and March Studio to create a garden-centric community they’re calling <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens by Milieu</a>.

With nearly half of the site reserved for landscaping, Elsternwick Gardens, as the name suggests, will be a garden oasis. The project comprises six low-rise buildings, divided into three distinct interior design offerings. Milieu has assembled a stellar team of interior designers comprising K.P.D.O., Woods Bagot and Flack Studio.

One of the biggest considerations in the planning phase was how to not only incorporate, but celebrate and take advantage of the neighbouring Rippon Lea Estate, the landmark 19th century mansion surrounded by seven hectares of gardens that are deemed some of the best in the country. The estate is listed on the National Heritage Register as one of the finest examples of original suburban estates in Australia.

Future residents of Elsternwick Gardens will have direct access through a private, secure gate to Rippon Lea Estate. Another plus for those who will call Elsternwick Gardens home is that the head gardener of Rippon Lea Estate will oversee maintenance of the landscaping and gardens throughout Elsternwick Gardens, making sure the grounds essentially extend from Rippon Lea Estate through the new development.

The Elsternwick Gardens site was previously part of the wider Rippon Lea Estate, before it was carved up and became the industrial production facility for ABC Studios with the advent of television in Australia. That building is currently being demolished ready for construction to commence.&nbsp;

The design process has involved extensive research and consultation with community groups and stakeholders to ensure the project positively contributes to the social fabric of <a href="/developments/elsternwick-vic-3185">Elsternwick</a>.&nbsp;

Residents will have access to a lounge area at ABC Lane, the precinct's entry point, as well as health and wellness facilities including a fitness centre with sauna, steam room, mineral bath, cold plunge, yoga, pilates, and a simulation golf area. The precinct will also include amenities for pet care, car washing facilities and hobby workshops, as well as a hospitality offering.

Progressive, sustainable design has always been central to Milieu’s creative development. Milieu’s buildings consistently achieve a NatHERS rating of at least 7.0 on average, and Elsternwick Gardens will be no different. There will be provision for EV charging, carbon-neutral energy supplies, solar power collection and cross-flow ventilation to the apartments. Every apartment will be completely fossil fuel-free and have no connection to the natural gas network. Homes can be powered with 100 per cent renewable energy. Water tanks will harvest rainwater for landscape irrigation minimising residents use of fresh water and impact on Melbourne's stormwater system.

Aside from being located next door to Rippon Lea Estate, future Elsternwick Gardens residents will be a short walk from the centre of Elsternwick to the south, with its train station, shopping precinct and range of restaurants and cafes and the vibrant village or Ripponlea Village to the northwest.&nbsp;

Milieu is currently fitting out an onsite display at 8 Gordon Street that will be ready for prospective buyers in late August.&nbsp;

Boutique apartment developer <a href="/developers/angle">ANGLE</a> is set to launch its Kew apartment development, <a href="/new-apartments/fernhurst-kew-11-15-fernhurst-grove-kew-vic-3101">Fernhurst</a>, in the coming months, having received development approval for the luxury 20-residence project late last year.

The development, on a 4,000 sqm site on the corner of Stawell Street and Fernhurst Grove in Studley Park, will comprise 17 apartments and three homes, ranging in price between $2 million and $7 million.

The site has around 113 metres of frontage to Fernhurst Grove and Stawell Street. Every ground-floor apartment will have an average garden area of over 150 sqm, ANGLE’s most extensively landscaped project to date.

Having successfully developed the award-winning Fenwick project together just over 500 metres away, ANGLE is once again partnering with architecture practice Edition Office and landscape designer Eckersley Garden Architecture to deliver Fernhurst.

Director Lachie Gibson says Fernhurst will follow in the footsteps of ANGLE’s nearby projects, representing another opportunity for the team to demonstrate its industry-leading focus on design, landscaping and architecture.

Sydney-based developer DARE Property Group is breaking into the high-end residential market in Melbourne.

Its debut development will be in Fitzroy where they're soon to launch <a href="/new-apartments/saint-david-fitzroy-33-st-david-street-fitzroy-vic-3065">St David</a>, just 17 apartments named after its prime position on St David Street, between Smith and Brunswick streets.

Cera Stribley says 33 St David St "demands a structure of architectural distinction."

"Our design draws inspiration from the rich local context, specifically the iconic Rojo Stools from the former furniture factory. The proposed fluted facade pays homage to the curved form of the stool's seat, creating a simple yet striking architectural tectonic."

Developer <a href="/developers/kincrest">Kincrest</a> will be bringing one of the best parkside developments to Prahran in Spring after they put together a prime 1,613 sqm site on Grattan Gardens.

They'll be launching 22 two, three and four-bedroom apartments across a seven-level building at <a href="/new-apartments/the-osment-prahran-3-7-grattan-street-prahran">3-7 Grattan Street</a>, a site with a 35-metre frontage to the popular <a href="/developments/prahran-vic-3181">Prahran</a> park.

The mixed-use plans by <a href="/architects/cheah-saw-architecture">Cheah Saw Architecture</a>&nbsp;will include two levels of strata offices and a ground-floor cafe and retail space that will face the park.

The Victorian division of Sydney's longtime luxury Lower North Shore development company Abadeen, is continuing its push into Melbourne's owner-occupier market.

<a href="/developers/abadeen-group">Abadeen</a>, led locally by former CBRE Director Andrew Leoncelli, is looking to launch its Prahran apartment development, subject to council approval.

Abadeen will be developing a boutique building at 616-646 High Street, on the corner of Airlie Avenue and High Street near Toorak Park and Orrong Romanis Reserve.

They had <a href="/architects/carr-design">Carr</a> design a four-level building that curves around a Smooth Bark Apple tree, immovable as it's listed as a national trust significant tree.

There will be 26 apartments across the four levels, a mix of two-beds, two-bed plus study's, and three-bed apartments.

Abadeen announced itself to the Melbourne owner-occupier market with <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, just seven parkside apartments on Malvern East's Central Park.

<h2>What: Moray House, 305 apartments</h2>

<h2>Where: 42 Moray Street and 11-13 Hancock Street, Southbank</h2>

Prominent Melbourne fringe developer <a href="/developers/salvo">Salvo</a> is set to kick off the demolition phase of its recently-unveiled Southbank tower, <a href="/new-apartments/moray-house-42-moray-street-southbank">Moray House</a>.

Rising 56 levels on a prime corner site across 42 Moray Street and 11-13 Hancock Street, Moray House will comprise 305 apartments. More than 240 of the apartments&nbsp;have already been snapped up by a variety of demographics, from parents purchasing apartments for their children, professionals seeking a city base, families moving back to inner Melbourne post-COVID, and investors.

The $200 million project is primarily made up of two and three-bedroom apartments designed by interior designer David Hicks, as well as two double-level penthouses with never-to-be-built-out views. Moray House also comprises eight levels of office space, hi-tech co-working facilities and two floors of residential amenity with wellness and relaxation at its core.

<a href="/developers/salvo">Salvo</a>&nbsp;Managing Partner James Maitland said&nbsp;<a href="/developers/salvo" target="">Salvo</a>’s&nbsp;Now Generation&nbsp;blueprint underscores the project’s design approach to how people live, work and relax today, based around health and wellness, connectivity, work-life balance, and practical luxuries.

“The pandemic accelerated a shift in the way people live and awareness of the critical role that internal and external environments play in our physical and mental health and wellbeing," Maitland said.

Later this year Fitzroy North will welcome its first fossil-fuel-free apartment development with the recent approval of a boutique mixed-use building on St Georges Road.

Second Nature Developments is behind the unique project that features 21 dwellings and three retail tenancies across a part two-level, part six-level development.

The building will sit across 197-201 and 203-205 St Georges Road, a 989 sqm block near Edinburgh Gardens.

Austin Maynard Architects are behind the designs for the new project which will have 17 apartments two and three-bedroom apartments and four double-storey townhouses to the western side of the building.

<h2>What: Seven apartments above retail and offices</h2>

<h2>Where: 387-403 Malvern Road, South Yarra</h2>

Property developer <a href="/developers/wickton">Wickton</a> is continuing to move fast in Melbourne's development space.

Wickton, led by Blanco Norton and architect Will Leaf, will be taking to market their mixed-use development in the Hawksburn Village precinct, on the border of South Yarra and Prahran.

Leaf’s architecture practice <a href="/architects/ewert-leaf">Ewert Leaf</a> redesigned the plans to create seven two and three-bedroom luxury apartments above a vibrant ground floor retail with premium hospitality and retail spaces that will anchor three levels of strata offices.

The designs were altered from the previous plans so the floorplates expanded, which meant the apartments sat above the building's large privacy screens and the adjoining buildings so both levels of apartments take in uninterrupted views across Melbourne and back to the city skyline.

Wickton is expecting to start demolition of the bottle shop and adjoining commercial building on the site later this year and start the build in early 2025.&nbsp;

<h2>What: 18 apartments by Cera Stribley</h2>

<h2>Where: 226-228 Williams Road, Toorak</h2>

National apartment developer <a href="/developers/sun-property-group">Sun Property Group</a>&nbsp;(SPG) is continuing its push into Melbourne with their second project in the city's most affluent postcode.

SPG's latest development, on a double block at 226-228 Williams Road in Toorak, will comprise 18 apartments in a three-level building designed by&nbsp;<a href="/architects/cera-stribley-architects">Cera Stribley</a>. There will be a&nbsp;mix of 10 two-bedroom apartments, four three-beds, and four penthouses on offer.

Billionaire tech entrepreneur Robin Khuda's development arm <a href="/developers/ondas">Ondas</a>&nbsp;will too be planning the launch of their Fitzroy St, St Kilda shoptop development after securing approval earlier this year.

Designed by <a href="/architects/warren-and-mahoney">Warren &amp; Mahony</a>, the $22 million project will encompass 16 apartments, predominantly three-bedders, above 244 sqm of commercial space and 327 sqm of retail space across the four amalgamated sites which will span 3-15 Fitzroy Street, just down the road from Fortis.

In their Urban Context Report submitted to the City of Port Phillip Bay Council, Warren and Mahoney said the apartments are designed as "urban villas".

A sales flurry of four sales in as many weeks has seen GALERIE, the new Glen Iris apartment development by LDS Property, approach sellout.

In a positive sign for market sentiment going into the second half of 2024, the buyers transacted quickly.

Projects by Buxton Director Heath Thompson said three of the four buyers went from enquiry to sale within a week.

"We [Melbourne] haven't had that sort of conversion timeline for what feels like a very long time," Thompson said.

GALERIE has sold predominantly to downsizers, but the recent purchasers presented a different demographic in the building that is expected to welcome buyers toward the end of the year.

Boutique developer Callex Group is heading to Kew for its latest venture.

Callex is plotting a small development of just seven apartments on an already cleared 1,266 sqm site at&nbsp;9 O’Shaughnessy Street, walking distance to Kew Junction, Glenferrie Road shopping precinct and Victoria Gardens.

The proposed development includes one two-bedroom apartment and six three-bedroom apartments, along with 15 car spaces and six bicycle spaces.

The design by <a href="/architects/carr-design">Carr</a> incorporates elements from the existing built environment, using textures and tones that complement O'Shaughnessy Street and the adjacent Foley Reserve.&nbsp;

"Given the varied roof forms and architectural styles on O’Shaughnessy Street and neighbouring streets the design intentionally reads as a singular and recessive form in its massing and materiality, especially to street and the reserve to the south," Carr noted in their submission to the local council.

"Movement through textured render, hit and mix brickwork for screening devices and a layered landscaped proposal all contribute to a design sited comfortably within its context."
